he grandson of retired Rogers County judge, Jack Mayberry, lifelong Claremore resident, Jason Birdsong, has great pride in his community. From these deep roots stem his commitment to protecting families from unnecessary devastation. To that end, he and his wife, Erin, set out to do their part across Northeastern Oklahoma and neighboring states, opening Survivor Shelters, LLC (Survivor) a little over five years ago. And it’s become a family affair with Jason’s mother, Charlotte Mayberry, handling the accounting and Jason and Erin’s 11-year-old daughter, D.J., learning the ropes after school. Since they opened their doors, Survivor has become a premiere “shelter superstore”, offering over 50 different shelters. “We are not one size fits all.” explains Jason. From inground concrete or metal storm shelters and aboveground concrete and metal saferooms to garage floor models, Survivor has something for every space limitation and preference. Survivor even offers decorative finishes for homeowners with discriminating taste. A 10 year manufacturer’s warranty for structural integrity comes standard. “I personally think every home and school should have one,“ Erin opines. In fact, Survivor has set out to overcome every challenge a customer might have for not having a shelter. If finances are a problem, Survivor offers two easy financing options. With low interest rates, a customer can finance a shelter through Communications Federal Credit Union with approved credit. If credit history is a problem, though, Survivor also offers a Lease-

OWASSO & COLLINSVILLE MARCH 2018

to-Own option without a credit check requirement. A customer must simply pay the installation costs upfront, provide proof of employment and begin making payments on an installment plan. With so much passion about their mission and so much hard work to see that mission through, it is little wonder that Survivor has had a banner year and has earned a host of accolades, including the A+ rating by the Better Business Bureau. Moreover, Survivor continues to meet the highest of industry standards as certified through the American Tornado Shelter Association (ATSA). The most telling sign of success, however, can be seen in the row after row of framed photos that adorn the office walls—satisfied customers standing next to a newly installed shelter, a reminder of the lives that will be saved. Survivor understands, firsthand, the devastation that can occur when an area is hit by a tornado. It serves as a proud sponsor of the Channel 6 Storm Trackers, helping to warn Green Country of impending threats. Jason even drives for one of the teams: “When I see all of the devastation, I think there is just no reason for fatalities. With today’s technology and warning system, it’s foolish. I’ve answered all of the challenges.“ Providing protection for your loved ones has never been easier. Call Survivor Shelters, LLC today!

xciting things are happening at COR619 in Owasso. While still offering their amazing personal training programs, they have now added two dynamic opportunities for group fitness, COR Nation and COR HYPE. COR NATION is a brand new group fitness class offered at 5:30 a.m. and 9 a.m., Monday thru Friday. Additional class times are expected to be added as the demand continues. What makes COR Nation so effective? “It is full body functional training,” explains COR619 owner Steve Dibbins, “that means it is a full body workout using strength training, endurance and agility work and cardio. We combine light weights and body resistance. It is truly a full body workout in 30 minutes. With the use of our shower facility, you can get in and out and on to work in no time.” From members in their thirties to the elderly, all are welcome in COR Nation because the workouts are easily modified to fit every fitness level, and every member is monitored for safety throughout the sessions by nationally certified instructors. “We actually have one 71 year old gentleman who is diabetic who has lost 20 pounds in 6 weeks. His blood pressure and blood sugar have improved, and he has been able to decrease his medication.”

The COR Nation Class at COR619 is a great opportunity to work out with other memb memb me mber ers o er off COR Na CO Nattiion on.

Members of COR Nation are also eligible to participate in the “COR Nation 20 LBS. Fat Loss Challenge” wherein members receive a nutrition plan and personalized instruction and coaching with guaranteed results. If a participant loses 20 pounds and meets each of the accountability requirements of the challenge in 8 weeks then they get their money back for joining! COR619 has also added a one-of-a-kind fun fitness experience that takes place each Saturday outdoors, weather permitting—COR HYPE (Helping You Pursue Excellence). The Saturday class runs approximately 45 minutes and meets right outside of COR619 in the parking lot at 9 a.m. “It’s a fun and challenging workout using cross-training, cardio, obstacles (like ropes and cones) for focused agility and strength

training in the outdoors,” describes Shawn Copeland, COR 619 Fitness Director. And the best part? “You can bring your kids! Children, ages 12 and under, can come with a parent free of charge and work out,” states Copeland. Friends can also come along on a trial basis for up to two free workouts to try it out before joining. Membership to COR HYPE classes are offered as a free additional benefit to COR Nation members or can be purchased separately if not an existing member. With Spring just around the corner, there is no time like the present to look and feel better. COR619 can help you.

