WATER
S
and between your toes and the sound of water gently lapping at the dock may make you want to jump into the deep end and grab your own little piece of paradise. Feel free to go nautical when you purchase your dream or vacation home, as few things in life are more rewarding or relaxing than living lakeside, oceanfront or along the banks of a beautiful river. I come from an island that has some of the most beautiful beaches in the entire world but sadly, this great city limits us as to who and where to get a taste of the water. It’s not a secret – as anyone with experience with property retail or property value would tell you – that bodies of water drastically increase the value of any property… and it’s widely regarded as a bucket list top choice. Whether it’s oceans, lakes or rivers, water brings up the aesthetic value, and dollar value of any area. Due to the natural beauty of things like waterfront sunsets, aquatic and avian life, and simply hearing the flow of water, property values on lakefronts are simply worth much, much more to people than inland property. I’m more of a town-sy girl, but try steering my ex-surfer husband away from a beach shack. (Although I’d be lying if I didn’t pick the beach as my ideal getaway… any day of the week!) Whether you’re in love with the fun of the lake, enamored with a white sandy beach or obsessed with the peaceful sounds of the river, it’s truly hard to beat the tranquility and sense of peace and self discovery that bodies of water can stir in a human being. Inspired by the calm blues and the inherent glam factor that the term ‘waterfront’ pops in into any residence, we have brought together our favorite nautical elements, motifs of aqua adventure and glamorous lakeside real estate, into this fun and airy issue of VETTA HOMES. Every location has its challenges. If it’s water that makes you feel alive, then grab an oar and go for it. Just be careful not to step on that duck on your way to the boathouse.

n May 7, 2015, 300 AIA Austin (Austin Chapter of The American Institute of Architects) members, allied members, community leaders, and architecture enthusiasts gathered at the iconic KLRU Studio 6A (the original home of the Austin City Limits television show) to celebrate stellar design and those leading the charge to improve Austin’s built environment. Just two weeks prior, two esteemed jurorsWendell Burnette, FAIA, principal of Wendell Burnette Architects in Phoenix, and Patricia Oliver, FAIA, dean of the Gerald D. Hines College of Architecture at the University of Houston-spent the weekend in Austin deliberating over the 95 submissions. With much thoughtful debate, the jurors narrowed the stack down to 12 award winners. The award-winning projects consisted of 58% commercial, 33% residential, and 8% architectural installation. Only one of the 12 awardwinning projects was located outside of Austin. “This year’s jurors were both broad-minded and rigorous,” said AIA Austin 2015 Board President Stuart Sampley, AIA. “They were intrigued by architecture that went beyond the norm-projects that adaptively reused older buildings, brought attention to underused public spaces, or challenged traditional building technology and materials usage. The resulting awards represent exceptional recent work by Austin architects and AIA Austin members.”

This modern ranch redo in Alamo Heights, Texas respects and embraces the land and the beauty of its surroundings. The architects brought nature and light in thru well placed windows and the use of materials including beautifully grained wood floors, counters mimicking stone and wall treatments with a modern take on traditional Texas limestone. The 3600 s.f. 5 bedroom/4 bath home was designed for clients enamored with mid-century modern architecture. The original 2200 s.f. home included the typical cutup floor plan and low ceilings found in many Ranch style homes of the area. The new owners wanted a modern home-but one that engaged the spirit of the mid century California modern Ranch home sprit of Architects like Eichler and May. The existing brick home stretched from end to end of the large lot and offered room to expand in the backyard areas for the needed additional bedrooms.

