HASSAYAMPA RIVER PRESERVE AN OASIS IN THE DESERT

Whether passing through Wickenburg or looking for ideas for a day trip, consider visiting one of Maricopa County’s newer parks, the Hassayampa River Preserve.

Originally a Nature Conservancy preserve, the Parks and Recreation Department became part owner in 2017.

What makes the preserve so unique is that the Hassayampa River, which flows underground through the majority of its course, actually flows above ground at

the preserve, and creates a coveted riparian area that is home to abundant wildlife. The preserve appeals to birders and those looking for a relatively easy-to-manage trail system under the shady canopies from cottonwoods, willows, mesquites, acacias and fan palms.

The preserve is located on the west side of U.S. Highway 60. While there is a very short left turn lane when heading northbound, it can be easy to miss, so keep an eye out for it.

The trail system at the preserve consists of six interconnected loops and one spur trail called Lyke’s Lookout, which

ascends roughly 200 feet up a rocky hill to a beautiful vista.

To the west is a historic railway that adds to the charm of the scenery.

Palm Lake is a spring-fed swampy oasis that is home to various birds, turtles, dragonflies and other small critters. The trail system around Palm Lake is easy

to navigate and provides numerous observation points. The Mesquite Meander Trail is the longest loop at just 0.6 miles and leads through a forest of mesquite and cottonwood trees.

Lion Trail crosses the Hassayampa River via a small footbridge and loops through a section of the riverbed that is often dry. Be particularly cautious on these trails during the warmer months when snake activity tends to increase. There are also guided tours available that require registration in

advance and are limited in size. The nature center onsite contains abundant displays and plenty of information about the preserve.

For those who would like to pair their visit with a guided walk, hike or educational event, visit the calendar at www. maricopacountyparks. net.

A visit to the Hassayampa River Preserve will likely be just one stop along the way while heading up to Wickenburg. It’s a town rich with history and it has plenty of

attractions to offer, such as the Desert Caballeros Western Museum, historic buildings along Frontier Street, the Jail Tree, team roping at local arenas, and the nearby Vulture City ghost town and hiking at Vulture Peak. There are of course plenty of options for food and lodging too, so one might consider a longer stay to really soak it all in.

WHAT’S HAPPENING NEAR BRONCO BUTTE

Valley Vibe readers have been wondering what is under construction near the southwest corner of North Valley Parkway and Bronco Butte Trail.

A public records request obtained from the City of Phoenix shows plans for a 283-multifamily residential development with the project name Sonoran Foothills Core Rental Community by Sunbelt Holdings.

The land for this development was already zoned Intermediate

Commercial, Mid-Rise, Planned Community District, so it was not required to go through a rezoning public hearing process, City of Phoenix Village Planner Adrian Zambrano told Valley Vibe.

Developer Sunbelt Holdings is the first of many planned multifamily projects to break

ground within the fast-growing area east of I-17 and Skunk Creek Wash between Sonoran Desert Drive and Dove Valley Road, defined as the North Gateway Village Core.

City of Phoenix to Vote on Water Rate Hike

City of Phoenix water customers can expect to pay more for their water service, if a proposal to increase rates in phases over the next three years is approved by City Council.

In a series of town hall meetings over the last couple of months, water officials have explained additional revenue is needed to meet higher expenses and improve aging infrastructure.

The proposed rate increase is part of the department's five-year Capital Improvement Plan, which includes significant investments in water pipes, treatment plants, and advanced water purification technology.

In 2022, the City announced it was in the midst of a water alert due to supply shortages on the Colorado River. Water officials launched a campaign to educate its 1.7 million customer base on conservation efforts and infrastructure improvements by the City. At that

Rate Calculator

time water officials hinted that an increase was likely due to rising costs in raw water, electricity, chemical costs and personnel. [See “Conscious Watering,” Valley Vibe, January 2023.]

If approved, residential customers can expect an increase in their water bills phased in over the next three years in the following categories beginning in October 2023.

1 Water Usage Fee

A 6.5 percent increase (additional increases of 6.5 percent in March 2024 and 13 percent in March 2025).

2 Wastewater Service

A 6.5 percent increase (additional increases of 6.5 percent in March 2024 and 7 percent in March 2025).

3 Stormwater Excise Tax

A 25-cent increase for most residential customers (due to new and expanded permit requirements).

The proposed increases are expected to go before the Phoenix City Council with a public hearing for final customer input and formal vote on June 28.

Helpful Tips & Resources

Customers can calculate their estimated increase at www.phoenix.gov/proposedrates.

Water Rebates

The City is also working on a program to reward water conscious customers for their conservation efforts by offering one-time bill credits in the following categories.

1 Toilet rebates for installation of low-use toilets ($75 bill credit)

2 Irrigation controller replacement ($75 bill credit)

3 Xeriscape landscape replacement plans

4 Commercial Turf program

North Phoenix Real Estate Market Update

Keeping in line with the national trend of homebuyers getting used to current interest rates and pursuing home ownership, the number of homes sold in our neighborhoods in the zip codes of 85083, 85085, 85086 & 85087 trended upward in May in four out of five zones in our latest snapshot.

Homes Sold Month Over Month Comparison

As mortgage rates increased, home purchase mortgage applications hit a 28-year-low this year, according to the National Association of Realtors.

“First-time homebuyers historically made up around 40% of the market, but that has dropped to 26%, the lowest on record. The best way to build wealth is through real estate.”