implicity may not be the first word that comes to mind when you start thinking about a kitchen remodel. But, after you have USA Granite and Cabinetry out to do the job, that’s one of the first things you’ll think of. Just ask customers Frank and Belinda Rehbein. They recently remodeled their kitchen and couldn’t be more pleased. “Karen Rossi made it so easy,” said Belinda. “She came out and designed the perfect space for us. Once she showed us the 3D version on her computer, there

was no questioning any of our choices.” The benefit of using USA Granite and Cabinetry, says the Rehbeins, was that they gave us a detailed schedule of the job and stuck to it. The Rehbeins were thrilled with the extra cabinet space they gained but the cherry on top, says Belinda, was that “Nothing was finished until it was absolutely perfect.” Karen Rossi, who serves as USA Granite and Cabinetry’s Kitchen Design Specialist, has been a designer in this business for more than 20 years, but admits this approach to kitchen

design is not only unique, but incredibly customer friendly. “We make it so simple. I come out and measure and discuss your ideas. It literally takes 10 minutes for a quote regardless of what materials you choose. From there the customer comes to our showroom where everything is displayed - granite, cabinets, backsplash and sinks. If we don’t have what you like, we’ll find it for you.” USA’s package deal is priced by the linear foot and includes cabinetry, granite, backsplash, a lazy Susan, a garbage pull out,

spice rack pull outs, microwave cabinets, wine racks, oven cabinets, and crown moldings. Most companies consider many of these items as upgrades, but to USA Granite and Cabinetry, they’re all a part of the standard package. “Of course, if there is something on the list you don’t see, upgrades are always available,” advises Karen. Another benefit many clients are quick to note about USA Granite and Cabinetry is that not only are they professional from sales to installation, but, most jobs take no longer than

five to 10 days. So, what can be an overwhelming process, is pretty much seamless thanks to Karen and her experienced staff. Each job is handled by highly-skilled installers who know what USA Granite and Cabinetry customers have come to expect. Although kitchens are their specialty, USA Granite and Cabinetry can also transform your bathroom vanities. Just give Karen a call and she’ll be happy to discuss your house renovations with you. But, come see some of their

artistry for yourself. Their showroom is located in Broken Arrow, and it is open Monday through Friday from 8:30 a.m. to 6 p.m. or Saturday from 10 a.m. to 5 p.m. You can also visit them at booth number 642 at the upcoming Tulsa Home and Garden Show March 8-11 held at the River Spirit Expo on the fairgrounds.

Contact Nick today because preplanning is the most important thing you can do for your family. In 1998, Nick opened the first Nick Reynolds Funeral Service in Collinsville, OK. Shortly after that he built the funeral home located at 1916 S. Sheridan Road in Tulsa, OK. Today, Nick, his sons Nicholas and Blake, his mother Connie and their staff, continue to provide quality service to their community and surrounding areas. Q&A with Financial Advisor Linda Rainwater Q: Would it be helpful to use a financial advisor to buy property? – Realistic Robert

A: Sometimes. Some financial advisors are very knowledgeable about investing in real estate as well as securities (stocks and bonds). Other financial advisors have no experience in this field and may therefore advise you to stay away from real estate. I personally invest in stocks, bonds, mutual funds, ETFs, and real estate. I work with a professional realtor and believe that real estate investments help diversify my portfolio. You will also want to consult an accountant to learn the impact of real estate on your income taxes. It is wise to assemble a team of professionals who have experience investing in your areas of interest to learn from them so you will be comfortable with the investments you select. Lending officers have their own language. We try not to use unfamiliar jargon when working with customers, but “talking mortgage” is second nature to us. Let me clarify some lingo my customers have called me out on.

