provide a bypass loop around St. Louis County and the Metro East. From a nostalgic perspective, two of the nation’s most recognized two-lane highways run through the area. Historic Route 66 runs right through downtown Edwardsville, while Route 50, the nation’s only coast-to-coast two-lane highway, skirts the southern extremities of Madison County. Highways 159 and 157, as well as Governors Parkway, are the main arteries in both communities and give residents quick access locally.
FLY Residents of Edwardsville and Glen Carbon can merge onto I-270, cross the Mississippi River and easily access Lambert-St. Louis International Airport (www.flystl.com), usually in about a half-hour. With daily service to all major airports and many regional airports provided by 12 different airlines, Lambert-St. Louis International also has infrastructure for efficient handling and forwarding of cargo via air cargo charters. Residents and businesses also have access to several regional airports on the Illinois side.
RIDE Public transportation is an increasingly viable option in the region. ◗ Madison County Transit (www.mct. org) offers bus service throughout Madison County and provides seamless links to other transportation hubs servicing the Metro East and St. Louis areas. ◗ Metro (www.metrostlouis.org) offers MetroBus and MetroLink light rail transportation to destinations throughout St. Louis, including Lambert-St. Louis International Airport, and a MetroLink station is just 20 minutes away from Edwardsville/Glen Carbon. ◗ Interstate rail travel is easily accessed through a nearby Amtrak station (www.amtrak. com) in Alton, Illinois, with daily service to St. Louis, Chicago, Dallas and San Antonio.

A History of Steadfast Prosperity
EDWARDSVILLE Edwardsville is generally acknowledged as the third-oldest city in Illinois. Due in part to a thriving Native American population, some of the first European settlers to forge across the Illinois prairies halted in this region. In 1805, South Carolina native Thomas Kirkpatrick constructed a two-room cabin on a bluff overlooking Cahokia Creek, a location within modern-day Edwardsville’s northern city limits. Word of the family homestead’s prosperity quickly spread back east, and by 1809 more settlers joined the Kirkpatricks to form a small village. Edwardsville was forever changed by the arrival of Benjamin Stephenson and Ninian Edwards from Kentucky. Edwards was appointed governor of the newly formed Illinois Territory in 1809, and served as governor of the state of Illinois from 1826 to 1830. He named the Kirkpatrick cabin as the first seat of justice for Madison County in 1812, and in return, Kirkpatrick named the town Edwardsville the following year. Stephenson achieved the rank of colonel during the War of 1812, going on to serve as a congressional representative for the Illinois Territory from 1816 to 1818. Both Stephenson and Edwards erected stately Federal-style brick homes in a portion of town referred to as Upper Edwardsville, and thanks to ambitious restoration efforts, Col. Stephenson’s house still stands. Referred to as the “Land of Goshen,” Edwardsville continued to prosper. The town was situated at the western end of a vital travel route cutting back across the state to Shawneetown on the Ohio River, which encouraged growth. By the time the Civil War ended, Edwardsville was a thriving town of nearly 2,000, boasting a courthouse, a local newspaper (The

Intelligencer), beer breweries and a furniture factory. Around 1890, industrialist N.O. Nelson built a modern plumbing fixtures manufacturing facility, complete with a selection of new homes for his employees. He named the project “Leclaire” after a French profit-sharing pioneer. The 150-acre complex sat just southeast of Edwardsville’s center. His factory was a model of efficiency, highlighted by exemplary working conditions. The Edwardsville/Glen Carbon Chamber of Commerce, an advocacy group for local business, was founded in 1924. With the country’s most revered highway, Route 66, flowing right through the heart of Edwardsville, the business community grew, as did the need for employees with a college education. So, in 1955, a group of concerned parents and business leaders from the chamber of commerce began an advocacy campaign to establish a public university in the Metro East. In 1957, Southern Illinois University opened two residence centers in Alton and East St. Louis. Groundbreaking for Southern Illinois University Edwardsville was held in 1963, and classes began in permanent facilities on the new SIUE campus in 1965. GLEN CARBON Literally translated, Glen Carbon means “Valley of Coal,” and Glen Carbon’s history is inseparably linked with this black gold. Glen Carbon was the home of Madison County’s first pioneer settler. In 1801, Col. Samuel Judy, of Swiss lineage, settled on his military-granted 100 acres near the base of the bluffs. The area remained predominantly rural for most of the century, but the increasing importance of the coal mining industry after the Civil War set the stage for growth. Glen