Originally established in 1890, Alamo Heights founders George Washington Brackenridge and Charles Anderson were environmentalists before their time. In their attempt to escape the confines of “city life” the selected 280 acres with mature trees and beautiful vistas. The low profile of the ranch house was maintained by the architects as the home continues to quietly nestle in among the majestic oaks. The home includes a stackable 4 car garage-designed as a “pool cabana” that integrates into the landscape surrounded by a pool. Careful attention to scale was giving to the detached structures as to not overwhelm the main home and outside spaces. As the home included a variety of exterior materials -order was given to residence by utilizing stucco as a the primary base
material-covering the original red brick, painted hardieboard siding for building insets and then metal siding for addition and accentuated architectural features. The existing home was opened up by removing most of the interior walls to create a large inviting living room, dining and kitchen space with glass on both sides of the home. The home moves toward the east with the 1400 s.f. addition to that includes the bedroom and bathroom spaces, circling a family room-and all rooms engaging the restored screen porch facing the backyard. Our favorite elements include the integration of outdoor and outside elements, along with the clean lines throughout the interior and exterior of the property. or an active family with two young boys, this custom, Hill Country home with a contemporary feel marries interior with exterior to create an ideal environment for family time, recreation and entertaining guests. A true collaboration between Austin based architecture firm, Vanguard Studio, and interior design firm, Laura Britt Design, this home delivers in both form and function. When it came to the exterior of the home, the clients loved the warmth of wood, stone, and iron work, as well as the old feel of a barrel tile roof. However, they also wanted the home to tie into the Texas farmhouse vernacular of the region, which led to the use of metal roofing on the project, in addition to incorporating native Texas limestone. Larger, more cleanly cut pieces of the stone were used to give the home a farmhouse feel, but also a certain elegance. Steel and glass doors and windows by Millenium were incorporated to add the contemporary, open feel of the entry and main living areas. The living room opens completely to an expansive outdoor living area, providing multiple lounge spaces, outdoor dining area, kitchen with bar seating, swimming pool and tennis court for the entire family and guests to enjoy.

An open plan ties together the living room, kitchen and breakfast room, facilitating family interaction. With a house full of food lovers, double islands in the kitchen, one in a beautiful Mother of Pearl quartzite and the other in a contrasting butcher block, provide ample space for preparation of gourmet meals. When it came to furnishings, the clients were very interested in incorporating several family heirlooms into the design, including their dining room table and chairs. â&#x20AC;&#x153;We wanted to create a dining space that cohesively blended these special pieces with new, more contemporary components, such as the custom Tai Ping rug that draws inspiration from the floral needlepoint dining chair seats,â&#x20AC;? said designer Laura Britt.

In the media room, a custom Kyle Bunting rug complements a roche bobois sectional accented with custom pillows and draperies in complementary Romo fabrics. Wood herringbone wallcovering makes a perfect backdrop for the client’s impressive record collection. “One of our primary goals when designing is to create spaces that are a reflection of our clients: their life experiences, what they value and how they live. Working with clients who live so passionately was one of the key ingredients in the success of the overall design,” said Britt. Hathaway echoed this sentiment. “The clients were intimately involved in helping us mold the design of the home to their vision, which I think we both accomplished together- as a team. It was a great collaboration with the clients, as well as their interior designer, Laura Britt Design. I’m very excited to be part of such a great team effort, where the whole far surpassed the sum of the parts.” VH

A
1958 binuclear house designed by Texas master O’Neil Ford stood as a pristine object in an undeveloped garden of potential. The home’s public and private spaces are housed in two volumes connected by a glass core and remain virtually untouched, having changed hands only once fifty years after completion. In addition to redefining the front parking area to relieve a specimen live oak tree and building a new retaining wall on the west side of the property to stabilize the failing terrace, the project’s objectives were to extend the lines of the house to the grounds and stitch interior and exterior together by animating the various interstitial and peripheral spaces the footprint provides.
Using modern versions of finishes appropriate for the time period in which the home was built allowed all of the spaces to flow freely.

