Introduction
Urban Design Associates (UDA) has developed master plans, design regulations, and architecture for a wide range of institutions including universities, medical centers, and research and technology complexes. Our efforts consistently focus on finding ways in which these traditionally single-use, isolated complexes can be better integrated into the cities and towns in which they are located. Institutional Expansion and Neighborhoods For many years, institutional expansion in urban areas has been a source of conflict between the institutions and their neighbors. Yet the economic activity of the institutions is essential for the community, often providing jobs as well as much needed services. In recent years, large-scale institutions have begun to forge working relationships with their neighbors in order to find solutions that best serve the needs of both. Those located in deteriorated and crime-ridden neighborhoods recognize that the problems of the neighborhood have a negative impact on the success of their programs. Furthermore, to attract the best talent in faculty and research staff, they need to be near a vibrant, 24-hour, 7-day-a-week community with housing for staff that is both safe and attractive. UDA assists institutions to address these goals and concerns with solutions that are unexpectedly creative. The UDA Process Open and engaging, UDA’s planning process succeeds in achieving consensus among a diverse range of interest groups by engaging a broad cross-section of people in the creative process of design. Our three-step process begins by asking questions about the strengths, weaknesses, and aspirations of each interest group. We combine those results with a careful analysis of the technical aspects of the plan including physical, economic and social data to develop a series of alternative concepts. These are then evaluated by all participants to identify the preferred plan. The use of three-dimensional media enables all participants to grasp the proposed concepts quickly and easily, provides a means for building a shared vision, and ensures that they are practical and easy to implement. Because we develop master plans and urban designs based on a detailed understanding of the technical requirements of both individual building programs and the urban infrastructure that serves them, our plans help anchor the new development within the context of the broader campus and community.

Form and Responsiveness to Change Although our clients’ specific, present-day projections for building programs provide a basis for design, we actively seek to create a form – a configuration of buildings and public open space – that can adapt to a changing array of programs and uses over time. For example, the Master Plan for Tidewater Community College established a framework of public campus spaces which define the building envelopes of future buildings. The Mason Andrews Science Building, designed by UDA, includes specific functions that can change from present projections, but the scale, massing, and character of both building and open space will be consistent. Local Character By creating beautiful new places that respect and enhance the inherent traditions of their locale, UDA assists clients to gain broad support for new ways in which institutions can interact with their surrounding communities. Recent examples of plans developed by UDA for university campuses, medical centers, technology developments and other special districts are illustrated on the pages which follow.

The Mason Andrews Science Building on Tidewater Community College’s new urban campus is a focal point of the revitalization of Downtown Norfolk. A key component in the implementation of the master plans which Urban Design Associates created for Norfolk and the community college, the Science Building is the first new building on Granby Street, a traditional downtown shopping street that had fallen into decline. The Science Building creates a vibrant new campus and public square. The exterior architecture works contextually with Norfolk’s historic architectural patterns and traditions. The design of the new building was done in concert with the redevelopment of nearby historic buildings which have been renovated for the college’s use as a library and theater. Within, the circulation corridors of the Science Building function as large urban porches with attractive views of Norfolk’s downtown streets. The corridors are active places for students, staff and faculty, creating a lively interchange between the interior and the activity on the streets below.

The Old Dairy Community Center was created by adapting a collection of historic agricultural buildings for a new purpose – that of community center for Homestead Preserve. The vision for the transformation of these buildings entailed restoring key features and enhancing the overall qualities of the buildings so that they would best serve their new usages which include an assembly hall, post office, community offices, children’s recreational facilities, a pool, spa, and health facilities. The Dairy Barn is a fine example of how reuse and reprogramming can transform under utilized structures into important and attractive community assets. Urban Design Associates also created the Master Plan and Pattern Book for Homestead Preserve, an intensive preservation of 10,000 of an 11,000acre valley in the Allegheny Highlands of Virginia.

As part of Urban Design Associates' (UDA) continued services within Daybreak, UDA provided architectural services to Sego Homes for a new product line of townhouses. UDA designed three unit plans, each with three unit elevations to create a ‘toolkit’ of designs for use on sites within Daybreak. The Phase 1 site is a complicated ‘L’ shaped site adjacent to the Daybreak Village Center. The site plan is designed to maximize views of the lake and the mountains, and at the same time, shape the street and a new Mews. The architecture is designed to transition between the large scale, modernist Rio Tinto office building to the UDA-designed traditional architecture of the Garden Park Neighborhood of Daybreak. UDA provided Conceptual, Schematic Design, and Design Development Services to Sego Homes. UDA partnered with a local architect to complete architectural services.

The Westbury project includes master planning and architectural design services as part of a Hope VI revitalization effort in Portsmouth, Virginia. The goal of the project is to introduce mixed-income housing within a pedestrian-friendly neighborhood plan with generous open spaces and a sense of place that reflects the regional character. Urban Design Associates developed a series of housing types including single-family, duplex, triplex, and senior cottages that are built in a variety of architectural styles. The process calls for a phased approach, and currently the fifth and final phase is under construction.

