Tabula Rasa In the pages ahead, we present a story about nothing. It’ll really be something someday. And when it is, we’ll run a sequel. But for now… well, it’s springtime and the lupine along the trails are in bloom and we’re tired of waiting. So welcome to Part I of the Ventura Botanical Gardens (page 15). We know there’s not much up there yet, in the hills above City Hall. No Palm Springs-style aerial tram. No Santa Barbara-style symposia or wine and cheese botanic lectures. Just a purple lupinestudded Demonstration Trail and one helluva blank slate. Grant Park. What a place for a botanical garden. Ocean. Islands. Rivers. Mountains. Downtown. You see it all from up there. But what really sets it apart on a planetary scale is the climate: one of Earth’s Top 5. I’ve been to four of the world’s five Mediterranean climate zones and they all share a common temperate feel, a barefoot familiarity that goes straight to the soul of a Californian, that dry scent of sage and plein-air pale blue skies, of easy living. So let’s put aside the cynic’s reality: that such dreamy community projects rarely come to fruition, that Grant Park could end up littered with the road kill of unfulfilled promises rather than flower petals and footprints. Unhindered as yet by the catastrofistas who typically anchor such projects, VBG continues its forward march with nearly unanimous community support. Our article isn’t intended to pump helium into a sagging balloon; we’re just enjoying the ride, holding on to that string and hoping it keeps going up and up and up. And now to the other half of the editorial equation. We show-

case two homes in this Home + Garden issue, a pair of intelligently remodeled pads that prove you don’t have to tear down the old and outdated to create a contemporary living space. Kurtis and Wanda Sakai (page 46) of Ojai swapped their oversized abode for something more manageable, if not particularly stylish: an early-seventies tract ranch house. Working with local architect Darwin McCredie (whose own converted Quonset hut/ home/office was featured in our December 2010 issue), the designminded couple turned bland to beautiful, refashioning the property into an ideal living space for the modern family. The other home (cover and page 20) is a mid-century structure in Camarillo that got a 21st-century facelift, along with a slew of sustainable upgrades. The result is a contemporary gem forged out of a house that used to look like a Palm Springs motel, and not a cool one on the strip, but one of those outskirts motels with a fortune in quarters pumped into its vibrating beds. Speaking of freaky, meet Deb Dawson (page 37): funerary art collector, hearse driver, pastry chef. This article fits smack in our Profile section. It’s more about her than her house, an outwardly normal Midtown one-story. And what elements of her house we do discuss are shaped entirely by Deb’s personal style, which I won’t even attempt to characterize. Around the World in 109 Acres
Eye-popping views and a Mediterranean climate merge to create an ideal niche for a botanical garden. Welcome to West Ventura. Where dreams grow. By Andrea Kitay

early eight years after what started as a humble plan to create a local botanical garden, the brainchild of a motivated few has morphed into an epic vision for Ventura County. Unfolding on the 109-acre Grant Park site above Ventura City Hall, the Ventura Botanical Gardens (VBG) project will include a world-class, five-garden showcase of plants from California-like Mediterranean climate biomes around the world. To date, a long stream of administrative hurdles have been jumped, roughly 50 regular and advisory board members and 1,250 volunteers have been enlisted, and the once-humble vision has gathered enough steam to power this engine to the finish line. On a foggy Saturday morning, I stroll the newly constructed, nearly two-and-ahalf-mile round-trip Demonstration Trail with VBG Board President Doug Halter. We wind through the future Chilean section and across an area designated as The Ramble (currently Summit Road), which will ultimately be filled with plants representing California’s flora, from its lowest to highest points. The trail ends in the future Mediterranean section.
“This site exemplifies everything we needed, and why we all live here: the views of the ocean, the islands, the mountains. You can even stroll down to breakfast or lunch after [visiting the garden], take in a museum or art gallery or shop,” says Halter. Like most of the other volunteers working on the project, his excitement is palpable. Gardens representing the planet’s five Mediterranean biomes—Chilean, Californian, South African, Australian, and Mediterranean—will be developed on this hilly overlook with 360-degree views. Halter explains that although only two percent of Earth’s land mass have this unique ecology, 35 percent of the world’s plant species are native to these regions. “It doesn’t limit us a lot,” he laughs. Each section will correspond to its California counterpart and have a team of experts tasked with curating, acquiring plants, and managing that particular garden. In the Chilean garden, plant curator and Chilean flora expert Paul Mills will lead the effort. He explains that because the flora in Chile’s Mediterranean climate region has been reduced by human impact, the VBG’s collection of plants corresponding to California’s coastal sage scrub and chaparral will have great conservation value. “Botanic gardens aren’t just places to recreate or find solace,” says Mills, “but are living museums, life rafts for threatened species of plants.” According to Mills, Chile is a perfect fit for the VBG because of convergent evolution: where distantly or unrelated plants develop similarly in similar environmental conditions. In this case, hot, dry summers and cool, moist winters have created plants in both Chile’s matorral and California’s chaparral that “look” similar. For example, although walking through Chile’s matorral feels like walking through California chaparral, closer inspection reveals that the plants are actually from different families. Plants like colliguay, puya, and olivillo exhibit these traits and will be represented in the Chilean section, along with bulbs, bromeliads, cacti, and lilies. As the fog slowly burns off, it doesn’t strain the imagination to see the perfection in the plan. A bird’s-eye view of downtown and the sheer size of the park draw comparisons to grander communities. The folks at VBG couldn’t agree more, and expect the development will be viewed retrospectively as one of county’s defining achievements. As Mills put it, the project “has the potential to not only become a world-class botanic garden, but the crown jewel of Ventura County.” 16

