Real Estate Market Assessment for the Mount Snow Valley The Mount Snow Valley (which includes Wilmington, Dover and surrounding towns) is economically anchored by Mount Snow, one of the 5 largest Ski Resorts east of the Rockies and is within a 4 hour drive of almost 30 million people. The Valley includes over 50 restaurants, more than 10,000 lodging beds (at a variety of Lodges, Country Inns, condos and vacation homes), a vibrant retail and service industry centered on the historic village of Wilmington and numerous attractions (golf courses, lakes, etc.) for the tourism based economy. As such, the local real estate industry is primarily based on the sale of vacation homes and condos, which comprise about 80% of the property tax base. As a vacation and resort market, we tend to lag national trends, which have greatly improved over the past year. Based on information from the Multiple Listing Service (NNEREN) for 2013 (through November), the Mount Snow market area has been more active with sales of houses and condos up by about 8%, although median sale prices are down slightly (1%). Land sales (less than 2 acres) have almost doubled over the prior year with the median sale price increase of more than 18%. Larger parcel (over 10 acres) sales have increased by over 40% with the median sale price increasing by more than 50%. Sale volume for the Mount Snow office of Vermont Country Properties Sotheby’s International Realty is up 28% and our market share has increased by 11%. The numbers show that our market, while slower to recover than the primary home market, is in transition and improving. However, the market absorption rate of current inventory for sale, which ranges from 2.3 years for homes and 1.2 years for condos to 4.6 years for land, suggests that it may take a bit more time to balance the needs of both sellers and buyers. AREA ATHLETES’ HARD WORK PUTS THEM ON THE ROAD TO SOCHI As this publication was going to press the 2014 Sochi Winter Olympics were just around the corner. The athletes were putting their game faces on and getting ready for competitions at the highest level. A seat on the Olympic team is a goal that most athletes have worked their whole lives to achieve. The Sochi Olympics were in early February, and athletes were selected in January. Coaches book plane tickets, schedule visa appointments, and determine where everyone will sleep in Sochi while the athletes train for and participate in their qualifying events. Within weeks of qualifying the athletes flew off to Russian to compete against the world’s best athletes. Mount Snow and Stratton Mountain have both been the training ground for many of the Olympic athletes. Slopestyle skiing, snowboardacross, snowboard halfpipe, Nordic and Paralympic are few of the events that may see representation from both Mount Snow and Stratton Mountain athletes. Some of the athletes qualifying for the Olympic team have grown up on the mountains of southern Vermont. many of them have attended Mount Snow Ski Academy, Stratton Mountain School, or the AbilitlyPLUS program at Mount Snow. All of them know about the great terrain that both mountains have to offer and many now call them home. That great terrain and training has helped hone their athletic abilities and led them to success on national and international stages. Stratton Mountain School has had 35 of its athletes become Olympians over the past 40 years. Kelly Clark and Ross Powers are both local heroes with their gold medals for snowboarding. Chimney Hill Chimney Hill is a private community located just on the outskirts of Wilmington Village. There are over 500 single family homes on 1200+ acres adjacent to the Green Mountain National Forest. A - I have always worked with my hands and find the rewards of being creative with food very satisfying. My blanket culinary statement is - if you like the restaurant business and it likes you - you are in trouble, because no other line of work will compare.
A - Oran Mor - which means “The Great Song” in Gaelic. Also was an incredible single malt scotch a Woman produced. Rumor has it she was last scene riding her vintage Triumph motorcycle back into Wales after the male scotch making contingent ran her out of Scotland.
