“THRIFT-Y” SPRING CLEANING TIPS
BY SEANA WARREN
inter’s almost over. It’s time to end your annual hibernation underneath piles of laundry and clean out those closets, drawers and garages. You can do it! But once you’ve released your emotional attachment to all that stuff, what on Earth would you do with it? Maybe sell it on an online site, have a yard sale or give it away. The folks at Thrift Harbor have a suggestion – donate it and watch synchronicity in action. Here’s how it works: (1) You donate your clothing, household and décor items, and furniture items in gently used condition. (2) The volunteers at Thrift Harbor take the items and sort them, clean them, label them and place them in retail stores in Claremore, Bartlesville and Rogers, Arkansas. (3) Shoppers from the community get deals for reasonably priced items, making it easy to clothe their families and provide
W
household necessities. (4) The non-profit organization uses the money collected at the stores to support Hope Harbor, which provides on-site services for at-risk teens through it’s Children’s Home and Academy, including professional Christian counseling and parent training services that improve the lives of children and the needs of families facing pain, loss and desperation. (5) The stores are also used for onthe-job training and career enhancement for volunteers, which improve economic development. “In the beginning, Thrift Harbor was created to develop a retail stream of financial support for all Hope Harbor programming,” said Chris Brill, assistant tant director of Hope Harbor.. “But the vision has developed oped over the years to include much more meaningful relationships tionships with the community, particularly with volunteers. unteers. forged in all the communities we serve. We are humbled.” Long-time volunteers turned permanent employees Mary Baumgardner and Kayla McDrummond agree that the mission of Hope Harbor has grown to into a multi-faceted one. “We have regular customers who come in and call us by name,” said McDrummond. “They tell us their stories and we think of them as extended family.” Baumgardner explained that customers are appreciative of the low cost for quality items and for the fellowship the staff provides. “Thrift Harbor is a beautiful way to serve one another.” Hope Harbor also donates new underwear and socks, along with shoes and
clothing items to local schools for their clothes closets in nearly every school in Rogers County. Children needing a quick change of clothes or more substantial needs are served by Hope Harbor. The items come from your donations to Thrift Harbor. If you would like to donate items, Thrift Harbor has over 100 blue donation bins all over northeastern Oklahoma, northwest Arkansas and southeast Kansas, or you may donate directly at any of the retail stores. To volunteer, you may call or visit any retail store during hours of operation. THRIFT HARBOR 316 W WILL ROGERS BLVD | CLAREMORE, OK (918) 923-4860

The Function, Responsibility and Performance OF THE TULSA COUNTY ASSESSOR’S OFFICE BY DORA E. FINLAYSON any people are unaware of the fact that county assessors in Oklahoma are regulated by the Oklahoma Tax Commission (OTC). Each assessor’s office is subject to an annual performance audit by the OTC, which scores that office on how accurate and how equalized their property valuations are, as well as how the office performs its statutory duties in general. Since the inception of the audit, the Tulsa County Assessor has scored at or near the top of all counties in the state. For 2016, the Tulsa County Assessor’s Office received a score of 100% (275 out of a possible 275 points). This makes two consecutive years achieving this score.
M
Tulsa County Assessor Ken Yazel attributes much of this to his commitment to hiring competent and qualified people and providing the training necessary for them to perform their duties at a very high level. Yazel was first elected by the citizens of Tulsa County in 2002. He is a retired U.S. Marine Corps Major, having served as a radio operator, parachutist, Vietnamese linguist, Nuclear Artillery Officer, Recruiting Officer, and Financial Management Officer. The Assessor values property for ad valorem tax purposes. Ad valorem means “according to value”. The Assessor’s Office does not set tax rates or collect taxes. Tax rates
are set by the County Excise Board based on estimates of need presented to the board by the various school districts, cities, and other taxing jurisdictions. Property taxes are used, among other things, for schools, libraries, the health department, and to pay off bonds and legal judgments. Once the Assessor has valued the property and the Excise Board has set the tax rates, the County Treasurer is responsible for delivering tax invoices and collecting taxes. The Assessor’s Office also receives and processes applications for exemptions. These include the Homestead Exemption, Additional Homestead Exemption, Property Valuation Limitation (Senior Freeze),
Veterans Exemption, and Manufactured Home Exemption. Yazel believes it is important that he and his staff be available in person to answer taxpayer questions, address concerns, and generally provide information about property valuation and ad valorem taxes. This is done through the Assessor’s Community Outreach Program, which is designed to give taxpayers an opportunity to learn about what the Assessor’s Office does and to provide a forum to answer questions and receive feedback. Mr. Yazel speaks to service clubs, professional organizations, homeowners associations, and various other groups throughout the year. His staff is available during the year to receive applications for exemptions at sub-offices located throughout Tulsa County and at various home shows and the state fair. BY WHITLEY MUMM n a world of escalating utility prices, homeowners seek to reduce their costs and waste whenever possible. In the Tulsa area, look no further than Community Builders, Inc. to help your home run more efficiently. Owner Greg Wolter started Community Builders, Inc. in his bedroom in the early 1980s. By 1990, they had moved into a building, and nearly every year since then, have seen steady growth in sales. Starting with siding, the company has expanded over the years to its now all-inclusive specialty home improvement services including windows, roofing, bathrooms, sunrooms, insulation, gutters and doors. “My passion for this company is two-fold. First, I want to see the people that work here improve their lives… We constantly talk about how we can become better human beings. And then, we want to make sure we take care of our customers and that they get a good value,” Wolter said. One way to improve your life is to make your home more energy efficient. Windows, doors, and insulation are three areas where minor change can make a major impact. In fact, Community Builders, Inc. has helped customers reduce their utility costs by 50 percent, just by upgrading windows and insulation. Their energy efficient products include EnviroView replacement windows, Green Energy Barrier radiant insulation, Cedar