Carbon was positioned atop vast coal reserves. The Madison Coal Corporation operated two coal mines and a coal-washing facility south of Edwardsville, which drew an increasing population into these hills. In 1892, 76 residents petitioned the county court, and the Village of Glen Carbon was officially incorporated. Glen Carbon still honors its coal mining heritage with statues and parks throughout the town, but much of its current success is due to the opening of the Southern Illinois University Edwardsville campus. By 1980, Glen Carbon’s population exploded, ballooning 174 percent. WWW.EDGLENCHAMBER.COM

A Different Kind of Atmosphere
The Edwardsville/Glen Carbon area offers a unique blend of rural beauty with quick access to a metro scene in nearby St. Louis. Quality of life here is a major source of pride – no doubt one of the main motivators behind the strong-andsteady local real estate market. TOP-RATED EDUCATION Its education system warrants bragging rights as one of the top-rated districts in the state. Edwardsville is home to a Southern Illinois University campus – one of the largest local employers – as well as a community college. Not only does that make the area attractive for students, but also for those who want to live in a college town with a cerebral vibe, numerous coffee shops, bicycle trails and bountiful green space areas. A good number of Edwardsville/Glen Carbon residents commute about 30 miles to St. Louis for work, and this area provides a respite from the city while being close enough to interstates 270 and 255 to make the daily drive seamless. Glen Carbon not only offers a quick commute to
the city, but it also thrives because of its regional presence in the retail market as well, said Jamie Bowden, Glen Carbon Village Administrator. “The median income for the village of Glen Carbon along with our local schools and amenities help attract a wide range of businesses to our community,” Bowden said. In 2009, Glen Carbon was named to the “Top 100 Best Places to Live” list by CNN Money Magazine. It offers a variety of unique restaurants and shops, and it’s known for its annual “homecoming” festival that includes a parade, covered bridge run, amusement rides and a beer garden every June. ENVIABLE FAMILY APPEAL Edwardsville also has been recognized several times for its appeal, with Family Circle magazine deeming it one of the top 10 cities and towns for families in America in 2010. The accolade was due to the town’s affordable housing, excellent school system and green spaces. In 2013, the website NerdWallet ranked Edwardsville first in best cities for young families.
Part of what sets Edwardsville apart is its downtown, where you’ll find picturesque lampposts, plenty of benches and varied architecture. Downtown is also home to independently-owned restaurants and shops, and the Goshen Market that offers fresh local produce Saturday mornings May through October. Edwardsville’s history as the third-oldest town in Illinois is a source of pride and distinction. Businesses, schools, churches, cemeteries and homes are among the more than 40 designated local historic landmarks here. Edwardsville is also known for having one of the lowest costs of living in the U.S. Furthermore, the housing stock is varied, which makes the area attractive to a wide variety of potential newcomers. Apartments and condos are plentiful, as are the starter-home stock and lakeside properties. The majority of properties are single-family homes. Edwardsville has devoted more than 140 acres to public green spaces spread over 13 city parks – with more on the way – many of which

are neighborhood parks that make a leisurely afternoon or evening outside just a few minutes away. The community also enjoys indoor recreational activities at two YMCA facilities, which also offer early childhood development programs, daycare and summer camps. “The combination of a stellar education system and a location perfect for large and small businesses, makes the Edwardsville and Glen Carbon area the perfect place for a family to locate,” said Kyle Anderson, CEO of the Greater Gateway Association of REALTORS. “Quality housing stock, family-friendly parks and entertainment options help close the deal with most who see this area.” GLEN CARBON: RICH IN HISTORY Glen Carbon celebrated its 125th anniversary of incorporation in June 2017. The village had humble beginnings as a hodgepodge of small areas: Peters Station to the west, Mont Station to the east, and the original Goshen settlement. In 1892 many of these areas were consolidated and the Village of Glen Carbon was born. Over time, two railroad depots were built. These were well-used by folks looking to travel to St. Louis, providing a convenient method for day trips. Those in mining and business found the railway was a significant way to transport coal and other goods to various locations. Today, most of businesses are found in the eastern portion of the town, with the “Old Town” section remaining quaint.
