I
NEW LIFE ON A DEAD END I was relieved to find architect Darwin McCredie’s home/ office at the terminus of a dead end street. I hadn’t expected this: this workmanlike byway, this back zone of Ojai with its hodgepodge of bluecollar businesses and their assortment of mechanical detritus. This was good; this was where a Quonset hut should live. My default expectation of McCredie’s contemporized hut (page 15) went more like this: Another big city escapee with a bit of cash and a hip idea takes on a pet project in rural Ventura County, tricking out an old structure in one corner of his pastoral paradise. There would be nothing wrong, per se, with this picture. But I was hoping for something more honest, something closer to the roots of the Quonset hut, which was created purely for function during WWII: form be damned; ship it, slap it together, put it to work; the original prefab building (before the architectural vanguard advanced the concept of prefabulous). Yes, I was hoping for something grubby. Externally anyway. Inside, Darwin’s pad is a different story, all white walls and open space. Contemporary cool. Yet were it not for his architectural vision, this property would likely be sitting vacant right now, another overgrown lot—this one housing a bulletproof structure—wasting away on a dead end street. I can’t help but wonder how many other commercial and residential properties are out there gathering cobwebs as I write this note. When you think about sustainable building in terms of using preexisting materials—in this case an entire structure—it seems wonderfully uncomplicated. Simple. Efficient. I mean, half the work is done already. Right? If only it were so easy. One of the aspects I most appreciate about Andrea Kitay’s story on page 34—“Hollywood (Beach) Goes Platinum,” a look at Ventura County’s first LEED Platinum-certified home—is that she doesn’t

sweep the elephant under the rug. She raises the question of viability for normal folks, people who don’t have the money, much less the time and energy to jump through logistical hoops, required by such a project. To her credit, architect Martha Picciotti (cover) affirms the process is neither cheap nor easy. Clearly, this level of sustainable building isn’t for every homeowner. Not yet at least. We know that. We’re not on a soapbox preaching the gospel of green here. Our hope, and expectation, is that sustainable building will be someday become de rigueur rather than the claim of a select few. That a great shift will occur when complete neighborhoods, entire cities even, are built using strategies to improve energy efficiency, CO2 emissions reduction, and sensitivity to their impacts. Until then we’ll highlight the leading edge—homes like this one on Hollywood Beach, Oxnard. We’ll keep in mind that the shopworn word “green” is part of virtually every marketing campaign out there, from McDonald’s to the Dubai Department of Tourism and Commerce. (It’s hard to actually see the trees through all the green spin.) No, we don’t run stories like this from an elevated platform. Ventana is simply a window onto Ventura County, as our name—the Spanish word for window—implies. Of course, windows work both ways. I’m always open to suggestions—you’ve read those words before in these notes of mine. Unfortunately, many of the “tips” I receive are thinly disguised attempts at self-promotion. Studio Channel Islands Art Center “Shindig” in Old Town Camarillo Studio Channel Islands Art Center (SCIART) hosted its annual fundraiser in Old Town Camarillo, celebrating the official opening of new studio spaces there. Rustic festivities highlighted the “Shindig” event, including Santa Maria style barbecue and music from the Restless Hillfillies. Wine bars started sprouting up like wheat across the county some five years ago. From Thousand Oaks to Ojai, oenophiles and casual wine lovers alike began gathering in small storefronts and shops while small business owners created a new kind of hybrid establishment. Part bar, part restaurant with a focus on serious customer service and knowledge of the products they purvey, wine bars became a nationwide trend, and their numbers have increased steadily over the years. Ventura County, though, is diverse enough to have a number of unique places whose ambience has more in common with the cities in which they operate than they do with each other. We traveled from Thousand Oaks through sleepy Camarillo to Ventura, where we visited not one but two unique places, and ended our quest for wine bar design and atmosphere education in Ojai. In a strip mall in Thousand Oaks, Richard Belloff started Bellavino in 2003. Attracting East County customers with discriminating palates seems to have inspired Bellavino’s focus on a full menu, as well as a wine list that may be one of the best in the county. At the heart of Bellavino is a full range of international offerings, including a killer French wine list. Inside, the colors are no surprise: warm earth tones, burgundy, and even brown adorn the walls. Belloff’s bar is the centerpiece here, and its rich dark wood tone is offset by a glass surface highlighted with blue light shining from underneath. The wine bar is large enough that Belloff has created space at the back for a band to perform, but patrons can escape to the patio if they prefer a quieter setting. Meanwhile, the opposite direction through the bar opens up into a full dining room, available for banquets and private parties as well as regular dining. Originally, the patio was reserved for cigar smokers, but that didn’t work out as planned and all smoking is now prohibited. White tablecloths adorn each table and artwork hangs on the walls. Belloff has succeeded in attracting a diverse customer base: a younger crowd, which appreciates the live music, full bar menu, and intimate table placement; and a more mature crowd, which tends to retreat to the dining room or patio. Up the 101 in the bedroom community that is Camarillo, Rob and Linda Hunter have spruced up Old Town by opening The Wine Closet, an aptly named intimate space that started off as more of a wine shop than a wine bar. The Hunters first opened their business in Oxnard, far from the freeway, and focused on wine tasting and wine purchases. “When people came in the door, they were either trying to sell us something, borrow something, or ask us what we were doing there,” said Linda. The couple got the hint and moved to Old Town with the same goal: a simple space where people could taste and purchase great wine. But the basis for their dream ran into a customer base that demanded a bit more. So they added a few tables, some comfy 16

