Hi everyone, Happy New Year, actually let me rephrase that, I wish you all a Happy and Very Healthy New Year.

I’m so lucky that I can work from home, and continue to publish the magazines during this terrible pandemic. February brings Valentine’s Day, which will be a real challenge this year, but love will find a way to express itself, I’m sure! It will also be Mother’s Day on Sunday 14th March, so even if you can’t be with your Mum and give her a hug, make sure she knows you’re thinking of her. A hug - a year ago the power and importance of this simple interaction was so taken for granted, it has been the most difficult thing to be without, and also to hold yourself back from, who would ever have believed that this could happen to us. But there is now a light at the end of this tunnel, and I for one can’t wait to start hugging again – you’ve been warned!

We all knew that Christmas would be a challenge, but the last minute restrictions definitely caught me on the hop! I was literally at the Tesco tills with two large Turkeys and a basket full of food when the government announced the new lockdown. Hubby, who was patiently waiting in the car listening to the news live, tried to call me, but too late. As I walked toward him in the car park he said “Boris has cancelled Christmas!”. I honestly thought he was joking, I was so disappointed. Thank goodness I have a freezer, but I’d never frozen fresh veg before and I had far more than three of use could eat! I’m sure many of you have a similar story to tell. My love of Christmas is not just about the socialising, I love the food, and with our numbers suddenly reduced, there was plenty of it. I must confess now, I ate two whole Christmas puddings over the period, with deliciously thick cream, just one portion was eaten by my son! I must pay the price now and get my weight back to normal for a family wedding that is supposed to take place in April.

Staging Your House for a Sale

When you’ve decided it’s time to move, you want to attain the best price you can for your house without undertaking major renovations from which you’ll have no long-term benefit. Follow these tips to prepare your house for sale.

Clean everything

Surfaces, cupboards (inside too – buyers are nosey), carpets and bathrooms should be sparkling.

New kitchen?

Unless it’s truly unusable (or 70s ‘avocado’), a cheap new kitchen or bathroom will be a waste of money.

Declutter

Sell, give it away or take it to the recycling centre. You’ll need to do it when you move anyway.

Paint or not?

A few minor scuffs won’t matter. Peeling wallpaper and stained walls will.

Accessorise

Curtains, throws, tasteful pictures, houseplants and lighting.

First impressions

The front of the house and the hall is what your buyer will see first. How does yours look?

Depersonalise

Pics of your little darlings and travel souvenirs are only of interest to you.

Bright lights

In a showhome, every room will have the lights on. Do the same in yours, and make sure your lightbulbs are bright and windows are clean.

What’s this room?

If it’s supposed to be a dining room/spare bedroom, make it look like one even if you don’t use it.

What’s that smell? Don’t overpower the house with scent, but make it pleasant to walk into. And definitely don’t have a curry or fish the night before a viewing.

More tips: website www.theadvisory.co.uk is a excellent independent resource for house sellers.

4

Make it neutral

You may love the purple spare room, your buyer will likely not.

Make space

If a room is crammed with furniture but you want to keep the pieces, put some into storage while you are selling.

It’s time to grab a spade, or perhaps a fork, and get planting. Autumn is widely viewed as THE best time for planting, but provided you get going fairly early in the year, then trees, shrubs, climbers or herbaceous plants will all have a decent amount of time to get established before the weather gets hotter and drier. If you have noticed that your garden has lacked colour, shape or perhaps perfume over the last few years then take a look at the spaces that need filling and go on a shopping trip. Start by clearing the soil properly by digging or forking it over and removing pernicious weeds or debris. Next, measure the space you have to offer, as it is important that the plant you choose will not outgrow its new home too quickly. It is worth jotting down the approximate measurements of the gaps you have to fill and at the same time making a note of how sunny or shaded the spot is. It is amazing what you find you have forgotten by the time you are in the garden centre. If you feel the need for a bit of springtime colour from shrubs you plant, then there should be a good selection to choose from right now – perhaps a flowering currant with flower trusses in red or pink, each up to 10cm (4in) long, a star

