Heinecke, chairman, CEO and founder of the Minor Group shows that ideas and opportunities are plentiful when organisations deliver outstanding products and services at competitive prices. On the eve of the Group’s first branded residence project in Bangkok, St. Regis Hotel & Residences, Tropical Living drops by for a tête-à-tête.

he Minor Group which is celebrating its fourth decade this year has grown from strength to strength in a spectacular fashion. Over the past dozen years, the group has more than tripled in
size through savvy acquisitions, joint-ventures and franchises. In 2000, Minor held 100% ownership of seven hotels in Thailand. Today it manages three hotels and owns 27 hotels across Asia, the Middle East and Africa. The pride of Minor’s brands is its homegrown Anantara brand which has expanded from Thailand to the Maldives, Bali and Abu Dhabi. Complementing Minor International PCL’s core hospitality and spa businesses, are Minor Corporation PCL’s food and retail businesses. With more than a thousand outlets worldwide for household names like The Pizza Company, Swensens and Sizzler, and foreign acquisitions like The Coffee Club and Thai Express from Australia and Singapore respectively, food generated 51% of the Group’s revenues in 2008. Minor is also a retail importer of apparel and cosmetics. Rounding out the portfolio is NMT, its manufacturing business for global FMCG (fast moving consumer goods) companies. Compared to the past, starting businesses in Thailand today “is much more competitive and much more difficult.” Bill advises budding entrepreneurs to venture into China, Vietnam or Indonesia, as he too, is making headway in those countries. Interestingly, Bill still views the 1997 Asian financial crisis as Minor’s biggest challenge to date. Then, “we were a much smaller company, and that illustrated to us that we had to become more international and balanced in our portfolio.”

That lesson enabled the group to weather airport closures, political violence and the global financial crisis in 2008. In fact, net profit jumped 34% to THB 367 million at Minor Corporation PCL, and grew 18% to THB 1.9 billion at Minor International PCL. By 2009, overseas businesses contributed more than a quarter of the group’s overall revenues. What accounts for strong performance year after year “is really simple: it’s the development of new opportunities. We have 20,000 people working and creating opportunities for expansion and growth,” freeing Bill to focus on development and “approve new acquisitions and expansions, recruit and retain the best talent within the organisation.” When asked what he considers his top three achievements, Bill cites the hospitality business, which has “the largest market capitalisation in Thailand and is one of the largest in the region; the food group which has become the largest food group in Thailand and one of the largest in the region; and building an incredible team of people. It helps to have great products, services and brand but it is equally important to have great people.” What sets Minor managed brands apart from other companies? “Passion. Our people have passion in what they’re doing.” Aiming to build a global organisation, the best people are recruited from around the world. “We want people in our organisation to be able to stand up against their global peers.” Understanding people and meeting their needs is the key to growth. “I have always believed people are more similar than dissimilar. Whether you’re selling a pizza or a branded residence, if you don’t deliver a great product at the right price, people aren’t going to buy it.” An example of striking all the right notes is Minor’s luxury brand, Anantara. “It was the right concept at the right time. Anantara has been extremely successful in offering what I call ‘affordable luxury’. People, who because of the economic situation trade down, still want the services they’re used to, and many people want to experience luxury at the best price they can get.” Despite being a Thai brand, its strength lies in “not trying to bring Thailand abroad, but to bring out the indigenous cultures in each area, so it is more unique.” This strategy has attracted backers and more than 20 Anantara resorts will be up operating worldwide by 2013.

In St. Regis, we build the Residences to minimise the risks. In Vietnam, we will add an office tower. In Phuket, Bangkok and Pattaya, we have shopping centres.” “Because we’re small and cater to a unique customer target, we deliver a high level of service. And that’s what buyers like. In a city the size of Bangkok, 53 units is small for a condominium of St. Regis’ standard.

