EXCLUSIVE INTERVIEW STORY : Pattamaporn Kittipanachol IMAGES : Courtesy of Sansiri PHOTOGRAPHY : Chavalit Kamolthammanon
Apichart Chutrakul, chief executive officer of Sansiri, one of Thailand largest property developers shares with us the corporation’s past and present challenges, and the strengths that his team brings to the industry. Long hailed as trend setters, we also discover that it is Sansiri’s long-standing customer-oriented services that have made it an industry titan. 10

W
hen people think of Sansiri, luxury condominiums spring to mind. However, for our interview with this straight-talking CEO, we convened at Sansiri’s newest premium housing estate, the 400 rai SetthaSiri Prachachuen
mega-project in northern Bangkok. Appropriately, the project’s Bhutanese concept is Apichart’s brainchild. No expenses were spared for the stunning Bill Bensley designed clubhouse overlooking a 22 rai lake: “We don’t mind spending to create a better atmosphere for our clients,” he laughs. “It proved to be a little bit more than extravagant; but we want to be exceptional.” Neither are the company’s ethics less impressive: the cost of the THB 300 million clubhouse was excluded from the project “as it would have made the houses too expensive.” As such, Sansiri’s showpiece clubhouse in every project is complemented by wide, well-paved roads, underground electrical wiring and landscaped greenery, worlds away from the tumult just beyond the gates.
From Merger to Powerhouse In 1984, the Chutrakul’s family business, San Samran Holding Co., Ltd. and Siripinyo Co., Ltd., a property company owned by the Lamsams (Apichart’s maternal clan) merged and became Sansiri, a name, chosen by his aunt by combining the names of the two companies. Apichart was designated manager of the new company. Requiring a helpmate and partner, Apichart, who was 28 at the time, turned to his younger cousin, Srettha (‘Sed-tah’) Thavisin, now Sansiri’s president. After listing in 1996, Sansiri surmounted crises and grew “to 500 employees working full-time in the office and another 2,000 working at the projects.”

not have a home. When we put up a project, the money goes around, people get more jobs. If we stop building, a lot of people will lose their jobs.” In 2008, Sansiri was awarded Euromoney’s “Best Developer in Thailand”, in light of their innovation, responsiveness to changing environments “and making use of the inherent strengths of the organization to cope with the challenging financial environment.”
Sterling Services When Apichart embarked on his first project, Baan Kai Muk, 20 years ago, besides being one of the first condominiums in Hua Hin with an unusual mustard yellow tiled façade, “people thought I was crazy because I charged THB 37,000 per sq m for a place in Hua Hin.” More astoundingly, 20 years on, a unit was resold for approximately THB 120,000 per sq m. The enormous unit’s final price tag was about THB 60 million. This happy result was due to Sansiri’s services. As a ‘fully integrated’ property company, “real estate is not just selling bricks and mortar, but also the image and services. An older project that is well maintained can be as good as a brand new project, because you have to replace the lifts, the water treatment system and [upkeep the] façade.
16
“We are the largest property management company in the country, with more than 10,000 households in 130 projects (totalling) 4.5 million sq m currently under our management. We try to serve as many of the properties that we build, as much as we can. Surroundings have to be maintained to retain its resale value. That is why we insist on managing our properties our own way.” Condominium management is not lucrative. “Average management fees for a condominium in Sukhumvit ranges between THB 50,000 - 100,000 a month to maintain the entire project. Some developers don’t want to maintain staff to look after the wellbeing of everyone in the condominium. They can easily earn the annual fee [THB 600,000 – 1.2 million] for one project by selling one house. That is why our financial ratios are not as good as other developers’. But I think it’s reasonable as long as we make enough profits to satisfy our shareholders. We do this because we believe in [enhancing] the long-term prospects of the company and property,” he explains.
Innovator Being a pioneer can be difficult when the market and local culture who are the primary clients of Sansiri are not ready for their avant garde ideas. To be in the forefront, senior management and the entire design team travel
18
Lasting Trends Three trends that Apichart believes are here to stay are services linked to demographics and the environment. Increasing numbers of clients demand services and more developers have begun providing them. Quality will be the key differentiating element. “Services require a lot of financial strength, willpower, persistence and a thick face against the complaints.” With urbanisation, people will increasingly favour smaller condominium units and houses for their ease in cleaning. “As the population around the world “to see what we can bring to Thailand. You can copy us but we have outpaced other developers.” Initially stunning industry and buyers alike, Sansiri’s ideas have since become industry standards and paved the way for projects by other developers. “We made a project in the Moroccan style, after sending our designers to bring things back from Morocco. We couldn’t sell it, but it was a good show.” They also decorated a home entirely by Philippe Starck which Thais were not receptive to. Today, other developers are building a Moroccan themed hotel and condominium in Hua Hin while a Philippe Starck designed hotel
ages, they require more attention and cannot look after their own homes so they look for condominiums that provide these services, which our concierge already does.” says Apichart. “We have to get greener. It’s something all developers have to do in terms of design and company image.” He stresses the importance of “using less energy, through better insulation and quality appliances.”