The Clarksburg Municipal Building is a 22,000-sq.ft. facility located at the corner of 3rd and Main in the heart of Clarksburg’s designated historic district. The building was designed to be compatible with the Harrison County Courthouse and classical skyscrapers across Main as well as a two story brick Romanesque office building. The Municipal Building is set back from Main Street with a front lawn in the American tradition of civil buildings. Together with the plaza in front of the courthouse, the building creates an important civic space for monuments and festivals. The interior circulation spaces are designed to feel public, and an extension of the circulation of Main Street. The Municipal Building provides offices for the city government and the city police department.

Sited as they are on either side of county road 30A, the Gateway Buildings at Seaside’s Central Square take advantage of their high degree of visibility to urbanize the road and create a sense of “place.” Simple, restrained classicism characterizes Urban Design Associates' design for seven new buildings which were inspired by traditional, urban American South precedents as well as Seaside’s existing signature buildings. Together with a tower proposed by Leon Krier, the "gateway buildings" provide powerful visual landmarks for both entrances to the square and also serve as key elements in its composition. In conformance with the Seaside Code, the buildings provide residential townhouse units over ground-floor retail. The buildings feature a high percentage of glass that allows for light and broad views of the town and the beach.

Beautifully situated atop the hills overlooking the Tennessee Valley, The Ledges is a new community that encompasses 430 acres of a 750-acre mountain-top property. Urban Design Associates (UDA), in partnership with landscape architects, LaQuatra Bonci, prepared a master plan that of preserves over 250 acres of undisturbed woodlands and wetlands amongst new development that continues the American tradition of building picturesque villages. Neighborhood parks, village greens, and tree-lined streets provide focal points for neighborhoods and create highly desirable addresses. In addition to the Master Plan, UDA developed Pattern Book and a series of house designs as part of the development program. The developer commissioned UDA to design a series of compatible prototypes of townhouses and single-family residences.

An ambitious new neighborhood developed by Kennecott Land Company, Daybreak, is a master planned community situated on 4,126 acres at the foot of the Oquirrh Mountains, outside of Salt Lake City. When fully developed, this mixed-use, walkable community will include 13,667 residences. Urban Design Associates created an entire new portfolio of production houses for regional homebuilder Destination Homes. Based on careful analysis, the new prototypes respond to the demands of the current housing market while drawing inspiration from the rich residential architectural fabric of historic Salt Lake City neighborhoods. Four architectural styles were chosen to provide a range of individual homeowner expression along with cohesiveness to the built neighborhood: Arts & Crafts, Colonial Revival, European Romantic, and Victorian. The architectural design effort was run in parallel with a UDA Pattern Book process for Daybreak, commissioned by Kennecott Land Company.

Urban Design Associates (UDA) provided conceptual design and schematic design architectural services for a boutique hotel and condominium building as part of Phase One of the Silvertip Village Master Plan. UDA partnered with MTA, a Calgary-based architectural firm, for the conclusion of architectural services. This project represents a new paradigm in resort community development, creating villages with an urban density that preserves more open space. The building design and building placement were developed in tandem to create remarkable public spaces of squares, plazas and intimate, vibrant streets with remarkable vistas to the mountain region around. The sequence is designed to provide a memorable experience for residents and visitors alike.

Washington Park is located in the heart of Mt. Lebanon, Pennsylvania. This suburb, just to the south of Pittsburgh, is a thriving neighborhood rich in architecture and history. Situated nearby to the South Hills light-rail line and at a major bus stop on Washington Boulevard, the Washington Park development project mixes retail, commercial and residential uses in two new buildings over underground parking. The goal was to combine these elements to provide an active pedestrian environment along Washington Boulevard. The project draws inspiration and architectural cues from the surrounding context. The building's height and shape align with adjacent multi-family buildings of the mid-twentieth century. The architectural style and scale is inspired by neighboring historic churches and the historic single-family residential neighborhoods that distinguish Mt. Lebanon as a desirable address in the Pittsburgh region.

Following a Master Planning exercise for the design of the Baxter Town Center, Urban Design Associates designed the Springmaid Building to follow the pattern of many downtowns and business districts in South Upcountry region, where the commercial buildings are an assemblage. The Springmaid Building is actually a single 35,000‑sq.ft. building designed to appear as individual shopfronts, each with a different façade in a mix of two- and three-story massing. Because the building is speculative, it is easily divisible to meet the needs of a wide variety of tenant types and sizes while still creating a destination address that would attract tenants and customers. The building has a primarily stucco, brick, and painted brick exterior that enhances individual expression for the shops and adds diversity to the palette.

The focus of collegiate life at Thiel College, the new Howard Miller Student Center provides the college with a fresh image derived from the best local historical architectural traditions. Situated prominently on the campus green, the building creates a dignified main entrance and landmark for the college. Its architecture establishes the character of the gathering spaces both within and without as elegant, congenial, and gracious settings for student life. The key architectural challenge was to create a unified building through a combination of new construction married to extensive transformation of a series of existing, but disorganized buildings constructed over time: a three-story, WWII-era, Georgian-style dormitory and a nondescript 1969 addition that wrapped two sides. UDA’s design creates a picturesque, 90,000 sq.ft. classically proportioned Georgianstyle building. The student center is Phase One of the Campus Master Plan which UDA also developed for the college.
