CEO, TCC Capital Land Soammaphat ‘Tor’ Traisorat currently heads TCC Capital Land Limited, a joint-venture company formed between CapitaLand Group, Singapore’s real estate colossus and one of Asia’s largest companies, and TCC Land, the property arm of TCC Group, one of Thailand’s biggest conglomerates and landowners, and has played a key role in making the company within a few years into a well-regarded industry player. Yet the cheerful CEO and MD is modest, and did not mention that his company made waves at the Thailand Property Awards 2009, by winning the coveted ‘Best Developer’ Award and ‘Best Housing Development Bangkok’ for The Royal Residence. 13
A decade ago, “TCC Group focused on its beverage business and neglected its property holdings purchased after the 1997 financial crisis, such as the Imperial Hotels Group, Plaza Athenee, North Park, and Pantip Plaza,” Tor recounts. “I worked at Merrill Lynch Hong Kong before returning to Thailand in 2002 to help TCC Group establish a property fund. To generate more income from these assets, we sought a joint-venture.” Their timing could not be more fortuitous. The Thai government had hoped to strengthen economic relations with Singapore, and both governments endorsed the venture.

elegates attending the fourth edition of MIPIM Asia, the world’s property market in Asia-Pacific, said they were more optimistic about the state of the property market compared to the same time last year, according to an independent survey carried out at the event. The survey, conducted by researchers from Wisconsin University and the HKUST Business School, was presented during the MIPIM Asia closing conference. 72% of MIPIM Asia attendees reported that they felt more optimistic about the state of real estate. In particular, they noted that there are strong perspectives for economic development in China and Southeast Asia and that capital flows are now much stronger than in 2008. The survey coincided with the Royal Institution of Chartered Surveyors (RICS) Q3 Global Commercial Property Report, presented at MIPIM Asia. The RICS Report noted that capital values are expected to increase in Hong Kong, South Korea, China and India. RICS Hong Kong vice chairman, David Faulkner commented: “The rebound in Asian economies is clearly being reflected in more positive responses to both rental and capital value expectations throughout the region.”

Since their affair with yachting began, the entrepreneurial couple opened a successful dealership business, Starship Yachts in 1993, which featured in Tropical Living in April 2009, where they introduced us to their top range of branded yachts from Italy. Almost one year on, the couple have continued with their success, and introduced another leading brand Numarine, to their portfolio. We catch up with them at the Hong Kong International Boat Show to discuss their yachting lifestyle and dispel some myths about the industry.

The boating industry seems to follow the car industry in many respects, both good and bad. Do you see any signs of powerboats becoming more fuel efficient and cleaner in the future? Are boat manufacturers applying ‘green standards’? “Yes, indeed and the industry understands the need and the urgency to go green. We are proud to say that one of our shipyards, ISA from Ancona, Italy - builders of mega yachts 120’ and above - are already using mixed energy fuel with electricity very successfully.”
Boats, cars and (second) houses seem to have in common that people like to up-grade in size over a short period of time. Where property usually stands a good chance to appreciate in value

Owners always want to get the price they paid for their boat. It may be two, three or four years after they’ve purchased. It seems to be a fixation! Anyway, in reality, we always deal on a case-by-case basis. It all really depends on how keen seller is and how much buyer is willing to offer so, to sum it up, there is no rule of thumb. However, to be fair to both buyers and sellers, we professional brokers apply the industry’s 10% depreciation per annum depending on the condition of the boat.”

Room to Move “Essentially we had 40 acres of land, but we only needed 15 to build the hotel, so we sold 28 privately owned residences to people who mostly live overseas. It’s a very similar concept to what we did when we opened the Amanpuri. In other words I sell you a villa on some of the 1.2 km of ocean frontage that we have here, you come and go as you please and we manage your villa all year long in terms of maintenance, housekeeping, landscaping, engineering, everything.”
Trisara villas have been rented for gala corporate dinners, special anniversaries and perfect tropical weddings. “We have beautiful, beautiful weddings in these villas. It’s because of the privacy and the ocean views. The sunset behind the marriage, in the tropics with all the white flowers, you can imagine what we can do here.” While the hotel villas are remarkable with one or two bedrooms and either direct ocean-frontage, or at the bare minimum, a spectacular sea view, some of the private villas are as Anthony said, “monsters” with up to 7000 sq m on dramatic headland locations. “When we were building the big USD 12 million villas around the northern headland we realised that there were a lot of people who were saying ‘it’s just me and my wife and up to two friends – I don’t need a place that big - I just want one of your hotel rooms.’ So we built a beautiful two-bedroom version of our hotel room and these constituted 75% of the second phase of our private residences. We sold 16 of the 19 villas just like that! We’ve spent this year building, finishing and refining them and we’re just finishing the landscaping on the last five villas now.”

With a recognised commitment to innovation and a mission to revive the British furniture industry, the Tom Dixon brand is inspired by the unique heritage, the individualistic innovation and the robust, no nonsense engineering of these small islands.
Early Days Born in Tunisia, Tom Dixon moved to England aged four, and spent his school years in London attending Chelsea Art School. Having dropped out after only six months due to a motorbike accident, Dixon spent two years as a musician, playing bass guitar in a disco band, and a further two years in the burgeoning London night club and warehouse party scene. This nocturnal lifestyle left plenty of time in the day to start experimenting with welded structures. Necessary bike maintenance had required welding skills, which a friend supplied in one quick lesson. He is a self-educated maverick whose only qualification is a one-day course in plastic bumper repair.
Creative Salvage The new found welding skills were soon put to work as Dixon explored the decorative and structural potential of recycled materials and industrial scrap: “I was immediately hooked on welding...allowing an instant fusion of one piece of steel to another. It had none of the seriousness of craft and none of the pomposity of design: it was industry. It suited my impatience perfectly...giving me the opportunity to build, destroy, adjust and remake structures instantly.�

“Honestly, I can’t remember ever holding an ambition to be a designer. It just slowly came over me as I rejected notions of being an artist or, a craftsman. Even today I prefer the idea of being an industrialist.” By 1994, Dixon had turned his mind to plastics and founded Eurolounge to produce his own designs. The company was formed to manufacture and wholesale an original plastic lighting line. The first product produced by Eurolounge was the ‘Jack light’ which had international acclaim. “Eurolounge was born of a conviction that it was still possible to manufacture industrially in the UK. This time we were going to play the Italians and Japanese at their own game!”
It wasn’t long before Dixon’s sculptural objects began to get recognition and commissions and exhibitions followed. “I made things just for the pleasure of making them. It was only when people started to buy that I realised I had hit on a form of alchemy...I could turn a pile of scrap metal into gold.”
Italian Interest As Dixon’s international reputation grew, he was approached by Italian furniture design company, Cappellini. He began to be taken seriously on the international stage as Cappellini worked to put some of his designs into major production. The ‘S’ chair made Tom Dixon’s name, evolving from prototypes of his early days. Launched by Cappellini with a vibrant felt upholstered covering in 1989, the ‘S’ chair quickly reached iconic like status and now has a permanent place in the Museum of Modern Art, New York.