In the case of The Estates Samui, we only have 14 residences, and in Four Seasons Chiang Mai, we only have five villas in this phase.” “The wealthy in Thailand are just like the wealthy in Hong Kong and New York, and their lifestyles are very similar. People want more lifestyle improvements and better services,” says Bill. The century-old heritage upon which Minor builds this contemporary project is true to the hotel’s legacy, says Caroline Murphy, vice-president of sales and marketing, property. The flagship St. Regis Hotel on New York’s Fifth Avenue was the world’s most avant garde and comfortable hotel. The owner, John Jacob Astor, was not only a member of one of America’s richest families, but also an inventor who made his project “the tallest building in the city with telephones in every room and central air-conditioning on every floor. In 1904, no hotel had that.” His mother, Caroline Astor, a doyenne of New York society who had famously drawn up the list of the ‘400’, the precursor to the Forbes 400, was responsible for St. Regis’ legendary service. Her exacting demands impressed hotel guests and made St. Regis’ standard of butlers serving every room - synonymous with bespoke service of the highest order of any hotel. Not surprisingly, “St. Regis’ customers target us; we don’t target them,” says Caroline. “Our buyers tell us that they have waited for a development of this quality. They are buying the brand, the quality of the building, Minor’s experience, and track record in hospitality and developing branded residences, and location.” Occupying the entire upper half of the building are the Residences, which range from three-four bedroom units to penthouses with pools, that cover a sprawling 320–920 sq m, with unobstructed views in every room. The Astor Residence Lounge which combines communal space and sports facilities for just 53 families “makes it the most exclusive club in Bangkok. It’s that level of exclusivity that is attracting buyers to this development” with units priced between THB 62–193 million. Caroline notes that the project’s showroom is soon to launch, once Bill’s own requests to perfect some of the design details have been fulfilled. The units are unique with their own colour schemes and décor. One room features elegant furnishings, glossy finishes, and mirrors. Called the House of Pearl, “this room has been inspired by the colours and texture of pearls. The sofa is the colour of white pearls, the walls are pink-grey and the lighting fixtures are reminiscent of black pearls,” explains Dusadee, adding that other materials such as curtains evoke the colour and form of ocean waves. With pastel hues and understated luxury, the Victorian Chic room is described as a “simple modern space with a Victorian touch, reminiscent of old Hua Hin in a similar style as Klai Kangwon Palace,” His Majesty the King’s seaside residence. A tropical island-themed room sports splashes of bright colours, bold patterns, and Caribbean-inspired folk art. Another unit contains a rustic blue and white nautical theme, embellished with starfish, shells, and oars. How have customers responded? “Very well. The original idea was actually conceived in response to customer demand. Most buyers are from Bangkok and many expressed a desire for fully furnished and professionally decorated rooms as it can be difficult to locate items that reflect urban tastes outside the capital. Buyers trust the capability and skills of our design team and understand their homes will have added value if they are decorated with good taste. Also, as the condos are mostly second homes, buyers want the least hassle possible,” Dusadee says.

The expansive pool is intended for multiple uses and includes a children’s section, an exercise area, and a relaxation zone with an open air Jacuzzi. Large wooden decks provide plenty of room for lounging. Dusadee comments: “Most residents spent their days swimming and relaxing; these are the simple pleasures of being on holiday.” A glass-walled structure directly facing the beach houses a well-equipped gym. “Fitness has become a large part of today’s lifestyle so we give much importance to this space. The unencumbered ocean views inspire residents to work out,” she says. Hua Hin itself offers activities for the entire family. Baan Sansuk is five minutes from the bustling Chatchai Market. It is also near luxury hotels and spas such as Chiva Som and the Hyatt Regency Hua Hin. Golfing options abound. The region boasts numerous courses, many with views of Hua Hin’s verdant mountains. Wine enthusiasts can visit the sprawling Hua Hin Hills Vineyard. And music aficionados will appreciate the annual Hua Hin Jazz Festival.

Steady Demand Prices start at THB 4.59 million, with standard condos already containing “fully fitted kitchens with high quality appliances as well as complete bathrooms and fitted bedroom closets.” At present, “over 85% of the project has been booked.” The condos are a sound investment. Dusadee says: “The market is still attractive. The demand for beachfront residences remains consistent because of the city’s unique charms and the scarcity of available properties. Due to the rare supply, prices are expected to rise.” Does Sansiri have plans for additional developments? “With appropriate land in Hua Hin or nearby locations such as Kao Tao, we will consider future projects that capture the nature and beauty of the area and its laid-back lifestyle.”

