n perfect harmony, the distinctive sounds of bluegrass music and the spicy tastes of chili are sure to delight, as Claremore hosts the 38th Annual Bluegrass & Chili Festival on the grounds of the Claremore Expo Center on September 7, 8 & 9th. Free activities will be offered at the Kiddie Korral, and the Festival Market, inside the Expo, will include a variety of crafts and vendors, showcasing their wares. On Saturday, teams will vie for a golden seat and silver plunger award during the Outhouse Races. The Open Car Show will host a wide array of entries, classics and current automobiles alike. Just as the event name suggests, there will be chili for the tasting! Visitors will need to pick up their taster kits for a donation of $5.00 well in advance of the 4 o’clock tasting time on Saturday, as the chili goes quickly each year. Several divisions will participate in the cook-off, including a non-profit division open to non-profits, schools, churches, etc. First prize will be $1,000. As if the activities and chili were not enough, the onstage entertainment is second to none. “It is one of the largest music festivals in the nation—and it’s free,” explains Dell Davis, CEO and President of the Claremore Chamber of Commerce. “Visitors from seven states, including Oklahoma, are represented... approximately thirty thousand visitors come over three days, and the economic impact is huge—well over $1 million.” |

ROGERS COUNTY FAIR:

AN OKLAHOMAN ARTISAN’S HAVEN

BY KRISTI ROE-OWEN Artisan vendors will have their unique creations available at booths like these by the Dutch Girl Lareesa Moore and 8 Point Boutique.

ogers County Fair is one of the best-kept secrets in Green Country. It has all the bells and whistles of the Tulsa State Fair--a midway with every fried monstrosity your little taste buds can dream up, mind-numbing carnival rides, red dirt-kicking live music-without draining your bank account on entry and parking, which we all know means more cash for funnel cakes. Once upon a time, county fairs were a showcase for local farmers and makers. Farmers would vie for biggest produce and finest animals, children would compete with farming skills, and women folk would don their finest gingham to show off their recipes. Rogers County Fair today still captures that agricultural heritage and competitive spirit, encouraging locals to compete in all kinds of areas from agricultural to artistic in nature. The result is that Rogers County Fair has become a haven for artisans and makers, with categories for competition including every imaginable

R

category from home economics to agriculture to art. Pot holders, wood crafts, and oil paintings are all among the countless creative expressions to be seen during the fair. The jewel of the Rogers County Fair is County Square, a realworld Etsy. Located in the Expo Hall, this is the best place in Green Country for browsing an eclectic mix of artisan vendors, local crafters, and unique antique and vintage treasures. Marketing Manager Lisa Rogers described the County Square as “a great place for shopping and experiencing local craftsmanship.” This is a fabulous place to fill your secret Christmas drawer with Oklahoma-made goodness. The Barking Cat is a pet bakery offering innovative, all-natural treats like the Flea Buster Biscuit

Swan Bros. Dairy artisan cheeses are made right here in Claremore and will be available at the fair.

(Facebook reviews are strong for this one); PUPcakes and PUPcorn, which are said to be a hit with both dogs and cats; and Gus’ Grin, a trippy-looking rainbow smiley-face “cookie.” For cheese connoisseurs, Bluff Creamery offers artisan sheep cheese crafted on a Talala family farm, and Swan Bros. Dairy offers premium cheese from happy, free-roaming cows. Stock up on sweet hot mustard and pepper butters over at the Small Town Spice booth. You can also find beautiful embroidery, home decor, handcrafted jewelry, artisan soaps, and any number of dreamy items to set your heart aflutter. “We have everything from canning jams and jellies, homemade pies to boutique clothing,” Rogers added. Whether you are a maker yourself or simply a fan of artisanship, give yourself plenty of time to check out County Square and all of the other incredible competitions on display at the fair.

FINANCIALLY FIT

4 ESSENTIAL HOMEBUYING

BY KENNETH WOHL

VP MORTGAGE OFFICER, RCB BANK

TIPS

Purchasing a home is one of the largest investments you’ll make. Avoid common mistakes with these four valuable insights.

#1: GET PRE-APPROVED FIRST. House hunting is the fun part of homebuying, but looking before getting pre-approved can break your heart when the home you fall in love with doesn’t fit in your budget. First, and most importantly, get preapproved for a loan. Then focus on neighborhoods in your price range. You’ll save time and heartache.

#2: DONʼT GET PRE-QUALIFIED AT YOUR MAXIMUM LOAN AMOUNT. This is a potential set up for financial hardship. Loan eligibility is based on your earnings before taxes and withholdings. Your monthly mortgage payment comes from your take home cash. What you qualify for and what you can actually afford to pay each month may be different depending on your living expenses and spending habits. Ask your lender to factor your budget into your pre-qualification. Determine a comfortable payment you can afford that will also allow you to save money for emergencies or other financial goals.