The new pool is in perfect scale with the home and the horizon beyond. A new central patio—“the runway terrace”—carries the eye out from the main entry through the glass core to a new pool that reaches for the horizon, accentuating the strong central axis. The design incorporates the sixty-foot cliff at the edge of the site into the daily experience of the house and makes a strong connective gesture to a major city street in the distance. Smaller courts that offer privacy and a more intimate scale between the carport and main house and on the north and south sides are outdoor rooms cooled by serene water features. The central courtyard, a study in containment with rings of materials originating from a central tree like expanding rings around falling water, is a counterpoint to the multi-layered infinite view of the west terrace.

In addition to carefully composed alignments, view corridors, spatial sequences, and conceptual experiences, the exterior architecture is connected to the house through its palette: Mexican Saltillo tile and brick, both original materials, and galvanized steel plate, which echoes the roofing material. River pebbles are a separating element between the original structure and new insertions as well as a connecting element that weaves through the garden. This thin moat, stepped over when transitioning from new to old and old to new, silently recalls time and reminds us of the importance of a rarely remembered conceptâ&#x20AC;Ś deference. This is a masterful study in formal restraint and exceptional spatial subtlety. The architect has created a richly layered living experience by organizing a set of courts and gardens around and between the historically significant existing house by Oâ&#x20AC;&#x2122;Neill Ford. With a very simple palette of materials and a magical use of planes of water, the project achieves a rare level of poetic expression. VH

ehabs usually represent bigger challenges than new construction, and this project wasnâ&#x20AC;&#x2122;t the exception. When first approaching this project, Andres Galindo and his team knew that they were dealing with an old and poorly built structure with almost no architectural value. For most professionals in the field this house would had been a no brainer teardown, but for this team it was a unique opportunity to challenge their capacity to incorporate high-end and sustainable standards into an unexplored context. The project consisted in retrofitting and upgrading this 1,250 square- foot
3-bedroom 2-bathroom house into one with a more modern and contemporary style. For this project the designers had the premise to savage as much as they could from the original structure. The goal was to extend the spatial limits of this small house, making it look much larger without adding a single square foot to the original structure. One of the most important elements was the original hard wood floor. The floors provided the appeal of an aged structure and the pass of time, and grain that is hard to find in newer materials. Along these lines, the designers reinforced the concept of a vintage look, incorporating wood features using reclaimed and second hand materials such as old cedar beams, which were salvaged from an old house in West Lake Hills. Several
doors, studs, and windows that belonged to the original structure were also salvaged, retrofitted, readapted or reused as to harmonize with the proposed design. Another unique element in this project is the proposed unorthodox layout. Aiming to improve the spatial efficiency of the house, the designers took the bold decision of flipping the layout of the house by moving the entrance to one of its sides, right by the carport pergola. The new layout not only reduced the amount of hallway inside the house, but also favored the creation of a new connection between the interior and the exterior of the house. Examples of these new connections created are the panoramic patio doors and windows in the living areas facing the backyard, the cozy covered front patio

with private access from the master suite, and the covered courtyard beside the carport, among others. As a result of this rearrangement, the designers were able to introduce an open concept to the kitchen area, which helps integrate the dining area with the gorgeous and shaded backyard occupied by mature pecan trees. The living area is now full of light with exposed rafters and small glass windows that let more light pierce through, and the bedrooms have high gabled ceilings. In every corner the house has an outstanding detail, something that is characteristic of this firm’s work. Consistent with GCDD Group’s design principles of sustainability and adaptability, this thoughtful renovation is no less than a manifesto of their creativity and talent. 100 VETTAHOMES.COM

Everything in this house is designed to create an incredible atmosphere of joy. The kaleidoscope of colors
on the kitchen’s backsplash contrasts with the immaculate whiteness of the kitchen space, featuring glossy ultra-modern white cabinets and pristine white countertops. Everything in this house is loaded with history and style. The wood assembly that completes the rustic wood kitchen countertop, made with reclaimed wood, is simply stunning. It is in the interception of all these styles where the marvelous vision of these architects comes together to create an exceptional living space. “We’ve been here for a month now and we couldn’t be happier. GCDD Group, the firm that designed this house, clearly put a lot of thought into every detail of this house, and we feel incredibly lucky to be able to call this house our home. WORLDS COLLIDE A STORY OF COMPROMISE AND STYLE by coral talavera
I
n 1983, Dallas commercial architects Foster+Meier built a custom home for the legendary Dallas Cowboys coach, Tom Landry, in the exclusive “The Hills” neighborhood in Lakeway, Texas. The home was situated on the 18th hole of The Hills Golf Course so that Landry could watch friends and colleagues finish their golf games.
In March 2013, new owners found mold had infiltrated the Master Suite and Bath through the flat rooftop patio above. Multiple contractors were ready to rebuild, except the homeowners had differing concepts of how to finish out the space. Time was ticking to keep a continuous workflow. Chris Browarski, CCB Designs’ principal designer, met with the homeowners in October 2013 and learned the mediation of this project would surpass previous challenges. Browarski notes, “When I first met the clients, I was intrigued that the husband was an
entrepreneur with a love of all things Texas and golf, and the wife was Italian, with sophisticated, modern flare. Their very different backgrounds brought different design influences – from more traditional to much more modern.” The design mediation process began with The Main Requests: The husband’s request was for peaceful, muscle-relaxing soaks after golf games. His preference was the Duravit Darling New Tub with LED lighting. The wife’s main request was aesthetic. She longed for sleek, cream-colored, tiled walls with high-contrasting accents of black that reminded her of modern design elements found in Italy. Her husband disagreed, making note that tiled walls would contrast with the rest of the house, which is more traditional. Browarski remembers, “The impasse was confirmed when the husband quietly offered me $1,000 to change his wife’s mind on the overall bathroom design.” VETTAHOMES.COM 105
The remodel of the couples’ home in the Provence of Luca, outside of Pisa, Italy, coincided with the Lakeway remodel. While making plumbing, lighting and cabinetry selections in Italy, they agreed to have similar fixtures stateside for all intents and purposes. Browarski encouraged the clients to review more examples of the large format tile, especially wall installations, while abroad. In Europe, large-format (20”x 40” and larger) tile has been readily available from design leaders Porcelanosa and Cerdomus for years. After visiting several showrooms in Luca, the clients agreed that with subtly elegant tiles and reusing the home’s traditional doors and Austrian crystal and brass door handles, both needs for modern and traditional would be met. The challenge was now finding similar products in the United States due to the expense of packaging and transporting large format tile. Stone Solutions in Austin, TX, had exclusive distribution for Cerdomus tile. It was here the homeowners agreed on the beautiful, lightly textured and slightly shimmering Cerdomus Avenue tile. The large 20” x 40” Ivory tiles were installed horizontally on walls with the same size Black tiles installed vertically for impact. The floor is the 5” x 40” Ivory tile, laid in a staggered pattern.

ative plants and a pollinator garden go hand in hand. The native plants used in rain gardens provide the perfect habitat for birds, bees, and beneficial insects. As we’ve seen species of insects like honeybees and Monarch butterflies becoming endangered, more and more gardeners have been incorporating plants to support pollinating insects as well as for the birds. Gardeners today are planting milkweed, the sole food source for Monarch larvae, and incorporating natives to support pollinating insects. It’s a much more casual approach rather than hands-on, intensive gardening. “Roadside weed spraying, the indiscriminate use of (herbicides) and the development of what used to be meadow areas have wiped out many of the plants that pollinators need to survive,” says Susan Wilder, a member of the Penn-Cumberland Garden Club’s Conservation Committee. According to the expert, home gardeners are compensating by reducing spraying and adding butterfly- and bee-attracting choices to their yards. “I’ve also noticed many of us are less obsessive about our lawns, allowing clover and other ‘weeds’ to be part of a more healthy, less demanding turf,” Wilder adds.
