INTELLIGENTLY BEAUTIFUL I ADOPTED A DOG LAST YEAR, AND during our twice daily walks, I’ve noticed that seemingly everyone is in the middle of a landscaping project. Black tarps smothering crab grass. Homeowners in wide-brimmed hats shoveling wheelbarrows full of gravel or mulch. Blank slates of dirt yards patiently awaiting plants and rocks. At one particular home, I’ve watched a contractor with an artisanal streak carefully lay out a large spiral of river stones and cement them in place, one at a time, over the course of several weeks. It’s been thrilling to watch these gardens take shape throughout the months, and to see new ones embarking on their own journey toward sustainability. (Ella, for her part, just wants to roll in the dirt.) The drought kicked off this trend, but the beauty and practicality of these smart homes and gardens have been their own best PR. Nowhere is that more true than at the breathtaking Casa de Maya. Taking inspiration from New Mexico architecture, landscape designer Geri Elfman created a hacienda-style courtyard that could have been lifted from a movie set. Augmenting the hardscape is a diverse array of plants: perennial ground covers as well as gravel, succulents and flowering shrubs in addition to cacti. Elfman managed to design a space that resembles a Southwestern desert bursting with wild, colorful, multiform life — all easily maintained by the property’s gray water system. Richard Hauge and Ann Hewitt turned their staid suburban single-story home into a fun and funky twostory that is as attractive as it is eco-friendly, reusing

materials and employing the latest in green products and technology throughout every stage of the makeover. Cork flooring, solar panels and internal restructuring to improve air flow have all contributed to an energy-efficient space. Materials left over from various construction projects helped create the second story and staircase. Now a mid-century-modernesque bungalow, the Hauge-Hewitt home boasts tons of character and an environmental pedigree to boot. Ed Sanchez didn’t get into the window repair business because of the environment: He just liked old wood windows. But when he restores original windows — some close to 100 years old — in historical homes to perfect operation, he does more than just preserve that period look. He also keeps these beautiful, oldgrowth wood sashes out of the landfill, and negates the need for vinyl replacements. A win all the way around — and one of the reasons Home Window Repairs has been certified by the city of Ventura as a Green Business. “Going green” once brought up images of composting toilets and humble log cabins. Today, we’re more likely to picture succulents, drip-water systems and energy-efficient lighting. The modern makeover is all about adjusting to a new climatic reality, without sacrificing style. idtown Ventura’s residential look is a staid piece of coastal California’s design plan. The bungalow and bungalow-like small houses are icons along tree-lined streets where sea breezes carry fog across the neighborhoods. But Richard Hauge and Ann Hewitt decided to create a different kind of icon with their Frances Street single-story by changing everything in a house with small rooms, creating open air and volume that wasn’t there before. Hauge recently retired from the city of Ventura’s Environmental Health Division. Hewitt, who holds a degree in environmental psychology, still consults with businesses on issues relating to climate change and greenhouse gas verification. The home they wanted to create was about comfort and design, yes, but also about sustainability.
“Is there any room that wasn’t touched?” said Hewitt. “No, there wasn’t. Before the remodel, it was the average Midtown home. But I said, when we remodeled I wanted a bedroom that would hold a bed and a dresser, and we wanted a second bathroom.” What they got was much more than that — but not in the way one might think. That average Midtown home had a lot of good bones; all it needed was a bit of 21st-century efficiency and minimalist thinking on a maximum scale. David Ferrin, principal architect of Arketype Architects; Ronni Fryman, senior designer for Kitchen Places; and a host of other Ventura area designers and contractors came together to create a unique space on an ordinary street. the home as he walked through “what now is,” and the list was long. Two rooms expanded into one, portions of walls and roof reused, more windows. Thought went into the furniture as well. The result: a mid-century house that retained its mid-century character while improving efficiency and flow. One major overhaul was the addition of a second story. Reclaimed timbers (from removed walls and the roof) have been sanded and oiled to create a beautiful stairway featuring glass guards, which make the space feel more open. The second floor is above only one-half of the house, and features two outdoor decks with enviable views across Ventura. One deck is attached to the family room, where Hauge and Hewitt spend evenings looking out at the neighborhood and, on occasion, talking to passers-by who want to know more about what they did to the house.
GO WITH THE FLOW: “The spaces aren’t exceptionally large in this house, but they’re open,” said architect David Ferrin. Expanded rooms and extra windows improve flow and efficiency throughout the home.
Downstairs, the flooring has been replaced with cork — inspired by the flooring on the back patio sunroom, which was part of the house when the couple moved in in the 1990s. “The flooring comes in 1-foot-by-2-foot sections and we laid them out diagonally to get a different pattern,” said Fryman. “It worked out well.” Cork flooring comes from the cork oak tree and is, according to both Fryman and Hewitt, a highly sustainable product. “The spaces aren’t exceptionally large in this house,” said Ferrin “but they’re open — and that changes everything.” Ferrin even took one of the smaller bedrooms, which serves as Hewitt’s office, and extended a recessed window to give more ledge on the inside. “There’s a new stud wall on the outside, which allowed us to put more depth in the window space.” There were indeed challenges that came with the small house. “But it had to be fun,” said Fryman. “We used fir wood for the kitchen cabinets, which have a nice mid-century look, and we kept the cabinets open at the top with frosted glass for windows to allow more light in.” Hewitt picked out the bold colors in the kitchen. The lavender turns to pure purple, while the green highlights the adjacent walls. The cabinetry allowed for recessed spaces, and a simple galley kitchen became an open, engaging and highly functional cooking and tasting area with lots of counter space. Caesarstone, an engineered stone that uses quartz dust, adds what Fryman called another “midcentury terrazzo look.” Following in the vein of the reclaimed timber stairs, the new roof for the second story is also of reclaimed timber, so the effect of something old being new again is complete. }}

