A bench was installed in Sokoloff’s honor in Adams Camp at the base of Kimmer’s Trail, which was voted last year by “On the Snow” as one of the 10 best mountain biking trails in America.

Vermont Country Properties Sotheby’s International Realty 4 Housing market rebounds to a five-year high Nationally, the housing market is the strongest it has been in the past 5 years. Indicators in existing home sales, available inventory and median sales price all point to a national housing market recovery. The question for Vermont real estate buyers and sellers is how the national housing market translates to our market and if we can extrapolate national trends to our primary and resort markets. According to the National Association of Realtors, the May pending home sales report was the highest level since 2006. A relatively stable growing economy, low mortgage rates, pent-up demand, increased investment demand and compelling values contributed to the robust increase. Another indicator, available inventory, continues to decline with a 22% decrease since the same period in 2012. The national median existing-home price is expected to rise more than 10 percent. In the Northeast, the May pending homes sales index is 14.3 percent above a year ago. Increasing sales volume, less available inventory and rising prices is an ideal scenario for homeowners, especially after having experienced the past recession. This trending market will put some pressure on potential buyers. Reasons for the improving picture remain intact from this past year, and real estate, as an asset class, is relatively attractive compared to cash, commodities, stocks or bonds. The investment community has been increasing real estate exposure through REIT’s, homebuilder stocks and home improvement retailer stocks. More than a few of the more notable investment gurus are bullish on the real estate market. The picture in Vermont is not quite as robust as the national market, but the Vermont real estate market continues to improve. In comparing 2013 year to date over the same period in 2012, the total real estate sales volume increased by about 14%. The number of sold units rose about 6%, however, the number of new listings was up that same 6% which suggests that inventory is not declining in Vermont as is the national trend where there is currently an inventory deficit. Within the state, there are variations statistically from county

to county, second home to primary residential communities, and the greater Burlington market to the more rural areas of the state. However, there are significant variations in the price categories. In the under $500,000 category, which represents a majority of the Vermont residences, year to date unit sales increased 12% over the same period in 2012. In the category between $500,000 and $1,000,000, year over year sales improved 36%. In residences in excess of $1,000,000, sales increased 55% in the same time frame which means the luxury and higher end market are becoming healthier and more robust than they have been in years. (Vermont sales stats are based on information from the Northern New England Real Estate Network, Inc. for the period January 2013 through June 30, 2013 and the same period in 2012) The higher end market in Vermont tends to be primarily second homes, so this is most likely due to the gains in consumer confidence, the economy, and job market, which make more Americans comfortable spending discretionary money on summer and winter vacation homes. A recent article in Bloomberg news talks about the vacation home market being on the rebound especially in beach and mountain areas. This market dichotomy presents opportunities and challenges for both buyers and sellers for the second half of 2013. Being a buyer or seller means different things from one market to the next. In approaching the market it is important to have an understanding of the national market; however, what may be happening in your local market might be entirely different. Vermont is not a market or an economy within itself. The state is very dependent on the Northeast region and the Northeast region is dependent on the balance of the country. The Vermont real estate market tends to lag the national market by 12 to 18 months. As Vermont’s inventory continues to be absorbed, the pressure on the prices will be reduced, and the market will continue to improve. Richard Montague, CEO

You may want to consider taking advantage of this buyers market by purchasing real estate with your retirement funds. Purchasing real estate inside a real estate IRA using one’s Individual Retirement Account ( I R A ) funds before retirement age and without incurring early distribution penalties - is a little known investment opportunity. The rules are complex but if followed closely, can lead to a profitable endeavor. There are a number of Internal Revenue Service limitations. The IRS does not allow individuals to use retirement funds for a primary residence or a vacation home. However, you can purchase raw or vacant land, investment, or rental properties and commercial buildings. You cannot lease space to a business that you own or to a relative. Basically, you cannot have any personal benefit from the property. All income and profit on the real estate investment must flow into the IRA and all expense must be paid out of it. So therefore it is important for real estate IRA holders to keep adequate reserves in their real estate IRA account to cover such property-related expenses as

maintenance costs, taxes, insurance, and management fees. Since buying a property may require more funds than you currently have available in your IRA, you also can have your IRA purchase an interest in the property in conjunction with other individuals, such as a

spouse, business associate, or friend. It is also possible to finance a purchase of real estate from your IRA but it must be a non-recourse loan which means that you cannot put the property up for collateral. Very few banks are willing to lend money for this type of purchase and there are a number of restrictions that must be considered. The first step to purchasing real estate from your IRA is to choose an independent custodian to manage to hold the assets on your behalf.