chairs, and a couch to their simple concrete (yes, concrete) wine tasting bar, which has beautiful purple stains in it from careless and even careful patrons. High ceilings and large fans with a mottled tile floor are the theme here. Rustic brown and dark colors again on the walls, but they are offset by the large wine racks that line them and the light concrete bar. Art on the walls, yes, but most of it fairly commercial and wine related. The small space really allows wine tasters a chance to talk, as the Hunters intended. “I love talking about wine, learning about it, hearing others talk about it,” said Linda. “That’s what so great about this.” From Camarillo, we headed into Ventura, to the county’s most unique wine bar. The Cave, located inside Ventura Wine Company on Telephone Road, is easy to describe. In the front of the industrial park space is a warehouse type wine shop with eclectic offerings at great prices. In the back, though, is a space where owner Nick Fisher, realizing there
were no windows, nor a view if there were any, simply rough stuccoed the interior, creating—a cave. He left a few spaces for some light fixtures and candle sconces, but essentially, patrons sit at either tall tables or cozy corner niches with pillows and a low table and get their own wine from ingenious, Italian-built Enomatic machines. The machines house wine bottles and keep them open and fresh by infusing nitrogen into them as they’re emptied. Nick put up enough machines to hold about 30 bottles. Patrons purchase a credit card-sized key and load it with however much money they’d like. The key is inserted into the Enomatic, and patrons choose a one-, three-, or five-ounce pour of featured wines. Meanwhile, chef Gary Daniels is in the kitchen creating fresh and interesting small plates to pair with the wines. Not to be outdone, chef-owner Andy Brooks made a recent addition to his namesake restaurant in Ventura that one could argue qualifies it for wine bar status. Restaurant

Brooks features an industrial chic design, with high ceilings and bare rafters and exposed ductwork with warm green colors and white tablecloths. Many a laugh, including my own, have broken out in the men’s room, where above the urinal is a picture of…roosters fighting. Let’s call it that and move on. Recently, the restaurant added “wine on tap,” which takes the Enomatic system to the next level. In the bar, small tanks below the counter are filled with wine—and not just any wine; many of the most respected producers are going this route. Wine on tap means bottles need not be opened, which means less spoilage and, ultimately, a cost savings to the customer. It’s also considerably more sustainable (think of all the unused bottles and corks). Brooks was the first Southern California establishment to welcome the new technology, which has since been introduced at Santa Barbara’s Wine Cask and other celebrated wine-centric restaurants. At press time, Brooks featured Silver Tap wines: a Sauvignon Blanc, a Cabernet Sauvignon, and a Zinfandel. More are soon to come. Finally, we visited Barrel 33 in Ojai. Owner Norbert Furnee, a serial restaurateur throughout Ventura and Santa Barbara, has recreated the former Movino into a quiet, rustic, and intimate space. If those adjectives are familiar, it is because many wine bars try to achieve just that feeling. But as Belloff’s intimate spaces feature a more open floor plan, a larger bar, and patio dining, Furnee’s is quieter, softer, with carpeting on the floor, original paintings on the wall, an indoor copper fountain, and a full-service cocktail bar with a focus on martinis. Barrel 33 is all Ojai, catering to patrons with vegetarian light fare, along with serious wine pours and occasional acoustic live music. Ventura County has anted up and kicked in when it comes to wine bars. Each owner has created a character that fits his or her passion, but also his or her town as well. Now, if only we could get a few more breweries, too. v

Darwin McCredie’s Quonset hut home/ office pushes sustainable building beyond the use of pre-existing materials. The next level: revitalizing entire structures.

