AT HOME IN THE UNIVERSE

or millennia farmers have saved seeds from season to season, planting in the spring, harvesting in the fall, then replanting the next spring. It’s the farming behind the farming, a quiet practice that usually goes unseen: we’re more concerned with interrupting a plant’s life cycle to eat its fruit when it’s ripe. Simple enough. Until a company like Monsanto twists this ancient practice, replacing sustenance with profit as the bottom line. Then those seemingly innocuous, stuck-in-yourmolars, country fair spitting contest pips get futuristically complicated. Here’s a small taste of the backstory: A multinational corporation known primarily for developing Roundup weed killer creates genetically modified seeds to resist its star herbicide. Farmers now have a convenient way to spray fields without affecting crops. The corporation then manages to wrangle a patent on those seeds—in spite of the U.S. Patent and Trademark Office’s prior refusals to grant patents on seeds, classifying them as life-forms with too many variables to be patented. Farmers around the world who buy the seeds are forbidden from saving them, or re-planting them, or selling them. So they have to buy new seed every year. Now, I believe in capitalism and, to be sure, there’s a certain financial brilliance about this. But it’s also creepy. Seeds are designed to move freely on the wind or be deposited here and there by birds and other animals, and many farmers simply can’t fathom such a radical departure from the time-honored practice of seed saving—which has essentially allowed humanity to create an agricultural society. Beyond the Orwellian eeriness, I’m taken aback mostly by the in-your-face irony of a chemical giant, a literal poison producer, threatening to control our food supply. And what does any of this have to do with a Home and Garden-themed issue of Ventana? Besides the fact that agriculture is king in Ventura County, embryonic plants are on my mind this morning

because there’s a new seed library in Camarillo, which you can read about on page 16. It’s not a reaction to the preternatural creepiness of Monsanto per se, or strictly a backlash against GMO (genetically modified organisms). It’s also just plain fun. There’s something deeply satisfying about getting our hands in the dirt and reconnecting with nature. Indeed, a level of connectivity with the natural world is something we all crave. The astrophysicist Neil DeGrasse Tyson reflected on this not long ago when he was asked what he considers the single “most astounding fact about the universe.” Allow me a preface: I’m not typically drawn to interviews with astrophysicists; I don’t speak their language, and you probably don’t either. But I found something very settling in his reply. Perhaps it was the mood I was in while listening to the interview online, but I made a note to myself to draw parallels between his decidedly grand perspective and this issue’s humble Home and Garden theme, a great leap though it may be. His voice took on a rapt tone as he described looking into the night sky, as we’ve all done countless times—most of us feeling impossibly small, farcically insignificant in the face of a twinkling infinity—and feeling “big.” The atoms that comprise life on earth and make up the human body, he explained, are directly traceable to those stars; we are essentially comprised of stardust: the result of exploded stars spewing their “enriched guts … guts made of carbon, nitrogen, oxygen, and all the fundamental ingredients of life” across the galaxy. “We are part of this universe. We are in this universe. But perhaps more important than both of those facts,” he mused, “is that the universe is in us.” Quite literally. So the next time you look to the heavens and feel tiny, oppressed by the vastness of it all, think again. We are participants, not mere observers. We are connected. We are relevant. And we belong right here, at home in the universe. – Matt Katz mattk@ventanamonthly.com

villa di

In the hills of Ventura, a Tuscan-style abode—all rustic stucco and graceful arches, with room for a fleet of friends—redefines the term open house BY LESLIE A. WESTBROOK

PHOTOGRAPHY BY GASZTON GAL

Ask anyone involved in the Ventura arts, garden, or philanthropic community why Doug Halter and Randy Encinas, a couple who have been together for more than 20 years, would build a sprawling 6,000-square-foot villa and their answer will most likely be, “They love to entertain!” This quickly became evident, not only by the gracious welcome I received upon my arrival, but by the bevy of events they have hosted for Ventura non-profits just this past year in their new home. Not only does the soon-to-be married couple throw lively dinner parties and an annual Christmas bash for good friends, but the house swells for events benefiting various charities and arts organizations they support. One of the numerous arts non-profits that have benefitted from the couple’s largesse is the Rubicon Theatre. In 1998, Doug and Randy bought a former church and converted it to the Laurel Theatre space, then helped launch the resident Rubicon Theatre Group with Karyl Lynn Burns, eventually renaming the building The Rubicon. Then there is the Ventura Music Festival (Doug was president for three years), Rotary, and, most recently, Rainbow Bridge, a non-profit created to support gay youth. Not surprisingly, considering that Doug is

