FINANCIALLY FIT Are You Financially Prepared to Live A Long Life? By Jocelyn Wood By the year 2040, it is projected that 14.6 million Americans will live to 85 years old or older. This is triple in population from 6.5 million in 2014, according to the Administration of Aging. Are you prepared financially to live longer? If you’re age 20 or older, retirement planning should be one of your top priorities. Not sure where to begin? I asked Nate Haberman, AAMS® Financial Advisor at RCB Wealth Management to share a few tips. FIGURE OUT YOUR RETIREMENT INCOME NEEDS. Use your current expenses as a starting point. Don’t forget to factor in items like travel,

new vehicles and healthcare expenses. “A financial plan does not have to be complicated,” Haberman said. “Its purpose is to help you get from where you are to where you want to go, as well as improve the odds that you won’t outlive your money in retirement.” INVEST IN YOUR EMPLOYER-SPONSORED RETIREMENT PLAN OR AN INDIVIDUAL RETIREMENT ACCOUNT. START NOW. “It can be hard to plan for retirement when you are living paycheck to paycheck,” said Haberman. “But, a small amount is better than no amount. Setting aside a little bit each month will add up in
the long run, especially if your employer matches a percentage of your contributions.” BUILD AN EMERGENCY FUND. Prepare for the unexpected and avoid tapping into your retirement savings. “At one time or another, an expense will come up that you didn’t plan for - car repair or hospital visit,” said Haberman. “An emergency fund is there to help manage the financial risks of unforeseen expenses and potentially lessen some stress. Plus, early withdrawals from retirement accounts often have tax penalties assessed to them.” REVISE YOUR PLAN ALONG THE WAY. Life happens. Plan, prepare,
review and adjust regularly in order to stay on track of your goals. “A professional advisor can assist you through realistic expectations in your planning, while taking into consideration items like the age you plan to retire, inflation and taxes,” said Haberman. “A professional can walk you through all the available tools so you can better understand your options.” While having a plan doesn’t guarantee a successful retirement, it may help you alleviate possible hardships, and allow you to live the life you want during your golden years. BEFORE YEAR’S END By Erica Ludwig Like most retailers, car dealerships everywhere push for those year-end deals. But what exactly makes the end of the year specials so different? Chad Jennings, General Manager of Green Country Mitsubishi in Bixby, says that it’s all about financing and inventory. “You know, everybody always wonders when the best time of month is to buy a car, but the time of year is easy because it’s always the end of the year,” he said. “Manufacturers are always pushing for their sales numbers by December 31, because they’re trying to close out the previous year’s models.” According to Chad, the financing on last year’s vehicles will be the best it’s been for the entire year. With dealers needing to make room for next year’s models, they don’t want to carry last year’s inventory into the New Year. “This really helps those who need a tax write off the for the end of the year, whether it be business or not. This is really the best time to do that,” he said. Another benefit of buying a car at year’s end is manufacturers are pushing for incentives, meaning the rebates on new models will be at their absolute highest. “Manufacturers and dealers don’t want a dip in sales as they sell out of the previous year models, so the rebate will be higher on the new models as well,” said Chad. “They’re trying to get ready for the year end change.” Values JANUARY DECEMBER 2016 ? 12| | VALUES 2017
Finally, Chad advises those in the market to get a new vehicle before the end of the year because dealers are willing to take less money in order to clear out their current inventory. With the usual push starting a week before Thanksgiving, the sooner customers get in, the better. “Dealers like myself, we’re trying to sell as many units as possible for that final, year end figure,” Chad said. “You know, there’s so much that goes into the advertising that manufacturers do to show year over year growth. Consumer spending is obviously up during the holidays with buying Christmas presents, so they have to be more aggressive with their approach, which is why they emphasize the high rebates. People also like to be the first with the newest model and this is the time of year to do that.” The dealership is committed to the original mission of community and service by providing quality products and services to their customers. Next, Downtown Tulsa will be lit once more in breathtaking cool purples and blues for GLOW DOWNTOWN. Drive or walk through the Blue