Ridge composite siding, and insulated 26 Gauge Steel metal roofing. They offer seven styles of windows, and each are installed with a low-e coating and airtight seal, giving them heightened ability to keep hot air out during the summer, and in during the winter. Their doors are durable, high quality and high performance. Also installed with a customfit to make an airtight seal, a door from Community Builders, Inc. will stop drafts and reduce your energy bills. They use energy-barrier material in their insulation, which reflects heat energy, instead of merely slowing down its absorption. Wolter said, “Think of insulation like a sponge. Eventually, a sponge gets saturated and can’t soak anything else in. Insulation is the same way, it blocks for a while, then gets full and doesn’t do any good. If you can reflect that energy off of it, the insulation works better for a longer period of time. That’s what the energy-barrier material does.” Why should you care about your home’s energy efficiency? First, making energyefficient home improvements could save you thousands of dollars in energy costs. Second, promoting energy efficiency helps reduce the carbon footprint. What do you think pollutes the most? A plane? A train? A car? Or, a house? “Most people think it’s a car, but it’s your house,” Wolter said. “Your house pollutes the environment more than anything else. If we can improve the

efficiency of a home, then we also reduce the carbon footprint, which of course is good for everybody… Good for the pocketbook, good for the consumer, and good for the value of the home.” Wolter said his greatest desire is to serve his customers well, and make sure they make a wise decision that’s the best fit for them. He recommends only making the energy-efficient upgrades if it makes financial sense to do so. “We want to make sure we take care of our customers, and that they get a good value,” Wolter said, “We’re not perfect, but we are pretty darn good.” Community Builders, Inc. doesn’t only serve the Tulsa community, but serves the international community, as well. Overseas, they’ve built a school in Peru, where they feed children every day and a chapel in Thailand, where they help rescue children out of human trafficking. In addition, they help support Habitat for Humanity, as well as food banks in Bulgaria and Macedonia. Start improving your life and your home today and give Community Builders, Inc. a call. he season of springcleaning is fast approaching and people everywhere rejoice. Finally, you can start fresh by de-cluttering your space as the temperatures rise again. In the midst of home renovations and spring break, don’t forget the best place to start: outside. Flowers will bloom and grass will get greener, but what better place to start than with what greets you every morning and afternoon: the driveway. Renovating the driveway is a timely task, especially after the wear and tear of winter. Years of winter snow, ice and corrosive salt covering the driveway inevitably deteriorate the concrete. This causes it to become pitted and flaked, transforming into a real eyesore. The deterioration gradually worsens until it has a negative effect on your home’s visual appeal, and even its value. An old cracked driveway cannot only be unsightly, but also dangerous. Kalan Paul, owner of LCI Concrete, offers a simple solution. Kalan and his team “do driveways”. Projects are completed in one to two days time. Kalan is highly rated with 24 |

20 years of experience to show for it. He has been in business with LCI Concrete since 2005. “In the home improvement marketplace, we feel like we provide a valuable service at an affordable price in an effort to keep potential clients/ customers from getting taken advantage of. We just like to give our customers’ houses an updated look that should last about 30 to 40 years,” he says. “Concrete is also environmentally friendly, as it is composed of renewable resources that can be recycled into granular fill or concrete aggregate.” LCI Concrete first lays 3/8-inch rebar on industry recommended two-foot grid patterns after the subsurface has been properly prepared. Using industry standards of 3500 psi, the concrete is then poured and finished. Upgrades are available at a low cost. As for payment, LCI doesn’t collect money up front, but upon completion and customer satisfaction. “We have one goal – to make every customer proud of their new LCI Concrete product that will service them well for decades to come,” says Kalan.

As you plan your next big project, don’t overlook your driveway and walkways. These two areas may seem less glamorous, but they really are an investment worth making and help boost the overall appeal of your home’s entrance. Call LCI Concrete to schedule a meeting to receive your free estimate.

