In 1988, H. Glazer Builder Inc. built the original house and was asked last year to do a complete renovation for the son and daughter-in-law of the original owners. The house was modular in nature and the idea was to transform it to an open, airy floor plan where most rooms would take advantage of the fantastic view of Lake Lochmere. A complete renovation includes an addition to the rear of the house and a bump-out in the front. Almost all interior walls were removed and a complete new design created, including removing staircases. Considerable structural elements had to be dealt with in creating the new floor plan. Emphasis was placed on the home’s orientation to the lake. Our design team worked on every aspect of the residence including a new kitchen, walk-in butler’s pantry, decking (with cable railing) and a master suite with an incredible bathroom retreat. We at H. Sometimes the original home builder’s plans short change the owners on space planning. That was the case with this home. The family room/ dining area was disproportionately small. A simple 13-foot extension on the rear of the home allows the family to spread out, have better traffic flow and furniture placement and enjoy the space fully. Using a plethora of windows allows natural light into the space spreading throughout the open floor plan. Relocation of the fireplace to a corner design flanked by built-in custom cabinetry creates a focal point for the space and houses the audio/video equipment. The kitchen cabinets were updated and refinished to mimic the style of the new cabinetry in the family room. The owners are excited to enjoy their new space and home improvement. A GOOD HOOD A range hood has both form and function in the updated hearth of a home, says Alana Busse of the National Kitchen and Bath Association (NKBA). “More people want to cook like a ‘top chef’ at home, and invest in a big, beefy range or cooktop, instead of a traditional electric stove,” Busse says. “The properly ventilated range hood not only removes cooking grease, moistures and odors from the kitchen, it is required to vent gas burners.” Before a kitchen design can get cooking, you need to plan how best to ventilate it. The style of a range hood is secondary to the substance of its performance. Busse says you must start with the home of the range. “The size and location of the cooking source in the kitchen determines its best range hood partner,” she says. “A range hood’s performance is measured in cubic-feet-per-minute (CFM), so the higher a range hood’s CFM number, the more air it will remove.” A large, six-burner gas range can require a hood with a maximum output of 1,200 CFMs, but Busse says the hidden ductwork is as essential as a range hood’s CFM number. The venting of a range hood may determine the layout of a kitchen and the configuration of appliances. “The chance of build-up is greater in a 20-foot run of venting ductwork, than in a 5-foot run directly vented through an exterior wall,” she says. “Generally, the size of a range hood should mimic the dimensions of the cooking source, but the higher it is installed from the cooktop surface, the less efficient it becomes at capturing smoke and particles.” The typical installation distance between cooktop burners and the hood is about three feet. But a standard height installation for a range hood may not work for the tall cook, so it’s essential to choose a model with adequate power to remove air effectively. remodelershometour.com
If you choose a strong range hood fan, building codes may require a makeup air system in your home’s heating, ventilating and air conditioning (HVAC) system. High-powered range hoods can take out large volumes of air, and if air is not replaced at the same rate it is expelled, a vacuum effect can be created in the home. All of the planning around the range hood is secondary if it is never pressed into service, says kitchen designer Molly Erin McCabe. “Range hoods are designed to remove moisture, grease and particulates from your home, and prevent these things from being breathed in and adhering to your walls, cabinets and furnishings,” McCabe says. “If the range hood isn’t used, homeowners might experience moisture-related issues, such as mold, and higher maintenance requirements for paint, wallpaper, cabinetry and furnishings.” The time to turn on the range hood

isn’t when water is boiling or food becomes blackened. “Make a habit of turning on your range hood before you begin cooking; that way, when you need it to be venting, you’ve already created an airflow,” McCabe says. “Also, don’t snap off the range hood as soon as you’re done cooking; really allow it to clear the air, so to speak. Some range hoods even come equipped with a timer, so you don’t have to interrupt a meal to flip a switch.” A range hood’s sound output is measured in sones -- an internationally recognized measurement of loudness -- and each is marked in a product description. One sone is roughly equal to the sound of a refrigerator running; while conversations take place around 4 sones. As a rule, the higher the range hood’s CFM rating, the louder the unit is when running. Range hood fans typically have three to six speeds; so to mitigate noise, purchase the most powerful range hood you can afford and run it on a lower speed. If the cooking surface is on a kitchen island, the capture area of the exhaust fan should be larger to compensate for the fact that the fan will be drawing air from an open space. But along with technical considerations, homeowners need to consider a range hood’s aesthetics. An island cooktop with a large hood vented to the ceiling can visually fight with hanging light fixtures, so an inconspicuous downdraft fan system might be the best solution. Range hoods have evolved from utilitarian stainless steel to the ubercool wrapped in cabinetry, and come in all shapes and sizes: from a straight-sided box to sleek, tapered styles. “A wall-mounted range hood can be housed in cabinetry that becomes the modern-day mantle in the kitchen,” Busse says. “The range area is often a focal point of the kitchen, with an eye-catching backsplash on the wall visually connected to the hood venting.” Remodelers Home Tour 2017 11

