FARM LAND TO DEVELOPMENT
Once upon a time, farm land stretched across this portion of Northern Tempe. Dairy, cotton and other crops were also grown in the area. The 5 Cs that the pre-war economy was based on were cotton, citrus, cattle, climate and copper. The population in Arizona had grown by over 100% during the post-war years (1945-1960), spurring a housing boom. Many acres of former farm land were being redeveloped for housing. The subdivision, Papago Gardens, was platted on May 31, 1960.

Glenn Dr. According to John Larsen Southard, historic preservation commissioner for the city of Tempe: "Papago Gardens is located in the North half of the Northwest quarter of section 11, T1N R4E. Bert Spencer acquired a patent to the North half of the NW quarter of section 11 on January 25th, 1893 (BLM Serial Number AZAZAA 015973). Unfortunately, the patent has not been scanned. However, I did find a brief mention of Spencer filing proof of homestead documentation for the land on August 1st, 1892. See attached snip from the August 2nd, 1892 Arizona Republican. A U.S. government surveyor determined the soil to be "2nd and 3rd rate" in 1868. Nonetheless, aerials show what appears to be farming activity on the land until just prior to the platting of Papago Gardens."

1959- 1968: LET'S BUILD! The first home in Papago Gardens was built in 1959, which was prior to the subdivision being platted in 1960. There are a total of 184 lots platted in Papago Gardens. Architect Stanley M. Stein, AIA designed the homes (special thanks to Alison King of Modern Phoenix for this discovery!). Advanced Homes started selling in Papago Gardens in 1961. 38 homes were built in 1961, 23 in 1962, 31 in 1963 and the balance were built from 1964-1968. There were only 47 home sites remaining in Papago Gardens in 1965, at the time Cranbrook Construction Co. took over as developer. $15,928 was an advertised "starting" price back in 1961. Andy, Orval and Mac Realty Co. handled the sales in the community until 1965 when Michelson Realty took over sales. The architectural styles offered in Papago Gardens were listed as: provincial, contemporary, Hawaiian, colonial, western and and ranch-style. The 5 floorplans available were named after flowers: Rose, Violet, Camelia, Orchid and Gardenia. I have not been able to confirm which floorplan the coveted modern elevation is, but I think it would be the Camelia, Orchid or Gardenia. The Rose and Violet floorplans were shown as ranch-style homes in old advertisements. The 5 floorplans were available with 15 different elevations. The streets are all named after flowers, as well: Bridalwreath St., Bluebell Ln., Larkspur Ln., Lilac Dr., Marigold Ln., Camelia St., Daffodil St. and Oleander St..

Advanced homes cranbrook construction co. Louis Bernell and Julian Keith were real estate developers who came to Arizona from Houston, TX in 1959. In 1961, Julian was named the chairman and president of Advanced Homes. Advanced Homes was created between Leeland Homes, Inc., a wholly-owned subsidiary of T. J. Bettes Co. and Alma Development Inc. Louis Bernell sold the land for Papago Gardens (and Alma Estates) to Advanced Homes. Advanced Homes started working on 4 subdivisions: Park Crest, Cedar Crest, Alma Estates and Papago Gardens. They officially started selling homes in the 4 subdivisions in 1962. In 1964, T.J. Bettes Co. took over control of Advanced Homes after a series of unpaid contractor bills came to light. In 1965, the subdivisions Parkcrest and Papago Gardens were being offered for sale by Cranbrook Construction, which was a wholly owned subsidiary of T. J. Bettes Co. In 1965, only 47 home sites remained for sale in Papago Gardens. Those remaining homes were sold by 1968.

Stanley M. Stein was born Dec 8th, 1927. Stanley received his architectural training at Cooper Union in New York City. He was a member of the American Association of Engineers and the American Institute of Architects (est. 1967). From 1953-1958, he works for various architecture firms. He then formed Dorne-Stein and Associates with Maxwell Dorne, which operated from 1958-1959. Stanley opened his own architectural firm, Stanley M. Stein & Associates, Inc,, in 1959. He married his wife, Gayla, in 1965 and they had 3 children. Stanley passed away on November 26th, 1998. Catalog of known work:
