New Grant Thornton Real Estate Report

rant Thornton has recently launched the first IBR 2010 sector report on construction and real estate. The report finds that the sector has suffered like many others during the global economic downturn. Having declined by 1.8 % in 2008, the global construction sector is expected to contract even more deeply in 2009. However, once confidence returns, the level of investment will increase and businesses within the sector will emerge stronger from the downturn.

he Asian real estate investment market remained buoyant during the first quarter of 2010 as investor sentiment remained largely positive, and investors continued to demonstrate cautious optimism. The steady flow of small and medium sized transactions witnessed in the latter half of 2009 continued to feed through into the year’s opening three months. Given the relatively low level of trading activity

at the beginning of 2009, in the first quarter total direct real estate investment in Asia jumped 215% on a year-over-year basis to an estimated USD16.5 billion, according to CB Richard Ellis’ Asia Investment MarketView report for Q1 2009. “The quarter saw both opportunistic and core international institutional investors return to the Asian real estate

markets, attracted by the signs of a sustained recovery,” said Andrew Ness, executive director of CBRE Research Asia. “At the same time, well-capitalised Asian REITs and sovereign wealth funds also resumed the portfolio expansion which they had halted during the most severe period of the global economic downturn, and their return was marked by rising level of acquisitions in Japan and Singapore.”

New Baby Elephant Brings Luck A

new little bundle of joy has brought a token of good luck to the delight of the on-site elephant camp at Anantara Golden Triangle Resort & Spa in Chiang Rai, Thailand. The baby elephant was born at 4.10 am on the 23 May 2010, and was welcomed into the world with the nickname Nong ‘Phil. The healthy baby boy weighed in at an estimated 100 kg, standing 91 cm tall at the shoulder and measuring 120 cm from forehead to tail. Named, as is tradition, by his mahouts and owners, Nong ‘Phil’s formal name is Plai Pa Choke, meaning “to bring luck”, and is seen by all as an extremely apt title in light of the nation’s current desire for healing and peace.

Million dollar sales of artworks by Zhang Xiaogang and Damien Hirst, plus high-priced sales of works by Anish Kapoor and Yoshitomo Nara, reconfirmed ART HK’s status as Asia’s premier art fair. The four-day art fair, which ran from 27-30 May at the Hong Kong Convention and Exhibition Centre (HKCEC), attracted 155 galleries from 29 countries presenting works by more than 1,000 artists – with total visitors at 46,115, up 65% on 2009.

Major transactions at ART HK 10 included: The Inescapable Truth, by Damien Hirst (2005) – the first formaldehyde work by the artist to be shown in China – was sold by White Cube for GBP 1.75 million. Green Wall - Husband and Wife, by Zhang Xiaogang (2010) was sold by Pace Beijing for USD 1 million. Galerie Lelong sold Sean Scully’s More Light (1988) for USD 750,000. Anish Kapoor’s Untitled (2010) was sold by Lisson Gallery for GBP 550,000. Sperone Westwater sold Liu Ye’s Composition with Bamboo and Grass (2007-08) for USD 650,000. Yoshitomo Nara’s Rock’n Roll the Roll (2009) was sold by Marianne Boesky Gallery for USD 350,000.

Ginny and Baz were thrown together after 35 years of happy marriage. As professional people, they had played their individual roles in running a business and raising a family, but now in retirement, their “quality time” as one had become a little monotonous. By mutual consent, Baz started spending more time on the golf course – Ginny with friends at the spa, and they spent joint holidays where they needn’t get under each others feet.

Hua Hin became popular among kings and princes 89 years ago, when Prince Purachatra set the tourist ball rolling by building the Railway Hotel near the beach. Seven years later, King Rama VII built Klai Kang Won Palace as his Hua Hin haunt, 200 kilometres south of Bangkok. Klai Kang Won means “far from worries” and it wasn’t long before more royals followed such as Prince Chakrabongse and Prince Nares – one of King Rama V’s sons. Today, Hua Hin still possesses a regal presence and high-end tourist status. This quaint fishing town has somehow retained its original charm, with small winding lanes lined by Thai wooden dwellings, and platform restaurants standing on stilts drilled into the seabed, where diners can sample the succulent tastes of fresh seaside fare to the sounds of waves crashing beneath them. When Baz and Ginny arrived in Hua Hin, they began by dining out together. In a seashore eatery, the waiter hailed a Thai white wine as the perfect match for the fish they had ordered, and the first sip proved him right. Thai wine came into its own during the 1990s, and since then, Siam Winery has won awards at the Syrah du Monde in France and International Wine and Spirits Competition in London. With Siam Winery’s Hua Hin Hills Vineyard just down the road, Baz and Ginny decided to pay it a visit.

The Sala at Hua Hin Hills Vineyard overlooks 200 rai of green plantations. This Thai-style pavilion in tranquil setting offers vast information on viticulture and oenology, while serving wines made from home grown grapes – now exported to18 countries in Europe, Asia and the USA. In a cool-controlled wine cellar, Baz and Ginny sampled Monsoon Valley Wines, like the red - a spicy number with a hint of oak, and the white with its delicate citrus aroma, crisp acidity and medium length. The Vineyard Tour gave the couple a presentation of Siam Winery, with food, grape juice and more wine to taste, and it finished off with a ride round the grounds on the back of an elephant. Apart from their day at the vineyard; Baz and Ginny could have lazed on silvery sanded beaches, explored Phraya Nakorn Cave or Pa-la u Waterfall, or taken in the giant Buddha at Chopsticks Hill. There were plenty of fun things the pair could do in and around Hua Hin, but right now Ginny longed for a steam bath in total isolation, and Baz was itching to get out his golf clubs.

The Lady’s Choice After debating on where to stay in Hua Hin, Ginny had won her side of the argument. While Baz had thought that it might be nice to roll out of bed and onto the first tee, Ginny pictured a spa with a difference that she didn’t have to travel to. She couldn’t believe that Baz would reject the chance to stay at Chiva-Som; the “Haven of Life”, with its Thai pavilions, tropical gardens, sea view rooms, beach and spa. And he didn’t. Its claim to fame is, “Chiva-Som is about learning to live, enjoy and appreciate every moment, and in doing so; create a personal path to health and wellness.” This lavish resort provides a very wide range of accommodation, with a subtle blend of traditional Thai décor and every modern convenience. From the basic luxury of an Ocean View room, there is a choice of pavilions overlooking a lake in the tropical gardens, or a number of suites with varied amenities: the Herbal, Fragrance, Rainforest, and Golden Bo. But Baz and Ginny opted for the top of the range six-room Leelawadee Suite with butler, private garden, and terrace facing the Gulf of Thailand.

Baz took a drink onto the terrace and watched the sea sparkle, while Ginny perused the spa facilities while soaking in the Jacuzzi. The options were overwhelming – retreat programmes for healthy eating, inner peace, detox, fitness, natural healing, physical renewal, pampering, weight management, yoga and eternal youth. Ginny read that advanced and traditional methods are used at Chiva-Som in a tranquil and caring environment, where the clientele can reach true balance of mind, body and spirit. From the list of retreats available, Ginny narrowed it down to three. Adjusting to retirement had brought on unexpected stress, and a dose of inner peace therapy might be in order, with its flower remedies, Emotional Freedom Technique, massage, Watsu water therapy and meditation. Eternal youth sessions were also tempting, with their state-of-the-art aesthetic medicine such as cosmetic laser surgery and anti-aging practices. But in the end, Ginny couldn’t resist being pampered. The five-day programme included consultations, spa cuisine meals, water therapy, and fitness and leisure activities. There were daily massages, facial therapies or body cocoons and the Chiva-Som signature milk bath. Not to mention, the manicure and pedicure, and the hair intensive and Oriental foot rituals. These spa retreat programmes are ably supported by the food served at Chiva-Som, which won acclaim with SpaFinder Magazine Reader’s Choice Award for Best Spa Cuisine; and the Spa Asia Crystal Award for Best Spa Cuisine Menu. Arguably, dawn is the best time to tee off in golf, and the Hua Hin region has plenty of courses from which to perform it. Being August when Baz arrived, the annual Hua Hin/Cha Am Golf Festival was in full swing; when green fees are greatly reduced and most clubs run competitions with prizes, including a car for a hole in one on the final day of this big event.

But today, Baz was playing at Black Mountain Golf Club. This tricky course has many holes that offer the choice of playing safe or going gung ho for the green. The par five, sixth is a fine example, where big hitters can drive over water and trees and make the green in two. The par four, seventh offers similar options, where a 230 yard tee shot will carry the water and leave a simple second; but playing safe makes it almost impossible to reach the green in regulation. Black Mountain’s ultramodern clubhouse is an architectural triumph that overlooks the entire golf course, with panoramic views of large lush greens, sculptured bunkers, white fluffy sand, bright blue lakes and emerald fairways surrounded by trees.
