VOTE! Why are American’s opting not to vote?

BY MELANIE HASTY-GRANT Now, I’m not going to tell you who to vote for. I’m only saying that you really must! Come this fall, there will be a shift in power and we will have a new Commander-in-Chief. I have heard some real doozies for excuses about why people won’t vote. This country was founded on “We the People”. Many lives have been lost so that we can have the privilege of voting! Let’s take a look at three excuses when it comes to the current presidential campaign. EXCUSE #1 My one vote won’t matter because my state (whether it be Oklahoma or California) is so heavily Republican or Democratic. If a lot of folks think like this, the polls will show it. How quickly can one person turn into ten, then a hundred, and then a thousand? That would have a drastic impact in the choosing next leader of our nation. EXCUSE #2 I don’t care for the choices. That’s fine, but there won’t be a new crop of presidents in training tomorrow. You get what you get and you don’t throw a fit. Both of the candidates have been in some hot water for one reason or another. They both have their flaws. Instead, look at it from a different perspective. Over the next four years, there will be openings on the Supreme Court. I’ll give you one guess who makes the choice about filling those openings. If you guessed the president, you are correct. Once appointed and approved by Congress, a Supreme Court Justice is there for LIFE. Choose wisely, my friends. EXCUSE #3 The election isn’t going to affect my pocketbook or lifestyle, so I don’t really care who wins or loses.

If you are invested in a 401k or have money in a savings account, what you are able to earn on your money is directly impacted by who is in power. With the stock market indexes setting all-time highs, where you’re invested matters. Elections and global crisis have caused a lot of market volatility. Why Do I Need Title Insurance? RCB Bank offers key insights for homeowners on this required policy.

By Kenneth Wohl Title insurance is a protection policy against loss which may arise from problems connected to the title of the property that you are purchasing. The home and the land you’re looking to buy may have had several ownership changes. Issues surrounding any of these ownerships may surface at any point. For example, a former owner may not have paid real estate taxes, or a contractor may say he wasn’t paid for his work done on the home before you purchased it. Title insurance protects the insured party from past legal issues and will cover monetary losses up to the amount of the policy. There are two types of title insurance policies: lender and owner. Lender policy is required on all mortgages. It protects the lender’s interest in the property – the mortgage. Owner policy, however, is optional and protects the owner’s interest - the property. Won’t the lender’s policy cover me? Not necessarily. The lender policy will only cover the lender’s loss, up to the value of the mortgage. An owner policy would cover the value of the property which is likely much higher than

the loan value. What is actually covered? The policy protects against any liens or other claims against the property that may have occurred in the past up to the day the policy was issued. How long am I protected? The lender is protected until the loan is paid off. With an owner policy, you are protected as long as

you or your heirs own the title. When you sell, the buyer will be required to purchase a new policy to cover any liens or claims that may creep up since the issue date of the previous policy. If you are refinancing, your original owner policy will cover you as long as you continue to own the title. A new lender policy will most

likely be required as the original lender policy terminates when the loan is paid off. How often do I have to pay premiums? It’s a single payment made at closing. Why do costs vary between title insurance companies? Like any insurance policy, different companies and policies cover different things. One policy may only cover the actual damages of the

claim, while another policy may include coverage of court fees and paperwork. Do I have the right to shop and choose my title insurance? Yes, but few buyers do. Most leave it up to their real estate agent, lender or attorney to select the carrier. You may be able to save money by shopping around. A lender’s title insurance policy may be required, but you do have options when it comes to choosing your provider. Talk to your lender for more information and ask about your rights as a homebuyer. By Kristin Ware In conjunction with September’s national Hunger Action Month, area restaurants are helping the Community Food Bank of Eastern Oklahoma fight childhood hunger in eastern Oklahoma by participating in Tulsa’s tenth annual Restaurant Week September 10 – 19.

Participating restaurants will offer prix-fixe meals and donate 10 percent of Restaurant Week menu proceeds to the Community Food Bank of Eastern Oklahoma’s Food for Kids program. Restaurant Week proceeds will be matched by the George Kaiser Family Foundation, up to $25,000. Restaurant Week patrons

can select from a variety of fixed-priced lunch and dinner. Restaurants will offer lunch and brunch menus priced at $12.95 per person for two courses and a threecourse dinner menu at one of two price points: $35 per person or $35 for two. Each menu features appetizer, entrée and dessert options.

A 529 Savings Plan permits you to save for their extended education while you receive a deduction on your Oklahoma state taxes. Your grandchild will be able to use the money for school related expenses when they enroll in a university, college, technical or trade school. Expenses include room and board, fees, books, supplies, equipment, computer technology and tuition associated with education. The money can grow tax free and when it is withdrawn, it is not taxed if spent on education. If your grandchild would receive a scholarship and not need to use the funds, anyone related to the child can use it for their education. Also, you might want to alert other relatives and family friends that you are setting money aside in the 529 plan to give them an opportunity to contribute on gift giving occasions, such as birthdays and Christmas.

Functional Medicine doctors call this syndrome Adrenal Fatigue. A state of persistent stress that leads to chronically elevated cortisol levels, and when the condition persists, chronically low cortisol levels. Symptoms of “Adrenal Fatigue” are: High levels of fatigue each day, Difficulty with motivation, drive and lack of interest in new things, Unex-
