The Jeff Richardson Company emerged as an independent business after Jeff R. Richardson graduated from Furman and began selling insurance as an independent sales person. He later began dabbling in real estate, and was one of the first in the Upstate to become a licensed agent. His son, Jeff, jr. joined him after graduating from Furman. An “invitation from the government” came shortly afterwards, delaying his chance to complete his first real estate transaction. After his father’s retirement in the late 1970s, Jeff, jr. sold the insurance end of the company and concentrated solely on real estate. Caroline Richardson Mahaffey is the third generation family broker at the Jeff Richardson Company. She began in the family business while a small child. Her father, Jeff Richardson, jr. would bring home the new pages of the Multiple Listing Service, and she and her sisters would take out the expired and sold listings pages and replace them with pages of new listings. Caroline would regularly ride out with her grandfather, Jeff Richardson, or her father to look at property. Officially, she began as a licensed real estate agent in the mid 1980s, and became Broker in Charge in 2005.

embracing our history

Simpsonville has a long and storied history. The first white settler to the area arrived in 1774, before the Revolutionary War. It was Cherokee tribal land at the time and virtually lawless, but Nathaniel Austin settled here with his wife and 11 children regardless, carving out a huge homestead located east of today’s downtown Simpsonville. He called it “Gilder.” “There was supposedly a rocky relationship between the Austins and the Cherokee. In fact, as the stories go, his daughter was killed by the Cherokee,” explained Andrew Staton, executive director of the Simpsonville Genealogical Research Room and author of “Images of America: Simpsonville.” His new book is a compendium of 202 historic and current photos that is available for purchase at Carolina Olive Oil, Vaughn’s Country Store, and the Genealogical Research Room, among other local businesses. The Cherokee were not the only ones with whom the settlers were scuffling. The strife of the Revolutionary War even reached this far into the upcountry. In fact, the Battle of the Great Cane Brake was fought here in December 1775 in the area along the Reedy River that is now occupied by Hopkin’s Farm. South Carolina militia, along with some Continental regulars, ventured into Cherokee country to clear out some Loyalists (Tories) who were gathering in the area and routed them for a significant American victory, Staton said. As the years went on, more families settled in the Simpsonville area to farm, including the Kilgores and the Greshams. It took until the 1840s, however, for a community to begin to form that was originally known as “Plain.” During that time Peter Simpson relocated to the area to establish a blacksmith shop and became the postmaster. With lots of hard work and encouragement from Simpson, a community grew up around the post office and was eventually named in his honor. The biggest thing to happen for the little town, however, was the coming of the railroad in 1885, Staton said. It gave Simpsonville greater access to the rest of the surrounding area so more and more merchants and tradesmen chose to locate here. The Cedar Grove and First Baptist Churches were the first churches built in downtown Simpsonville, although there were others that had been established earlier on the perimeter of the community. A school was also built because education was highly valued by the residents, Staton said. In fact, there was once a music college in Simpsonville and the Simpsonville Schools were the first in the county to add an 11th grade to its curriculum. Simpsonville was formally incorporated on July 26, 1901. The primary occupation of local residents was still farming, however, until the town built a textile mill in 1907. The upcountry of South Carolina was known at the time for its textile mills where they transformed the cotton grown in the Lowcountry into cloth and Simpsonville wanted it as a source of income. The mill drew additional residents to Simpsonville and a small neighborhood grew up around the mill, which was eventually purchased by the Woodside brothers who made it a part of their Woodside chain of mills. It was a major place of employment for many years but began a slow decline