6

magnolia, Magnolia stellate, with breathtakingly beautiful white or palest pink star-shaped flowers on bare stems, or, if you have a biggish space, how about one of the amelanchiers, which are truly great value because they have tiny, very pretty white flowers with foliage that turns wonderfully fiery shades come the autumn. On acidic soils or in a good-sized pot full of ericaceous compost, camellias perform well and their large flowers in reds, pinks, yellows and white look great. There is Exochorda macrantha, ‘The Bride’, with delightful arching stems studded with tiny white flowers. The list goes on and on, but take time to wander around a favourite nursery or garden centre and you will be amazed at what is there and how it has the potential to transform you garden this spring and for years to come. When you have got your purchases home, try to get them planted as soon as possible. Dig a good-sized hole for each, making it several inches wider than the root ball all round, and fork the base and sides of the hole over thoroughly, especially if you garden on clay. On clay soils it is best to do as much soil preparation as possible with a fork, as this will be less likely to cause further compaction of the soil than if you use a spade.

The Garden If the soil is either heavy clay or extremely light and sandy, it is well worth digging a much bigger hole, gradually incorporating more of the ‘natural’ soil into the compost or planting mix as you get closer to the sides of the hole. Before planting, remove the pot and firmly tease out the roots – soaking the root ball in a bucket of water for an hour or two should help if they are quite congested. It is essential that you do this or else the plant may not ever get properly established, as its roots will not move out into their new surroundings. Ideally you’ll not buy a plant that is too pot-bound (I always recommend checking carefully before you buy) but if there are any really large, woody roots encircling the root ball you

may need to prune these out, so that you can release the remainder of the roots. The plant should be planted at the same depth that it was in its pot and make sure that just the roots, and no part of the stem, are below ground level. Watering in is necessary even if the soil seems fairly moist, as it helps to settle the soil around the fine roots. Stand back and admire your efforts, and at the same time check the stem is good and upright. Make a note of the plant’s precise name and details, or remove the label and keep it somewhere safe – that way you will never be stuck for information about how to look after your plant, or how big it may grow!

At Pippa’s website (www.pippagreenwood.com) you’ll find stylish cloches, practical and pretty plant supports, the fantastic SpeedHoe, gardening tools, Grower Frames, signed books and the ‘Grow Your Own with Pippa’ system. Or book Pippa for a gardening talk at your gardening club.

Check Your Oil Tank Have you checked your oil tank lately? The Great British climate puts a number of pressures on heating oil tanks in your garden, and it is good practice to carry out a thorough check of your oil tank every 6 months. Many homeowners may not be aware that they are responsible for the condition of their tank. Pay particular care to warning signs of wear and tear that include: • • • • • •

Cracks or splits Rust Bulging Gauges not working An unusual oil smell The position of the tank: regulations are designed to protect tanks from a fire if started nearby. An oil tank needs to be at least 1.8 metres from any openings to buildings, unless a fire barrier can be deployed. Foliage covering the tank: keep the tank clear of foliage to ensure you can get around it to carry out regular checks. This also ensures the oil distributor can fill the tank safely.

Oil tank leaks can be costly to the environment, and to homeowner’s pockets. It is far better to maintain your tank’s condition than deal with the outcome of a damaged tank. Also, a well-maintained tank will keep a heating system running with fewer breakdowns, as water in the oil line is a major

cause for calls-outs. Putting off a tank inspection in an attempt to cut costs, or using an unregistered technician for servicing (who may not be checking oil tanks as part of an annual service) could well cost more in the long run. Oil Heating Oil Cookers Ltd are OFTEC registered, and always provide a report detailing observations of the tank, and any actions you need to take to prevent an oil spillage, at your annual appliance service. Since oil tanks have a design-life of 20 years, it is best practice to replace older tanks, and to act quickly if you notice wear and tear. As professional and experienced installers, we can visit to offer a free, no obligation quotation for a replacement tank, a tank move, water removal, or simply a new gauge or filter.