Thai people tend to do whatever they like, so we have to educate them.” Other developers have begun following suit “because they see the benefits. “Sometimes you try 10 ideas and one project gets an exceptional reception, that’s worth it,” Apichart declares. Apparently Sansiri project quality scored beautifully, winning the “Commendation of Excellence” in 2007 from the Asia Pacific Commercial Real Estate (APCRE). It is the only company in Southeast Asia accorded this prestigious honour.
Future Plans
Investment Advice “The key [to investing in property] is to have real money on hand. It’s a waiting game. If the timing is right, you make a lot of money. But in bad times, you can also make money because things are cheaper,” he says.

As much as Apichart and his team focuses on the bottom line, they are tempered by the drive to do ‘the right thing’.

Perhaps it is this rare sincerity and a long-term view of being in a partnership with clients, that lies at the heart of Sansiri’s success and enduring appeal.

Elite Condos Despite economic doldrums, the height of luxury living looms over Bangkok’s skyline. New high-rise condominium developments are underway, promising dramatic design and unparalleled amenities in the heart of the city.
35
Soaring to New Heights Round-the-clock concierge service, personal butlers, and private wine cellars are fast gaining acceptance as standard offerings in Bangkok’s latest upscale condos. Referred to as “super-luxury” or “six star” developments, such buildings have cropped up in the city’s most prime locales, including Central Lumpini, Sukhumvit, the Central Business District (CBD), and the Chao Phraya riverfront. Boasting dramatic design, the projects are designed to raise the bar on living standards. Apart from their aesthetic value, fittings and furnishings accent luxury living down to the smallest detail. Ceiling height, shower settings, and automated light controls, for example, matter. The condos also involve distinct marketing campaigns that focus on the cachet accompanying high-rise living, including sweeping views, privacy, and comprehensive service offerings. In addition, they tout the most attractive attributes of urban living: convenience, proximity to public transit lines, and access to shopping, dining, and entertainment. Accordingly, prices are the highest in the city, ranging from THB 130,000 to 180,000 per sq m. In the latest report by asking price for off-plan condominiums in Bangkok’s “highend and above” segment was THB 155,134 per sq m.

Central Lumpini Covering Chidlom, Langsuan, Rajadamri, and Wireless Roads, central Lumpini is easily the greenest area in Bangkok. Along with verdant views of Lumpini Park and the Royal Bangkok Sports Club, location is definitely a draw. Outstanding features include two BTS stations, and numerous department stores, supermarkets, hotels, and restaurants. An exciting project in this neighbourhood includes Q Langsuan, a 36-storey building located in Soi Langsuan. Developed by Quality Houses Public Company, the project is scheduled for completion during the second quarter of 2010. Inspired by art deco motifs and modernist sensibilities, the building possesses a unique selling point: it is a freehold condominium, a highly unusual quality as more than 60% of the soi is leasehold property. More than a third of the units have been sold since the project’s launch earlier this year. The majority of Q Langsuan’s 177 units are two-bedroom condos sized between 73 and 117 sq m. Larger units include two 350 sq m private pool villas and two duplex penthouses with over 500 sq m in floor space. Shared recreational and sporting facilities cover an entire floor. In the end, “it’s all about residents’ comfort and overall living experience,” the developer says.