FEELIN’ GROOVY: The house’s mid-century roots are reflected in its furnishings, where a kidney bean table, Selig Z-inspired chair and vintage lighting give the second-story family room a 1960s mod feel.
The house does have two small heat-pump air conditioners and, usually, only the one on the bedroom side of the house is in use part of the year. There are also solar panels and, according to Hewitt, the panels provide all the energy the house needs. In addition, the walls are insulated with an environmentally friendly soft spray foam called Icynene. Outside, a sliding glass door leads to a deck that looks out over the back garden. The wood on the deck is a Brazilian hardwood called ipe, also known as ironwood, which Ferrin says is sustainably harvested. Even the new windows are sustainable as they are not vinyl but Milgard Ultra, a fiberglass material. “It’s not toxic, much more environmentally friendly and not much

more expensive than vinyl,” Ferrin explained. Still, the main part of the renovation took less than a year. “We began last April,” said Hauge, “and finished in November.” The couple had to move out during most of that time, along with their bird, Hector, who survived the whole thing. The kitchen was done in 2013 and took about six weeks to do, while the landscaping was done last May. Bit by bit, over time, the house began to take a shape that Hauge and Hewitt loved, maximizing minimums and minimizing maximums — not with some existing harmony, but picking up the fragment of a tune heard in the timbers of the house’s old construction — and rewriting it. v