The owners of this one-and-a-half story 1939 bungalow loved the style of their home but needed more room and a more accessible second story. We contacted Shelly Johnson of Designs & Dwellings to redesign the house, keeping the historic look of the neighborhood. The project entailed demolishing the house down to the first floor, leaving a couple of exterior walls and the front fireplace. The expanded front porch includes tongueand-groove flooring and double columns with lattice work. The exposed rafters and beadboard roof decking add to the historic appearance. The old structure was 1,400 sq. ft. (1,000 sq. ft. downstairs and 400 barely accessible sq. ft. upstairs). The new home is a little over 2,900 sq. ft., with 1,850 sq. ft. downstairs and about 1,050 upstairs. The downstairs includes a master suite, a guest bedroom and an attractive kitchen with adjoining family room. The family room has a gas fireplace with bookcases and vaulted ceilings. The upstairs has two bedrooms with a shared bath and a large playroom. Reclaimed heart pine floors give the area a nostalgic old home look. The home also has a whole house vacuum system. DIRECTIONS Take Exit 10 off I-440 to Wake Forest Road toward downtown. Continue 1.2 miles to right on E. Whitaker Mill. In .7 mile turn right on Pine Drive. Take the next left on Hudson Street. House is the sixth on the right. OR, take Exit 7 off I-440 to Glenwood Ave. toward downtown. Continue 2.6 miles to left on E. Whitaker Mill. In 1/2 mile turn left on Reaves Road. Take next right on Hudson. House is the fourth on the left.

The second floor of the Cape Cod style home was accessed by a very narrow and steep staircase and contained one space about 12 ft. wide with sloped ceilings on both sides and only about 7 ft. high in the center. It was barely functional as a play space. Caudill Design Group designed a 1,300 sq. ft. second floor addition with a large recreation room, two bedrooms, a full bath and a home office with a private upper deck. Construction required removing the roof and second floor, bringing the staircase up to code, constructing the new second floor and roof and adding two dormers, while keeping the character of the home intact. An exceptional laundry/ mudroom was also added leading to the updated outdoor living space. The resulting home has 2,890 square feet with four bedrooms, three baths and plenty of room for the active family; but as important, the original home did not need to be demolished, reducing the cost of this home compared to numerous rebuilds in the neighborhood. A CHEF’S KITCHEN Homeowners can cook like experienced epicures by borrowing design details from commercial kitchens. From creating a well-run workflow in the kitchen to the use of commercial-grade appliances in homes, culinary upgrades are big “bon vivant” business, says National Kitchen and Bath Association’s Bill Darcy. “Cooking is a popular pastime, and the kitchen is the hub of the home,” Darcy says. “Professional kitchen elements bring a level of sophistication and a gourmet feeling to a residential space.” When it comes to kitchen design, being on the cooking line is part of a homeowner’s lexicon. Whether there’s a long countertop or a free-standing island, a deliberately designed kitchen is essential to avoid accidents involving scalding or sharp items, says Adam Gibson, an NKBA-certified Kitchen and Bath Designer for 20 years. THE ISLAND The days of appliances being tethered to
walls are over. A kitchen island can house a second sink, cooktop or dishwasher. Dimensions of a kitchen island should be at least 4-feet-long by at least 2-feet-wide, but are often larger to proportionally fit a kitchen with an open floor plan. “There is a certain amount of show that happens when you’re preparing a meal, especially when entertaining guests,” Gibson says. “When diners are able to watch chefs in an open restaurant kitchen, people only see the drama of cooking, not the dirty dishes.” To shield guests from spills and splatters, consider a dual-height island with a 42-inch-high raised counter, which comfortably accommodates stools, and a lower 36-inch-high work counter for stashing dirty dishes. Also, the kitchen island should be surrounded by water sources. In addition to having a second sink for food preparation tasks, many larger kitchens have two