#3: SHOP LOCAL, IN PERSON. Scoping out the field online can provide a general idea of current rates and options, but this is a major financial decision. Speak directly with a local banker or two. They’re informed on specific loan options available in your particular area. Plus, they can tailor a loan estimate to your individual needs.

#4: BUY FOR TOMORROW. A home that fits your needs today may not later if you decide to have kids or change careers. Know your personal and family goals and shop with them in mind. Choose a home to grow in and one that will sell when it’s time to move. Don’t rush to buy a home. Dream, plan and research all your options, so you make a smarter purchase. Feel free to call me, Kenneth Wohl, at 405-608-5291 or email kwohl@bankrcb.net if you have questions, even if you are not a customer.

ne out of every six Oklahomans lives in poverty according to the Oklahoma Policy Institute. Twentyone years ago, volunteers from a local church set out to change that in Rogers County. In 2004, The Good Samaritan Ministry, Inc. (GSM) incorporated as a non-profit and has been working diligently ever since to that same end. GSM offers relief to neighbors in need—food, clothing, and emergency assistance for utility bills. Individuals receiving aid must qualify based on income. “We serve individuals of all beliefs, ethnicities, and backgrounds,” Shirley Tripp, Executive Director, explains, “We are a faith-based charity and we also offer individuals the opportunity for prayer and spiritual encouragement if they choose to talk with a volunteer assistant.” Donated Bibles are available to individuals seeking encouragement. The Good Samaritan Ministry: Seeking Partners in Growth

and, on average, GSM distributes 2,000 pounds of food monthly. GSM is currently accepting donations of canned goods to replenish its food pantry. Clothing is also provided to those in need, from infants to adults. Qualifying individuals may shop for their free clothing items in the thrift store onsite. The thrift store is also open to the public to shop at deeply discounted prices. The monies earned are then donated to GSM. There is a need for donated boys and adult men’s clothing. Two part-time employees and a group of about 40 volunteers operate GSM. Two days per week, 12 to 15 volunteers are needed to help during hours open to the public. Volunteers are also needed at other times throughout the week, as it takes a great deal of work behind-the-scenes to accept, sort and organize donations. As great as the need that exists, so, too, is the need for support. Perhaps the greatest need of all is that of monetary donations. In May, GSM kicked off its Partners in Growth Campaign to raise at least $100,000 for the expansion and renovation of their facility. Specifically, the campaign will fund an 800 square-foot expansion for food storage, commercial refrigeration and freezer units. The additional space is critical to ensure safety and

efficiency in feeding the hungry. GSM also hopes to reconfigure and renovate the building, making the area better suited to accommodate the large crowds it now serves. The capital campaign, slated to run through October 1, is gaining momentum. In fact, The Cherokee Nation Tribal Council has approved a $10,000 grant for Partners in Growth Campaign projects. Other corporate partners, including RCB Bank, and individuals have also pledged their support. “We are so grateful for the gifts and pledges from area and community partners which put us over the half-way milestone mark in our Partners in Growth Campaign …, “ stated Kay Henry, GSM Board Chair and Campaign Director. Even with great progress, though, the clock is ticking, and GSM needs additional donations. To contribute to the capital campaign, checks may be made payable and sent directly to Good Samaritan Ministry, Inc. with Partners in Growth Campaign designated thereon. Kay Henry explains, “We are here to show God’s love to any and all that need help.”

SERIOUS SECRETS ABOUT INVESTING FOUR FINANCIAL EXPERTS WEIGH IN WITH THEIR TIPS FOR YOUR MONEY hen it comes to investing, it can be overwhelming to decide which strategy will work best for your individual situation. Working with a trusted financial advisor is the best way to maximize your returns, and putting a plan in place as early as possible will help you reach your financial goals. Here are our top tips from our local experts so you can begin thinking about your long-term financial plan today!

W

MELANIE HASTY-GRANT & KEN GRANT WATERSTONE PRIVATE WEALTH MANAGEMENT (918) 272-1120 | WWW.WATERSTONEWEALTH.COM 9500 N. 129TH E AVE SUITE 106 OWASSO, OK 74055 Despite volatile financial markets and slow economic growth, in the U.S., there are more millionaires than ever. That’s encouraging! As of the end of 2016, there were a record 10.8 million millionaires nationwide, according to a new study from Spectrem Group’s Market Insights Report 2017. According to the author of The Millionaire Next Door, only 20% of millionaires inherited their wealth; meaning the other 80% earned their wealth on their own. So, I’m not talking here about just movie stars and pro-athletes. I’m talking about everyday people! However, these millionaires didn’t just fall out of the sky and they didn’t win the lottery! They are regular people who are intentional with their money. The following are 5 traits of “everyday millionaires” that we work with at Waterstone Private Wealth Management.

