Ledge, a trail that is aptly named. Beware of exposed rocks. A WILMINTON LANDMARK ENTERS A NEW ERA

The Parmelee and Howe Building, which hugs the corner of Route 9 and 100 in the heart of downtown Wilmington, was recently purchased and now major renovations are underway. By the time I was 30 — some 32 years ago — I was ready for a place to call home. The above question connects to another I am frequently asked: “Are you a native Vermonter?” I am not. But I have found a place to belong. And that is Vermont. The books I write are called mysteries. But to me, they are stories of people under stress, some of them guilty of making poor decisions, others in the throes of intense personal conflict, and all of them like many Vermonters I have met (since I am also a police officer and a medical examiner). For the most part I write of rural people of independence and self-reliance, dedicated to humor and hard work and not expecting any more from life than they’ve earned through honest labor. MOUNT SNOW CONDO MARKET ANALYSIS The Mount Snow Valley local real estate market is primarily based on the sale of vacation homes and condos, which comprise approximatley 80% of the property tax base. Local Real estate trends tend to follow national trends, but as a vacation market, our area lags the primary home market, which by all reports, is in recovery. The good news is that the Mount Snow area has had less of a market decline, compared to the Stratton or Okemo markets. In a review of the data from the Real Estate Multiple Listing Service for the Mount Snow area, 89 single family homes and 143 condos have sold during the past 2 years. The median sale price for a house was $237,000 while the median condo sale price was $212,000. By no accident, this price point reflects where the majority of the condo sales occurred, Seasons on Mount Snow (10 sales) and Timber Creek (7 sales), which are also the largest condo developments. When compared to 5 years ago, some interesting trends for the Mount Snow Valley emerge. Although the number of house sales declined by 65%, condo sales only declined by 14%. In addition, “Days on the Market” tripled for houses while only doubling for condos. Despite this, median sale prices have only decreased slightly during this 5 year period. However, this is due in part to the addition of new higher end townhomes such as TrailsEdge, 5 of which sold in the last year at a median price of $855,000 and Boulder Ridge with sales prices of mid to upper $500,000. For now, it’s still a buyer’s market with a relatively high supply of properties for sale and historic low interest rates.