The decomposed granite path rises gently along switchbacks, lupine seeds sown back in January along the path’s edges now popping up as vibrant purple and yellow flowers, tumbling into existing hillside manzanita. Short walls of dry-stack river rock run in lengths up to a hundred feet, presumably built to retain the hillside. To date, though, no one really knows; masons brought to inspect the work believe it is from the mission era. A dozen small groups of Saturday morning hikers, some clutching dog leashes, laughing and chatting, blow past us as we linger. Every turn provides a different view, and small markers with numbers indicate opportunities for sponsorship. Halter tells me that although the trail is only a few months old, on any given day 75 to a hundred people explore the trail, imagining what will be. And plants won’t be the only attraction. While it is expected that the gardens, beginning with the Chilean section, will be installed first, long-term plans include several activity zones where people can learn about culture, history, and plant cultivation. A Heritage Center will focus on the area’s history (Westside oilfields produced fuel for the Pacific fleet in WWII, explaining why the Japanese made such a concerted effort to torpedo this area). A Discovery Center will focus on education, hosting school groups and lectures. And a

The fynbos of the Cape region of the Republic of South Africa displays a high degree of endemism and high diversity in each family represented in the flora. (An endemic fauna is also present.) Among the more biogeographically interesting components of the flora are the proteas, with 69 endemic species.Their closest relatives are in South America and Australia.While the protea family (Proteaceae) Mimulus spp. is very old and very Monkey Flowerprimitive, the species are considered quite young. In Chile the formation is known as matorral (from the Spanish mata for shrub). It is confined to the coast by high mountains. Its topographical features are extreme and stunning. The matorral formation is the most closely related biome to California. The flora consists of many more deciduous species than are found in California’s chaparral and many species also have thorns. Overgrazing during the Spanish colonial period caused the prevalence of these thorny, deciduous shrubs creating an ever-changing landscape which is very responsive to seasonal displays.

Perhaps the grandest plan on tap is a 2,000-seat ocean view amphitheater (think Greek Theatre at Griffith Park) against the sheltered side of the mountain. The gardens are currently accessed from Ventura City Hall’s upper parking lot. The plan anticipates a trail meandering through each garden, with two additional possibilities for access points off Cedar Avenue, giving access to the already pedestrianfriendly Westside neighborhood in addition to the Downtown main entrance. But as everything with this mighty band of volunteers, plans stay fluid; multiple balls hover in the air at all times: dull but critical administrative red tape, fundraising, and, most recently, groundbreaking on the Demonstration Trail. “We’re creating a park that will be as important to this region as Golden Gate Park is to San Francisco,” Halter proclaims. “It won’t be built in a day, or even a year, but it’s the legacy of a lifetime.” v

Mid-Century Modern Goes Contemporary In the hills of Camarillo, a thoughtfully remodeled home makes a big impression with its small footprint. By mark storer

efore there was a slick, contemporary house
on this Camarillo hillside, there was an orchard, a simple u-shaped abode, and panoramic views. A local couple—they’d lived about a half-mile away for decades—noticed the property for sale during a morning walk and “fell in love at first sight.” They had a vision, a general idea, but found themselves scanning the view and wondering, What next? “We knew we wanted to modernize [the house] and make it as sustainable and efficient as possible,” the new owner said. “We liked the basic plan; we just wanted to change some small things—to update and modernize it.” Working with Ventura-based Allen Associates Construction and architect Dennis Thompson, they embarked on a remodel project that would eventually garner a National Association of the Remodeling Industry (NARI)

award in the “Entire House Over $1,000,000 with Green Project Recognition” category—and earn Allen Associates the NARI title “2013 Southwest Regional Contractor of the Year.” Located in the Spanish Hills neighborhood, the home was originally built in 1967. The new owners wanted to preserve its basic form while incorporating modern sustainable upgrades. A small addition to the master bedroom wing was the only expansion of the original footprint. Two new structures, a 700-square-foot guesthouse and a workshop, were added as well. Green was the order of the day, so working with Thompson the owners created a home that is as environmentally sensitive as possible. Solar panels powered by a 3kW photovoltaic system form a centerpiece while low energy windows highlight the framing. Water is heated using solar energy with an on-demand backup, and the majority of the lighting is LED. They forewent