Sukhothai Residences
CBD and Riverfront Encompassing Silom, Saladaeng, and Sathorn, Bangkok’s CBD is a mix of highrise commercial and residential properties, including branded developments sharing their premises with luxury hotels such as the Sukhothai, Banyan Tree and The Met. With joint use of the hotels’ dining, business, recreational, and spa services, these condos carry a certain quality and status, appealing to investors and would-be residents alike. Also, some offer fixed rate of returns over a set number of years, a welcome alternative to volatile equity markets, low interest rates, and falling bond yields. One of the most expensive condominiums in this group includes the Sukhothai Residences, situated on a seven-rai plot at the rear of the Sukhothai hotel on Sathorn Road. Designed by architects Kerry Hill and Ed Tuttle, the 41-storey building contains 196 units ranging from one-bedrooms to 1,200 sq m penthouses.
On the riverfront, The Pano, a 55-storey complex on nine-rai of land off Rama 3 Road, is leaving an indelible mark on the skyline. Developed by Riverside Homes Development, a joint venture between Frasers Property and Krungthep Land, the project promises “six star” resort living and panoramic Chao Phraya River views from each of its 397 units. With easy access to the CBD, The Pano offers a unique blend of greenery, open space, and urban living. The building’s marketing materials aptly suggest: “What good is a luxury home if you have to drive 40 kilometres to work every day?” Set for completion at the end of the year, about 70% of the units have been sold. Clearly, elite condos have emerged as a niche component of Bangkok’s property market. Buyers are relatively insulated, with purchasing decisions hinging largely on sentiment, including market confidence. Supply is also restricted, given the scarcity of land in the city and the large amount of capital required for development. Such forces have been kept in balance and there is room for growth, despite the performance of the rest of the economy.

VILLA YIN Villa Yin is an extraordinary example of the ancient Chinese belief of yin and yang; complementary opposites within a greater whole. Villa Yin mixes a divine natural landscape with industrial materials like concrete, glass and steel; centuries-old antiques rest idle beside ultra modern artworks that burst with colour; the fire of red is underscored by the shadows of black.
49
V
illa Yin is the innovation of Laurent and Chantal Broda, a retired French couple who have a keen eye for design and a great appreciation for the good life. Luxury features include an 18-metre gray marble swimming pool with infinity edge, dedicated massage area, outdoor Jacuzzis plus indoor whirlpool baths, sauna, wine cellar, home-theatre and even an authentic teppanyaki table.
A Clear Vision From the outset the Brodas had a clear vision of what they wanted to create. Admirers of his work, they approached local Thai architect Charupan Wiriyawiwatt of Naga Concepts to capture the best of the site’s view, light and air-flow. The very steep site also had a huge boulder sitting right in the middle. Not wanting to, “undo what nature did” the rock, three metres high and almost four metres wide, now sits in the middle of a large sun deck between the pool and the barbecue area. The site of Villa Yin, in the Cape Sol gated estate on the Millionaires Mile in Kamala, covers a 2.5-rai area and spills directly down to the sea where a rocky enclave enables utterly private swimming if only in the calmer seasons. Laurent and Chantal were looking for an ocean-front property with particular characteristics, “I don’t like a 360-degree view of the ocean, I like it mixed with vegetation and we could achieve that here. I wanted something very hidden that could blend with the landscape.”
50
Laurent and Chantal Broda
If the architecture blends, then the interior decoration pops, demonstrating another yin yang element of this house. After selling his successful retail clothing line, Laurent now channels his creativity into his Shanghai art gallery, Art+Shanghai and decorating projects like Villa Yin. “We wanted to have complete control of the interior. All of the pieces have been found in different places around the world, some things come from the Philippines, Italy, Thailand, Burma, England, China but everything was bought for a purpose.” Villa Yin comprises a series of four separate pavilions parked into the hillside. The highest level has an open round driveway from which two villas extend. On one side Villa Yang awaits discovery. This is the Brodas’ other smaller, yet equally distinctive villa. On the other side 17th century cast iron doors from India open out to the Villa Yin reception pavilion with the first of the extraordinary views and plush-cushioned sofas to smooth the transition from outside. Decorative urns, intricate wood carvings and a gorgeous antique throne line the hall leading to the huge and beautiful fully self-contained guest pavilion, or down the property past the two-bedroom maid quarters to the main living pavilion.