in the 1950s when more modern industries like Cryovac, a food packaging company, began to move in. The mill finally closed in 1980 and today the mill structure has been converted into condominiums. L.L. Richardson, a physician, served as Simpsonville’s mayor from 1917 until his death in 1958. He presided over the town during the heyday of the textile mill, steering it through the challenges of The Depression and World War II. He was well-liked and is viewed by most as Simpsonville’s benevolent father. His passing was viewed as a huge loss, despite his advanced age. Several of Richardson’s sons also contributed to Simpsonville’s growth during those years. One became the superintendent of schools and another founded the Jeff Richardson Company, a real estate firm that still exists today. The late 1950s into the 1960s was a period of profound change for Simpsonville. The old all-white Simpsonville High School closed in 1957, as did similarly tiny schools in neighboring Mauldin and Fountain Inn. They merged to create Hillcrest High School, which still thrives today, Staton said. Several years later, thanks to the Civil Rights Movement, the area’s all-black Bryson High School closed and merged into Hillcrest High School, as well. It was also during this time that U.S. Secretary of Education and South Carolina Governor Richard Riley, who helped to found the local Rotary Club, got his political start as Simpsonville’s municipal attorney. Simpsonville began to truly boom in the 1970s when developer Ralph Hendricks built two huge subdivisions in the community – Poinsettia and Westwood. At the time, Westwood was the largest subdivision ever built in South Carolina and these two housing developments led to Simpsonville’s population boom. Hendricks was elected mayor in 1975 and he served for 12 years, building Simpsonville’s iconic clock tower during that time. Today, although Simpsonville can be considered a suburb of Greenville, the small-town spirit of the past is still very much alive, Staton noted. National retailers like Wal-Mart, Target and large grocery stores serve residents from Fairview Road while smaller local businesses continue to thrive in the historic downtown. Simpsonville is currently undergoing another building boom as more and more farmland along the edges of the community are annexed and additional homes and commercial ventures are built. Despite the growth, Staton said that Simpsonville still maintains a nice balance between country and modern suburb.

Life is good and the living is easy in Simpsonville. Located only 20 minutes from downtown Greenville and an hour and a half from both Charlotte and Atlanta, Simpsonville is a growing community with enviable schools, beautiful parks, wonderful public services, fun events and a full complement of restaurants, retailers and employers to keep residents engaged and happy. “You can get more house for your money in Simpsonville than in Greenville,” explained Holly May with Coldwell Banker Caine. “The average price of a single family home in Simpsonville over the past 12 months has been $237,861, according to the Multiple Listing Service. So it is very affordable.” “We have some historic homes in the downtown, but many of those relocating here are looking for new homes and we currently have four major builders constructing subdivisions here, ranging from 30 homes to several hundred,” May added. “Meritage Homes is building 271 homes at their “Lost River” community and then there is DR Horton, Ryan Homes, Mungo Homes and Great Southern Homes which all have projects underway.” The Simpsonville housing market includes single-family homes, townhouses, duplexes, a few condominiums, and even maintenance-free detached single family homes. “Many people move here to work for one of the large employers here or in Greenville and another large group consists of empty-nesters from up north who move here to retire and be closer to their children,” she said. “They are drawn by their family, but also by our many golf courses, our active senior center, and the many fun things to do with their grandchildren like the Discovery Island water park.” Nearby Hillcrest Memorial Hospital, which is part of the Greenville Health System, is another draw. “Simpsonville is a community that has been able to maintain growth while keeping the small-town feel alive,” said Tiffany Cherry, community relations specialist with the City of Simpsonville. “Main Street is a hub of activity year-round with annual events and local shops, restaurants and entertainment. We also have big name stores. Everything that you need is right here at your doorstep.” In 2010 Family Circle Magazine named Simpsonville one of the Ten Best Towns for Families in South Carolina, and that was followed in 2011 by Money Magazine naming it one of the 25 Best Affordable Cities in the United States. In July 2016, career expert website Zippia named

Simpsonville one of the Ten Most Successful Cities in South Carolina, based on property values, median household income and unemployment rate. One of Simpsonville’s biggest attributes is Heritage Park. The Amphitheatre is a fun outdoor venue where you and 16,000 of your friends can take in a summer concert. For instance, the 2016 concert season featured Chris Stapleton, Train, Hank Williams Jr., and more. The venue is also home to family favorite events such as the Fair at Heritage Park, Movies in the Park, Independence Day Celebration featuring fireworks accompanied by the Greenville Symphony Orchestra, and Christmas at Heritage Park, which include a spectacular drive-through Christmas Lights show and Santa’s Village. The park also features athletic fields, walking trails, two playgrounds and even a miniature replica steam engine train that can take children and adults for rides around the park. Simpsonville’s merchants often assist with events and other initiatives through the Simpsonville Chamber of Commerce. Local businesses range from large stores like Publix, Target, Belk, and Michael’s Crafts to small local enterprises like the Mary’s Lunchbox, Stella’s Southern Bistro, Carolina Olive Oil, and Vaughn’s Country Store.

