I

recently took a trip to Sriracha to visit the Golden Coast project, situated on prime beach front land at the end of a cape. The views from the condominium are quite

unexpected and afford a 270° panoramic view of the surrounding land, islands and sea. We discussed the success of the first phase and the introduction of the second phase of the project, with the developers Prime Mansion. Read more about the affable Ruangsorn family trio, mother Ngamnich and two sons Tanthawat and Sarin, in the exclusive interview. To take a closer look at Bangkok’s luxury housing market, we met with two of the country’s leading developers, TCC Capital Land and Land and Houses, to discover what their winning formula is, and what they have planned for this sector in the near future. Both companies are busy launching new phases in out of town locations, which promise buyers classic design and a tranquil setting with additional services and facilities for extra convenience. We have breakfast before the working day, we discuss what we are doing ahead of the Phase Two sales launch (10-14 November) and then we go our own way to accomplish what we need to. We can work together even though we are not together. I can be elsewhere, but I’m 100% here with my mind. I told them to use my knowledge, use my authority, and don’t tie me to office! I can see a lot more things, I can meet people, collect information, come back and pass on my knowledge. We can then decide what we want to achieve next. Ultimately, everything I do, I do it for my sons.”

Bank Agrees Financing for Exclusive City Condo

hanom Kanjanathiemthao, managing director of Knight Frank Thailand, has reported that the Bangkok condominium market had significantly improved in Q1 of 2010 comparing to previous year. With normal life returning to condominium buyers after the political demonstration in April and May, the residential market appeared to have recovered during June, with three new projects of 962 units launching. The majority is absorbed by local demand. According to Knight Frank Thailand latest research, there were 7,996 condominium units launching during Q1. The selling rate (take up rate), of the projects launching in Q1 of 2010, currently reached 66%, which is considered very good absorption rate, compared to the bad political situation. All the projects launching in June 2010 were sold up to 60%.

Outdoor Delights Continuing down the slope of the property, a series of terraced gardens bordered by some attractive wooden walkways lead to a cliff-side sala which would be the ideal spot for a relaxing Thai massage. uropean, US and now, even Asian television schedules are crammed full with fashionable ‘makeover’ shows where the

average Joe or Joan are provided with expert assistance in transforming their wardrobe, make up, body or their home. The most successful shows uproot their subjects from inner city drudgery to backdrops of bucolic beauty. Switching lifestyles. The meteoric rise in popularity of such programming betrays a general level of dissatisfaction among people. People who just want to get away from it all; find seclusion in a dream existence, far from the crowds in a fabulous home set in a fantasy landscape. Those viewers who are not lucky enough to be picked by TV producers for a life change have to dream on- or they could take a peek at the latest, prestigious property to come onto the Chiang Mai market. The architecture is an unlikely combination of traditional Thai and Tuscan villa styles that is staggeringly triumphant and has produced a home of baronial stature. It was designed and built by a Norwegian and the present owner, Andre Walkiewicz, from Poland, created the interiors. This international formula could easily have produced more confusion than cohesive fusion but somehow it worked. Andre is a former banking executive who loves good food and single malt whiskey. He also loves privacy. “We picked the San Sai location because of its seclusion, beauty and mountain views,” says Andre, “and at the same time, its proximity to a major city.” Chiang Mai, Thailand’s cultural capital, is a mere 20 minutes drive from the house. Recent years have seen a revolution in the quality of the city’s infrastructure, including the remodelling of the international airport. Golfers should note that the Mae Jo Golf Club is just a few kilometres down the road and a handful of famous Lanna courses are all within easy reach.

Camelot The huge entrance porch (37 sq m!) houses an imposing door leading to the downstairs accommodation that comprises a chef’s kitchen, a dining hall filled by a circular table worthy of Camelot and a vast sitting room (64 sq m) with patio doors opening onto a terrace that measures a generous 68 sq m. Two utility rooms house freezer and wine cellar and there is a guest bathroom. Ideal for a teenager, the downstairs bedroom, with its own private entrance from the porch, has a large ensuite bathroom. Intricate cast metal filigree, attractive interior brickwork, beautiful timber beams and the canny combination of antique and modern art all add to the feeling of a grand stately home. Upstairs is the enormous master bedroom, replete with majestic four-poster bed, vaulted ceiling and a walk in closet so big that you could get lost in it. There is a wrap round terrace of 65 sq m at one end with a spiral staircase to the garden patio and a 41 sq m terrace at the other. The views of the garden, the neighbouring rice fields and the countryside beyond are heavenly. As is the vista presented through the window next to the bath in the ensuite bathroom. Bedrooms two and three flank the second terrace and both have shower rooms and dressing areas.

If all that is not enough to satisfy the fantasy buds, step into the garden... Right next to the house is a large swimming pool, which is fed from a wonderful waterfall that cascades down over rocks planted with verdant tropical lushness. The water is salt rather than chlorine. The salt added to the pool water is pure, natural, evaporated ocean salt and can last for years before it needs replacing. Swimming in a pool with a salt water system is less stressful on hair and skin compared to the traditional chlorine treated swimming pool. Skin will also feel softer in a salt water pool, similar to bathing in soft water. The salt water system requires less maintenance and since there is no chlorine to purchase, it is less expensive to maintain. The whole plot measures an impressive 5.5 rai and it is here that Andre Walkiewicz has pulled off a small miracle. The gardens are gorgeous. “There were more than 2,500 trees and plants brought in from all over Thailand to fulfil the folly of a crazy farang,” he laughs. But it is a very serious garden. Andre recruited a professor from Chiang Mai University to help with the design and this little Eden is the enviable result. A substantial lake, filled with fish and graced by a thousand lotus flowers, reflects the forest of mature trees and the vibrant colours of exotic flowers and is spanned by an ornate oriental wooden bridge. There are shady salas (Thai pavilions) in which to relax. A separate guest cottage that has its own kitchen, living room and two bedrooms nestles in the greenery. The garden design is so thoughtful and elegant that it is more like a park through which a stroll would be a dream of birdsong and the intoxicating perfumes of exotic blooms. “I have been married to my beautiful Thai wife for 30 years,” says Andre, adding, “but our four sons are in Europe and we would like to be closer to them.” There seems to be a hint of sadness at the thought of selling. But who wouldn’t be sad to leave a house that so many would dream of living in? Urbane Patrick Mulcahy of Elite Property who are handling the sale says, “The house is around 10 years old now but it was built to an extremely high standard and it has been perfectly maintained. The tropical climate is pretty unforgiving but the building quality has withstood all and it still looks new.”