Local history is also documented in several cemeteries dating back to before the village was founded. Many community pioneers and soldiers are buried here. From the start, Glen Carbon townspeople were education-minded. The current Glen Carbon Heritage Museum building started out in 1914 as a schoolhouse. The structure also has served as a WWII scrap metal collection center, blood bank, civil defense building, village offices, police station, doctor’s offices, library and more. In 2014, the building was placed on the National Register of Historic Places by the U.S. Parks Service/Department of the Interior. Today, it bears original hardwood floors and tin ceilings, welcoming visitors to experience and preserve local history. GLEN CARBON TODAY Several new developments are evident in the village. They include Altitude Trampoline Park, Variety Storage Facility and the massive West Main Street Extension across State Route 157. Plans for a new suite of professional office buildings are also on the horizon. The village is also home to Greenspace North, a 34-acre conservation area that boasts a hiking and biking trail to the west and across from village hall. The park features public parking and access to Madison County Transit Nickel Plate Bike Trail. On the east side of Glen Carbon is the new Greenspace East Recreational Trails Project,
with designations for walking, jogging or hiking (biking is prohibited). The project spans 80 picturesque acres just west of Old Troy Road, east of Route 159. Main access points include trails at the end of South Trace Road and off of the Ronald Foster Heritage Bike Trail near Oaklawn Drive. People hit the trails without worry: an asset that differentiates Glen Carbon is public safety, Bowden said. In 2014, the village ranked 12th on the “SafeWise 50 Safest Cities in Illinois” list. The vast Madison County Transit bike trails that are locally accessible, as well as myriad parks, easy access to the interstate for commuting, and its location shadowing St. Louis Metro region make Glen Carbon one of the premier places to call home in southern Illinois.

Entrepreneurial Spotlight: Chef’s Shoppe Gourmet Kitchen Store The Chef ’s Shoppe in Edwardsville has been helping families prepare meals and set tables for more than two decades. Owners Scott and Nancy Schneider say their calling is to help with the ever-important task of helping families and friends reconnect and bond at the dinner table. Their goal is simple: to make cooking enjoyable and entertaining by providing a local, friendly source for gourmet tools and trinkets including cookware, bakeware, cookie jars, cutlery, grilling and kitchen linens. This independent business strives to be more than just a place to buy kitchen gadgets. Staff here is ready and willing to provide unparalleled customer service, answer questions and problem-solve with customers. And they do it well, as time can attest: the store, at 2320 Troy Road, in Schnuck’s Plaza, recently celebrated its 20th anniversary. “Mostly we are thankful for our customers who continue to support us by choosing to spend their hard-earned money with us,” Nancy said. “While celebrating our 20th anniversary, we are looking forward to the next 20 years.” The husband-and-wife team bought the shop in 2006, with Nancy overseeing the day-to-day operations and Scott working behind the scenes on bookkeeping. Business boomed those first few years, and in

July 2009, the Schneiders expanded by moving to their current, larger location. They made their foray into mouth-watering homemade fudge that same year. The store’s creamy fudge is handcrafted with real butter, vanilla and cream by staff “fudgekeepers.” Varieties include chewy praline, gooey cluster, peanut butter fudge, dark chocolate caramel sea salt (one of the most requested), mint chocolate swirl and orange cream. If you’re not sure which flavor to try, worry not: The Chef ’s Shoppe isn’t stingy with samples. And there’s more tasty, homemade treats where that came from. About five years ago, the Chef ’s Shoppe took on another new component that has proven to be a mainstay – gourmet popcorn. In 2012, the business grew by adding an adjacent 2,500 square feet and launching 70 flavors of popcorn. Scott had recently retired from his fulltime job at AT&T, so he officially became the store’s chief popcorn maker – or “popologist,” as they call it. The crew pops, flavors and packages hundreds of gallons of the fluffy, tasty treat every week. Flavors range from classics like original and Chicago Mix (the store’s most popular flavor), to candy-coated varieties, to kettle corn and even dill pickle. There are free tastings so you can easily find what you’re looking for. Plus, there’s an online popcorn store, giving folks no excuse to skip snack time. There are eight serving sizes, ranging from a mini (3 cups) to party size (275 cups). The store happily works with area schools, brides-to-be and expectant mothers in coordinating popcorn flavors to match team colors, wedding party swatches and more for special events. Today, the store is as popular as ever, with
