t’s time to give Bangkok some tender loving care, so this month’s urban issue is doing just that. To keep you all informed of the current sentiment, the cover story interviews three property and
hotel business leaders from the central business district, to find out first hand how they are coping after the crisis, and what strategies they are employing to bring business back. The recent turmoil coupled with the lack of prime land available in the CBD, will no doubt give developers another reason to focus on the upcoming outer areas of the city, stretching along the mass transit routes, which are getting even more attention with the recent opening of the airport link. Our Market Watch article reports on the super luxury condominium sector which has taken off in the past year with a number of new entrants to the market. However, with foreign investors - the main target buyer group – currently shying away, movement is slow as investors wait for a period of sustained recovery. For property buyers, we have steered away from city condo’s and found two tropical gems in town. One located right in the thick of the Sukhumvit area, exactly where you wouldn’t expect to find a resort style home. Just 40 minutes from the city, the second project situated in the lush surroundings of a golf course has been built as a Hua Hin style contemporary villa, yet conveniently located for a daily commute to the city. Phuket Property Buyers Minimise Risk

ollowing the softening sentiment in the Phuket holiday home market, buyers of resort condominiums and villas on the island have adopted a more cautious approach, concentrating on completed and well-managed properties, according to Jones Lang LaSalle, a professional services firm specialising in real estate consulting. Relying greatly on demand from international buyers, the Phuket holiday home market has seen a slowdown in sales since the global financial crisis escalated in the final quarter of 2008. It was not until the final quarter of 2009 when the market sentiment started picking up as economies in most parts of the world showed signs of recovery. However, the recent political unrest in Thailand has softened buyer confidence, resulting in a slower recovery process in the Phuket market.

Visa Changes Enhance Superyacht Stays in Maldives

ohamed Hameed, the general manager of Asia Pacific Superyachts Maldives branch, is happy to share good news for yachts returning to the Maldives or those interested in a holiday exploring the area. Now it’s even easier and less costly for yachts because visitors can stay for 90 days, unlike previous regulations. The big change is that every tourist will receive a 30 day visa on arrival, which can be extended for another 60 days, before expiry of the first 30 days. Basically, this means every tourist can stay 90 days under the new visa changes in the Maldives, per entry; and now the yachts/tourist vessels will also receive the same changes and receive a total 90 days per entry. Eric, originally from Leicestershire in the UK, spent 25 years flying airplanes, and has lit up many faces with his stories of the days he spent in the captain’s seat, and in Hong Kong where he resided for 20 years. Whilst in Phuket, Eric featured several times in Tropical Living magazine and has remained a friend to the company for many years, he will be missed by many people who were fortunate to know him.

The City of Bangkok is a destination that represents many things to many people, both residents and visitors alike. To Thais, Bangkok may be the cultural and religious hub of their 70 million strong nation, or perhaps it’s the glowing lights of opportunity for those from the country’s hinterlands, determined to better their lot.
T
o visitors from other lands, 10 million or more annually, Bangkok may be a colourful and photogenic vacation stopover, a place to ‘let down one’s hair’ and party ‘til dawn, or
an opportunity to shop, to seek renewal in its famed spas, to sample a world-renowned cuisine—or all of the above. The list of options seems endless and is never routine or dull. But Bangkok is a complex city, with multiple and often confounding facets, moreover one that seems to be in constant flux. For the foreign visitor, or even long time residents, capturing and understanding the essence of the city seems an elusive, even impossible goal. Photographer Joakim Leroy, in undertaking this daunting task, has dedicated years to produce a compelling portrait of contemporary Bangkok. She says: “C&M partners Chainarong Srifuengfung and Michael Dy wanted to do something different in this part of town, as it is a highly desirable neighbourhood among both Thais and expats.” Also, the land lends itself to such a project as it is set back from the street. “When you enter the grounds, the difference in noise and activity is immediately noticeable,” she remarks. Completed three years ago, Resort in Town 1 is C&M’s first development project. The company has since completed Resort in Town 2 in the Asoke-Petchburi area. While the company primarily focuses on the acquisition and resale of condominiums in prime CBD locations of Sukhumvit and Wireless Roads, they leveraged the expertise of in-house architects, engineers and interior designers for both Resort in Town developments. The Soi 24 house is situated on 75 sq wah, or 800 sq m, of usable area; the property is freehold. The home is currently unoccupied and was recently renovated. It is being sold completely furnished, including ample built-ins, loose furniture, artwork and decorative items.