Suspended from the very high ceiling is a Sharon Marsten contemporary chandelier An Extraordinary Focal Point Bordered by the dark polished concrete floors, the bright blue sea is an immediate focal point through a wall of seamless full-length glass. Suspended from the very high ceiling is a Sharon Marsten contemporary chandelier; a cascade of fibre-optic filaments with red and yellow accents. This falls over a most interesting vermilion dining suite and a bespoke Minotti kitchen that enables every element to be hidden behind sleek cabinetry. Overlooking the dining area stands “Wanted Dog” by European artist Aurele; two bull-terrier statues, one black, one gold, each with the same inquisitive expression. Contemporary Chinese photographer Cui Xiuwen’s self-portrait “Angel No 5” hangs in the living room above soft Asian daybeds and beside ancient jade vases. At every turn there is something unique to see, to touch, to enjoy. Downstairs from the living pavilion are the home-theatre and two bedrooms, each with private bathroom and access to a large wooded terrace. A string of Andy Warhol “Marilyn Monroe” prints line the hallway leading past the sauna and adjacent bathroom, out to another deck and eventually to the master bedroom. With an outdoor Jacuzzi in front and a dedicated massage area behind, the small office adjoining the master suite might be a difficult place to work. The spectacular sea view surely adds to the distraction. Bright red Chinese doors, lucky doors, open to the very romantic bathroom which has a large tub for two bordered by tropical gardens and an ornate chandelier adds classical intimacy to the space. Unique splash backs feature pebbles suspended in clear acrylic and glassy stones lend aesthetic texture to the shower walls.
A large “his but mostly hers” walk-in closet links to the exotic master bedroom where a 300-yearold Thai temple barge board has been converted into a unique bed board. Another Sharon Marsden chandelier and more curious contemporary terrace furniture and decorative pieces beckon attention. The bedroom also contains Laurent’s favourite artwork, a painting by controversial Chinese artist Shi Lifeng. “Manipulations 2008” represents tiny red people, like worker ants being swept up by the red hand of Communist authority.
Elemental Constants In all areas two elements are constant; the sea view and the lush, thriving gardens. Chantal undertook the green task of landscaping, bringing in various flowering vines and fragrant frangipanis, palms and grasses to give colour and texture to the gardens. Prominent in the garden is a sizeable waterfall that separates the two villas and adds a water component to the ambiance. While the architecture is practical, allowing essential indoor-outdoor transitions, the view is captivating and the site conveniently close to Phuket leisure amenities, Villa Yin’s most defining characteristic is its industrial chic decoration. By mixing red with black, antique with contemporary, the manufactured with the natural, the Brodas have achieved a broad yet balanced villa style that is awesome and appealing, ornate and comfortable, distinctive and liveable. It is a demonstration of those complementing opposites, yin and yang within the greater whole of the Villa Yin.