BY AMELIA FLEETWOOD | PHOTOGRAPHY BY GERI ELFMAN “I DIDN’T WANT TO BE JUST ANOTHER OLD ballerina!” laughs Geri Elfman, landscape designer for the Casa de Maya Ranch House in Thousand Oaks. Elfman, who owns Hawkeye Landscape and Design, danced as a young woman with the Chicago City Ballet. But 20 years ago, motherhood and a move to Topanga, Calif., inspired her to change course. When her two daughters bypassed their mother’s love for dance, and instead developed a passion for horses, Elfman hung up her ballet slippers for good. She and her family embraced a decidedly more “outdoorsy” lifestyle. Elfman earned an associate degree in horticulture and design, named her company after Hawkeye, her favorite horse, and never looked back. Early on she was inspired by Garry Hammer, known for seeking out and experimenting with exotic plants worldwide. Elfman explains: “Garry is ultimately responsible for bringing in the more sustainable plants commonly enjoyed in so many gardens — the succulents, agaves and aloes from Australia,
Africa and Mexico. Garry started World Wide Exotics Nursery in Lakeview Terrace, where most of the plants that I’ve used at Casa de Maya are from.” Elfman plants to suit the environment. “Long gone are the days of old-style gardens with lawns and hedges; we just can’t do that anymore.” Instead, she encourages her clients to make more sustainable and environmentally thoughtful landscape choices. “The alternative does not have to end up looking like an Arizona desert-scape,” she assures us. “There are plenty of other choices. Perennials and succulents, for example, can do the job nicely. “With the drought, I think some people got a little carried away, ripping up their lawns and throwing down gravel, which is not advisable. Gravel heats up the ground and makes everything even hotter.” Elfman prides herself on seeking the middle ground and not adhering to one extreme or another. Christopher Parise. They met Elfman through mutual friends. The Mexicana-style ranch house features authentic Mexican tile, and uses mesquite wood throughout the home, adding character and charm. The ranch, home to horses, chickens, turkeys and even a tortoise, was already a very sustainable property by way of solar and gray water systems when Elfman took on the project. All that was missing to complete the property was a large, hacienda-style, stone courtyard. “Designing the courtyard was such fun,” says Elfman. “I love to work with stone.” She created an outdoor world to complement the house, building multiple fireplaces and sculpting seats right out of the walls. There’s even an “Elk Mountain” boulder water feature surrounded by an Australian peppermint tree (Agonis flexuosa) and many Leucadendron ‘Summer Red’ plants, endemic to South Africa and prized for their drought tolerance and colorful flowers. Elfman hunted down many unusual plants, ones that can withstand the intense heat of Southern California summers. The cactus garden near the front door includes a Euphorbia lambii tree, Leucadendron ‘Safari Sunset,’ and Mangave ‘Macho Mocha.’ She used Crassula ‘Campfire’ and Senecio serpens (sometimes called blue chalkstick) as ground cover. A barbecue area built against the courtyard wall is accented with brightlycolored Mexican tile. Elfman used Grevillea ‘Red Hooks,’ Furcraea foetida ‘Mediopicta,’ Leucophyllum frutescens, Abutilon palmeri, Cereus peruvianus and Aeoniums to offset the area. Along the driveway she planted rows of large blue agave, Palo Verde, and Chilean mesquite trees to shade the upper garden of Fouquieria splendens, Aloe merlothii and manzanita ‘Howard McMinn.’ She plants sparingly, knowing that over time the area will fill up as the plants grow. “When I am looking at a landscape I am seeing what it is going to look like in five years. I have to put on my goggles that take me into the future.” Elfman describes her style as “instinctive and fluid.” She likes to spend time before she begins a project, getting to know her clients as people. “My crew doesn’t just come in and do the job and leave. They also get quite emotionally involved with what we are doing; we have been working together so long that we have a rhythm to the way we work.” Elfman is drawn to many types of gardens. “I enjoy them all, but I have my own style; I work with what is there and what is going to look good, while still trying to give the clients what they want. Overall, I am trying to achieve a calming effect. Even a small area should give off some relaxation, some pleasure.” It is all about a “feeling” for Elfman. She will ask her clients: “Tell me, what is the feeling you want to have when you walk outside?” Then she will fill in the }} blanks with the shades and the colors and scents. v

f the eyes are the windows of the soul, then you might say windows reflect the soul of a house. Victorian, Craftsman, California Bungalow, Priairie School — all feature distinctive windows that add to their period charm. Maintaining those windows, and the look they impart to a building, is a passion for Home Window Repairs founder Ed Sanchez, who has worked on historic landmarks throughout Southern California, including the Laguna Beach Hotel, the Bradbury Building in Los Angeles and the Bembridge House in Long Beach. He’s also repaired windows on numerous residences throughout Ventura County, and most recently was involved in the window restoration project at Santa Paula’s Briggs School last spring. Ventana Monthly had the chance to talk to Sanchez about the ins and outs of window restoration and repair. How did you get into the restoration business? I went to Cal Poly [Pomona] and got a job at JPL in electrical engineering. Everyone was trying to jump into management — that was the path to advancement. But I needed to get out, I needed to talk to people. I got into the window repair business in 1983. There was no one doing it in Orange County, so I decided to be the first.
How did your business change through the years? I started out putting retrofit windows into homes. But I saw that there was a market for old windows. I’d be pulling out these old wood windows, and I realized, “These are pretty good!” So I decided to get into repairing old wooden windows. The old windows were what people really wanted. How did you learn your trade? I learned from an old guru in Maine named John Leeke. He was my Yoda. Between his help and doing it on my own, I kind of taught myself. I built Home Window Repairs in 1986. We don’t just work on wood; we work on old aluminum and vinyl windows, too. What are some of the advantages of repairing old wood windows versus replacing them? A lot of the older windows are made out of old-growth wood. It tends to be more resistant to bugs and termites. Today, redwood trees are usually cut down every 25 years. The truth is, if those trees don’t have 100 years to grow, the wood isn’t much more resistant to termites than pine. Old windows usually have joints in a mortise-and-tenon }}