Warm and quiet, dark and comfortable – ensure your bedroom has all the ingredients for a great night’s sleep. Lack of sleep has a profound effect on our physical and mental health, and as many as one in three of us – according to the NHS – suffer from poor sleep. It’s wise to make your bedroom as sleep-friendly as possible – dark, quiet, tidy and comfortably warm. Start with the mattress Choosing a mattress can seem highly confusing but start by deciding whether you would prefer a sprung or non-sprung version. Sprung mattresses are literally filled with lots of springs, but while open-spring mattresses are cheaper, they should be used for guest rooms or children’s beds; the best ones are individually ‘pocket’ sprung, with a large number of small springs each

in their own pocket of fabric and working independently from each other, so they adjust to the body and eliminate ‘rolltogether’. Calico pockets, hand nested in a honeycomb pattern and centre-tied with linen cord, are the best quality. You might find it beneficial to have a sprung mattress that is ‘zoned’ across the middle to give extra support for heavier hips and shoulders, or made ‘half and half’, to provide different tensions on each side of the bed. Another solution for sleeping partners who are very different weights is a ‘zip and lock’ system of two different mattresses that fasten together in the centre.

The Home Sprung mattresses can be filled with a variety of materials, including cotton, wool, coir, foam and horsehair, with additional mohair, cashmere and silk in luxury versions. Tufted construction is generally considered better than quilting, as it prevents loose fillings from being dislodged. In cheaper mattresses, fillings usually come in compact pads, while in better quality mattresses there will be layers of loose fillings in greater volumes. Always look for a high-quality mattress cover (known as ‘ticking’), while hand stitching on the sides keeps the mattress in good condition for longer, and sturdy handles help with turning (which should be done regularly to even out the wear and thus prolong the life of the mattress). Non-traditionalists may be interested a non-sprung mattress, a relatively new market that is growing rapidly. Sometimes called the ‘mattress-in-abox’ option, the mattress is delivered vacuum-packed in a box, ready to be unrolled, at which point it will expand naturally and can be slept on a few hours later. The choice of non-sprung mattress materials includes latex, memory foam, polyurethane foam and gel, a new filling known for its support, breathability and thermo-regulating properties. These mattresses, which are good for allergy sufferers and said to be excellent for joint pain relief, mould to the sleeper’s shape and are often warmer than sprung mattresses (not necessarily a good thing). It is also possible to buy ‘hybrid’ mattresses, which provide the traditional support and comfort of springs with a pressure-relieving, non-sprung top layer. A happy combination that could well be the way forward. What about the windows? Windows can be a source of disturbing light early in the morning, and noise, heat loss and draughts at any time. For single-glazed sash windows that are opened regularly, specialist seals fitted into a rebate will improve draughtproofing, while secondary glazing is a good idea for windows that are seldom used, trapping heat and blocking sound. In the right place, well-fitting timber shutters can be at least as effective as double glazing, and will complement a period property. The traditional solution, of course, is a thick, floor-to-ceiling curtain. Add a thermal or

blackout lining, and it serves several purposes – as well as being a way to add colour and texture to complement your scheme. Extend the curtain pole far enough beyond the window edges so that light cannot creep in. The same applies to blinds – thick, blackout versions are best, fitted close to the wall so that draughts and light can’t escape around the sides. Don’t forget about the floor Suspended timber floors can be another source of draughts, in which case a fitted carpet with a thermal underlay is ideal. Carpets deaden sound and are beautifully soft underfoot. If, however, you prefer the look of original timber floorboards, seal any gaps at the base of the skirting boards with foam strips, a bead of silicon mastic or slivers of matching timber, and add thick rugs at each side of the bed for extra comfort. Another really effective improvement is to add insulation such as foil-faced foam board, wood fibreboard or quilt below the boards. The end result? Toasty toes and a lovely warm room.