also the owner of a landscaping company, another benefactor is the Ventura Botanical Gardens. I felt as though I’d been transported to Ravello, Italy when I arrived at the rustic Tuscan-style stucco retreat with graceful arches, concrete cast balustrades, and incredible views. Completed in October 2012, the three-story house has three bedrooms, two offices, and “four or five fireplaces” and “four or five baths”—not to mention an elevator, favored by Sadie, one of a trio of beasties that also call the house home. Pocket doors open up the living room to panoramic views and a gracious dining patio replete with an outdoor fireplace. A grand player piano, circa 1866, that “Clark Gable used to sing at” is programmed by Randy’s iPhone. The sleek, modern kitchen boasts rainforest marble countertops and backsplash, as well as a massive refrigerator. A large dining table fills with lively conversation during dinner parties, and the warmth of the fireplace in the den provides a spot for cozy reflection or debate. There’s a pool, a Jacuzzi, and a wood-burning pizza oven for outdoor entertaining and leisure. Doug’s office is a circular “lookout tower” with ocean views, while the garden off Randy’s workspace boasts flowers, fruit trees, a fountain, and daily visits from “a little yellow bird that flutters at the window.” Photos of Milan, Florence, and Cinque Terra, taken by Randy on their many visits to Italy, adorn the walls, as do romantic paintings and furnishings gleaned from various sources. One of their favorite finds was a dinosaur bone discovered on the property: a vertebrae reputed to be 20 million years old. Doug designed all the gardens and hardscaping through-

out, as well as the balustrades and magnificent wrought iron railings forged by his firm. The groin-vaulted ceilings are a noteworthy architectural feature, both inside and out (in the covered patios). In the interior hallways, hanging lanterns cast lovely shadows on these ceilings. Randy was in charge of the interiors, as well as the couple’s retail garden business, Villa Tasca Gardens in Ventura (villatascagardens.com). Though they are still putting in a few finishing touches— including fireplace mantles and surrounds, as well as a home theater on the ground floor—the couple hasn’t shied away from entertaining; some 500 revelers showed up for their all-night Christmas bash. And where did this penchant for entertaining and charity come from? Randy’s family was always involved with nonprofits, particularly those dealing with mental illness (his identical twin brothers both developed schizophrenia when they were 17). Doug was deeply affected by the AIDS epidemic of the 1980s and lost his former partner to the disease, which fuels his passion for helping others. He was diagnosed HIV positive in 1987 and given one year to live. Clearly, he has beaten the odds. Halter helped create the Downtown Community Council, which led to the creation of many social justice funds and social services. He also helped create the cultural district for Ventura. “Ventura is a community that has a tremendous amount of assets and a great quality of life,” he noted, “but we need to make sure we leave it better for future generations.” Indeed, Doug and Randy are doing just that. In spite of their gardening and landscape businesses, no grass is growing under their busy feet. v

SOW WHAT?

An ancient interchange flourishes as a modern seed library takes root in Camarillo BY MARK STORER PHOTOGRAPHY BY MARIANA SCHULZE

L

IBRARIES HAVE ALWAYS BEEN A PLACE TO GROW, and the privately managed one at the end of Las Posas Road is certainly no different. In many ways, the Camarillo Library is a non sequitur: a large, resource-rich facility in a town of less than 65,000 people. It is something of a civilized town square, where you’ll find just about anyone or anything you’re looking for. There’s a quiet outdoor plaza. Even an adjunct coffee shop. And if you want to plant your own garden, start inside—at Camarillo’s own seed library. “We’re in an agricultural area,” said librarian Barbara Wolfe. “About three months after we opened, in March of 2011, we had a series of talks by the Ventura County Master Gardeners program and it was really popular.” Since then, the Master Gardeners—a nationwide group of community volunteers who offer free gardening advice and services—have returned with increasing frequency; they’ll give no less than one talk every week this April.