1) They live beneath their means. The easiest way to become a millionaire is also the most boring. Millionaires have a tendency to live in the

same house for most if not all of their adult years. They drive their cars into the ground. They keep their cell phones way past their contract dates (some of the ones I know still have a flip phone). They are cost conscious about where they shop for groceries. You would never know that they were millionaires because their lifestyle does not reflect it.

2) They invest. With the money they save from not having the bigger house, newest car, and hottest gadgets, they save and invest it. Just to

give you an example: If you invest just $5500 a year starting at age 20 and do this every year until you are 60 and that money grows at a rate of return of 8% a year, in 40 years , you’ll have 1.42 Million dollars!

3) They don’t have debt. Often the only debt these folks have is their home. They don’t use credit cards and if they do, they pay them

completely off each month. They pay cash for cars along with their trade-in rather than getting a car loan. Not having debt and keeping their expenses low allows them to focus on creating the life they really want.

4) They plan, plan, plan. Millionaires are planners and shop around for the best price. They research purchases on the internet before they buy them. They have a financial plan and an estate plan. They are patient and are not looking for the next “get rich quick” scheme.

5) They spend their extra money on travel and experiences rather than things. Instead of accumulating more stuff, they tend to be more interested in creating memories through experiences and travel.

At the end of the day, there is no substitute for hard work, controlling spending, saving early and regularly, and making good investment decisions. Wealth preservation is more important that just accumulation. Choose your advisor and investments wisely. Where your invested matters. The irony with all the things people want most—health, money, family, success—is that the “secrets” to attaining them aren’t secrets at all! Like an explorer who has landed on a treasure, many who achieve success are unselfish enough to tell others exactly how they did it. When it comes to investing, there are simple but effective principles that may start benefiting your portfolio today. Like most other areas in business, operating solely based on your emotions is catastrophic for investing. Many people’s default setting when it comes to money is getting emotional. This makes sense since money is so often connected to the people we love, but it also may explain why most people aren’t rich.

As you seek to invest wisely, try to avoid making decisions based on emotions or feelings. Instead, lean on the tested and tried principles that have helped to create wealth for years. By eliminating emotions from investing, you can position yourself and your family to enjoy those things you should be emotional about—like having meaningful, worryfree moments with one another. Every so often, a story will circulate about some “genius investor” who quickly traded his way to millions. Sadly, many unsuspecting readers find themselves inspired to try and do the same thing. This laissez-faire, nonchalant investing method probably can make you a millionaire, but only if you start out as a billionaire. When striving to invest successfully, consider lengthening your timeline. Invest with long-term goals in mind and be patient, knowing that the market tends to reward those who know how to keep their cool no matter what. Warren

Buffett once said, “The stock market is a device for transferring money from the impatient to the patient.” If you’re making the decision to play the long game and invest for a long period of time, then the sooner you get involved, more likely the better. A time-period as short as even a few years can make a big difference. The sooner you start making your money work for you, the sooner you may be able to stop working for money. Your financial health demands sound investing principles. By removing your investment strategy from all emotional entanglements, lengthening your timeline to invest for the long haul, and getting involved in investing as soon as possible, you may soon find yourself joining the ranks of those who enthusiastically shout their “secrets” for all to hear.

Diversify Your Investments … But Consolidate Your Providers

You have probably heard that diversification is a key to investment success. If so, you may also think it might also be good to diversify your financial advisors – after all, aren’t two (or more) heads better than one? Actually, some good reasons exist to consider consolidating all your investment accounts with one provider. Let’s look at each topic separately. Consider the two broadest categories of investments: stocks and bonds.

24 |

VALUES

ROGERS COUNTY AUGUST 2017

Stock prices will move up and down in response to many different factors. Bond prices are usually more strongly driven by changes in interest rates. Stocks and bonds often move in different directions. If you only own U.S. stocks, you could take a big hit during a market downturn. (Keep in mind, though, that even a diversified portfolio can’t prevent all losses or guarantee profits.) So, it is clearly a good idea to diversify your investment portfolio. Now, let’s move on to diversifying financial service providers. Actually, some good reasons exist to consider consolidating all your investment accounts with one provider. First, you’ll keep better track of your assets with much less

paperwork. Additionally, it will be much easier to follow a single, unified investment strategy, based on your goals, risk tolerance and time horizon. Also, if you have accounts with several different financial service providers, you might be incurring many fees. Finally, you won’t get conflicting advice and you’ll receive clear guidance on important issues. Diversification and consolidation – one is good for building an investment portfolio, while the other can help you invest more efficiently and effectively. Put the two concepts together, and make them work for you. This article was written by Edward Jones for use by your local Edward Jones Financial Advisor Dale Alimena.