air conditioning and had an efficient heating system, designed for specific spaces within the home, installed. Durable elements include a standing seam metal roof, integral colored plaster, and recycled plastic decking. FSC framing lumber and sustainable flooring products (including natural linoleum, cork, and engineered wood) were used. Drought tolerant landscaping and high efficiency plumbing reduce the demand for water. The landscape is now a series of circular outdoor areas, using native plants and meadow grasses. Rainwater and runoff are all managed on site. “We weren’t experts on green projects,” explained the owner. “We learned a lot from Dennis Thompson about the tradeoffs we would make. They were all perfectly acceptable to us, so it worked out just as we’d hoped.” The original house was 2,377 square feet, and the remodel added just 182 square feet more. “For empty nesters, it was plenty,” he said. “We built for quality, not quantity.” v

Life and death and tiramisu The bittersweet style of Deb Dawson

I
was recently housesitting in Midtown Ventura. The last thing I expected to discover in the lovely suburban neighborhood, amidst manicured lawns and well kept homes, was a hulking, rusty hearse parked in a neighbor’s driveway. “I found it on eBay in 2001 for $1,500,” says Deb Dawson, the creative owner of the car, a mobile billboard for her business: Desserts to Die For. “It’s a 1967 threeway Thrasher Sovereign Cadillac Superior Hearse. It runs great, but it would cost $40,000 to restore.” Deb, who sports a nose ring and shortly cropped hair, recently retired at age 52 from the U.S. Postal Service. Although she lives in an outwardly normal house, the art collector and her new business, not to mention her home’s interior, are anything but run-of-the-mill. Step inside the colorful living room, where the walls—inspired by Mexican folk art—are painted red, pink, and purple. A human skeleton greets visitors, as does a colorful collection of art by local artists, dead and alive, like Amy French, M.B. Hanrahan, Michelle Kemick, and gauvin. Funky pieces include a miniature train station complete with graffiti by Man One, a cityscape by Nick Wildemuth, and other
Photos by Mariana Schulze Outsider Art-style pieces flanked by a bookshelf that includes titles such as “Beautiful Death,” ”After the Funeral,” “Stiff: Curious Lives of Human Cadavers,” and even “Snow White.” A stack of antique postal boxes sits on the floor like a sculpture. It includes her original P.O. Box 803 from the Reseda post office, to which she’d commuted five mornings a week, beginning at 3 a.m., for the past 33 years and four months. There is also a coffin-shaped entertainment center, made by a friend, with a marmoset skull on display. Out front, a coffin-shaped mailbox with a silver bat handle greets the local mail carrier. Miniature hearses purchased on eBay, Matchbox cars, and Hot Wheels are thoughtfully displayed on red velvet pedestals reminiscent of coffin interiors. A parking stanchion for a reserved spot at a funeral home, purchased at Necromance in L.A., adds another morbidly funky accent. Her own work (Deb is a late blooming art history major) is scattered throughout the house, including a killer pair of bronze bookends—a coffin and a headstone—and her recently created “The Loo Gallery,” which features a vintage tampon dispenser that also dispenses feminist art, created by artist friends, for a mere two bits.

She’s fond of tikis, too, and a day glow orange resin tiki head she carved and molded is part of the mix. “My mom is English, and from the first time I visited a cemetery in England, when I was about seven, I became hooked,” admits Deb, who recently got dual citizenship. “Whenever I travel, I always visit and take pictures of cemeteries. “England has great, scary cemeteries with headstones dated as far back as 1015. Ours are so new,” she laments, adding, “I’ve always been fascinated by gravestones.” There was even a college PowerPoint presentation she made while attending CSU, comparing gravestones of the stars: their huge fame in life ending in either grand finale style or simply with a small marker. On her fiftieth birthday, Deb celebrated with a scavenger hunt at Hollywood Forever Cemetery. Guests followed clues that included matching their birthdates with headstone dates, finding their names on tombstones, and seeking out the final resting places of stars like Rudolf Valentino. And her baking business? Those “Desserts to Die For” come to life in her bright, airy, spic-and-span Midtown kitchen before taking a ride in