But it was a talk last spring by Novella Carpenter, the author of “Farm City,” a book in which she documents growing an urban farm complete with livestock, that really got things blooming. At the event, Wolfe commented that she thought a seed library would be a good thing for the library to create. That’s where Laura Maher came into the mix. “I went to hear Novella Carpenter, and I remember Barbara saying that she wanted to do a seed library,” Maher said. A few weeks later, she signed on as a volunteer to run the program, which would allow people to check seeds out of the library, grow the vegetables or fruit— allowing some of the plants to return to seed—and then bring those seeds back to the library. “I’ve become a seed-aholic now, I admit that,” Maher explained in a phone interview. She was in Temecula, at the Permaculture Voices Conference, getting her seed and organic growing fix. “What I envision is a system that has numerous free resources, including a card catalogue, website, and even training in things like tree grafting. My passion is all about community and education and creating a culture of sharing.” So far, all of the organization has fallen to Maher, who’s even spent some of her own money purchasing resources. She keeps a lot of the seeds, too, storing them in a wine refrigerator “to keep them viable.” The library has a small supply of seeds available for checkout during regular business hours and has received donations from various seed purveyors, including All Good Things Organic, an Ojai-based seed company that has supported the library’s efforts and contributed to a number of programs. Run by farmer/gardeners Justin Huhn and Quin Shakra, the company

sources the seed varieties in its catalog directly from its local farm and other farms with a similar agriculture ethic. Maher coordinates garden and farm visits, “because everyone has different levels and a different understanding of what they need to do.” And the most important thing, she says, is simply “to grow seeds and gather food and return some seeds. That’s where it all begins.” According to Wolfe, there are only about 20 seed libraries in the U.S. right now: “It’s just beginning. And really, it’s a natural marriage between a community resource like a library and a place to learn about, and even get, the materials to grow your own food.” Wolfe said that the community response has been very strong, and the fact that Camarillo has two community gardens—one called the Camarillo Community Garden, another located at the Baptist Church on Temple Avenue—where people farm their own food, has added to the interest. “These are lost skills,” she said, “and it’s a chance for people to learn to eat healthier and share resources together.” Maher said that she sees a real future for the seed library, especially with Rancho Campana High School being built next door (on land formerly used to grow strawberries). “My goal is to get the edible schoolyard and a seed-saving garden at the high school,” she explained. “It would be a really great connection.” Another non sequitur, then: In a town with an agricultural past that has diminished over the years, one of its brightest spots is taking root—a chance for residents from all walks of life to learn to grow their own food and become gardeners, not for profit, but for sustenance. And for each other. v

behind the curtain Lisa Snider talks with Ojai’s Lila Francese about sexy design, psychological warfare, and the science of home staging PHOTOGRAPHY BY OJAI REAL ESTATE IMAGING

L

ila Francese of Ojai Home has been designing and flipping homes for 13 years. Five years ago she and her husband moved to Ojai from Los Angeles to plant roots and raise their daughter. They decided to forgo the flipping, which was no longer a family-friendly endeavor since it meant moving every year or two, and focus instead on home staging. With a bachelor’s degree in fine arts from Southern Methodist University in Dallas, Texas, Francese keeps current on what buyers want by talking with realtors, shopping (a lot), and following the trends as reported by the National Association of Realtors.

What exactly is home staging, and why do it? Home staging accentuates the best aspects of a home, creating flow, beauty, and a story buyers will visually learn through marketing pictures or a live showing. Home staging diminishes a home’s flaws, and buyers are able to imagine how they will enjoy the lifestyle they will have in the home. The whole point of staging is a fast sale at a higher price. How is staging different than interior decorating? It’s different from decorating because it’s not personalized. I’m staging two to three homes a week, whereas with decorating I might take six months. For example, if I were decorating a home, I would put a rug in the entrance area. But if I were staging, I wouldn’t. [For potential buyers], a little echo goes a long way. How would you characterize your home staging style? We do it based on the science of staging, based on what 90 percent of buyers like according to the National Association of Realtors, like white towels

The homes you stage range in price from $300,000 to $3 million. How do you feel about tackling homes with a lower price tag? Those are fun to do because we can do them quickly. The smaller homes sell faster and above asking price. In this price range, it’s going to look like you’re in a Pottery Barn store. When we can, we try to work with what clients own. We did a $400,000 bungalow for just $600, plus her handyman re-hung the drapes. It sold right away, but the home next door had been on the market for eight weeks. How does your pricing work? Sometimes we’re full service, or I can do a verbal staging, where [the clients] do all the work and I’ll just tell them what to do. No job is too big or too small. It can range from $300 to $6,000—that was for an $8 million house; I had to work on it for two months. What difference does it make? We know what works to seduce buyers into the home. I had one lady in Ojai who had agents walk through [the home she was selling] and they told her she couldn’t get the price she wanted. We packed her up, stored her stuff, and re-did the driveway. She spent $6,000 with us. We had the agents come back, and they set the price $120,000 higher, and it sold. How have design trends changed? Effective staging evolves with industry demands. People used to just want pretty, but now they want a little bit sexy. I like to envision who the buyer might be. We used a blue mohair sofa recently and a mid-century ottoman as a coffee table. Talk to me about shopping.