KOH SAMUI
Luxury Lolling in the swimming pool, gazing out at the Gulf of Thailand over an almost deserted beach, it is hard to believe that this is Koh Samui with an abundance of attractions and modern facilities almost on the doorstep.
57
Exquisitely Special Hidden away on a sheltered stretch of beach in Lipa Noi is an attractively appointed five-bedroom property belonging to Sirinda Lapcharoen and Monchai Srida. This residence serves as an arbiter of good taste in the luxury villa market and from the moment you walk through the theatrical entrance of traditional Thai carved wooden doors into the lush surroundings of a well-established garden you know this property is special. Four separate pavilions make up the property, two double-storey structures at the rear and two single storey buildings in front, facing the blue tiled infinity pool and sweeping views over the Gulf of Thailand. Three bedrooms are housed in the first of the two storey pavilions on the right, with two guest bedrooms occupying the downstairs space and a larger master bedroom upstairs. The double guest bedrooms are ideal for children with AV facilities and large rain showers in the wooden-paneled en suite bathrooms. The master bedroom is more ornately decorated with a centrally placed king sized bed facing the balcony which features wooden day beds, perfect for enjoying sunset drinks and looking at the expanse of ocean below.
A Soothing Environment The other two-storey pavilion contains a further master bedroom upstairs which has an indulgent four-poster king sized bed in addition to a designated dressing area with fitted wardrobes and a huge sand washed terrace, which is reached by stepping through enormous floor to ceiling glass doors which flood the space with natural light.
58
All master bedrooms feature interesting Asian artwork The living room lies downstairs and is designed in an indoor/outdoor style with glass paneled floor to ceiling doors on three sides which can be folded back to create a truly natural living experience. Water hyacinth furniture and Thai silk cushions create a comfortable environment from which to enjoy the home theatre system with large plasma television.
A Verdant Oasis The single storey pavilions are separated from the rear by wooden pathways which run over serene ponds. A wooden massage sala with Thai cushions, stands in the middle of the property inviting afternoon siestas. Lush foliage surrounds the pathways and sala making sure one never forgets that this is a tropical paradise.
The pavilion on the left contains the third master bedroom with four-poster bed and chic Thai furnishings in a crimson palette. All master bedrooms feature interesting Asian artwork on the walls and day sofas as well as teak wooden furniture, most of Chinese origin. They all have grand en suite bathrooms with enormous stand-alone terrazzo bathtubs positioned next to long wooden shutters which can be drawn back to capture superb views, creating an exotic bathing experience. The third master bedroom opens out onto a sun deck which continues towards the garden and pool.
Peacefully Private The final pavilion houses the dining room and kitchen. A teak dining table holds the pride of place and seats up to ten people. The fully fitted kitchen opens up into the dining

An arbiter of good taste in the luxury villa market room and attached day lounge with a carved wooden Chinese cabinet which contains a plasma television and DVD player. Four water hyacinth recliners face the garden and ocean, providing an extra place to relax and let the world drift by. Lipa Noi is the ideal place for a property which obviously revels in its seclusion. Lit by a backdrop of coconut plantations this area is home to owners who value their privacy and residents who want to get away from it all. As May says; “The beach is beautiful, peaceful and never crowded, but the location is still convenient for those wanting the shopping or nightlife of nearby Nathong, which is only fifteen minutes drive away.”
62
Fantastic Location Overall the style of the villa can be described as Thai-Balinese fusion, with the striking interiors reflecting influences from Northern Thailand and China. The owners had an architect design the structure but they worked closely with him “to ensure he knew exactly what we wanted for our dream house.” The choice of furniture and soft furnishings can all be attributed to the talented Sirinda (known as May) who enjoyed the experience of creating a space for her family and guests to enjoy. Most people who stay here do so because of the privacy the villa affords, and many guests do not venture far. However,
the newly opened Nikki Beach resort 10 minutes walk down the beach now provides a magnetic draw for some. Nikki Beach is a luxurious and prestigious chain of beach resorts which offers restaurants, bars and poolside indulgence as well as numerous events staged throughout the year. New to Koh Samui, it is proving a popular addition to the social circuit and Baan Phulay’s proximity must be considered quite an advantage when reservations are made by those in ‘the know.’
A Savvy Investment May and her husband do not often stay in the villa which was completed two years ago, as they now reside in Bangkok. However they rent it out through Samui Villas and Homes and occasionally stay there, “just the same as any other guest at Baan Phulay.
Renting it out means we can recover some of the outlay for the property and it also means we have to take good care of our house all the time in order to guarantee our guests a wonderful experience.” When asked about the future of the villa, May says they have no immediate plans except to keep renting it out as a holiday residence. She does admit however that it is also on the market “because we have a new resort project in Pai and our family may be moving to Chiang Mai permanently.” If Baan Phulay is snapped up by savvy investors one can only hope they will look after this stunning property with the care and attentions it has received up to now and which it continues to deserve.