Start the New Year and GET ON TOP OF YOUR FINANCES Now is the time to take stock and make sure you’re financially fit for the coming year

The quick read

• The

coronavirus pandemic has tested individuals’ financial resilience, and forced us to take stock of our provision

• Now is the time to make sure that you’re

financially fit for 2021 and beyond, before life returns to something closer to normal

• Priority is to address any gaps in your finances

that the pandemic has brought to light, such as having a rainy-day fund and protection insurance

• Longer-term considerations shouldn’t be

forgotten, so set retirement goals and check that you have the plans in place to achieve them

For millions of households across the UK, the last year has been like no other. It has been impossible to escape the shadow of COVID-19, but with the developments that could see vaccines made widely available over the coming months there is the hope of a return to some form of normality in the first half of 2021. It’s also an opportunity to act on some of the changes that you may have considered making when the country first locked down last year.

An injection of urgency For many of us, the coming of lockdown was a trigger to work out how the crisis might impact our finances and to check on our financial resilience. But if spring was about taking stock and summer was a time to review priorities and perhaps rethink financial goals, what about winter? It might be a golden opportunity to refocus your finances where you want them before daily life becomes more frenetic again. There has been a heightened interest in thinking about finances, but it hasn’t necessarily fed through into action yet. People have taken a step back but there has been a sense of waiting to know what might happen 20 before doing anything.

But there is an urgency now to listen to that little voice on your shoulder and do the research you need, make the necessary calls or speak to an adviser. With the end now in sight, we would be doing ourselves an injustice if we didn’t do that important housekeeping and make those changes while we could.

No time like the present The first step is to address any gaps or issues that became evident during the year. That might be about building up your rainy-day fund (having three to six months’ worth of funds saved is advisable); setting a budget so you have greater control over your income and outgoings; or putting some form of protection insurance in place. Income protection plans, for instance, offer peace of mind by helping you cover outgoings such as mortgage repayments, rent and bills if you’re unable to work because of illness or an accident. Any expensive debts that need repaying, such as credit cards and unsecured loans, should be a priority, even if it’s just reducing the amount outstanding. Then you can look beyond the short term, We think a lot about what we save and how, but now is a good time to think about the purpose for the money and your objectives. Those goals could range from increasing pension and/or investment contributions to paying more off the mortgage and helping family members. And if you have pension savings, can you confidently say how well they are working for you? Even if you’re not in a position to access them, it’s useful to know where they are and how they are invested. There’s been market volatility this year, so you need to ensure that your plans are appropriately invested to contribute to your goals.

Strengthening your foundations If you’re not taking advantage of your employer’s pension scheme, you’re missing out on both government tax relief and contributions from your employer. Starting or increasing your pension

payments is perhaps the most tax-efficient way of boosting your long-term finances as we enter 2021. For anyone within a decade or so of retirement it’s a good chance to get a handle on how your retirement plans are looking. The events of the past year may well necessitate a review of those plans. Are you rethinking when you retire or how you go about it? There may be worries around whether or not current retirement lifestyles are sustainable, so there’s a lot to discuss if you’re in the retirement phase. Similarly, the volatility of recent months will have affected the many pension pots that remain invested during retirement. If you’re taking an income from a drawdown arrangement, it’s vital to check that it’s a sustainable level of withdrawals and not eating into your pension savings too quickly.

Ask an expert Your plans, circumstances and priorities may have changed this year. Now is the time to make sure your finances reflect that, and to benefit from the insight that a professional financial adviser can offer. Advisers can use strategies such as cashflow planning to either put a plan together for you or revise your existing one, mapping out how to get where you want to go. The idea of taking advice is something that people are increasingly open to. The past few months have shaken so many people’s financial and life foundations. Taking advice is a very good way of dealing with the uncertainty and working out a way forward.