ABOVE: Clean-lined furniture emphasizes the home’s contemporary style. Mirrors create the illusion of more space, while fresh white orchids from Ojai Plant Works add panache. OPPOSITE TOP: Light spring colors and a ‘50s-era Danish bench converted into a coffee table work with a blue mohair sectional and museum-quality art to lend the interior an air of sophistication. OPPOSITE BOTTOM: Plush down pillows invite potential buyers into the master bedroom, one of the key areas of focus for home stagers. Designed by Darwin McCredie, this Ojai residence is listed at $799,000. Contact Char Michaels (805.620.2438) or Sharon McClung (805.637.4467) at Keller Williams Realty. and spring colors. Women (or the more feminine side of a relationship) usually make the final decision, so the staging design tends to be more feminine. I want life to look easy in the houses I’m in—uncluttered, with light colors to make your soul feel lifted. Do you have a design mantra? “Less stuff equals more space, which equals more life”; less is more. We don’t need as much as we think we need. [After de-cluttering], clients often ask, “Why didn’t we do this 10 years ago?” How emotional is the process? Everyone’s process is different. Some call it psychological warfare. I worked with a woman who lived in her home for 50 years and lost her husband. There was a lot of crying and a lot of hugging. There’s a whole process that’s cathartic.

Home furnishing shopping is my hobby. It’s my family’s hobby—my nine-year-old can quote furniture prices! One of our favorite things to do is go to resale stores in Palm Desert. Palm Desert is particularly good at stocking brand new looking high-end furniture. White walls, yes or no? Yes—when selling a home. White walls make rooms feel bright, open, and clean. Always leave ceilings white; colored ceilings shorten the height of a room. For colored rooms, I love the color wheel Restoration Hardware sells for $10. You can match other brands of paint to it as well, and they really have perfect hues of almost every color. What will become of that sexy blue mohair sofa? It is part of our permanent inventory collection. Who knows? It may retire in my living room some day. v

secrets of the home stagers Choose shiny chrome instead of brushed nickel to make spaces look brighter, bigger, and more expensive. “White House hang” drapes from the ceiling. If you hang drapes at 94 inches, the room will double in size. Replace old pillows on sofas and beds with fresh down-filled ones. White orchids work anywhere. Put one in your bathroom with white towels and white soap, and the room looks amazing. Don’t be scared of white. White lightens a room and makes a house feel fresh and clean. Put a French Laundry cookbook in the kitchen.

R

If a hallway is too long, put a great vase or piece of art at the end of the hall. The same rules that apply to fashion apply to home staging, like combining a Gap T-shirt and a Prada handbag. Buy an inexpensive couch from IKEA, then throw on a couple expensive pillows. Cost Plus rugs are thick and plush and inexpensive and look just as good in a million-dollar home as in a $300,000 home.

American Heritage An Oxnard icon hits the century mark BY MARK STORER | PHOTOGRAPHY BY STEPHEN SCHAFER

Everyone knows the house on the corner of G Street. Built for Henry Levy and his family, it’s an Oxnard icon and a lynchpin that fastens the city’s heart—like the Santa Clara Church or the houses, now businesses, in Heritage Square. Current owners Al and Rebecca Barkley bought the 5,200 square-foot Tudor-style mansion in 1983. Sitting on a quarter-acre corner lot, the house stands out from its surroundings like Van Gogh’s white iris among the long purples. The story goes that when Achille Levy (pronounced Lee-vee), of Bank of A. Levy fame, came to Oxnard and made it rich, first as a produce broker then as a banker, he went back to his native France to have a matchmaker find him a bride. It so happens that the bride’s name was Lucy Levy (pronounced Lev-ee). Lucy had a brother fifteen years her junior who eventually joined his sister and brother-in-law in California. Henry worked with his brother-in-law in both agriculture and banking, and when it came time to settle down, he commissioned the house on G Street and had it built—100 years ago, in 1914, at the outbreak of WWI. Original blueprints adorn the walls along an interior staircase, framed and not yellowed by time, their dark blue print showing the detailed and exact lines of a grandly fashioned home. “When we got it, there had been one other owner and he’d made improvements with the intent of selling it in the 1970s,” said Al. “We bought it from him and began the process of renovating.” That renovation has lasted as long as the Barkleys have lived in the home, amid raising two children and pursuing careers (Al owns an insurance agency and Rebecca worked for many years as a Hollywood set designer). They’ve tackled the project one room at a time, and the eclectic interior has no single theme. “I’ve 46