Beautiful on the Inside The contemporary Quonset hut of Ojai architect Darwin McCredie By Allison Costa
Even Darwin McCredie’s earliest memories revolve around architecture. He remembers, at a very young age, sneaking across the street to explore a house under construction. He laughs about going over to friends’ houses and hurrying home to sketch the floor plans from memory. By age 10, he says, “I knew what architects were, and I knew what I was going to do.” Fast forward to March of 2008, when McCredie—now with decades of experience as a professional architect—went to see a dilapidated old Quonset hut in Ojai. Built with plywood walls and spread with old carpeting, he says bluntly, “It was a real mess.” Yet, instead of obstacles, Darwin saw potential. He saw a beautiful yard packed with fruit trees and a large outdoor space for entertaining. He saw walks to the market and bike rides on the Ojai Trail. He saw in this battered building something that no one else could see: opportunity. And so he bought the Quonset hut, remodeled every inch, and transformed it into a work of art.
Quonset huts can be traced back to World War II, when the U.S. Navy needed lightweight buildings that could be shipped anywhere and easily assembled. Made of corrugated steel in four-foot sections, the Quonset hut is the original pre-fabricated building. During the war, they were used as barracks, offices, hospitals, and kitchens; and after the war, the surplus huts were sold to private citizens. So, how did this architect—whose resume includes 28 years split between two large architecture firms in San Francisco, a wealth of experience in hotel and restaurant design, and countless residential projects ranging from modern to traditional in Sonoma County and the Ojai area—approach designing such a tiny space? Darwin says that to him, the Quonset hut represented “an opportunity to use this space as a lab for things I would never do for a client.” He opted for stark white porcelain tile floors, garden variety butcher block countertops, sliding barn doors made with flooring from the original house, and an open floor plan that he says may not work for a lot of people.

As a result of his years in hotel design, and all the time spent working with interior designers, Darwin has a keen eye for interior design. And in this 1,250-square-foot space, his talent is obvious. He likes mixing old with new, and points out something he calls “the trick”: taking a pair of chairs he got for $50 at a garage sale and covering them with Henry Calvin linen that runs $150 per yard. “You get the look, but it’s a trick,” he laughs. He talks often about keeping the design appropriate, remarking, “I don’t want things to look like they were built yesterday if it’s an older home.” From the gray and white interior to some of the more industrial elements, his design hints at the military beginnings of the building. Darwin also chose an all white interior to expand the space visually. As he works with clients, he explains, it’s all about their preferences, which often include a lot of color, pattern, and texture. “So when I come home,” Darwin says, “I need a neutral, clear, and open space.” Yet behind all of the white lingers a sense of practicality. The white armchairs wear slipcovers that are easily laundered after a dinner party or a playful visit from his nieces. Though the area rug in the living room is white with tan stripes, not very practical, he admits, he has two of them. When one is ready to be cleaned, out rolls

the other one to take its place. Speaking about kitchen design, he is quick to say, “I think the era of the mega-kitchen is over.” So guests will find his to be both intimate and inviting. With a nod to the past, he chose to place his kitchen table in the middle of the room, to “give people a place to plop down and be with you while you’re cooking.” He also opted for an under-counter refrigerator and freezer, saying, “I didn’t want anything high, because I wanted the shape of the Quonset hut to read.” When Darwin works with clients, he likes to help them develop the story of their space. Speaking about his bathroom, he remarks, “Maybe this was an officer’s Quonset hut, with a cute bathroom and a fancy sink.” Suddenly the choice to add the military gray barn doors and the modest striped tiles in the shower starts to take on new meaning. In addition to being a place to hang his hat, his house also offers a great place for client meetings. When he closes the barn doors to separate the kitchen from the bedroom, he says, “Clients feel like they are coming to my office, not my home.” As they pore over plans at his weathered kitchen table, wander through his space, and hear its story of opportunity and transformation, he likes to think that it just might, “free them up to look at things differently.” v

It’s official. Oxnard’s 20-something miles of clean, white sand beaches now boast the county’s first LEED-certified home. And not just any certification, but the pinnacle LEED for Homes Platinum certification, the highest award conferred by the United States Green Building Council (USGBC). Nicknamed Villa Versare, the four-bedroom, three-bath home is a study in, well, normal. The home flows into Hollywood Beach’s visual landscape so well it escapes notice, revealing nothing particularly “green” to passersby. Villa Versare’s exterior looks like classic beachfront construction: light-colored stucco walls, circular staircase leading to the roof (painted blue in this case), glass-paneled garage door, and a diminutive entryway. It is remarkably—unremarkable. And that’s exactly the way designer Darrell Schmitt wants it. His locally based design firm, Darrell Schmitt Design Associates, is responsible for such notable projects as the Montage Beverly Hills and Newport Beach’s The Resort at Pelican Hill. According to Schmitt, in the case of green homes, unremarkable is better. “We didn’t want it to be the standout on the block,” explains Schmitt. “Most of my clients don’t want the distinction of owning the