LIVING INTERIORS STORY : Stephanie Roy PHOTOGRAPHY : Nakarin Banjerdjin
Living room overlooking the city. Sofa “Oasi” by Armani/Casa, pictured in white leather. Curved back and armrests with seating for up to three. Standard collection upholstery fabric is removable and comes in leather. Dark brown oak feet.
Armani Mania “In order to create beauty, you must do only what is necessary and nothing more.” Words spoken by Giorgio Armani and echoed by State Tower resident Varute Tangsubkul as he welcomes us to his condominium. Relaxing at his decadent home perched high above the city inside lebua at State Tower Residences Bangkok, Varute explains that although he decorated the interior of his home with everything A-Z Armani, he never lost sight of the importance of simplicity when creating the vision and atmosphere for his space. With the help and expertise of a contractor, he was able to pay homage to the Italian designer in almost every aspect of the décor.

Varute Tangsubkul
From the Ground Up Upon entering the all black and white living room area, you can’t help but to notice the glossy and almost unusual flooring. Varute removed the original concrete floor and replaced it with epoxy flooring. This is the exact same material found in several Armani/Casa showrooms across the globe. Varute assures us that although this is not a common option for home flooring, it wasn’t a very difficult look to achieve. The contractor simply poured the epoxy onto the surface and let it dry for two or three days. The end result is a look that could rival any furniture showroom within a 100-mile radius. From the all white sofa in the living room, to the black and white textile Armani linen in the bedroom, the slick flooring harmonizes it all for a complete look.
From Bangkok to Milan For a look this specific, Varute needed to do a bit of travelling. While he purchased and ordered the majority of his furniture from the Armani/Casa store at the Décor Mart Design Centre in Bangkok, he headed to one of the world’s most stylish cities for the finishing touches. Varute paid a visit to the Italian fashion capital of Milan to not only attend the The Armani/Casa Exclusive Textiles by Rubelli exhibition, but to also gain further inspiration for his own interior. Whilst in Milan, he even ordered all of his flatware and tableware from the latest Armani/Casa collection.
74
The trip to Italy proved to be a lesson on styling as an Armani Casa stylist trained by Giorgio Armani treated Varute to a decorating session. After explaining to the stylist that he purchased the black oak Armani dining room table, she taught Varute how to match the flatware and placemats to create a look that blended well the table. The stylist also colour coordinated silver Armani tablecloths to compliment his dining chairs at the table. Varute explains “styling the tableware and dining area was the most difficult part of the house for me.”
Style Will Find You When it comes to his sense of style, Varute tells us that, “I don’t think there is a such thing as high-end taste or low-end taste.” He simply believes that sometimes, we don’t choose the style but sometimes it chooses us. “I didn’t choose Armani, it spoke to me and ultimately chose me.” After discovering Armani was his taste, it unlocked a passion within him for not only Giorgio Armani, but also what the designer has tried to accomplish with his designs and body of work.