always loved older homes, and my husband loves them, too,” said Rebecca. “The fireplace is Batchelder and there is marble in the kitchen that Levy imported. They built this beautiful home, and it deserves to be cared for.” The Barkleys also own the Bank of A. Levy building in downtown Oxnard, and Al’s insurance office is in the process of moving there from the Perkins House in Heritage Square. “It’s an old building, and it’s costing far more than you ever want to spend. But the building deserves it,” said Al. “At the end of the day, when you occupy something like that you don’t care about the money in it; it’s there for you to use.” Rebecca tells the story of how Henry Levy’s children came to visit the home where they were raised. “I was gardening out front and looked over the fence at these people sitting in a car,” she explained. One of them turned out to be Joe Levy, Henry’s son. “They came in and went through the house three different times. He lived in Berkley by then, and he came down and would cruise the neighborhood.” Levy sent photos of the house when he lived in it. Those photos now adorn the interior. Jeanne Marx, a Levy daughter, has also come to visit. Jeanne and Joe have since passed away, but Rebecca and Al are both happy they’ve been able to share and honor the home. “We’ve tried to be true to the architecture of the house,” said Al. “We’ve redone every room, plumb-

ing and electrical, all of it,” said Al. “It’s been 30 years of work, but it’s been worth it.” On the porch, which runs the full length of the front of the house, a golden retriever named Blue greets visitors and watches life along G Street. Walking through the front door is not an experience in time travel, however. The Barkley’s have kept true to the home’s architecture, but haven’t simply lolled in the past. As Al put it: “It’s a beautiful house and we want it to be here in another hundred years—for the next family.” The original cost of construction was $29,000, which made Henry furious. It was too expensive. “The Levys were international bankers, and the war affected them,” Al explained. “But they knew what they were doing and they accommodated the people in Oxnard. They made loans to people not based on their ability to repay, but based on their character.” The home’s first story includes the living room and entry hall, a dining room, and an old sleeping porch that has been transformed into Al’s office. The kitchen, while renovated, features the same original footprint; a cork floor deadens sound and lightens the already sun-drenched space. There is an anteroom to the kitchen leading to the backyard, and even a butler’s pass-through from kitchen to dining room. A wood-paneled library with a second fireplace of ceramic tiles is a handsome centerpiece. The second floor of bedrooms and bathrooms also includes an additional set of apartments, which were built when one of the Levy children returned to live there with his family. Its master bedroom is a bit larger than the original, according to Rebecca, and ‘50s-era pink ceramic tiles in the bathroom lend something of a retro look. Outside the master bathroom sits a large wooden vanity— Rebecca’s “favorite” item in the house. Here again, the second floor’s design is all Rebecca’s craftwork: a blend of modern and past, with subdued colors playing off brighter ones and dappled sunlight throughout. Contrary to modern building code sensibilities, there is a basement in the home. And yes, it has flooded. There’s also a third floor, which was originally a kind of ballroom but has since become a toylittered playroom for the Barkley’s granddaughters. Little historical surprises and ironies keep showing up, too. Al said that when they finally updated the original heating system, the turn knobs located in the basement were adorned with swastikas: “They were German-made from around 1912, and that was a sign of good luck back then.” The Barkleys have also found Levy family papers, as well as drawings and posters from the 1940s. “We even found a family tree that was hand drawn,” said Al. “We ended up giving that to the Levy family.” Through the years, the house on G Street has been one of Oxnard’s favorite Halloween haunts. Rebecca’s career as a set designer has been evidenced in a front yard full of tombstones and coffins, gargoyles and lighting and spider webs. And the neighborhood kids squealed with delight at it all. But they don’t do that so much anymore. While the Barkleys love the history of the home and have strived to preserve it, they don’t spend a lot of time living in the past. Instead, they’re preparing the house on G Street for the future. v