the hearse. “My mom, Daphne, who’s now 88, was an amazing cook and baker, so I guess I was spoiled by that. I decided to bake my own sweets when I realized they never tasted as good at bakeries and restaurants as they did at mom’s. I guess that’s really when it all started.” But it wouldn’t have gotten very far without Alcoholics Anonymous. Deb’s been sober for eighteen years and credits AA almost as much as her dear old mom. “I would not be where I am today if not for AA,” she says. “When I got sober I always asked for the cake commitment: I loved to bake, but most of all I loved to make people happy with my deliciousness.” She admits that she doesn’t eat her own desserts (“I’d get fat!”), like the three cheesecakes, $50 a pop, recently ordered by the DMV, or a tiramisu for another client. Yours truly, on the other hand, indulged in a silky smooth bittersweet chocolate tart—a taste test in the name of journalistic research. The delivery idea was inspired by the old Helms Bakery trucks that delivered donuts and treats in L.A., where she lived as a child. “They were yellow panel trucks with long wooden drawers that would pull out, just full of pastry delights. The hearse is my homage to the Helms Bakery trucks,
the original food truck,” she explains. And where could it go from here? “My goal is to have a refrigerated coffin to put desserts in for delivery. There’s a place in Santa Clarita where the guy sells coffins and does air conditioning.” Deb’s recent post as a board member on the Ventura Arts Commission will probably find her pushing the envelope for edgier work in public places. She says she tends to play devil’s advocate— no surprise there, considering her penchant for all things dealing with heaven and hell. “But I’m new,” she says with a sly grin. “I’m not making any waves… yet.” v

Downsize me In the declining age of the McMansion, one local family swapped size for style, upgrading their home life by contemporizing an ordinary ‘70s-era ranch house. By mark storer

or designers Kurtis and Wanda Sakai, both of whom strive for a contemporary balance in their aesthetic pursuits, balance at home became top priority when their son was born. “We came to Ojai because it was just a better, more livable place to raise a family,” said Kurtis, an independent product designer specializing in footwear. The couple bought a 3,900-square-foot home on the east end of town, and Wanda shifted from designing clothing and gear for Patagonia to running her own eco-boutique, Modern Folk Living (modernfolkliving.com), in Ojai. But they were soon overwhelmed with the upkeep and maintenance of their outsized new house. A chance meeting with local architect Darwin McCredie (darwinarchitecture. com) led them to look into how he was designing and renovating tract homes. “We liked his aesthetic, and what he was doing was this kind of modern and contemporary look and feel,” explained Kurtis. “He turned us on to Cliff May, the architect famous for the modern ranch home; his work is prevalent in this area.” And so, instead of that massive house with a 900-square-foot garage, a simple tract ranch home became the couple’s focus. The 1971 house needed work, of course. That was part of its appeal.

The Sakais teamed up with Supan Builders (supanbuilders.com) to simplify, straighten, and open the 1,700-square-foot house, creating a fresh and contemporary space. They broke ground in December of 2008, and by July the family had moved in. “We love ranch homes because they’re almost like a bland palette,” Kurtis explained. “You can do whatever you want and still retain the architecture.” The Sakais were looking for economy and efficiency while simplifying the internal lines of the house, opening up walled-in spaces and bringing in light. The idea, according to Kurtis, was to create a home whose style would stand the test of time. Living in Ojai meant taking advantage of the climate. The back wall of the house, running from kitchen to living room, is now a series of four sliding glass doors opening to a porch with a ten-foot patio cover. “We wanted to open it up and not feel like you were outside or inside, there was no transition,” Kurtis said. “It’s one of the biggest accomplishments of the house to have these sliders and feel that sense of space.” The porch leads to a small grass area and a garden with dwarf fruit trees and raised beds filled with vegetables and herbs. The front yard, on the other hand, is dry-scaped, with pebbles and stonework as well as a new retaining wall that raises the level of the yard. Earth tone colors blend with the home’s smooth stucco exterior.

While still relatively small, the kitchen has four feet of space between the stove and the sink. It was moved from its original location, now the living room, to the north side of the house. “A lot of thought went into this,” Kurtis explained. “[We wanted] to use as much space as we could while still allowing two people to function while working.” In the living room, a wall was removed and a skylight installed. “With the skylight installation, we had to get electricity and plumbing across the house,” Kurtis recalled. “That proved to be more difficult than we had thought.” But now that it’s complete, sunlight floods the room without the ambient heat that would’ve come through too many windows. Unlike many renovations, the color palette was left relatively neutral, with coffee-colored walls and a custom-built cabinet fixture that hides a television inside. The original bathroom off the hallway, a small room with limited use, was transformed into
a laundry room. “I never liked the laundry in the garage, and this was a chance to get rid of all the towels on bathroom floors, and clothes and things,” Kurtis said. “Then we opened up the new bathroom with more space.” Perhaps the most unique feature of the renovation is Kurtis’s office. “I’ve always worked out of a spare bedroom, but the issue with that is the work never leaves you. It sucks you in.” Keeping distance between at-home family life and work life was important to Kurtis and Wanda, and McCredie recommended creating an office that opens only to the outside of the house, in this case the front porch. Solar panels and their power converter were also added during the renovation, completing the couple’s contemporary vision.