Talking Mortgage

1003, pronounced ten-o-three, is

simply your loan application. This is a uniform document all lenders use as their mortgage application.

LTV, loan-to-value. This is a ratio of what you owe on your home versus what it is worth. In a home purchase transaction, this is also your loan balance versus your purchase price. The industry uses the lower ratio — appraised or purchase price — as the value of the home. Therefore, your purchase LTV may be higher than your actual LTV if your appraisal comes in higher than your purchase price.

CLTV, combined loan-to-value.

This is like your LTV, but includes the overall loan amount versus the overall value when combining a first and second mortgage.

DTI, debt-to-income ratio. Also known as back-end ratio. A percentage of a consumer’s monthly gross income that goes toward paying debts. Front-end ratio, mortgage-

to-income ratio. Indicates which portion of an individual’s income is used to make mortgage payments. It is computed by dividing your projected monthly mortgage payment by your monthly gross income. Front-end and back-end ratios are used by lenders to determine how much you can afford to borrow. 20 |

PMI, private mortgage insurance.

Commonly referred to as MI or mortgage insurance. This is required on loans for which the buyer makes less than a 20 percent down payment or has less than 20 percent equity on a refinance. This insurance policy protects the lender in case the borrower ends up in foreclosure.

CD, closing disclosure. A required

disclosure given to all borrowers on mortgage loans three days prior to closing. This is a five-page document that details loan terms, payments, fees and other costs.

LE, loan estimate. This document

mirrors the closing disclosure, but is issued at the beginning of the loan application. Since the two documents look alike, it is easy to compare fees, costs and changes from start to finish.

By Amy Beth Dobbins

enjamin Franklin said, “By failing to prepare, you are preparing to fail.” Life circumstances can change in a blink of an eye. It is important to put together a good estate plan to help both you and your loved ones in times of transition. An estate plan, properly in place, should do two things: protect you and your assets while you are alive and ensure that your property passes to your loved ones as you wish and for their benefit upon your death. A Power of Attorney (POA) is a legal document that is a helpful tool in an estate plan. It enables you to grant another individual the ability to make decisions in your place and on your behalf while you are still living. There are varying types of powers of attorney, and the scope of powers is determined by the legal document that is drafted. For instance, you may elect to give your attorneyin-fact the power to handle only financial affairs on your behalf; only healthcare decisions; or both. A POA may become effective immediately or

may “spring” into effect at a later date, such as at the time if you were to become incompetent to make your own decisions. A POA can give you peace of mind that someone will be able to handle your affairs and see to your proper care if ever it is needed. A Living Will, also known as an Advanced Directive for Health Care, is another legal document that should be considered. It gives you the ability to instruct and control, to some extent, your end-of-life medical treatment and care. For instance, within the Living Will, you are able to determine whether or not you would want the artificial administration of nutrition or hydration. Further, you are able to direct whether or not you desire organ donation, and, if so, to what extent. A Living Will allows you to appoint a person to oversee your wishes and to communicate same with the attending medical professionals. Finally, an instrument that disposes of your property following your death is important to

ensure that your loved ones are provided for. Two instruments that are effective in doing this are a Will or a Living Trust. A Will is a simple document, stating how your property should pass at the time of your death. It does not affect your property until the time of death. A Living Trust is an instrument that manages your property throughout your lifetime and distributes it upon death. As changes in property occur, the Living Trust must be updated. A qualified attorney and/or tax professional should be consulted before establishing an estate plan that best fits your needs.

LOCAL FINDS FOR YOUR HOME AT THE CLAREMORE HOME AND GARDEN SHOW activities and so much more. “Most of our exhibitors are local companies that are within the Rogers County and Tulsa Metro areas,” said Tanya Andrews, Claremore Expo & Tourism Development Director. “These are hometown folks that do business in town, and we want our residents to have their information and to know what they’re capable of.” If you’re in need of new greenery or flowers, stop by the show’s popular plant sales to support some worthy causes. Gorgeous plants will be available from local non-profit organizations, including the Master Gardeners Association of Rogers County and the Claremore and Foyil Public Schools Future Farmers of America (FFA). These plant sale fundraisers have sold out during past shows, so come out to shop early. This year, the show will feature a

