Apichart Chutrakul, chief executive officer of Sansiri, one of Thailand largest property developers shares with us the corporation’s past and present challenges, and the strengths that his team brings to the industry. Long hailed as trend setters, we also discover that it is Sansiri’s long-standing customer-oriented services that have made it an industry titan. 10

W

hen people think of Sansiri, luxury condominiums spring to mind. However, for our interview with this straight-talking CEO, we convened at Sansiri’s newest premium housing estate, the 400 rai SetthaSiri Prachachuen

mega-project in northern Bangkok. Appropriately, the project’s Bhutanese concept is Apichart’s brainchild. No expenses were spared for the stunning Bill Bensley designed clubhouse overlooking a 22 rai lake: “We don’t mind spending to create a better atmosphere for our clients,” he laughs. “It proved to be a little bit more than extravagant; but we want to be exceptional.” Neither are the company’s ethics less impressive: the cost of the THB 300 million clubhouse was excluded from the project “as it would have made the houses too expensive.” As such, Sansiri’s showpiece clubhouse in every project is complemented by wide, well-paved roads, underground electrical wiring and landscaped greenery, worlds away from the tumult just beyond the gates.

From Merger to Powerhouse In 1984, the Chutrakul’s family business, San Samran Holding Co., Ltd. and Siripinyo Co., Ltd., a property company owned by the Lamsams (Apichart’s maternal clan) merged and became Sansiri, a name, chosen by his aunt by combining the names of the two companies. Apichart was designated manager of the new company. Requiring a helpmate and partner, Apichart, who was 28 at the time, turned to his younger cousin, Srettha (‘Sed-tah’) Thavisin, now Sansiri’s president. After listing in 1996, Sansiri surmounted crises and grew “to 500 employees working full-time in the office and another 2,000 working at the projects.”

Sterling Services When Apichart embarked on his first project, Baan Kai Muk, 20 years ago, besides being one of the first condominiums in Hua Hin with an unusual mustard yellow tiled façade, “people thought I was crazy because I charged THB 37,000 per sq m for a place in Hua Hin.” More astoundingly, 20 years on, a unit was resold for approximately THB 120,000 per sq m. The enormous unit’s final price tag was about THB 60 million. This happy result was due to Sansiri’s services. As a ‘fully integrated’ property company, “real estate is not just selling bricks and mortar, but also the image and services. An older project that is well maintained can be as good as a brand new project, because you have to replace the lifts, the water treatment system and [upkeep the] façade.

“We are the largest property management company in the country, with more than 10,000 households in 130 projects (totalling) 4.5 million sq m currently under our management. We try to serve as many of the properties that we build, as much as we can. Surroundings have to be maintained to retain its resale value. That is why we insist on managing our properties our own way.” Condominium management is not lucrative. “Average management fees for a condominium in Sukhumvit ranges between THB 50,000 - 100,000 a month to maintain the entire project. Some developers don’t want to maintain staff to look after the wellbeing of everyone in the condominium. They can easily earn the annual fee [THB 600,000 – 1.2 million] for one project by selling one house. That is why our financial ratios are not as good as other developers’. But I think it’s reasonable as long as we make enough profits to satisfy our shareholders. We do this because we believe in [enhancing] the long-term prospects of the company and property,” he explains.

Lasting Trends Three trends that Apichart believes are here to stay are services linked to demographics and the environment. Increasing numbers of clients demand services and more developers have begun providing them. Quality will be the key differentiating element. “Services require a lot of financial strength, willpower, persistence and a thick face against the complaints.” With urbanisation, people will increasingly favour smaller condominium units and houses for their ease in cleaning. “As the population around the world “to see what we can bring to Thailand. Designed by architects Kerry Hill and Ed Tuttle, the 41-storey building contains 196 units ranging from one-bedrooms to 1,200 sq m penthouses.

With easy access to the CBD, The Pano offers a unique blend of greenery, open space, and urban living. The building’s marketing materials aptly suggest: “What good is a luxury home if you have to drive 40 kilometres to work every day?” Set for completion at the end of the year, about 70% of the units have been sold. Clearly, elite condos have emerged as a niche component of Bangkok’s property market. Buyers are relatively insulated, with purchasing decisions hinging largely on sentiment, including market confidence. Supply is also restricted, given the scarcity of land in the city and the large amount of capital required for development. Such forces have been kept in balance and there is room for growth, despite the performance of the rest of the economy.

illa Yin is the innovation of Laurent and Chantal Broda, a retired French couple who have a keen eye for design and a great appreciation for the good life. Luxury features include an 18-metre gray marble swimming pool with infinity edge, dedicated massage area, outdoor Jacuzzis plus indoor whirlpool baths, sauna, wine cellar, home-theatre and even an authentic teppanyaki table.