FOODIE BY KRISTI ROE-OWEN

I

would say I am a fan of sushi, but that really isn’t true. I am more of a sushi fangirl. Give me all the sushi. First of all, sushi is arguably the most adorable food. If a sushi chef has any degree of competence, it is highly instagrammable. As a person generally fond of snack foods, anything that falls in the dual appetizer-meal category is high on my faves list. If you’re a sushi novice, I’ve put together a few little tips for expanding your sushi horizons.

KNOW THE LINGO. Trying to order sushi can be intimidating (shout out to anyone who ever tried to discreetly google “unagi” on your iPhone before the sake arrived). In fact, the only thing more intimidating than trying to navigate unfamiliar terminology is sitting down to eat with someone who inexplicably knows every Japanese term on the menu. It is a common misconception that sushi is always raw fish. Sushi is just a blanket term for bite-sized food rolled in vinegared rice. There are two main kinds of rolled sushi: maki and uramaki. All rolled sushi consists of rice and nori (seaweed) wrapped around other ingredients, typically fish and vegetables. Maki basically means any rolled sushi, typically with rice wrapped in nori. Uramaki means “inside-out roll” because the nori is on the inside of the rice. The other main food items on a sushi menu are typically sashimi (sliced raw fish) and nigiri (sliced raw fish served on rice). You 28 |

probably know what wasabi is, but you may not know that another word for soy sauce is shoyu. The only other thing you really need to know is the name of the fish you are ordering. Unagi is eel, tako is octopus. Ikura is salmon roe, masago is smelt roe. No one knows what a smelt is, but their eggs are orange and delicious. Sake is the Japanese word for salmon, maguro is tuna, and hamachi is yellowtail. Ebi is shrimp, kani is crab. There are many other items you might encounter, but if you learn these terms, you can order off the menu with some degree of competence. If you’re wary about eating raw fish so far inland, set your mind at ease. Most sushi restaurants in Tulsa have fresh fish flown in every two days or shipped overnight. Tuna comes from Honolulu, while most other fish comes from Los Angeles. Ingredients like eel and octopus are flown frozen because they have to be shipped from Japan. Sushi chefs take pride in serving only the very best ingredients, so you never have to ask if the fish is fresh.

EAT LIKE AN EXPERT.

Even after eating sushi for years, I still struggle with eating it the way it’s intended, so I don’t. Sushi is meant to be eaten in single bites, which is why sushi has to be rolled very tightly and served in small pieces. With each bite, you taste the fresh ingredients, the flavors blending together perfectly. The problem is that often, those bites aren’t really very bite-sized, and there is just no graceful way to shove an entire piece of sushi in your mouth without looking like a giraffe at feeding time. Try cutting it in half or eating it in two bites and you’re likely to end up wearing rice. My advice is to eat it however you can get it in your mouth. It is also a no-no to dip the rice side of nigiri into the soy sauce. If you dip the fish, you get the perfect portion for flavor enhancement, but if you dip the rice side, your rice soaks up the soy sauce like a little sushi sponge and turns your perfect bite of salmon or tuna into an oilcolored sodium bomb. Worse, your

hi

Course soy sauce dish becomes a wasteland of errant rice soldiers drifting aimlessly in an ocean of MSG. When it comes to wasabi, just remember that if you add too much, you can’t taste the sweetness of the fish. If you still aren’t sure what the ginger is all about, it is for cleansing your palate between bites. The biggest sushi etiquette you need to worry about has to do with appreciating the food you are eating for what it is: art created by an artisan.

SHARING IS CARING. Eating family style is the best way to try many different rolls, and it can be the most fun way to break bread with your tribe. But when you eat from the communal candy roll, turn your chopsticks backward so the blunt end is touching the sushi. This keeps your germs out of contact with everyone else’s food. Sushi burritos, spam sushi, and sushi “burgers” are all actual things that exist in the world. You can even order a “sushi bazooka,” a device

resembling a piece of PVC pipe for rolling sushi and pushing it out in much the same way your Play-Doh pasta maker did when you were a kid. And some of the sushi rolls you can get at grocery stores are actually pretty decent.

BE CREATIVE. There’s no wrong way to make or eat sushi. Technically, at least. People are doing weird things with sushi in this postmodern age. Many completely legitimate sushi restaurants offer the east Asian answer to the Monte Cristo, deep fried sushi rolls. There is an entire subreddit dedicated to the mad science of bizarre sushi creations at www.reddit. com/r/SushiAbomination/. Tulsa has plenty of great sushi spots, so grab your soymate and let the good GIVE US YOUR REVIEW SUGGESTIONS times roll. It WWW.VALUENEWS.COM AND CLICK CONTACT OR would make miso happy.