Kalae House & the Art of Living
The popular perception is that realtors are more hardnosed than softhearted but today, estate agent Chaiwut Rachadaporn of Chiang Mai Living bucks that belief. Her eyes are wistful and dreamy as she gazes into that special place in the middle distance where there is a portal into a separate reality, imagination, and memory. “I remember, when I was a little girl,” she oozes, “it was all like that. Can you possibly imagine how incredibly beautiful that was?” 60

haiwut is talking about her latest listing, a genuine Lanna Kalae teak house, prettier than a picture, built in around 1875 and lovingly restored by owners Intarawut Hathaithip, fabric and jewellery designer and her American husband, Marc Matz, investigative journalist, interior designer and
antique dealer. Ruen (house) Kalae, known to some as Ruen Chiang Saen, is Lanna’s claim to fame in the field of traditional architecture. From its humble and purely pragmatic beginnings, Ruen Kalae evolved into a genre of architecture paralleling art itself under the influences of such creative eras as the Lawa, Mon, Chiang Seen, Sukhothai, Chiang Mai, Burmese (Shan), and Rattanakhosin. The Kalae house is just 10 minutes from the city centre in the Faham neighbourhood but it feels like a rural retreat with three housing structures connected by sympathetically constructed walkways and terraces. It is a quiet and peaceful plot that measures a smidgeon under one rai and is exclusively planted with indigenous trees and spectacular flowering plants that include ginger, mangos and bananas, all attracting local fauna. A beautiful, white marble, Burmese Buddha casts a calming presence; the air is alive with birdsong and butterflies and is filled with heady, intoxicating perfumes. The garden enjoys cool shaded areas and splashes of sunlight- all part of the meticulous perfection sought by Intarawut and Marc in recreating an environment faithful to the Lanna region and the heritage of this historic house.

Dying Art Marc says that sadly, there are now only a handful of genuine Kalae houses left because salvage prices offered for the teak are greater than the house, “You can compare this place with the Jim Thompson House Museum in Bangkok and it is closely related to the renowned Kamthieng House now found at the Siam Society Museum.” However, this is no museum but a living home and the art of this creative couple has been to fuse the classic with modern comfort and convenience. Modern lighting designs pick out all the beauty of the interiors and the grounds. The kitchen is kitted out with a sleek three part Hitachi ‘fridge, Fagor five burner gas stove, a white porcelain Kohler double sink and there are two imported 150 gallon Everhot water heaters that are fed from a deep water well as is the rest of the dwelling. The master bedroom is a grand affair, its walls decorated with exotic hanging baby wraps collected from throughout Southeast Asia. Intaruwut’s own colourful fabric creations add to the artistic air. “Every window has a tropical view,” says Marc nodding at the majestic mountain that is Doi Suthep. Above the bedroom door there is a piece of bewilderingly intricate wood carving called the Ham Yon. Unique to Kalae architecture, this piece of woodwork serves as a sacred charm and as protection against evil. The length of the Ham Yon is equal to the width of the doorway and is measured by the foot of the owner of the house- big feet, big door! At the bottom of the doorway, partially blocking the entrance to the bedroom, there is a piece of wood called the Kom Pratoo, a boundary marker, a reminder to those outside the family that they must not enter the bedroom. The main reception room is open to the garden. Historic reminders abound. A typical rude and rustic but nonetheless grand Lanna throne waits for the master of the house. The walls display a collection of ancient gongs, “We are collectors of items of integrity,” says Marc, “and we are lucky to inhabit the rarefied world of antiques,” Marc and Intarawut own galleries in Cambridge, Mass. and Wiscasset, Maine. USA. “All the art here is a moveable feast which flows through the house.” A dazzling feature of the guest house is the bathroom. Crimson tiles have been set vertically to create what Marc calls, “The red bamboo bathroom,” a simple but brilliant example of his artistic flair complimenting the history of the house.

The Art of Nutrition A grand, palm tree lined avenue leads straight to a palatial dining sala. A lava stone walkway is the foundation of progress towards a table that would happily groan with lavish feasts. It is easy to imagine friends and family enjoying this space set apart from the main house, impeccably appointed and shrouded in shrubs and lush tropical greenery. “The large rice barn could easily be converted into more accommodation and is, like the housekeeper’s house, genuine Kalae,” adds Marc. Spiritual replenishment is also on the menu here; there is a meditation or reading sala, shady and wrapped in the musical tones of a small fountain, splashing into a Koi carp pool. There is a spirit house, an altar for Buddha and one to honour ancestors, all properly facing the rising sun and garnished with offerings, floral displays and burning incense.