Cruising Among the Clouds A visit to MJETS, the largest private jet company in Thailand, located at Don Mueang International Airport, reveals what makes chartered flights so special.
86
History MJETS is the result of pooling the formidable financial clout and entrepreneurial skills of two Thaibased global conglomerate families lead by William E. Heinecke who founded Minor International PCL, and Kirit Shah and daughter Nishita Shah, founder and major shareholder respectively, of Precious Shipping PLC. William’s passion for planes and flying combined with the need to manage his businesses sprawled across the region and farther afield led to the purchase of his Malibu Piper Jet-prop in 1995. Sharing similar needs and interests were Nishita, a qualified pilot, and her father Kirit, whose family-owned businesses were equally extensive. The ensuing partnership resulted in purchasing powerful business jets that were subsequently chartered to the public. Minor Aviation Ltd. was officially launched in 2006 by the partners and later rebranded MJETS in 2008.
"Experiencing VIP private jet travel with MJETS, is one where our guests are treated like royalty."
general manager Kerry Burns
Flying Despite competitors in Malaysia, Singapore and Hong Kong, MJETS’ fleet of Thai registered aircraft continues to attract foreign clients due to Thai aviation prohibitions on cabotage, explains marketing and sales director Brigitte Brizon, referring to the transportation of passengers originating and terminating in a country by a foreign air carrier. For instance, no foreign air carrier can pick up passengers in Chiang Mai, fly to Phuket, then drop them off in Bangkok. Considerable time is saved by flying direct routes prohibited to commercial airlines. For example, in order to
Benefits of Chartered Flights • Access to not just major airports but also to small obscure airports around the world, like those in Buri Ram, Loei and Phrae, that bar airline landings due to runway limitations or airport restrictions. • Flexible flight times allow clients to make three or four stops in a single day. Twenty four hour customer service handles all requests, changes and queries.
reach Chiang Rai with an International carrier, you must first clear customs in a Thai International Airport such as Bangkok or Phuket and then change to a Thai carrier in order to fulfill your trip, whereas with the private jets you can come from any destination and fly straight directly into Chiang Rai. A trip with MJETS is fuss-free. VIP clients (passengers) arrive to the airport only 15 minutes before departure. As one of the only operators with access to the VIP lounge at Don Mueang, check-in and immigration is processed by MJETS’ in less than 10 minutes while clients wait in the lounge. After a quick baggage check, passengers can board the private jet parked just outside. Arriving at the destination, agents greet clients at their aircraft and the reverse process unfolds seamlessly. Privacy and security is ensured with single party flights while confidentiality means that third parties have no access to client names and schedules.
• Meals can be arranged to suit your pallet. No request is too small. • No delays, cancellations or lost luggage. Requirements • Advance notice is required, 12 hours is sufficient for domestic flights. International flights require two – three days for most countries but depending on aviation law in particular countries may take up more time to be granted with the flying and landing permits. • Check luggage size and weight restrictions they may be lower than airlines.
89
Services In addition to chartering flights by the hour and day or block hour rentals, MJETS is developing specific and customised packages. Minor International is affiliated with 35 hotels and two residential developments including Anantara, Four Seasons and Marriott. Clients will have the possibility to select all-inclusive packages catering to romantic honeymooners, golfers, families, shoppers, adventurers and gamblers. “Tell us your needs and we will best match your requirements to design the perfect package for you! People who have yachts in Phuket and other locations fly their family and friends down, pick up the yacht for a trip out and then fly back. Such convenience.” smiles Kerry.
Ownership Expert advice is available to buyers at MJETS. Kerry, a qualified flight instructor for commercial jets, has more than 25 years notched up in the aviation industry, with 12,000 hours logged as a pilot, while Brigitte previously worked for a flight broker company. Together with the board members, and MJETS team, MJETS can analyse and recommend the best plane of any maker to suit specific needs, though MJETS offers discounts as Cessna’s representative in Asia.
Future Nearly ready for launch is the MJETS VIP Membership Card, (akin to prepaid mobile phone cash cards.) which will give benefits to its members such as preferential rates.

All planes can fly to most destinations in the world. The fleet consists of first hand purchases and is one of the most modern in the region where most competitors have just one jet. The Citation X is the fastest business jet in the world: “Mach 0.92 is about 90% the speed of sound; commercial planes are about Mach 0.80. The difference is negligible on short flights, but on longer flights, the difference is marked. For example, a flight to the Maldives would be 40 minutes faster than that of a commercial plane, explains Krit Arthanuraks, pilot and director of maintenance. The range indicated below is the maximum distance each plane can fly from Bangkok without stopping. Farther destinations require pitstops, though in locations near affiliated hotels, passengers can rest there instead of at the airport.

Afternoon Tea

at the Oriental Bangkok While staying at Bangkok’s prestigious Oriental Hotel in 1988, novelist Joseph Conrad declared the Authors Lounge, the location of the famous afternoon tea, one of his favourite places to relax.
T
he Authors Lounge is, appropriately, a literary lovers dream. The interior is predominantly decorated in a soft and inviting shade of
cream, from the large, square marble floor tiles to the multi-textured walls, and right to the peak of the excessively tall ceilings. Inviting rattan furniture in a cool, crisp white compliments the cream perfectly; these signature colours are offset only by subtle hints of soft green. Apple toned awnings extend from white slatted windows, and the cream linen cushions on the furniture display small prints of elephants grazing next to trees. Aside from this, the rest of the green in the room is natural, with palms and bamboo extending upwards towards the ceilings from various locations around the lounge. After a particularly exhausting morning in the hot and humid metropolis of Bangkok’s capital city, afternoon tea is a much deserved treat. Relaxing into the welcoming white furniture, we were presented with two menus. The first, a full