about 30 regular employees (and 40 during the peak holiday season). It offers newer features such as bulk candy dispensers, saltwater taffy, hand-painted chocolates and dozens of fizzy glass-bottle sodas. If sweet isn’t your thing, there are several brands of easy-make dip and cheeseball mixes on hand as well. The store truly has snacks and treats sure to please every palate. Need a little warm-up? Coffee and tea lovers will have a field day poring over the business’s wide selection of fresh flavored and unflavored coffees, as well as bag and loose-leaf teas. The store offers a plethora of related supplies, such as tea kettles, infuser mugs and tea thermometers. The Chef’s Shoppe believes in giving back to its customers, too. The shop has a rewards program that gives members a coupon, which never expires, equal to 10 percent of their total spent after every six purchases. The credit can be spent right away, or customers may accrue coupons. “We are blessed to be a part of the Edwardsville/Glen Carbon area, where customer loyalty and supporting local business is ingrained into the community,” Nancy said. “We understand that customer loyalty isn’t something you are given but something you earn, and we are thankful to our associates for their eagerness to serve our customers. Our hard-working team members delight in sharing their talents and supporting one another; their enthusiasm is contagious. Other services offered here include knifesharpening and gift-wrapping. Edwardsville/Glen Carbon officials know it takes a delicate balance of several key elements to build a vibrant local economy that not only sustains current needs, but lays the foundation for future growth and prosperity. Contributing factors include the area’s convenient location with close proximity to the major metro amenities of St. Louis. Easy access to major interstate highways goes hand in hand with that. Also key are strong intergovernmental partnerships that aim to be mutually beneficial. And there’s much to be said for also being home to an award-winning university as well as offering an enviable quality of life. Simply put, Edwardsville/Glen Carbon is the total package. A POSITIVE CONNECTION Connecting government and economic agencies to one another and to citizens is crucial to attracting – and retaining – businesses. The Edwardsville/Glen Carbon Chamber of Commerce is the local authority on that. The agency acts as a liaison between businesses and various groups. It also advocates for issues that are important to businesses. Recently, strong local partnerships between business and government facilitated the acquisition of multiple corporate and national warehouse tenants, according to Cathy Hamilton, commercial real estate broker for the BARBERMurphy Group. For example, Amazon opened two fulfillment centers in the Gateway and Lakeview commerce centers. The project created thousands of jobs and spans a combined 1.4 million square feet of renovated space. Another major coup was the relocation of the Prairie Farms national headquarters to Edwardsville Professional Park along Interstate 55. The Prairie Farms move brought new construction in the form of a 30,000-square-foot
building, plus 80 jobs. “These projects strengthen the local market by diversifying the businesses and jobs that the community attracts, and by proving Edwardsville/Glen Carbon can support and attract high-quality national businesses,” Hamilton said. RETAIL HOT SPOT Edwardsville/Glen Carbon is becoming well known for retail, too. In-progress developments include Edwardsville Town Center, Ironworks, Whispering Heights, and TownePlace Suites by Marriott. These developments bring more options for local shoppers and provide convenient access to national retailers. The Edwardsville/Glen Carbon market fosters an entrepreneurial spirit and a balance of national retail tenants and unique locally owned and operated retailers, Hamilton said. TOP-NOTCH QUALITY OF LIFE Perhaps the biggest advantage of the Edwardsville/Glen Carbon market is its continued focus on improving and expanding the quality of life amenities offered in the community, Hamilton said. There are recreational and leisure activities designed to suit all ages. The wide variety of amenities include being home to colleges and a university, many parks and bicycle trails, a variety of restaurants and shops and a number of festivals and special events. One of the more popular annual events is TheBANK of Edwardsville Rotary Criterium – a series of high-speed bicycle races, children’s races and live bands – in downtown Edwardsville. GROWTH IN GLEN CARBON The village of Glen Carbon is growing rapidly. In recent years a new Sam’s Club, Jimmy John’s