At Simpsonville Medical Campus, part of the Greenville Health System, patients have access to state-of-the-art care right in their own backyard. GHS has been serving residents of the Golden Strip for over 50 years, and provides access to the complete range of health services offered. Katie Tuten, Community Relations Coordinator for Simpsonville Medical Campus and a member of the Simpsonville Chamber of Commerce Board of Directors, said the facility is adding services to meet the needs of the community, while also increasing its involvement as a good neighbor. Simpsonville Medical Campus is anchored by Hillcrest Memorial Hospital, a 43 bed hospital that specializes in short stay and outpatient surgical procedures. The facility offers the latest technology and an experienced surgical team. Each year, its approximately 250 staff members perform more than 2,000 surgeries and care for 90,000 patients. Primary care and other services are increasing in availability with the addition of several new providers at GHS Family and Internal Medicine – Simpsonville located on the campus. “Primary care continues to be an area of focus for us in the Golden Strip,” Tuten said. “With so much growth in Simpsonville, we need more primary care providers to help meet the need of our growing population.” Outreach to the community comes in a variety of forms. Within the hospital, The Hillcrest Coffee Connection has been a welcome addition, along with the remodeling of several waiting rooms and patient care areas. The hospital is also partnering with the Best Chance Network to host

free comprehensive women’s screenings. “We are the southernmost location in Greenville County and it is meeting a local need,” Tuten said. The hospital also offers free health education events in the community, including lunch-and-learn programs hosted at various locations throughout the Golden Strip. Hillcrest Memorial Hospital will once again offer free flu shots to the community at a Drive Thru Flu Shot Clinic. Community outreach also includes free blood pressure screenings at Simpsonville First Baptist Church, Belk and the GHS Family YMCA, where an average of 60 people show up to be checked every month. For younger residents, the hospital also has an ongoing partnership with Monarch Elementary. “Our clinical staff participate in a monthly presentation to expose students to clinical opportunities in the healthcare field,” Tuten said. Located just a short drive from Simpsonville, Pelham Medical Center is part of the Spartanburg Regional Healthcare System and is home to 24-hour emergency services, medical and surgical care and laboratory services. The hospital’s emergency department features board-certified emergency care and boasts an average wait time of two hours or less. For patients receiving inpatient services, Pelham Medical Center offers a variety of special care touches, including meals that feature fresh vegetables from the hospital’s on-site garden. Visitors who want to take a break can walk the facility’s trails. Services at Pelham Medical Center include cardiology, imaging (including MRI, CT scans, mammography and nuclear medicine), outpatient nutrition counseling, rehabilitation services, surgical and diagnostic procedures, and more. 

Simpsonville is a community which values education. The community’s 12 elementary, middle and high schools, which are part of the Greenville County Schools, teem with activity. Programs abound which help students strive for successful futures, no matter what their particular talents and interests. Greenville County Schools educates an average of 73,116 students annually, spread over more than 800 square miles in Greenville County, as well as small parts of Spartanburg and Laurens Counties. Approximately 12,000 of those students live in Simpsonville, attending 12 schools, a child development center, and a career technology center. Among those facilities many state and national awards are sprinkled including a National Blue Ribbon School, two Palmetto’s Finest schools, a National PTA School of Excellence, a National School of Character, a South Carolina School of Promise, and one that earned the Balrige Model of Continuous Improvement recognition. During 2014, the last year for which results are available, Hillcrest High School, the high school which serves Simpsonville, boasted 21 Palmetto Fellows and its students earned $11 million in college scholarships.

“Recognized as a school system of excellence, Greenville County Schools has earned district-wide National Accreditation from the AdvancED Accreditation Commission,” said Dr. W. Burke Royster, Greenville County Schools Superintendent. “We are the state leader in school choice, with about 15 percent of our students taking advantage of the choice option to match their needs and interests. Our students outperform the state and national averages on the SAT and ACT college entrance tests, and our graduation rate of 84.2 percent has increased more than 16 percent since 2012.” The schools in Simpsonville and the entire county are emphasizing preparation for life beyond high school through their new “Graduation Plus” initiative, which begins when young children enter school for the first time. Under this new initiative, elementary school faculties are focused on building a sound foundation in the basic disciplines and increasing students’ exposure to a variety of careers. At the middle school level, enhanced academic rigor is paired with greater exposure to career and college opportunities and an introduction to 16 basic career clusters. During high school, students are now building their electives around potential college or career paths. The Golden Strip Career Technology Center serves schools in the Simpsonville area. It offers career preparation in culinary arts, web design, welding, carpentry, automotive technology and collision repair, HVAC, law enforcement, and more. “Parents will be hearing more about Graduation Plus, a district-wide initiative from pre-K through high school to ensure all students are career and college ready. We have expanded learning opportunities to provide students with courses that match their interests and skills while preparing them to graduate with a diploma, plus a technical certification and/or college credit in a major,” Dr. Royster said. In this way they are helping all of their students develop worldclass skills by providing diverse opportunities for individual growth through project-based learning and the implementation of innovative courses in the arts, architecture, engineering, industry, business, law, agriculture, health science, and more. In addition, the district’s choice program, which approximately 15 percent of its students and their parents utilize, allows students to focus their studies on their individual interests and skills by allowing them to opt to attend one of several magnet schools, a Fine Arts Center, four International Baccalaureate Diploma programs, four career and technical education centers, and other schools with specific focuses.