Design Details Furnishings and other design details add character to the space. Muted hues and natural elements, including wood, limestone and granite, abound. In the foyer, residents are immediately greeted by two Balinese sculptures of musicians flanking an intricate wood panel designed to hold multiple tea lights. In the living room, a twisted lighting fixture made of woven reeds is displayed behind the plush seating area, offsetting dark wood paneling and built-in cabinetry. “At night, the ambience changes completely with the lighting,” comments Piyajit. “This is also the case outside, when the pool is lit up,” she adds. The dining table comfortably seats eight. A built-in saltwater aquarium provides a visual treat, and a small bar and pantry area that faces a private garden allows residents and guests to unwind before a meal. The open kitchen is a gourmand’s delight, with sleek black granite counter tops, plenty of storage, and high-end appliances, including both gas and electric burners. Frosted glass sliding doors help section off the cooking area, if desired. The overall décor is dominated by Asian artifacts and artwork, linked by a red, tan, beige, and gold colour scheme. Many pieces of decorative wood, ceramics, and vessels made of natural reeds are on display. Priced at THB 88 million, target buyers are “urbanites, especially expats, who appreciate the quintessential central Sukhumvit lifestyle,” Piyajit says. When asked about the market prospects, she says that the market was quiet during the recent unrest in Bangkok. Also, “it was booming before and is just starting to come back. Stuart explained how he wants to be able to go on extended holidays without worrying about security and this was of great importance when he designed the house. “I don’t want servicemen, such as the pool guy coming in with his own key, so I made an access way for him. There is an access hatch in the garage and he climbs up a ladder to bring him to the top floor next to the pool. Then he has full access without having to enter the secure areas of the house.” A number of elements combine to make this an exceptional house. ropical Living recently met home-tech expert Giles Sutton, the managing director of James
and Giles Ltd, an award winning fully certified, technology specialist firm from the UK, who designs and installs bespoke lighting, security, audio visual, home networks and climate control systems. The company are also an electronic systems professional member of the Custom Electronic Design and Installation Association (CEDIA) an international trade organisation. Giles was contacted by the owner of a penthouse in Clerkenwell, London, who was refurbishing and extending their loft apartment and wanted to improve their sound system. With expert guidance from the company, the completed project resulted in an award winning example of smart home technology. Giles tells us more about the company and the stunning penthouse project.

How did the business James and Giles begin? “We formed the company in 2006 when we saw there was a lack of imagination when it came to designing systems and there was an opportunity for a company like ours that was sympathetic to interiors offering truly customised and tailor made solutions. The wine bar is located just 20 steps from the Zanotti restaurant, so you can enjoy the great menu from Zanotti in the warm atmosphere of the wine bar. The Zanotti pizza is simply delicious!
Japanese food: Shintaro at the Four Seasons Hotel This is not your traditional Japanese restaurant, I would say it’s Thailand’s version of contemporary fusion cooking in the style of the world famous Nobu restaurants. Shintaro has a great version of Nobu’s popular dish black cod with miso sauce.
Tasty Thai food: Thonkreung Restaurant This restaurant is situated in the middle of Thonglor and is loved by many people in the city. I have been dining here since I was 13 years old, so its like a home from home for me. Great food, great service and I always feel so welcome here.
Great desserts: After You at J Avenue Word has already got out about my favourite dessert, the Shibuya Honey Toast at the After You cafe at J Avenue. Its simply the best, and now very popular. It’s delicious butter toast with ice cream, chocolate and strawberries!

You may be able to spot some celebrities and high powered politicians here, as they often like to dine in one of the six private rooms.