A Clear Vision From the outset the Brodas had a clear vision of what they wanted to create. Admirers of his work, they approached local Thai architect Charupan Wiriyawiwatt of Naga Concepts to capture the best of the site’s view, light and air-flow. The very steep site also had a huge boulder sitting right in the middle. Not wanting to, “undo what nature did” the rock, three metres high and almost four metres wide, now sits in the middle of a large sun deck between the pool and the barbecue area. After selling his successful retail clothing line, Laurent now channels his creativity into his Shanghai art gallery, Art+Shanghai and decorating projects like Villa Yin. “We wanted to have complete control of the interior. All of the pieces have been found in different places around the world, some things come from the Philippines, Italy, Thailand, Burma, England, China but everything was bought for a purpose.” Villa Yin comprises a series of four separate pavilions parked into the hillside. The highest level has an open round driveway from which two villas extend. On one side Villa Yang awaits discovery. This is the Brodas’ other smaller, yet equally distinctive villa. On the other side 17th century cast iron doors from India open out to the Villa Yin reception pavilion with the first of the extraordinary views and plush-cushioned sofas to smooth the transition from outside. Decorative urns, intricate wood carvings and a gorgeous antique throne line the hall leading to the huge and beautiful fully self-contained guest pavilion, or down the property past the two-bedroom maid quarters to the main living pavilion.

Suspended from the very high ceiling is a Sharon Marsten contemporary chandelier An Extraordinary Focal Point Bordered by the dark polished concrete floors, the bright blue sea is an immediate focal point through a wall of seamless full-length glass. Suspended from the very high ceiling is a Sharon Marsten contemporary chandelier; a cascade of fibre-optic filaments with red and yellow accents. This falls over a most interesting vermilion dining suite and a bespoke Minotti kitchen that enables every element to be hidden behind sleek cabinetry. Overlooking the dining area stands “Wanted Dog” by European artist Aurele; two bull-terrier statues, one black, one gold, each with the same inquisitive expression. Contemporary Chinese photographer Cui Xiuwen’s self-portrait “Angel No 5” hangs in the living room above soft Asian daybeds and beside ancient jade vases. At every turn there is something unique to see, to touch, to enjoy. Downstairs from the living pavilion are the home-theatre and two bedrooms, each with private bathroom and access to a large wooded terrace. A string of Andy Warhol “Marilyn Monroe” prints line the hallway leading past the sauna and adjacent bathroom, out to another deck and eventually to the master bedroom. With an outdoor Jacuzzi in front and a dedicated massage area behind, the small office adjoining the master suite might be a difficult place to work. The spectacular sea view surely adds to the distraction. Bright red Chinese doors, lucky doors, open to the very romantic bathroom which has a large tub for two bordered by tropical gardens and an ornate chandelier adds classical intimacy to the space. Unique splash backs feature pebbles suspended in clear acrylic and glassy stones lend aesthetic texture to the shower walls.

A large “his but mostly hers” walk-in closet links to the exotic master bedroom where a 300-yearold Thai temple barge board has been converted into a unique bed board. Another Sharon Marsden chandelier and more curious contemporary terrace furniture and decorative pieces beckon attention. The bedroom also contains Laurent’s favourite artwork, a painting by controversial Chinese artist Shi Lifeng. “Manipulations 2008” represents tiny red people, like worker ants being swept up by the red hand of Communist authority.

Elemental Constants In all areas two elements are constant; the sea view and the lush, thriving gardens. Chantal undertook the green task of landscaping, bringing in various flowering vines and fragrant frangipanis, palms and grasses to give colour and texture to the gardens. Prominent in the garden is a sizeable waterfall that separates the two villas and adds a water component to the ambiance. While the architecture is practical, allowing essential indoor-outdoor transitions, the view is captivating and the site conveniently close to Phuket leisure amenities, Villa Yin’s most defining characteristic is its industrial chic decoration. They all have grand en suite bathrooms with enormous stand-alone terrazzo bathtubs positioned next to long wooden shutters which can be drawn back to capture superb views, creating an exotic bathing experience. Four water hyacinth recliners face the garden and ocean, providing an extra place to relax and let the world drift by. Lipa Noi is the ideal place for a property which obviously revels in its seclusion. Lit by a backdrop of coconut plantations this area is home to owners who value their privacy and residents who want to get away from it all. As May says; “The beach is beautiful, peaceful and never crowded, but the location is still convenient for those wanting the shopping or nightlife of nearby Nathong, which is only fifteen minutes drive away.”