Dome District, Deco District, Greenwood District, Guthrie Green, East Village and Arvest Winterfest at the BOK Center. While you’re in BA, don’t miss the BASS PRO lights at 101 Bass Pro Drive and BATTLE CREEK off of Highway 51 and Aspen, where you will find several charming displays. Stop off for a breather at the beautifully lit ROSE DISTRICT
(100 S. Main), because after two hours in the car with your kids, you may need something a bit stronger than that cocoa. For Griswold-level holiday magic, a short drive to SCOTT AND LISA SMITH’S HOUSE AT 26685 DUCK POND LANE in Claremore is worth the mileage. This retro display employs those oldschool ceramic bulbs many a dad used to curse over from the rooftop every November, handmade Christmas cutouts, and all manner of splendiferous holiday gems. There’s something new about the oldest buildings in Claremore. Three blocks of downtown Claremore’s original business district have now been added to the National Register of Historic Places after receiving the nomination from the State Historic Preservation Office. The National Parks Services made the announcement in October of this year, naming the area between Route 66 and Muskogee Avenue and from 4th Street to the alley between Will Rogers Boulevard and Patti Page an official historic landmark.

Authorized by the National Historic Preservation Act of 1966, the National Park Service’s Register of Historic Places is part of a national program to coordinate and support public and private efforts to identify, evaluate and protect America’s historic and archeological resources. One of the major benefits of the designation to the national register is that building owner will be able to make use of federal tax credits to revitalize or renovate their building, which would lead to some façade updates and upper floor development

Owners of qualifying buildings in the historic preservation district may receive federal and state tax credits up to 40%,” said Ray Brown, treasurer for the Main Street Board of Directors. “Encouraging reinvestments creates for the owner more valuable assets which are very functional in today’s commercial and social environment.” The historic status should boost tourism along the historic Route 66 corridor, which also helps boost the local economy. New merchants like Cari Bohanan, owner of The District on Main featured on the cover, have already made financial investments to the historic buildings while paying homage to the past before the historic designation 22 | Values DECEMBER 2016
was announced. The entry wall in Bohanan’s new store features painted artwork on brick, which was once served as the exterior wall for another downtown store in years gone by. Plans for the second story are in progress. Claremore Main Street, Inc. has been working since 2000 to attract and retain merchants stimulating the local economy while perpetuating the history and culture of Claremore. The staff and board of directors for Claremore Main Street, Inc. have been working tirelessly for years to achieve the historic designation. “Someday, not too far in the future, visitors going on self-guided tours of historic downtown Claremore will be common place,” Brown said. “Becoming a National Historic District opens
so many wonderful opportunities; I can hardly wait to see the many developments that will come.” Who wouldn’t want to tour the downtown district that began in the 1880’s? The majority of the buildings were completed by the 1930’s and carry fascinating stories connected with two major railway systems, radium baths and Route 66, just to name a few. The National Register of Historic Places includes individual buildings as well as entire districts like downtown Claremore, one of eight new designations in the state and the only district included. TAKING CHANCES By Tanya Andrews The trickledown effect of state budget cuts have reached two state museums in Claremore; the Will Rogers Memorial Museum and the JM Davis Arms & Historical Museum. The JM Davis suffered a cut of more than $55,000 for this fiscal year, on an already lean budget. “A budget cut of that magnitude is crippling to the JM Davis Museum, which is a revenue generator for the state of Oklahoma”, said Tanya Andrews, Director of Visit Claremore. “As a tourism partner, a Claremore jewel and a world-class museum, it is vital that citizens help if possible.” A community wide effort to help the museum raise dollars is through a raffle for a chance to win one year of free electricity. Chances are $25 each or 5 chances for $100. Winnings are up to $3,000 in electricity for Claremore utility customers. Rules for the contest include