drawing for a $500 cash giveaway that will be held in the indoor arena. Some exhibitors will also be holding their own drawings, so drop your name into as many hats as you can find. You never know what you might win! Bring the little ones out to the Kid’s Zone to plant flowers, paint birdhouses and enjoy other kid-friendly activities. Allan Storjohann of the KRMG Gardening Show is slated to broadcast live from the expo on Saturday, April 7. he Made in Oklahoma Coalition, founded in the year 2000, is a group of 70+ Oklahoma food manufacturers, growers and producers dedicated to promoting brand awareness for Oklahoma made food and beverage products. After over a decade of raising awareness for made in Oklahoma products, The MIO Coalition recognized that consumers in our state not only want to shop for local products at the grocery store, but they also want to support the Oklahoma restaurants that incorporate locally produced food and beverage items into their menu’s. Thus, in an effort to make this information more readily available to Oklahoma consumers the MIO Restaurant Program was born. For an Oklahoma restaurant to become part of the MIO network, they must utilize a minimum number of MIO products and fill out an online application process. Benefits of being an MIO Restaurant include: Seasonal CO-OP advertising opportunities; year-round social media and PR exposure; access to the MIO logo & marketing materials; MIO mobile friendly website listing; and, becoming a candidate for MIO Restaurant of the Month promotion. The Restaurant of the Month promotion was implemented to provide additional support and recognition to MIO restaurant members that go above and beyond the baseline requirements for membership by offering a robust selection of MIO products to their patrons. After each restaurant of the month is selected, a public voting process is implemented at the beginning of the next calendar year to determine who will be named MIO Restaurant of the Year. The winner of the MIO Restaurant of the Year campaign will receive a plaque of recognition, free advertising through MIO, a special feature on the MIO website and social media platforms as well as a $1,000 donation to the food bank of their choice. Starting next month, Values Magazine will begin recognizing each MIO Restaurant of the Month winner and give you the inside scoop on what makes each restaurant special so stay tuned!

PREVENT THE PESTS PLAN NOW TO PREVENT ANT & TERMITE INFESTATIONS BY DANA PUGH

I

t’s spring cleanup time again, and that means raking leaves, gardening and working on your home’s curb appeal. Did you know that it’s also an ideal time to complete an annual pest inspection? Making a pest inspection part of your outdoor spring cleanup every year will keep your home safe from pests before they invade from the outside in. It’s also a great time for the Mother Nature’s Pest Control team to give you some pointers, such as where you may need to trim your trees or move your firewood piles, because these environmental factors are a huge part of prevention. “We can give an estimate based on square footage right over the phone, but we like to do the free inspections,” said Justin Buckmaster, General Manager, Mother Nature’s Pest Control. “It only takes 30-45 minutes of your time, and it gives us a chance to see any problems that are going on.” In March and April, Mother Nature’s Pest Control tends to get calls about ants that turn out to be termite infestations and vice versa.

OWASSO & COLLINSVILLE MARCH 2018

The two are easily mistaken for each other, but treatments for termite and ant infestations are very different. Ant infestations are usually treated with spray treatments that occur 4 times per year. The great thing about Mother Nature’s ant treatment is that it also covers several kinds of insects, so if your home is getting this treatment, you won’t have to worry about most other general pests either. Termite colonies are treated with a bait system, and it only needs to be serviced once per year. Termite treatment begins with an initial inspection and installation, and the bait stays active all year. They monitor the system for you, and if you have any concerns about its effectiveness you can give them a call anytime. The reason people often confuse flying ants and termites is because they are both winged insects, and another thing these two pests have in common is that they will both keep coming back if you don’t stop them. Justin explains, “You’re never going to get rid of them all, and you’re going to see them every year. We can