dishwashers. “Some homeowners opt for a professional sprayer over a deep non-divided sink with a garbage disposal,” Gibson says. “If boiling pasta is something that happens regularly in your home, you might consider a pot filler which is plumbed into the wall above the range.” Gibson says faucets that switch on and off with a touch or waving motion are also becoming more popular in the home kitchen. BRING THE HEAT AND CHILL OUT Elements of professional kitchen design are overlapping into the residential sector, and that is no more evident than in the appliances people buy. “High-grade ranges adapted for residential use take many design cues from commercial-grade ranges,” Darcy says. “Many designers are including built-in double ovens, freestanding ranges and tower wine storage in residential kitchens.”

New technology in an induction cooktop heats liquids faster and is a more efficient way to control the temperature, Gibson says. Also, homeowners are also opting for the largest refrigerator and freezer they can, instead of having a second one stowed in the garage or basement. Under-the-counter refrigerator drawers are also an organized way to store bottled beverages and allow people to serve themselves. An ancillary icemaker and wine refrigerator take cues from professional drink stations in restaurants. CLEAN, AIRY QUALITIES With an open-plan kitchen, everything is on display, so it’s important to have no-fuss, no-mess surfaces, such as engineered quartz stone countertops, which are both durable and require little maintenance, Gibson says. Also called e-stone or quartz countertops, engineered stone is a manufactured surface comprised mostly of quartz. The remaining ingredients include high-performance polymers, resins and pigments that are colorized for a monochromatic look or
made to mimic natural stone or concrete surfaces. Engineered stone is nonporous, waterproof and stain-, heat- and scratch-resistant. The surface of e-stone is smooth and can have a shiny or honed appearance. Because it lacks surface holes, engineered stone does not support the growth of bacteria and doesn’t require sealing as natural stone does. Removing smoke and cooking odors quickly and efficiently is the work of the range hood or a downdraft fan installed near the cooktop for ventilation. Backsplash tile near the range hood should be easy to clean up and wipe down. While recessed can lights can be a kitchen standard, task lighting for food preparation or plating dishes is essential above an island. The use of simple pendants or under-cabinetry lighting is a bright idea when more illumination is required for the task at hand. TWO-TOP OR TABLE FOR 10 Seating in an open kitchen is dictated by the home’s layout. People are tearing
down formal dining room walls and creating banquettes with comfortable seating that provide undivided, easy access to the kitchen, Gibson says. “You don’t want your kitchen to feel industrial, so I like the warmth of wood underfoot in a kitchen, which is both easy to clean and a contrast to the use of cool colors and stainless steel,” Gibson says. “Creating places for people to sit and eat together is important, whether it’s for a larger group or small gathering at the kitchen island.” AN EPICURE’S EQUIPMENT If a homeowner is investing in a kitchen that caters to the inner chef, it’s important to have cookware and utensils that match these delicious desires. But a kitchen and its cookware does not a chef make, Gibson warns. “It’s important to consult a design professional in the planning stages of a kitchen, before integrating more water sources and professional appliances with greater electrical and gas draws,” he says. “You don’t have to have a professional topof-the-line kitchen to be able to cook like a top chef.”

Originally built in 1947, we transformed this singlestory cozy cottage into a two-story spacious home on Peachtree Street with all the latest amenities. From the beginning, the clients had a plan – find a house with a great location on a great lot and remodel in the future. The homeowners of Gamelyn Walk originally contacted Eric W. Smith Builder Inc. to explore the possibilities of updating, toying with the idea of placing it on the market. Together a plan was developed and the beckoning transformation has the owner staying! First-floor walls were opened to unite the kitchen/eatin area to the family room. Expanding the family room with an addition met the need for ample gathering space. This whole house renovation included the redesign of the first-floor layout with a new gorgeous kitchen, butler’s pantry and storage pantry. The laundry room was relocated to the second floor. New cabinets including bookcases and a wet bar were installed around the fireplace with a new surround. The second floor layout was redesigned to include a laundry room and new bathroom, expanded guest bedroom with walk-in closet, new master bathroom layout with luxurious finishes and larger walk-in master closet. Hardwood flooring was installed in all bedrooms and the second-floor family room. A new bathroom and wet bar were installed in the detached garage.