and Texas Roadhouse opened, and Walmart expanded its footprint. A major business draw is the community’s proximity to Interstate 270 via two entrance points at Illinois Route 157 and Illinois Route 159. Interstates 55 and 70 are also just minutes away. Plus, many folks take advantage of the more than 130 miles of scenic, paved Class One Madison County Transit bicycle trails. ADDITIONS IN EDWARDSVILLE Edwardsville also strives to make sure that businesses feel welcome, and part of that means offering incentives. With several tax increment financing districts in the city, many businesses are able to improve façades. And the TIF district on North Main Street has fostered many reconstruction projects, including new water lines, sidewalks and lighting, making the area lively and welcoming. A number of national businesses are making Edwardsville home because of the city’s atmosphere. SIUE SUPPORTS SMALL BUSINESSES Another community resource is the Southern Illinois University Edwardsville Small Business Development Center (SBDC), operating two SBDC offices and the International Trade Center. They provide services and information to Southwestern Illinois entrepreneurs, business owners, small business service providers and the university community. The SBDC offers counseling, research and advocacy for new ventures and existing small businesses. Connecting individuals and groups by offering expertise and relationship-building opportunities is what truly establishes a sense of community and sets the Edwardsville/Glen Carbon area apart from the rest.

185 square miles. It encompasses two suburban communities, several small towns and a large, unincorporated rural area within its boundaries. While many of the surrounding communities – particularly in Madison County – have endured a drop off in population in recent years, the district has experienced growth fueled by those relocating to the area from neighboring communities, coupled by transfers into the St. Louis area. Many District 7 residents work in the St. Louis metropolitan area; and a number of those are employed by high-tech companies, such as Boeing or Conoco Phillips, as well as the large number of local medical research institutions. Compelled by the area’s reputation as a strong community with an equally solid school system, clients are steered to the Edwardsville/Glen Carbon area by local real estate agents. Ninety-five percent of Edwardsville High School graduates attend college. The EHS Class of 2015 had an ACT composite score of 24. Average ACT composite score for the Class of 2017 – 24.4, which includes ACT scores of one 36, five-35s and nearly 20 percent of the Class of 2017 scored at least 30. Approximately 7,500 students in grades preK12 are enrolled in District 7, a hike of more than 3,000 since 1984. EHS serves approximately 2,500 students and is fully accredited by the Illinois State Board of Education. Over half of the more than 150 professional staff members possess at least a master’s degree. The school curriculum offers over 160 courses, including applied technology courses, 16 AP courses and more than 30 honors courses. EHS offers dual credit classes through a partnership with Lewis and Clark Community College and Southern Illinois University of Edwardsville. Lewis and
Clark, based in Godfrey, Illinois, has a campus in Edwardsville as well. Meanwhile, SIUE, situated on 2,660 acres on the western edge of Edwardsville, is the area’s largest employer. The school serves a student population of nearly 14,000. EHS offers more than 30 honors courses and 16 Advanced Placement courses, including AP Calculus AB, AP Calculus BC, AP Computer Science, AP Physics C: Mechanics and AP Microeconomics. An educational foundation, comprised of local business leaders, helps generate funding for projects which directly benefit students. For example, each of the district’s 500 classrooms is equipped with an interactive whiteboard system as part of the Technology in the 21st Century Classroom Initiative. The theater department has had more students chosen for the Illinois State Theater Festival’s all-school performance than any other Illinois school. Meanwhile, the music department – which includes band, orchestra and vocal music – sent more students to the All-State music festival than any other school. Like the educational achievements there, EHS athletics reflect excellence in several areas, including 132 appearances in state tournaments, more than 200 conference champion teams; over 100 regional titles; more than 100 sectional titles; 23 individual state champions since 1997 and Southwestern Conference All-Sports trophy winner 16 of the last 17 years.