Incidentally, the graduation rate at Simpsonville’s Hillcrest High School – 87.4 percent – is even higher than the district average and in 2016, 83 percent of those graduates announced their intention to attend a two or four-year college or a technical school, compared to the national average of 66 percent. One of their options is nearby Greenville Technical College’s Brashier Campus (GTC). It is the neighborhood college campus for residents of Simpsonville, Mauldin, Fountain Inn, and other nearby communities. It houses core programs including nursing, respiratory care, welding, industrial maintenance/mechatronics, and fire science. Plus, there’s a university transfer program for early bachelor’s degree and general education courses needed for any major. In fact, high school students are encouraged to enroll in GTC courses while completing their secondary education. The college even accommodates athletic and extra curricular schedules whenever possible. It is a good place for local residents to begin their higher education. Greenville Technical College also plays an active part in its local communities, said Frank Wilburn, campus coordinator at the Brashier Campus. GTC administrators understand that an educated workforce attracts new businesses and encourages economic development in a region. So Wilburn partners closely with local municipal, business, and education leaders on a variety of local councils in order to foster community growth. Attracting new businesses and supporting the success of current businesses is vital to every community, Wilburn said, “because business and industry not only provide jobs to area residents which in turn allow them to buy groceries, gas, and housing, but they also generate taxes that subsidize the roads, schools, parks, libraries and other public resources that every community relies on.”

Graduation Plus, an innovative 4K-12 approach to college and career readiness, provides many opportunities for students to learn about careers and graduate with college credits and/or advanced technical certifications. Initially, elementary school students are introduced to numerous career fields. Middle school students develop Individual Graduation Plans (IGPs) that guide them toward education, career and employment goals. Business owners have an invaluable resource in the Simpsonville Area Chamber of Commerce and its staff – and that is no small thing as entrepreneurs navigate the ins and outs of running a business and juggling the many roles that requires. Jennifer Richardson, director of the Chamber’s programming and events, said opportunities to learn and network are abundant through the Chamber. “We have a regular monthly member lunch for all Chamber members,” she said. “Those include informative presentations from local industry experts, but we also have regular monthly networking events in the mornings and evenings.” The topics covered at Chamber events include new developments in areas such as human resources, marketing and social media, and financial management. From time to time, Chamber events can even touch on health topics like preventing heart disease and stress management. The Chamber also holds annual events to give business owners a chance to connect with new people. The Annual Bowling Tournament, Swing & Shuck (a combined golf tournament and oyster roast), and Sippin’ In Simpsonville Tasting Tours are just a few such opportunities that offer fun experiences outside of the usual business routine.

Marnie Schwartz-Hanley, the Chamber’s development coordinator, said she is passionate about the role that Chamber membership can play in personal relationship building, professional networking, and the business growth that results. She said Chamber membership leads to new friendships as well as business contacts. Both can help business grow. “We strive to offer a high value to our members – from our online resources, to professional development sessions, to advertising opportunities, she said. “No matter what your business needs to grow, membership with the Simpsonville Chamber will provide access to the tools your business needs to succeed.” Another important initiative of the Chamber is its annual Leadership Simpsonville program, which is lead by the Chamber’s President Allison McGarity. “Our Leadership program is a dynamic, nine-month journey designed to cultivate our local corporate and community leaders. Many Leadership Simpsonville graduates go on to serve on the Chamber’s board, earn promotions at work, and get elected to public offices… or all of the above in the case of one current member of our city council, Ken Cummings.” The program begins with a two-day retreat and continues with monthly sessions that cover topics such as local and state government, education, arts and history, public safety, and quality of life. A formal graduation ceremony is featured at the Chamber’s annual banquet each year. As the business community continues to grow, McGarity said she is excited about the future of the Chamber and its leadership team. “We are constantly looking for new strategies to shake things up and increase the value that our oganization provides here in Simpsonville,” she said. “We are all committed to being a positive force in providing leadership and advocacy to unite and improve our local business environment.”