They don’t want to be the Birkenstock house when they prefer Prada.” Villa Versare is nestled into Hollywood Beach’s small enclave of year-round professionals, weekend warriors, and die-hard surfers who discovered the area through surprisingly similar stories of serendipity. Anything but a whim, the project began at the cocktail-napkin stage with the specific goal of achieving LEED certification. To get things started, Schmitt put together a crack team, including Venturabased architect Martha Picciotti of MP Design and contractor MC and Son Builders, as well as the critical addition of a LEED consultant. LEED, which stands for “Leadership in Energy and Environmental Design,” is a voluntary program run by the USGBC. According to their website, “LEED is an internationally recognized green building certification system, providing third-party verification that a building or community was designed and built using strategies aimed at improving performance across all the metrics that matter most: energy savings, water efficiency, CO2 emissions reduction, improved indoor environmental quality, and stewardship of resources and sensitivity to their impacts.” December 2010

The team approached the project with the goal of achieving a net-zero, low-impact home with a twist. Passing on as many of the usual green materials as possible, they instead chose conventional building materials, often recycled, where possible. In addition to the massive wall of glass providing a panoramic view from the Channel Islands Harbor to Santa Barbara on a clear day, the interior has ceramic tile floors, standard sheetrock, plaster, and stone. The all-glass west wall lets in both sunlight and creates ventilation, contributing to the building’s 58.4 percent better-thanstandard California energy code requirements. Recycled glass tile brightens the three bathrooms, which are all handicap compliant with widened doorways and wheelchair-accessible showers. A wheelchair-accessible elevator services all three levels, from basement to second story. CaesarStone countertops rest atop formaldehyde-free cabinets in the kitchen, library, and office/art studio. The library’s taupe-colored recycled carpet squares stay in place with just a dab of adhesive. Noting the recent monthly electric bill of 94 cents, Schmitt maintains that what you don’t see is as important as what you do.

For LEED certification, critical points can be accrued from the earliest stages of construction, including recycling and reusing the demolished building, using neighborhood infill, and situating the new house to both create cross ventilation and maximize passive solar heat. Villa Versare’s roof holds two photovoltaic systems, one which heats the holding tank’s water and another which feeds the electrical system, including radiant heat. Low-VOC recycled paper insulation has been blown into walls and easily obtainable lowVOC paints, sealers, adhesives, and caulking were used throughout the home. The result is a 3,000-square-foot serene beachfront home where a monochrome design scheme—linen-colored walls, white furniture, and an occasional pop of the homeowner’s favorite, aqua blue—keep the focus on the expansive view of the ocean and the Channel Islands. “I wanted the house to be an afterthought to the view,” says Schmitt. The master bedroom, a creative alternative to the traditional suite common in modern construction, has the bed tucked back into the loft above the living room. Wispy linen drapes hang from
recessed hospital tracks surrounding the bed; swept to the side they allow a view out. The loft-style design allows for soaring ceiling in the main floor’s living and dining areas and, by extension, more wall to fill with glass. This solution serves the dual purpose of giving the same spectacular view of surf and sand to the master bedroom. So how difficult is it, and how much more does it cost, to build a green house? According to Picciotti, creating a LEED-certified property can add time and costs. “The homeowners must understand the LEED checklist, as this is where points are earned for LEED certification. The architect incorporates items selected on the checklist into the construction documents, and this takes some time…The products can be harder to find, more expensive, and often require specialized installers with higher fees…Special inspections by a LEED representative are also required, again adding costs.” With the experience behind him, Schmitt is encouraged by the team’s success in showing that “with proper attention to LEED standards, a more conventionally designed house can still achieve the highest level of LEED certification; in this way, the LEED standard may be more appealing to more people.” v

The lady this was designed for was given a sapphire by her husband. He is a wonderful guy, the real deal all around. She called him her Frog Prince. But her taste is different from his. She wanted something that wasn’t a narrow shank with a row of diamonds around it. So she commissioned me to do something a bit more modern. On the way to the ring that really fits her style and taste this bit of whimsy just sort of grew and I just couldn’t ignore him. If you look at the big image it is an elegant and modern ring. Yet when you look straight down from the right angle, out comes the Frog Prince! She is considering three different designs, including this one. As delightful as she found my tribute to her Frog Prince, I have a suspicion that the winner will be one of the other two designs. “We don’t copy what’s new, I create what’s next!”
