However, each sale is unique. For instance, if your home does not benefit from nighttime photos, we may not do a nighttime shoot. UPON RECEIVING OFFER(S) • Team will meet with you to go over the offer in as much detail as needed. • Present all your options to you and give you advice when prompted. • Create written responses to offers that have been carefully reviewed and cover all your concerns/needs. • If necessary, provide you with a team of senior negotiators who can give second and third opinions with unique offer situations. • Stay in communication with all buyer’s agents, and use our negotiation expertise and agent relationships to your advantage.

CONTINUED WORK • Our team will be available for showings and answering all phone calls and emails within the business day. • Constant promotion of your property, both verbally and through marketing. • Consistent updates of market activity and advertising.

UPON OPENING ESCROW • Make sure all seller forms and disclosures are complete for a smooth completion of contingency period. • Keep in touch with escrow to verify status of Loan, deposit check, title reports, and HOA docs (if needed). • Be in continuous contact with buyer’s agent to make sure all inspections and deadlines are handled in a timely manner. • Schedule termite and retrofitting inspections and communicate the results to you. • Professionally and relentlessly negotiate your best interest in any request for repairs from buyer.

FAQ'S What areas do you specialize in? We specialize in the Miracle Mile and Mid-City Area of Los Angeles. We are neighborhood experts for the zip codes of 90036, 90019, 90035, and 90016 and are top producing realtors for Miracle Mile, Picfair Village, Faircrest Heights, Longwood Highlands, Mid-City, and Wilshire Vista. We've listed or sold over 100+ homes in or within a 1 mile radius of the popular neighborhood restaurant, BLOOM CAFE, on Pico/Fairfax. Can I post my home for sale on your website if I’m not ready to "officially" list it yet?” Yes! This is known in our industry as a pocket listing, and we are ALWAYS happy to do this for any potential seller. Our website can and will expose your property to hundreds of web surfers each month and you can expect that we will probably schedule a couple of private showings for potential buyers a month. Is there a best time to sell my house? Property sells year round. It is mostly a function of supply and demand, as well as other economic factors. The time of year you choose to sell can make a difference in the amount of time it takes and the final selling price. Generally the real estate market picks up in the early spring. During the summer, the market usually slows. However, these trends don't fully dictate or guarantee any particular advantage. The real way to maximize your selling experience is through great marketing and strategy. What should I consider when selling a home? The most important factors are condition, price and exposure. We look for areas where we can cosmetically tweak the look of the home and add perceived value. A great example would be painting the front door to prepare for sale; you can then seek to settle on a preferred listing price. Listings rarely sell at exactly the listing price. Therefore, we view listing price really as just a marketing tool that we can manipulate to our client’s advantage. Finally, to ensure exposure the home needs to be seen: be it open houses, broker open houses or attention from marketing -- great advertising across all mediums only adds to a home's bottom line. Should I make the repairs? Since buyers often include a contingency “inspection clause” in the purchase contract which allows them to back out if numerous defects are found, completing minor repairs before putting the house on the market may lead to a better sales price. Once the problems are noted, buyers can attempt to negotiate repairs or lower the price with the seller. Any known problems that are not repaired must be revealed as a material defect. Part of what we offer is to help the sellers to come up with a strategy to avoid potential issues.
