About the Data • • • • •

This study includes all residential home sales in the towns indicated as reported by Garden State Multiple Service LLC (GSMLS), including condominiums and townhomes. It does not include land sales, commercial sales or rentals. Year to Date “Overview” sales data is as​r​ eported​​to GSMLS on 1/9/24. When considering Supply and Demand, it is generally accepted that a supply of six months represents a balanced market. Below six months tends to be a seller’s market, with prices rising, and above six months generally indicates a buyer’s market with downward pressure on pricing. Average Sales per month is calculated on the number of sales for the current year to date. The relatively tiny amount of transaction data in some categories can lead to wild swings that do not necessarily point to a trend in one direction or another.


COMMENTARY As was the case throughout much of the country in 2023, north central New Jersey residential real estate markets experienced another year of challenges and opportunities. While home sales improved in a few of the 39 towns we study, unit sales in the region declined 21% on average. This was the second consecutive year of declines for many places and is due, undoubtedly, to everdwindling inventory levels. By way of example, standing inventory in our region for the month of December was 27% lower than December 2022, and a staggering 76% lower than pre-pandemic levels in 2019. With demand high in our desirable region, the result has been a robust increase in home values. The median home price in our region increased 8.7% year over year, and stands 31% higher than 2019. According to a new Zillow Report, 21% of surveyed homeowners are considering selling, despite higher rates and home values, a number that is up from 15% one year ago. The steep rise in interest rates that began two years ago sidelined many would-be sellers, who were reluctant to trade in their record-low mortgages. Pent-up inventory and moderating rates should cause a welcome influx of new homes for sale in the coming months, which would also help balance supply and demand in the year ahead.