protect the home and treat the yard, but you’ll never get rid of them 100%.” His advice is to face it head-on every year with a preventative maintenance plan so that you don’t ever have to worry about infestations. When you begin any kind of pest treatment, Mother Nature’s will come out and do a ‘cleanout service’, which is a thorough treatment of both the inside and outside of your home. Then, the preventative maintenance plan addresses your specific needs, whether you’re dealing with general pests, bed bugs, rodents, or anything else. Mother Nature’s also takes your safety concerns very seriously. “Our technicians are taking precautions to apply these pesticides in an area that will be safe,” said Justin. “The manufacturing of sprayed pesticides has really changed since the ‘90s, it’s so much safer. As long as they’re fully dry they’re perfectly safe. We take all the possible risk factors into consideration, from pets to children to any health or safety concerns you may have.” Their careful consideration of your family’s safety begins with the decisions they make about which pesticide products to purchase and use. For example, their rodenticides were chosen partially because they have a bittering agent that acts as a strong deterrent for

curious children and pets. If any bait makes it into their mouths, the bitter taste means their natural reaction will be to spit it out rather than swallow it, potentially saving a life without sacrificing effectiveness. They also use tamper-proof boxes, carefully chosen pesticide products and they keep your safety in mind at all times. Mother Nature’s also offers additional pest control solutions ranging from lawn care, insulation, wildlife trapping and removal and even mold and fungus treatments. They also offer an insect control device called the Bug Hug’r Trap, which is a small, discreet box with a glue strip inside that safely attracts and traps insects. It lasts an entire year or until it is full. The glue is not exposed, so there’s no danger of getting stuck in it yourself. Once it’s used, all you have to do is throw it away and put a new one in it’s place. Stop by Mother Nature’s Pest Control to pick up your Bug Hug’r Trap or call to set up your free spring inspection today to protect your home from all kinds of pesky pests.

ost people will never fight crime on the streets or fly faster than a speeding bullet, but by partnering with the Child Abuse Network, everyone can be a superhero by helping children in the Tulsa community. On April 8, the Child Abuse Network (CAN) is hosting the CAN Superhero Challenge – a family-centered event geared to raise awareness of child abuse in Tulsa and the work CAN does to help. The event will feature two obstacle courses, arts and crafts, bounce houses, carnival games, and snacks – all included in a small registration price. “The CAN Superhero Challenge is all about bringing families together to make them aware of an organization that is helping other families right here in Tulsa,” said Brooke Sturdivant, co-chair of the CAN Superhero Challenge, “At the core, it’s kids helping kids.” The Child Abuse Network is a local non-profit that works relentlessly to reduce the trauma that abuse investigations can pose for a child. “Children come to us in their most vulnerable, and traumatic times. We exist to create the best environment possible for children in crisis. Instead of retraumatizing a child by asking them to tell their story over and over again, CAN brings everyone involved in the investigation together in one safe place where the child can be seen and heard just ONCE, ” says Anna America,

CEO of Child Abuse Network. Co-chair Lauren Bingham added, “Springtime is all about new beginnings and hope. That’s what the CAN Superhero Challenge represents. By bringing the community together and making them aware of what CAN is doing, we’re fostering hope.” While the event raises money for a sobering and heavy issue facing the community – the CAN Superhero Challenge is all about fun! From games to costumes, there’s no shortage of excitement for every member of the family. T

he National Fiddler Hall of Fame is celebrating their 10th year of inducting some of the greatest fiddle players in the world. This year’s class of inductees is a group that will shine like bright lights at the 2018 Induction Gala and Concert on March 30 at the Mabee Center in Tulsa. Over the past decade, dozens of outstanding musicians have been honored by the organization for their vast contributions to the art of fiddle and the world of music in general. These outstanding artists are truly awe-inspiring people who have overcome some of the toughest odds to do what they love most, and that is making music. The 2018 National Fiddler Hall of Fame celebrates this year’s class of inductees: Ricky Skaggs, Michael Cleveland, Violet Hensley, Bobby Hicks, Jeff Cook and Benny Martin. The National Fiddler Hall of Fame (NFHoF) was founded in 2007 and is headquartered in Tulsa, Oklahoma. The very first inductee was none other than the “greatest fiddle player of them all”, Mr. Bob Wills. What a great inaugural induction for the National Fiddler Hall of Fame. Where do you go from there, after honoring the iconic Bob Wills? You don’t have to search far to find extraordinary fiddle players, some of whom call Oklahoma home. Take a look at some of the NFHoF’s past inductees, you just might have heard of a few: Roy Acuff, Charlie Daniels, Jana Jae, Buddy Spicher, Jay Ungar, Johnny Lee Wills, Byron Berline, Kenny Baker, Stephane Grappelli, Doug

