• This study includes all residential home sales in the towns indicated as reported by Garden State Multiple Service LLC (GSMLS), including condominiums and townhomes. It does not include land sales, commercial sales or rentals.
• Year to Date “Overview” sales data is as reported to GSMLS on 4/8/24.
• When considering Supply and Demand, it is generally accepted that a supply of six months represents a balanced market. Below six months tends to be a seller’s market, with prices rising, and above six months generally indicates a buyer’s market with downward pressure on pricing.
• Average Sales per month is calculated on the number of sales for the current year.
• The relatively tiny amount of transaction data in some categories can lead to wild swings that do not necessarily point to a trend in one direction or another.
COMMENTARY
FIRST QUARTER 2024 MARKET REPORT
During the first quarter of 2024, the residential real estate market in North Central New Jersey was once again characterized by limited supply and strong buyer demand, two factors that combined to push median prices 13.4% higher than the same period last year. Despite expectations for increased inventory that would moderate this effect, the change has not yet materialized.
As is often the case, market performance varied across the region depending on the price segment. For example, although the number of homes for sale under $1 million and between $1-2 million declined by roughly the same amount during the first quarter, among contracts pended the former segment experienced a 4% decline, whereas the latter surged 15%.
Inventory in the $2-3 million price range showed a modest uptick of 6%, yet contracts pended declined 18% portending a potential slowdown. In contrast, for homes priced over $3 million, contracts pended surged 127% year over year.
Interpreting disparate data can be challenging. Overall, North Central New Jersey’s real estate market remains characterized by limited inventory and competitive buyer activity. At a regional level, higher-priced home sales increased year over year during the first quarter, whereas those under $1 million lost ground. Yet nuanced dynamics shape the housing landscape locally, as evidenced by the town-specific first-quarter outcomes detailed later in our report.
