Vermont Country Properties Sotheby’s International Realty 3 Stowe Real Estate Market Report Residential home sales trending up 14% Vermont Country Properties Sotheby’s International Realty reports that residential sales in Stowe through the first 10 months of 2013 have posted solid gains. Properties at all price points show progress with properties under $400,000 showing the largest increase in sales. The number of properties sold, including single family homes and condominiums increased 13.82% when compared to the same period last year. While the market is showing positive growth in sales, median home prices, the best measure of price appreciation, is actually down 1.35% year to date. At the same time, days on the market, an indicator of the health of the market declined nearly 34% to 218 days. This is still well over a six month period which is generally viewed as a balanced market. Stowe condominium sales show a rather interesting growth pattern with sales up 20% and median prices up a remarkable15.85 percent. This is good news because with an average of 319 days on market, these properties are selling at a slower rate than single family homes. Nationally home sales continue to improve with month over month increases occurring consistently over the last 27 months. Due to a shortage of inventory in many markets, median home prices nationwide continue forward with an improvement in excess of 10% annually. This improvement in median pricing is due, in large part, to the substantial collapse of value in many large real estate markets, especially, Florida, California, Nevada and Arizona in 2008 and 2009.
Vermont maintained value throughout the economic downturn. Because of this, price appreciation has been slow and steady. As inventory continues to fall, and days on the market find a balance point, well priced properties will continue to sell in a con-

Vermont Country Properties Sotheby’s International Realty 4 Stowe’s haunted bridge? Emily’s Bridge in Stowe looks like any other covered bridge in Vermont. But how the bridge makes people feel is an entirely different story. Officially called Gold Brook Bridge, the one-lane bridge was built in 1844. Over the years, the bridge has become better known as Emily’s Bridge, named after the young woman who is said to have died there heartbroken. There are many stories about Emily the ghost who supposedly haunts the Gold Brook Bridge. The most popular story is that she waited for the love of her life on the bridge all night. They were planning on running away together and getting married but Emily’s parents did not approve of her lover so they hired someone to make sure that he never got to the bridge. Emily thinking that he had abandoned her hung herself from the rafters on the bridge. There is no written historical evidence that Emily ever existed, however. The first mention of the bridge being haunted by someone named “Emily” came in 1968 when a high school student wrote a paper on the subject claiming that while he/she was using a Ouija board
on the bridge, an entity presented itself named Emily. Other people using Ouija boards have reported that an entity has identified itself as Emily and said that she was killed on the bridge by her finance’s mother. Whether Emily really existed remains a mystery, still, strange happenings have taken place at the bridge for many years. People say that if you visit the bridge at the right time, during the nighttime hours, you can hear a woman crying, screaming or feel her scratching at your car as you drive through the bridge. Many have also reported seeing a white apparition around the area of Emily’s Bridge. People that have parked their vehicle on the haunted bridge say they tend to hear banging noises from Emily hitting the vehicle on the outside, or a dragging sound across the tops of their cars. The most distinct paranormal events tend to take place between the hours of 12 AM and 3:30 AM. There have been many stories circulating around Stowe about Emily’s Bridge over the years. Some people who didn’t believe in ghosts until they visited the bridge and others who visited the bridge
once and vowed never to return. The bridge definitely has a feeling. What is so intriguing is that there are so many different things that happen there. Not everyone gets the same experience.
None of the stories I’ve heard are of people feeling threatened. But the feeling of some sort of presence is what seems to get people riled up. And it only increases around Halloween.

But this weekend we decided to give the new Vermont Ale House in Stowe, which opened in April, a try. If you’ve been holding out on this newbie restaurant, no need to delay any longer. They’ve got it figured out: great beer, reasonable prices, and a relaxed atmosphere. According to recent interviews with the restaurant’s three owners, their focus is offering a diverse selection of craft beers on tap and an atmosphere that caters to the local crowd — and pricing that’s consistent with that. We had intended to stop in for a quick drink but ended up staying for the bulk of the evening. The place just has a nice feel. Lots of wood; small, cozy spaces; and happy people. On a Friday night in early June, the crowd was definitely local. And it kept growing as the evening progressed. People really seemed to be enjoying themselves, whether they were sitting at the bar in front of several giant flat screen T.V.s, gathered with friends around high-top tables in the bar, or settled in for a serious meal in the lower dining room. It definitely felt like the kind of place you could come for an hour or for an entire evening, with or without the kids. As the evening progressed, the bar area got a little crowded. So if you’re dining with kids, I’d suggest coming early and grabbing a table in the dining room. I’m not a beer connoisseur, but our waiter was. In fact, I’ve never met anyone as
passionate and knowledgeable about beer. Zack was more like a guide than a waiter, taking us on a fun and informative beer-tasting tour. My husband loves anything by Lost Nation, a new brewery that just opened down the road in Morrisville. So he started out with Saison Lamoille ($5), a Belgian-style farmhouse ale. The Lost Nation brewers were most recently making Austrian-style beer at Trapp Family Lodge I’m a sucker for darker brews, so I decided to give the Allagash Black ($5) a try. This Belgian-style stout, brewed in Portland, Maine, has a lot going on. It took me about an hour to drink the 10-ounce serving - delicious. When we decided to go for round two, we knew we were settling in for the night. My husband ordered the Farmhouse Ale by Saison DuPont (the most expensive beer on the menu at $9), a Belgium draft. I went for the Heart of Lothian ($5), a Scottish Ale by Drop-In Brewing Company in Middlebury, Vermont. They were both exceptional. Although we didn’t save room for food, we hear the roast beef sandwich is really good. They’re always changing things up, though, so the Vermont Alehouse Facebook page is a good place to check out daily specials. But don’t expect anything too exotic. This is the place to come for simple, hearty fare – flatbreads, sandwiches, and salads. Oh … and beer. Really good beer. Speaking of beer … If you’ve got kids in tow, order up a 16-ounce draft of Capt’n Eli’s Root Beer by Shipyard Brewing in Portland, Maine. It’s arguably some of the best root beer in New England. And if you’re on a health kick, they even serve Kombucha on tap. Not my thing when I finally have a night out on the town, but it’s definitely “cool.”