Kershaw, Curly Lewis, Stuff Smith, Mark O’Connor and many more. The 2017 inductees were the three fiddle players from the Time Jumpers, Joe Spivey, Larry Franklin and Kenny Sears. A fabulous event took place at the Mabee Center in Tulsa last February and included a concert by Vince Gil and the Time Jumpers. It was an intimate evening filled with melodic tunes as well as some foot stomping, hand-clapping, stand-to-yourfeet western swing. Bob Fjeldsted is the president of the National Fiddler Hall of Fame and has been with the organization from its inception. This year’s induction concert and gala promises to be a night filled with great fiddle music for all ages. While Bluegrass fiddle will dominate the evening, there is something for every musical palate. This year’s special recognition award will go to 15-time-Grammy award winner Ricky Skaggs, who, along with his band Kentucky Thunder, will give a full concert. Skaggs, who comes from a musical family, began singing and playing mandolin at age four and at age six, he shared the stage with the “Father of Bluegrass” Bill Monroe. His life’s path has led him to various musical genres, from bluegrass to striking out new musical journeys, while still leaving his musical roots intact. Ricky has been performing and recording his chart-topping hits for over 50 years and continues to do his part to lead the recent roots revival in music. Tickets for the 2018 National Fiddler Hall of Fame are available by calling the Mabee Center at (918) 495-6000 or online at www.mabeecenter.com. VIP and reserved seating tickets are available. VIP seating includes table seating, light hors d’oeuvres, a pre-show by the bluegrass band The Baker Family, and a meet and greet with the artists and inductees. Ricky Skaggs and Kentucky Thunder

MICHAEL CLEVELAND,

JEFF COOK. Yet another inspirational force in this

year’s lineup of inductees is a multi-Grammy award winner and one-third founding member of the band Alabama. Known for his “hot licks” on the fiddle, Cook announced last April that he would be limiting his touring schedule due to complications associated with Parkinson’s disease. Jeff ’s faith and positive outlook keep him hopeful of improved health and is optimistic to once again join cousins Randy Owen and Teddy Gentry on tour. Recently, Jeff sent word that he is planning, health permitting, to attend the 2018 NFHoF gala and concert.

who was born completely blind and as a child lost 80% of his hearing in his left ear, picked up a fiddle at age four. At age nine, he was invited to jam with the legendary Bill Monroe at the Bean Blossom Bluegrass Festival. Soon after, Cleveland brought his virtuosic style to the Grand Ole Opry as a guest of Alison Krauss. In 2006 Cleveland formed his own band Michael Cleveland & Flamekeeper. This year, Cleveland received a Grammy nomination in the Best Bluegrass Album category for his solo release, Fiddler’s Dream.

BOBBY HICKS, who learned to play the fiddle

at the ripe young age of nine, won the North Carolina State Championship at eleven and was playing fiddle with Bill Monroe’s Bluegrass Boys by 1954. Monroe dubbed Hicks as “the truest fiddler he had ever heard”. In 1981 Hicks joined Ricky Skaggs band, a stint that lasted for 23 years. Hicks is a 10-time Grammy winner and has been with the Grand Ole Opry for over 60 years.

BENNY MARTIN,

who began playing fiddle as a child, set out for Nashville in his early teens to pursue a career in country music. In 1950, he joined Roy Acuff’s Smoky Mountain Boys on the Grand Ole Opry. Martin also had his own show, The Benny Martin Show. Benny Martin died in 2001.

VIOLET HENSLEY.

While most people won’t live to see their hundredth birthday, this whittling fireball is still dazzling audiences with her show stopping fiddle playing. Hensley celebrated her 101st birthday last year and remarks that she takes life one day at a time. Known for her signature move playing her handcrafted fiddle atop her head while clogging to her dynamic delivery of one-line zingers, Violet has carved her niche in fiddle history. Entertaining audiences for over five decades, Hensley is going strong and still performs at Silver Dollar City in Branson, Missouri.