Marc is reluctant to sell, explaining, “We are going to be away, on and off for a couple of years to oversee our daughter’s education and the two galleries. Touch A lifetime travelling throughout Europe, US, Africa and Madagascar has made French native Anna Zorella Love, a rich expert in adapting her visionary mind into any space. Her interior design skills combine traditional values with contemporary lifestyle and mix casual comfort with elegance.
Early Inspirations Having previously followed a career as a dancer, actress and screen play writer in the US, the arts and creativity have always been part of her life, later Anna’s passion for interiors led her to train at the Sheffield School of Interior Design, New York. “As a child I was already showing interest in interiors and my parents put me in charge of decoration on special events; but it is in New York that I made my first attempt at the profession, working with set design and assisting interior designers on site.” Inspired by the revival of Golden Prague, Anna decided to leave the US and establish her own office in Prague in 1996 where she successfully refurbished, designed and decorated several private residences, apartments, offices and others commercial spaces in the Czech Republic and abroad, as well as freelancing her consultancy services to prestigious development companies worldwide.

“When I moved back to Europe I chose beautiful Prague, where I settled for 16 years. The fast expenditure of the Eastern European country made it an ideal spot to continue developing my interior design skills, I opened an office and challenged myself not to advertise. As a foreigner, starting an interior design service without the support of a showroom was tough time, but within a couple of years the hard work was rewarded by winning projects and publishing numerous articles in interior design magazines.”
Open for Business Anna’s determination to succeed paid off and in 2005 she opened her first showroom in Prague: AZZA The Ultimate in Decoration, offering an elegant and rare selection of decorative items and furniture from around the world. A few years later she was invited to Thailand to build and operate Furniture Solutions, a large interiors showroom, from Exotiq Living in Hua Hin. “I had being flirting with the idea of living in Asia and I am always ready to take on a new adventure, so it took me less than five minutes to decide!” Since 2008, Thailand has become home to the stylish Anna Zorella Love, who brings her worldly interior design skills to the fortunate residents of Hua Hin. Her natural flair enables her to create chic spaces and refurbish anything from the home to the work place with sophistication. “People love our selection and appreciate furnishing their house with the support of our experience in interior design and decoration. I maintain a very personal approach with the clients to understand their ideas and personality, because I consider it to be the only way to create their dream home.” For future plans, Anna adds, “Regardless of the economic crises, I can say that it has been a successful enterprise and plans are underway to open another beautiful showroom in Bangkok!”

lizabeth Romhild was born in Denmark to a Danish mother and Armenian Iranian father. Growing up in Iran and spending her adult years in Saudi Arabia, America and Indonesia, Elizabeth began drawing from different cultural influences at a very early age. For nearly the last two decades, the self-taught artist has called Thailand home, as she continues to let her worldly experiences shine through her work. As she reinterprets and blurs modern European art genres with the mystique of the Orient, Elizabeth’s art blends western and eastern traditions. She has been painting with oil on canvas since 1985 and began sculpting in bronze along with painting in 2008. Her work has been called modern and figurative as she paints the sensuality of female forms in strong colours. Life is her biggest inspiration and being an artist lets her let the child lose inside of her.

irapat’s passion for art started in his father’s small poster shop. As a child intrigued with the posters that
covered the shop’s walls, his love for artistic expression was born. After receiving his BA degree in Art from Chiang Mai University and MA from Silpakorn University, Jirapat entered his paintings in a national art competition and won. He’s been experiencing a steady stream of exhibitions ever since. The artist creates his works on canvas with topics based primarily on east-west interactions. Pop-art style is the distinctive element flowing through Jirapat’s subjects, which are famous super-heroes such as Spiderman and Batman interacting with characters from Ramayana. His inspirations include a popular children’s movie ‘Hanuman’ and other super heroes. He loves and enjoys the freedom of being an artist. riginally from Oita, Fukuoka Japan, Kyoko Abe discovered her love for painting and art at a young age as she created pieces anywhere and everywhere she could. After completing
her university degree, she worked in the advertising design field for quite some time. Kyoko moved to Thailand in 1996 and has worked as an artist and art teacher since. Over the years, she has held exhibitions in Thailand and Japan and was the recipient of a Kodansha gold medal for a children’s picture book, The Sun. Kyoko mainly works with acrylic painting and 3D creations. She explains that she’d like for her works to be consistently ‘Kyoko Originals’. Her emotions drive the theme of each particular piece as she adds her feelings and a hint of playfulness to each work. Nature, weather, and humans are just a few things that inspire the artist while the little changes in everyday life also play a part. Working with a theme on each creation and having people empathise with her during solo exhibitions is her favorite aspect of being an artist. She loves and enjoys that everything can be interpreted as art.