Sometimes we just can’t face a whole novel or autobiography. With these books, you can dip in and out whenever you have a spare five minutes. Back to Nature: How to Love Life and Save It – Chris Packham and Megan McCubbin Whether you’re an avid nature lover and wondering how to stop the catastrophic decline in biodiversity, or you’re feeling disconnected from the wild and want to reap the benefits of it once again, this is a great book to help you. There are lots of interesting titbits to digest over a coffee (ever wondered how trees communicate?) and plenty of ideas for how to take action. Dear NHS: 100 Stories to Say Thank You – Adam Kay Adam Kay brings us a series of essays and musings from a range of household names, from Malala Yousafzai to Dame Julie Walters and Johnny Vegas. Each tale is about how the NHS has stepped in to help the writer. There’s a story of a suspected heart attack that turned out to be trapped wind, several about household accidents (often involving kitchen knives) and plenty of sentimental stories to boot. Plus, all profits go to charity. Encounters: A Photographic Journey – Levison Wood Award-winning reportage photographer Levison Wood has travelled to more than 100 countries over the last ten years. Encounters brings together 140 of his images, along with text about each one. You’ll meet a young shepherd girl in Ethiopia, resourceful teenagers in the Congo, stranded nomads, fishermen in Yemen and families surviving in war-torn regions. The Repair Shop: Tales from the Workshop of Dreams If you love the TV series about expert craftspeople restoring much loved family heirlooms, you won’t want to miss the accompanying book. It goes into more detail about some of the most interesting items shown in the series, from a rusty miner’s helmet to a circus performer’s dress. It’s the book version of a mug of tea and hot buttered crumpet. Toksvig’s Almanac 2021 – Sandi Toksvig Fancy ‘An Eclectic Meander Through the Historical Year’? The main focus is on women that have been all but forgotten. There’s Begum Samru – an Indian dancer who led an army of mercenaries, Ida B. Wells – an activist and suffragist who co-founded the largest civil rights organisation in the United States, and Annette Kellerman, whose stunts including diving from 60 feet into a pool of crocodiles. There are also poems, trivia and other fascinating snippets. Sapiens: A Graphic Novel – Yuval Noah Harari et al. The original Sapiens is fascinating, but there’s an awful lot of information to take in. If you’re interested in the origin of humans, but want something a little easier to digest, try this instead. It’s the first volume in a graphic-novel adaptation of the global bestseller. Full-colour illustrations and straightforward text take the reader on a journey from the very birth of humankind. It’s absorbing, suitable for older children as well as adults and has a good spattering of humour throughout.

Battersea’s Ashford Community to Help More Dogs and Cats Residents of Ashford can now volunteer to help Battersea dogs and cats in need of a home, thanks to the much-loved animal charity’s Communities scheme. Following on from its successful first Community in Guildford, Battersea carefully selected Ashford as its second location. Approximately 30 miles away from Battersea’s Brands Hatch Centre, the charity hopes to rehome many more animals in the area through Community Rehoming Volunteers (CRVs), who will be recruited to care for animals temporarily while taking an active role in finding them a permanent home. Emma Harrison, Battersea Communities manager, said: "We know last year has been difficult for so many, but we want to start looking to the future. Our ultimate goal at Battersea is to help as many dogs and cats as possible. We hope to rehome many more animals in Ashford through our new Community and reach more potential owners.

Battersea ensures that CRVs receive ongoing support and behaviour training. In addition, it provides everything the Battersea animal will need for their stay in the Community, including food, equipment and any necessary veterinary treatment. Hugo – the longest resident in Battersea’s Ashford Community #readytobeloved This cheeky chappy is a Saluki cross, who is nearly 1½ years old and has been staying with a family within the Ashford community since November 2020. Hugo’s top loves are food, people, dogs and walks. Even though he may not have had the best start in life, this smart Saluki loves training and is never happier than when he is snuggled up on the sofa with his family having a snooze (after his dinner, obviously!) If you think Hugo could complete your family and would like to know more about rehoming him, please email communitiesashford@ battersea.org.uk

“Once established, we hope to have 10 Community Rehoming Volunteers per community, who can all help us spread the message that rescue is best.” As well as providing day-to-day care, CRVs play an active role in finding a home for the animal in their care. This could involve taking photos and videos of the animal in their care, attending organised events to promote rehoming, sharing social media posts, talking to members of the public about the animal in their care, displaying rehoming flyers at suitable locations and handing out the Animal Network Officer’s business card for individuals interested in becoming a CRV or rehoming from Battersea.