Local residents and businesspeople who have a problem with their hot water heater, sewer line, toilet, sink, or other plumbing can count on All Clear Plumbing and Sewer Maintenance to make that problem become nothing but a bad memory. Master Plumber Scott Smith started All Clear with his wife, Trina, and their daughter, Anja, in 2012. Today they hold licenses in several different upstate communities, including Simpsonville and Greenville. “He had worked in the Upstate for more than 15 years when he decided to start his own plumbing company,” Anja, managing partner, recalled. “We wanted to create a company that would allow him to exclusively do service plumbing – repairs, maintenance and drain cleaning – with integrity and in a way that would bring value to his customers.” “We do not get involved in new construction or additions and remodeling projects because we want to make sure that our crews are always available to handle plumbing emergencies and provide the best response times possible,” she added. The company is also structured so that plumbers and apprentices are paid on an hourly basis, rather than the typical commission basis. The Smiths worry that sales-focused pay structure becomes a conflict of interest for plumbers who would rather focus on performing the repairs anyway. “We want to make sure that only repairs that are absolutely necessary and in the best interests of the home and the safety of our customers’ families are suggested,” Anja said. Today All Clear has four service trucks on the road, manned by plumbers and apprentices (trained under the U.S. Department of Labor’s three-year plumbing education program). In addition, the ownership team mans the phones 24 hours a day, seven days a week, 365 days a year so that customers can always reach someone in case of a plumbing emergency.

“I can’t say enough about how supportive and welcoming the people of the Simpsonville Chamber of Commerce have been to our business and we are so grateful,” Anja stated. “They allow us to become involved in all aspects of the community – even handing out candy during Goblinfest in Heritage Park – because they are so in-tune with what is going on in Simpsonville. They are my go-to resource. The Chamber will cheer you on, support your business, and eventually become your biggest fans.” It was through her involvement with the Chamber that Anja had the opportunity to join its Business Development Committee, which recently released a downloadable Entrepreneur-Friendly Tool Kit for new and prospective businesses in Simpsonville. “We were able to work with someone from the Appalachian Council of Governments who led us through the process of developing a tool to make Simpsonville even friendlier to business. We analyzed Simpsonville’s strengths and weaknesses and figured out how to shore things up and make them better,” she said. In the end, they developed a downloadable guide that provides local businesses with demographic information about the area, marketing resources, municipal regulations and other resources ranging from how to get financing for your business to how to find the right location. “It is designed to be a ‘quick start’ program to help entrepreneurs launch a business from scratch, but it can be helpful to existing businesses, too, that want to learn a better way to do something business-related,” Anja said. “If we had had a guide like this when we started All Clear, it would have saved us from a lot of mistakes and headaches. I believe that most business owners want to do things the right way, but they just aren’t sure about the rules. On the other hand, governmental entities are so focused on making and enforcing the rules that they don’t think about conveying them to businesses in any easy-to-understand format,” she noted. The Entrepreneur-Friendly Tool Kit was designed to be an indispensable tool for new business owners and a shortcut guide for existing businesses of everything from signage requirements to other permits. Representatives of the city helped to develop it through their membership on the Chamber’s Business Development Committee. The Cornell Sweeney Allstate Insurance Agency has been protecting the homes and automobiles of upstate residents since 1985. In fact, Sweeney is the longest-tenured Allstate agent in the upstate area and has been operating from the same Simpsonville location all 31 years. A native of nearby Piedmont, Sweeney got into the insurance business by answering a newspaper advertisement and back then, was given nothing more than a phone book and a phone so that he could start prospecting for clients by making cold calls, his daughter, Brittany Brockman, said. Now, of course, business is done totally differently but Brockman said that many of those original clients who Sweeney reached by phone are still loyal customers of the agency and so are their children and grandchildren. “We are now providing insurance to three generations of some families. In fact, our clients have become an extension of our family business,” Brockman said. “We don’t take it lightly that our loyal clients have helped us grow this business over the years,” she added. The Simpsonville Chamber of Commerce has also become like family to the Sweeneys. “My dad has been part of the Simpsonville Chamber since he opened his business. They offer us the opportunity to network with other

Brockman joined her father in his business straight out of college. “I enjoy working beside him and learning from him every day. He teaches me his old school way of doing things and I try to push him to try some of my new ways,” Brockman said. In addition, she has taken over the role of the agency’s representative to the Chamber. “We take very seriously the fact that we are the face of Allstate Insurance to many of the people of Simpsonville,” she said.