The Thai Goldsmith Gallery at the Support Arts and Crafts International Centre (SACICT) in Bang Sai in Ayutthaya province, is a magnificent treasure trove of exquisite ornaments handcrafted from pure gold. Some of the finest examples from the various periods in history are on display in a dozen glass cases. It is also an important repository of knowledge on the evolution of gold craftsmanship in the Thai kingdom and the significance and symbolism of gold to Thais. Gold beating was regarded as a palace art and goldsmiths were regarded as royal craftsmen as distinguished by the special designation of Suwannakit, indicating that they worked on royal commissions. Much of the information presented in the halls was directly provided by present-day Chang Thong Luang (court goldsmiths), suggesting that their importance has not diminished over the centuries. The Gallery has been created as part of Her Majesty the Queen’s Support Foundation’s efforts to preserve Thailand’s ancient arts by offering the country’s best artisans workshops in which to pursue their art. The purpose is both to replicate the ancient pieces and to teach a new generation the intricacies of the art and ensure its survival.

Two original Sino Portuguese shop houses built in the 1930’s were carefully renovated at the end of 2004, and reopened as restaurant 346. Located on Phuket Road, near the crossroads of Bangniew Chinese temple, it was apparently Phuket’s first ice shop and remained so for a few decades before changing purpose to a photo shop. After being vacated for several years, and left to a fairly dilapidated state, it has now taken on a new lease of life. Now known as Phuket346 the buildings have three components: a gallery, a guest house, and a café. Galeria 346 is dedicated to contemporary art, showing works of emerging and established Thai and Asian artists. The gallery strives to offer original, satisfying works with depth and uncommon style which resonate with viewers and actors. The current exhibition is ‘Half-Truth’ by Sutee Kunavichayanont.

Serindia Gallery
Opening in Bangkok in July 2009, Serindia Gallery is located in one of Bangkok’s historic locations, the former office of the Association for the Conservation of Wildlife (ACW), on Charoenkrung Road, among the first roads of Bangkok built during the reign of King Rama IV (1851-1868). The Gallery is within walking steps from many of the city’s historic sites, including the Oriental Hotel, the French Ambassador’s residence, the Haroon Mosque, and the Customs House. Thailand’s first conservationist and the founder of ACW, Dr. Boonsong Lekagul, lived with his family in the postcolonial style compound. More than a decade after his death in 1992, the property was acquired and then renovated between 2008 and 2009 into a modest, wellproportioned restaurant and retail complex called OP Garden. Serindia Gallery is one of its inaugural tenants. It is rare to find such a location in a city like Bangkok.
Serindia Gallery focuses on living artists who share the same visions of fine quality works of art that reflect classical skills and subjects related to the cultures of Asia and the Himalayas. In the past, Serindia has published many of these artists’ work. Now the gallery is presenting their work, paintings and photography, with new originality and accessibility. Using local artisans to painstakingly wash and replace centuries-old mosaics, repanel the old library, and carefully restore the glass houses which have been empty for decades, Il Salviatino has now emerged as a perfectly restored piece of history. Highly acclaimed Italian architect Luciano Colombo searched the world for impeccable art and pieces of furniture, with a dedication usually reserved for ones own home.
Guest Chambers Forty five rooms and suites are spread amongst the main villa, the garden green house area, and adjacent to the Devarana Spa. Individually decorated, each respects the many particularities of the villa and its gardens. Wine dinners proliferate the Bangkok fine dining scene but few can be said to be as successful as Rossini’s monthly get together, where the wine and the food blend to become a partnership to rival Puccini and Pavarotti, another pair of Italians that brought pleasure to many.

The Restaurant With a history of over 100 wine dinner events to their name the team at Rossini’s, in the city’s Sheraton Grande Sukhumvit, have a well-established regular group of diners who eagerly await the start of the evening’s proceedings. For those unfamiliar with the restaurant, award winning Rossini’s has been at the heart of Bangkok’s culinary development for over 10 years and is as popular as ever, which an attendance of around 70 at February’s dinner was testament to. Chef Gaetano Palumbo is the man conducting proceedings although the night Tropical Living attended was to be an emotional affair - it was his final wine performance. It turned out to be a vintage evening.

Each group booking takes their own table so an intimate dinner for two can be accommodated just as easily as a large group of friends. Sitting down to a table with a wealth of glasses facing you is a sight that delights this writer and I set myself for a long and pleasant evening.