Bridal Round Up BY ERICA LUDWIG hen planning a wedding, tradition says to have something borrowed, something blue, something old and something new. Brides today are opting with a different approach: just about everything borrowed or made yourself. But sometimes executing an idea from Pinterest is a lot harder to accomplish than it looks. If you consider yourself a DIY bride to be, you won’t want to miss this chance to fall in love with fresh ideas and concepts for your big day. OK40 Ranch is hosting a Bridal “Barn” Buy and Sell event on Saturday, March 25 from 10 a.m. – 4 p.m. Guests can expect wedding displays as well as items for purchase from vendors at individual booths. “I’ve been in this industry for 30 years,” says OK40 Ranch Owner, Debbie Hunter, “and about 90% of the weddings I see nowadays are do it yourself. This is a great opportunity for newly engaged brides to come and get ideas before wedding season goes into full swing.” The Bridal Barn Buy and Sell is set to have everything for sale from décor to bridesmaids dresses to even bridal gowns. Guests will pay

vendors for any items they wish to purchase. “I’ll even be putting a few vintage dresses on display,” said Debbie. “We’ll have photographers and other professional vendors there, and I’ll also be giving advice about planning a wedding from my experience over the years.” Hors d’oeuvres will be served and carriage rides will also be available for the event. There are no admission or booth fees, however Debbie does request that any who wish to participate as a vendor or guest contact her to RSVP. In addition to weddings and other large events such as church picnics, business retreats, retirement and graduation parties, OK40 Ranch offers romantic getaways for two and relaxing weekends away for small groups of friends. “Whether your party is two people or 250, OK40 Ranch provides the ambiance of a charming B&B with the amenities of a luxurious upscale hotel,” says Debbie. The tranquil ranch offers 40 acres of walking and riding trails,

horseback riding, two stocked ponds for fishing, and a bonfire pit. The newest additions to the ranch is a tepee and two cabins, each sleeping six, for overnight guests. “We are in the middle of nowhere, and that is exactly where we want to be. The stars are clear and bright, and the atmosphere is so peaceful,” says Debbie. Don’t miss this opportunity for your special day. Call to RSVP. BY SHERYL SOWELL pring ushers in warmer temperatures and extended daylight hours, so it’s no surprise that it is the season for broken bones. Increased physical activity leads to increased likelihood of bone fractures and breaks. The football, baseball and soccer fields all see extensive action during this time of year. Inevitably, many young athletes will suffer an injury that requires medical attention. According to the American Academy of Pediatrics, nearly 3.5 million sports related injuries occur each year in the United States to children younger than age 15, with fractures among the most common. When that occurs, children are often referred to an orthopedic specialist for treatment. Of course, children are not the only ones to suffer from fractures. The average adult will sustain two fractures over a lifetime, according to a survey by the American Academy of Orthopedic Surgeons. About 6.3 million fractures occur each

year, with 40 percent at home, inside or outside. Broken bones generate 3.5 million annual visits to the emergency room, and 57 percent of these fractures belong to people 65 plus. Brad Lawson, M.D., of Central States Orthopedics, explains, “Bones are more pliable when you are younger and get more brittle as you age. Children often engage in riskier behavior, resulting in falls and similar accidents. This causes more frequent fractures. And when they get into middle and senior high schools, they play sports.”
Dr. Lawson provides hand, foot and ankle care; total joint care; general orthopedics and sports medicine care. He offers non-surgical treatment options such as prescribed medications, physical therapy, injections, splinting, casting and bracing. He can also provide surgical treatment options. The majority of patients he sees on a weekly basis are people who have fractures of the arm, leg, foot, ankle, wrist, elbow, hand, forearm and shoulder. “Orthopedic surgeons do more than just practice on
the elderly and athletes,” said Dr. Lawson. “People need orthopedic doctors for a wide variety of ailments. We treat bones, joints, nerves, tendons, and even the skin.” If surgery is needed, Dr. Lawson is available at Bailey Medical Center (Owasso), Hillcrest Hospital South (91st and Hwy. 169), St. Francis Hospital South (91st and Hwy. 169), and Oklahoma Surgical Hospital (81st and Lewis). Dr. Lawson has provided service and sports medicine care in the Owasso, Tulsa, Broken Arrow, Claremore and Collinsville areas for the last several years. The doctor began his career in the U.S. Air Force, serving both as a general medical officer and as an orthopedic surgeon for 16 years. He lives in Owasso with his wife, Julie, and their four children. CENTRAL STATES ORTHOPEDICS
Spring and summer are prime seasons for increase of injuries from outdoor activity. Dr. Brad Lawson is on call to provide treatment for fractures and breaks.

LETTER FROM THE PUBLISHER A little over a month ago, we delivered our first VALUES Magazine to your mailboxes. Although the staff and I loved our new product, we were nervous about what our half a million readers would have to say. Needless to say, we have been blown away by the positive comments and pats on the back. I wanted stop and say thank you to all who have taken time to call and write us with thoughts like this:
