Trivers has been recognized for numerous awards for architectural excellence, including two recent from the HUD Secretary: we were awarded the 2017 AIA/HUD Secretary’s Award in the Community-Informed Design category for the Flance Early Learning Center. In 2015, we received the National Trust for Historic Preservation/HUD Secretary’s Award for 3010 Apartments. Additional recent awards include AIA Central States Awards for the Adam Aronson Fine Arts Center at Laumeier Sculpture Park and the Southern Illinois University-Edwardsville Art & Design Building. Five of our projects - the Aronson Center, the Flance Early Learning Center, the Women’s Building at Washington University, the University of Pikeville Health Professions Education Building and the copper roof replacement at Lambert St. Louis International Airport - were recognized with seven local AIA Awards in the last five years. hotel indigo 88 units / 48,609 sqft / $13M Originally designed in 1909 by Isaac Taylor, the LaSalle Building rises 13-stories and features bay windows beginning at the third story with terra cotta and cast iron cladding and details cladding the first and second stories. Trivers led a full rehabilitation of this unique building as well as a renovation of the adjacent office building for use as an 88-key hotel. Exterior improvements on the LaSalle building included full window replacement for all upper stories, masonry and terra cotta repair, roof replacement, and a new rooftop deck and penthouse extension. A new stair tower was constructed on the north side to meet current life safety code requirements. The adjacent office building features a completely new façade meant to serve as a modern interpretation of the historic bay windows on the LaSalle building. Trivers also served as historic consultant on the project working closely with the Missouri State Historic Preservation Office and the National Park Service to achieve an approval of the proposed renovation. The design team worked with the owner and Hotel Indigo brand representatives to create the neighborhood story.
The story is meant to bring a unique perspective and understanding of each particular Hotel Indigo and it’s placement within a city. Providing a lens from which the interior design would be developed, the narrative centers around the history of transportation in St. Louis and site on which the LaSalle building was constructed. Interior program for this Hotel Indigo includes a full restaurant and bar on the first level, meeting rooms and suites on the second and third levels, a fitness center and specialty roof top bar.
the westin st. louis 255 units | 384,000 sqft | $55M Comprised of four renovated buildings, The Westin occupies one block in the Cupples Station Historic District. The district is currently a grouping of the nine remaining buildings of the former premiere Midwest shipping and receiving station. One of St. Louis’ largest renovation projects, the hotel is the first stage in the district’s renewal. Striking a balance between the historic architectural character of the existing buildings and the new hotel requirements, the neglected buildings were transformed to serve the needs of the modern traveler in a setting rooted to the history of St. Louis.
New additions to the exterior include a redesigned courtyard, canopies at each of the courtyard entries, a glass and steel bridge linking the buildings, exterior lighting, and a comprehensive signage program. All of the additions received approval from the National Park Service.
The project’s complex financing included state and federal tax credits and TIF grant money for the city block’s public improvements. Our close working relationship with the National Park Service aided the completion of the federal tax credit applications resulting in a project that exemplifies the potential rewards of historic adaptive-reuse. Additionally, our design team worked closely with the owner and brand opperators.
In addition to its 255 guest rooms, The Westin contains multiple meeting spaces, a ballroom, an Executive Lounge, an entry courtyard, and adjacent parking lot. Also nestled within the historic buildings are a restaurant and health center designed for hotel patrons and the general public.
The renovation of the hotel exterior included a complete masonry restoration of each building, the replacement of every window and door, and seismic upgrading of parapet walls.
The new sidewalks, street trees, and light standards are features of the public improvements package. These installations have set the standard for the eventual treatment of the entire Cupples Station historic district.

the peregrine: curio by hilton The historic Saunders-Kennedy Building located in Omaha, Nebraska will soon be transformed for use as a Hilton Curio property. Though the building has had several modifications over the past several decades, its importance in the history of Omaha remains.