the winner must be a singlemeter residential user of the City of Claremore Electric, or the winnings can be transferred one time to a user of their choice. Limited operating dollars has caused the museum to change their hours to 10 am to 5 pm and they are now closed on Sundays and Mondays. “This limits our visitors’ opportunity to enjoy this treasure, but it is necessary to keep the doors open”, said McCombs. “We are hopeful
that the state’s budget crisis improves but for now we have no alternative but to limit museum hours and focus on fundraising efforts”. The winning raffle ticket will be drawn on December 31 during the City of Claremore’s Rockin’ New Year’s Eve Bash. “This year’s celebration will be held at the West Bend Green at the Claremore Expo Center”, said Andrews. “What a great way to ring in the new year by celebrating with our community and possibly winning a year’s worth of electricity! By Erica Ludwig Throughout history, stars have served as a symbol of hope. From shepherds in the field, to the ancient Greeks, to even Peter Pan finding his way back to Neverland, stars have always been there to offer comfort and light to those who need it. Tulsa’s rising star, Brian Nhira, captured the hearts of millions with his rendition of “Jesus Loves Me” on the 10th season of NBC’s Emmy awarding winning show, “The Voice”. With a contagious laugh, infectious smile and electric personality, it’s no question why he’s been recognized by notable names like Pharrell Williams and Adam Levine. Brian started singing in churches at just age four. By the time he reached high school, he had fallen in love with music, participating in show choir and musicals like “All Shook Up”. The Jenks graduate continued using his gift through college, where he was involved with ORU Live and singing for local churches. Tulsans watched the rest of America fall in love with Brian during his time on “The Voice” in the spring of 2016. true,” said Brian. “’The Voice’ was really my introduction to America, my introduction to this music industry, and everyone has to have one of those. It’s amazing to have the opportunity to be in the position that I’m in right now, to be building the way that we are. “ Since his time on the show, Brian has signed with Abrams Artist Agency in New York, looking to gain further experience in acting. Though his travels take him to the east and west coasts, the 24 year old looks forward to another Christmas in Tulsa, where he will be hosting his own, recently sold-out, Christmas concert at the Tulsa PAC. Leslie Yocham, agency training and recruiting supervisor at Choices for Life Foster Care, is often asked what it takes to become a therapeutic foster parent. In response to a school assignment to write an ad, a 10-year-old girl answers the question through the eyes of a foster child who was recently adopted. Through the eyes of a professional, Leslie adds, “patience, understanding and the willingness to ask for help to do what is best for a child in need.” Foster parents from all walks of life have answered the call and experienced some of the most difficult, yet rewarding, challenges in their lives. Choices for Life, with offices in Sapulpa, Ponca City, Checotah and Oklahoma City, focuses on children with a higher level of emotional and behavioral issues. Statewide, there are more than 130 children ranging from 4 to 17—many of them native Americans-- awaiting therapeutic foster care. All come with their own adversities through no fault of their own. Their issues range from extreme neglect to verbal and sexual abuse. Their special needs require special care that is not available through traditional foster channels. “Most of these kids have had unique and traumatic experiences far beyond their years,” says Leslie. “Imagine the feeling of a kid being picked up at school by state workers. The parents have been arrested. The child does not have a chance to say good-by to anyone, leaving school with strangers and only the clothes on his or her back.” The sooner they are placed in therapeutic foster care, the sooner they can start rebuilding their lives. By Jillian Moore Joel and Kendra Wiland opened J. David Jewelry in Broken Arrow, OK, with just three rings and $500. Now, 20 years later, they own and operate that same store, as well as their newest location in south Tulsa. At just 15, Joel began his

career in the jewelry industry as an independent jeweler for corporate companies. His time and experience in the corporate world helped him learn that while he loved what he did, there were many things he intended to do differently in his own store. Joel wanted to offer a level of quality that shoppers wouldn’t find anywhere else. His unique corporate experience allowed him to discover an untapped area in the jewelry market. Like all
merchandise, jewelry is made to make a profit, and unfortunately, this means many pieces of jewelry can sometimes be of lesser quality. Luckily for J.