Fantastic Location Overall the style of the villa can be described as Thai-Balinese fusion, with the striking interiors reflecting influences from Northern Thailand and China. The owners had an architect design the structure but they worked closely with him “to ensure he knew exactly what we wanted for our dream house.” The choice of furniture and soft furnishings can all be attributed to the talented Sirinda (known as May) who enjoyed the experience of creating a space for her family and guests to enjoy. Most people who stay here do so because of the privacy the villa affords, and many guests do not venture far. However,


the newly opened Nikki Beach resort 10 minutes walk down the beach now provides a magnetic draw for some. Nikki Beach is a luxurious and prestigious chain of beach resorts which offers restaurants, bars and poolside indulgence as well as numerous events staged throughout the year. New to Koh Samui, it is proving a popular addition to the social circuit and Baan Phulay’s proximity must be considered quite an advantage when reservations are made by those in ‘the know.’

A Savvy Investment May and her husband do not often stay in the villa which was completed two years ago, as they now reside in Bangkok. However they rent it out through Samui Villas and Homes and occasionally stay there, “just the same as any other guest at Baan Phulay.

Renting it out means we can recover some of the outlay for the property and it also means we have to take good care of our house all the time in order to guarantee our guests a wonderful experience.” When asked about the future of the villa, May says they have no immediate plans except to keep renting it out as a holiday residence. She does admit however that it is also on the market “because we have a new resort project in Pai and our family may be moving to Chiang Mai permanently.” If Baan Phulay is snapped up by savvy investors one can only hope they will look after this stunning property with the care and attentions it has received up to now and which it continues to deserve.

Armani Mania “In order to create beauty, you must do only what is necessary and nothing more.” Words spoken by Giorgio Armani and echoed by State Tower resident Varute Tangsubkul as he welcomes us to his condominium. Relaxing at his decadent home perched high above the city inside lebua at State Tower Residences Bangkok, Varute explains that although he decorated the interior of his home with everything A-Z Armani, he never lost sight of the importance of simplicity when creating the vision and atmosphere for his space. With the help and expertise of a contractor, he was able to pay homage to the Italian designer in almost every aspect of the décor.

Varute Tangsubkul

From the Ground Up Upon entering the all black and white living room area, you can’t help but to notice the glossy and almost unusual flooring. Varute removed the original concrete floor and replaced it with epoxy flooring. This is the exact same material found in several Armani/Casa showrooms across the globe. Varute assures us that although this is not a common option for home flooring, it wasn’t a very difficult look to achieve. The contractor simply poured the epoxy onto the surface and let it dry for two or three days. The end result is a look that could rival any furniture showroom within a 100-mile radius. From the all white sofa in the living room, to the black and white textile Armani linen in the bedroom, the slick flooring harmonizes it all for a complete look.

From Bangkok to Milan For a look this specific, Varute needed to do a bit of travelling. While he purchased and ordered the majority of his furniture from the Armani/Casa store at the Décor Mart Design Centre in Bangkok, he headed to one of the world’s most stylish cities for the finishing touches. Varute paid a visit to the Italian fashion capital of Milan to not only attend the The Armani/Casa Exclusive Textiles by Rubelli exhibition, but to also gain further inspiration for his own interior. Whilst in Milan, he even ordered all of his flatware and tableware from the latest Armani/Casa collection.

The trip to Italy proved to be a lesson on styling as an Armani Casa stylist trained by Giorgio Armani treated Varute to a decorating session. After explaining to the stylist that he purchased the black oak Armani dining room table, she taught Varute how to match the flatware and placemats to create a look that blended well the table. The stylist also colour coordinated silver Armani tablecloths to compliment his dining chairs at the table. Varute explains “styling the tableware and dining area was the most difficult part of the house for me.”

Style Will Find You When it comes to his sense of style, Varute tells us that, “I don’t think there is a such thing as high-end taste or low-end taste.” He simply believes that sometimes, we don’t choose the style but sometimes it chooses us. “I didn’t choose Armani, it spoke to me and ultimately chose me.” After discovering Armani was his taste, it unlocked a passion within him for not only Giorgio Armani, but also what the designer has tried to accomplish with his designs and body of work.

he Authors Lounge is, appropriately, a literary lovers dream. The interior is predominantly decorated in a soft and inviting shade of

Inviting rattan furniture in a cool, crisp white compliments the cream perfectly; these signature colours are offset only by subtle hints of soft green. Aside from this, the rest of the green in the room is natural, with palms and bamboo extending upwards towards the ceilings from various locations around the lounge. After a particularly exhausting morning in the hot and humid metropolis of Bangkok’s capital city, afternoon tea is a much deserved treat.