Our research and presentations to local stakeholders have led to the award of a local Landmarks Designation as well as a Nebraska State Historic Tax Credit allocation, expanding the financial capacity of the project for our client. Drawing design inspiration from a family of Peregrine falcons living on top of the neighboring World Insurance Building, the hotel incorporates luxurious, sophisticated yet playful design elements. Restoring an original light well and exposing material changes further enhances the richness of the hotel guest experience. In addition to 89 guest rooms, the program includes a retail shop, restaurant, bar and lounge, and meeting rooms at the first level as well as a small rooftop bar overlooking the City of Omaha. Planned exterior improvements include removal of modern cladding to uncover remaining historic elements of the façade and recreation of the original first floor storefront openings.
hyatt st. louis at the arch 912,200 sqft | $35M Trivers was named architect for the renovation of St. Louis’ Downtown Adam’s Mark hotel. The 910-room property was converted to the Hyatt St. Louis at the Arch. Chartres Lodging Group, LLC, of San Francisco selected Trivers for services involving renovating guestrooms, converting additional guestrooms for disabled accessibility, kitchen and dining, and redesigning public spaces at the Ground Floor and 18th Floor to incorporate new guest amenities. The project took about 16 months to complete while working in collaboration with the hotel owner and brand representatives. This is a significant hotel in the downtown St. Louis market, due to its size and location adjacent to the Arch grounds and the Old Courthouse. Chartres Lodging undertook a major renovation and brand conversion which made the Hyatt Regency one of the premier convention and leisure hotels in the St. Louis region.
Located in the shadow of the St. Louis Gateway Arch and within walking distance of all downtown convention facilities, sports complexes and many other local attractions, the hotel offers visitors a headquarters from which to explore all the fabulous amenities St. Louis has to offer.
the dogwood private event space 8,000 sqft Acclaimed boutique catering provided by The Social Affair commissioned Trivers to help envision “The Dogwood”, a new catering and event space in the heart St Louis’s bustling Grove neighborhood. The Dogwood, named after the trees surrounding the founder’s Alabama home, renovates a 1941 single story former Kroger grocery store that has been long since vacant. Encompassing both floors and connected by a custom elliptical staircase as the facility’s main focal point, Trivers leveraged the firm’s ability to create modern adaptations of historic structures. In addition to a full kitchen, the first floor will have a comfortable, classic and intimate loungelike aesthetic with a custom built bar, bold lighting and food display niches where The Social Affair can showcase their unique catering style. The second-floor houses support, prep kitchen, and an open, bright, contemporary space leading to an exterior terrace. An essential experiential element dictated by the client, a 30’ long folding glass partition will open to the outdoor terrace to bring the outside in and connect to the energy overlooking the lively urban strip below.
urban chestnut brewing company grove brewery and bierhall The Urban Chestnut Grove Brewery and Bierhall occupies a 67,000 sqft facility built in 1947 with additions in 1986 and 1991. The original structure is load bearing brick masonry with steel columns and beams, a wood second floor structure, and a pour gypsum roof. The floor in the original building was raised over 3 feet after a significant fire. The additions are both pre-engineered metal buildings with concrete masonry exterior walls. The building now houses offices, a tasting room and bierhall, and brewing, fermenting and packaging equipment for Urban Chestnut Brewing Company. The current capacity is 15,000 barrels/year with expansion space to brew 100,000 barrels/year. To adapt the building from a warehouse to what is essentially an industrial process facility with a significant public component, Trivers designed extensive modifications to open up the building to restore and create new window openings within the bierhall and by removing a significant portion of the concrete masonry wall. The bierhall opening are 7’ wide x 11’ tall and surrounded by a 1” thick steel structure, creating a small balcony when the storefronts are opened. The removed portion of concrete masonry wall creates a covered exterior terrace where large storefront openings provide views to the fermentation tanks inside. To further intertwine the public experience with the beer-making process, the stainless steel brewing equipment and tanks serve as the backdrop to the bar, letting patrons experience the beginning and end of the process from one spot.
joe brinkmann, aia principal A real interest in improving people’s lives through the built environment drew Joe to the profession of architecture and continues to be his compass as a principal of the firm. Joe’s experience in a broad range of roles from Construction Administrator to firm President pays dividends for clients from initial vision to creative problem solving. As someone who began his career designing passive solar homes, Joe has also demonstrated a career-long commitment to incorporating sustainability into design. His deep experience in higher education and civic projects includes the new Kentucky College of Optometry at the University of Pikeville and the historic renovation of the Hipolito F. Garcia Federal Building and U.S. Courthouse in San Antonio, the first LEED Platinum building for the U.S. General Services Administration. Joe serves on the Board of Directors for Downtown St. Louis, Inc., and the Open Space Council. He is an active member of the Society for College and University Planning.

amanda mcallister, ra, leed ap project manager Amanda is a Project Architect with extensive experience in civic and historic/adaptive reuse design. She is a LEED Accredited Professional and recently passed her last exam to become a licensed architect in the state of Missouri. Amanda is currently working on the renovation of several historic buildings including the Old Courthouse in downtown St. Louis. She was recently named the firm’s Sustainability Coordinator.