design; that’s what I like! It’s more stable and takes more abuse. Most windows made before World War II were built like that. Those windows are still around today; ones made out of dowels . . . they eventually come loose. And of course, the grid pattern and scrolling of old windows is usually very distinctive; it’s what makes it look like an “old” window. People like that original look. If you look at a home built in 1900, those windows are usually in perfect shape structurally. I want to maintain that. That’s my tagline: “Keep the Quality.” What are some of the things you have to do to repair them? Most are double-hung, and the panes are designed to move up and down. Not everyone realizes that, though, because their windows don’t work properly or because the top one’s been nailed in. When I pull out the sashes, I can get in there and sand the edges down to the raw wood. I’ll coat it with a beeswax/orange oil combination to preserve it. Then I’ll join and tighten the pieces, and make sure they’re seated properly so they can seal, and so they can be opened or closed easily with one hand. I can also weatherstrip and seal them like a modern window — that makes it quieter in the house and there’s no draft. I also fix the rope and pulley system: replace the sash cord, or adjust the weights to fix the balancing mechanism. What are some of the biggest challenges in your work? Every single window is different. Each one has a different story attached. A problem with joints, the balancing mechanism is bad, a pulley that’s destroyed, weights clanging. If there are 10 of the same window in the same house you’re going to have 10 individual problems to solve. Most people quit at that point: They run into a problem, and they just want to replace the window altogether. But that’s what I like the most! It takes a while to get the hang of it. It’s the art of not giving up. If I do my job right, the window will last another 30-50 years. That’s a long time for something to last. You’ll get another lifetime out of your window. You’ve said that you train your own technicians. What qualities do you look for? I look for, No. 1, a mechanic, and a woodworker second. When I hire carpenters, they get frustrated with the mechanical things that go wrong. They want to replace everything. That’s not what we do. It’s a fussy thing — so a technician needs to be OK with that. He or she has to be really patient, because if you’re not, you’re gonna break things! You’ve got to do the right thing so that when the window goes back in, it operates like it did back in 1919. And when I finally find someone and train them, watching them grow over time and get excited about what they do is the most rewarding thing. What do you wish most people knew about what you do? Probably 95 percent of all windows that are thrown away can be restored to their original operation. Why just fill the landfills with those things? When you fight a window, it just needs to be fixed — not trashed. It’s my job to make sure the window is structurally sound, locks easily, and opens and closes smoothly. I tell my customers, “If it doesn’t work, don’t pay me.”

WHEN INTERIOR DESIGNER ELIZABETH SAMIA MET Ventura-based singer/guitarist Shane Cohn online, he brought her to see his stepfather’s beach house on their second date. Little did the 38-year-old Boston native and mother of two (ages 18 and 12) imagine that, just one year later, not only would Shane pop the question (the duo plan to wed this coming October in a destination glamping wedding in Big Sur), but that her future father-in-law would entrust her to turn the formerly dark, two-story, 2,400-square-foot beach pad, located in the private gated Seacliff community, into a breezy, airy family compound for all of the clan to enjoy. Renovated with an eye to keeping the budget intact, the savvy designer was smart about where she could indulge and where she could save a few bucks. She splurged on stand-out details like uncoated brass plumbing fixtures for the kitchen and bathrooms, and then balanced the expense with brass drawer pulls she sourced online at coolknobsandpulls.com for just $11.50 each and a stylish IKEA lamp in the living room. Apparently a magic genie of lighting, she also thought outside the box by integrating outdoor brass lighting fixtures inside and choosing other eye-catching light fixtures throughout. “The goal was to have soul, so we used soapstone in the kitchen counter and Old World handmade tiles inspired by Israel from Tabarka Studio,” noted Samia. (That tile was another luxury, which she convinced the owner was well worth the price.) The pure white veinless quartz island in the kitchen adds to the clean look, while dark wood floors provide a crisp counterpoint to original wood ceilings, where the designer let the original knots peek through a white/gray paint wash. MOM’S DIAMOND She loved her mom's Diamond, but not the mounting it was in. Most new clients come to explore and ask questions on their first visit to our studio. This lady came in with definite ideas and had made the decision that we were to make the new ring because she loved our designs she had seen on Ventana’s back cover! It's a great feeling when my art reaches people. The instructions were the Diamond was to be bezel set and have some Diamonds scattered at random around it. Initially, we started with all one color of Gold and a symmetrical design. But it wasn't MAGIC. So a few developments later and we had a plan for a ring with the surface changing levels all around the band. A scattering of Diamonds on one side, and a narrow row on the other to leads the eye to mom's Diamond. The form was good, but the MAGIC arrived when we made it two-tone.
