Sevenoaks Leisure Centre improves disabled facilities Sevenoaks Leisure Centre has unveiled plans to improve its disabled facilities, as well as increasing accessibility to the building, strengthening its place in the community. So far the works have centred around the creation of a new changing room, including an electric hoist, a changing bench and height-adjustable sink. Funded by KCC’s The Good Day Programme, the facilities will soon be open to local residents and visitors with disabilities. The Leisure Centre has also refurbished its community room to better accommodate adults with learning difficulties. Councillor Graham Gibbens, KCC’s cabinet member for adult social care and public health, says: “I am delighted to see such a vibrant community resource as Sevenoaks Leisure Centre is ensuring its services are available to the whole community.” The programme took six months to complete and is part of an ongoing remit to ensure the Leisure Centre is able to serve the local community as inclusively as possible.

Spring Fling plant fair in Platt set to wow locals On Sunday April 14 from 11am to 5pm, the annual Spring Fling plant fair will be hosted in Platt, Kent showcasing specialist and multi-award-winning nurseries from across the south east. Over the years, the Great Comp Garden in Platt has gained a reputation among plant hunters and plantsmen alike as being Kent’s finest spring garden. Roderick and Joy Cameron moved to the 17th-century manor in 1957, with the dream of creating a beautiful, expansive garden.

The garden now boasts one of the best displays of magnolias, azaleas, dahlias and other exotic plants in the region. They have a couple of small specialist nurseries from Sevenoaks on site, who depend on plant fairs to keep going. They produce their specialist varieties in local soil so they tend to do well in Great Comp’s local gardens. Open to the public from 1 April daily, Great Comp Garden is a wonderful place to learn about plants while enjoying a cup of tea and some homemade cake in The Dairy Tearooms on site. n For more information visit: www.greatcompgarden.co.uk

Sevenoaks photographer featured in London exhibition Jamie Craggs, a photographer from the Bradbourne Lakes area of Sevenoaks, was featured in an exhibition last month. Titled Rainforest of the Sea it featured stunning photographs of sea creatures in Borneo, highlighting the diversity of coral reefs, as well as the threats facing one of the world’s richest habitats. Jamie says: "I hope Rainforest of the Sea will not only show visitors the beauty and wonder of the coral reef and its creatures, but also raise awareness of the importance of protecting them for the future." Craggs works without the use of digital photography, making the striking pictures he produces even more impressive. He is currently the Aquarium Curator at the Horniman, overseeing a collection of 2,500 live specimens from 150 aquatic species. He specialises in coral biology and is working with international organisations to conserve coral reefs and better understand the impact human life has on these fragile and globally important habitats.

Pre-prep choir wows festival

Rockdale’s 007 Night

St Michaels' newly formed Pre-prep choir entered the Tunbridge Wells Music Festival at Kent College last month and wowed judges with their rendition of “What a Wonderful World”. St Michael’s came second of four choirs and the children were complimented on looking as though they were really enjoying their singing as well as for their wonderful voices.

The Rockdale Housing Association will be holding a James Bond themed dinner dance on Saturday 27 April at the Wildernesse Golf Club in Seal. Tickets are £50. Sevenoaks among most desirable towns A survey by The Sunday Times has ranked southeast towns on factors such as their transport links, quality of schools and natural beauty. The survey determined that Sevenoaks was the second best in the region, with Reigate in Surrey claiming the top spot. Each area was assessed on its own individual assets, including local festivals and architecture.

Taste Of Kent award winners announced Dozens of the county’s leading food and drink producers, retailers and hospitality providers gathered at the Mercure Great Danes Hotel in Hollingbourne last month for the Taste of Kent Awards 2013. The evening’s food and drink heroes came from across the county – as Kent continues to confirm its place as one of the culinary hot spots in the British Isles. With ten companies awarded a Taste of Kent title for the first time, the 2013 awards have attracted a fresh generation of talent. Two of the categories which annually create some of the greatest public interest were won by newcomers, with The Ambrette in Margate picking up the Kent Restaurant of the Year and The George Inn, in Molash, winning Kent Dining Pub of the Year. James Beatton, a partner of Taste of Kent sponsors Vertex Law, stated that “the standard of entries was exceptional [and] the food sector in Kent is clearly still in good health and remains central to the local economy”.

The Bull draws attention The Bull Hotel in Wrotham is to exhibit the works of Victoria Andrews, a local artist of some renown who specialises in pencil portraits of children and animals on painted board. Victoria’s work will be on display at the Four AA Star hotel until the end of the year and to celebrate the exhibition the Bull Hotel is offering customers 10 per cent off a two-course meal. Attention for young Sennockian filmmakers Two media students from Tunbridge Wells Grammar School were shocked recently when their music video for Coldplay’s new song gained the attention of EMI, Coldplay’s record label. Henry Cramer-Todd and Joe Paul teamed up to create the video as part of Media Studies coursework, uploading it to YouTube as part of the course requirements. They sent the video to EMI to ask what they thought of it, and were amazed when they responded saying that they were very impressed. The pair then went to the London Premiere of Coldplay’s film where they met the director, Paul Dugdale. Henry said, “We asked him to have a look at our video and he’s basically been offering us work in the future. I’m excited for us; we didn’t really expect it at all. I think it’s brilliant that we have caused such a stir.”

Baby born on train

Lambs bring in spring

A woman gave birth to a baby girl on a train just outside of Borough Green on 8 March, on the Ashford train which passes through Sevenoaks. Luckily a midwife and a nurse were on board to help until the ambulance services arrived. Commuters cheered and clapped when baby Phoebe was born at around 7.40pm. Southeastern sent the new mother some flowers to say congratulations.

Romshed farm in Underriver has reported that their first lambs were born on 7 March, signifying the start of spring. The owner Fidelity Weston revealed that the first lambs born were triplets, estimating that 140 were born throughout March. She said, “We go into the fields five or six times a day to check everything’s all right so we do get to know the new arrivals quite well”.

Sevenoaks saved £1.5 million

Sevenoaks Tesco revamped

An arrangement between Dartford Council and Sevenoaks District Council has saved the latter £1.5 million in 10 years, meaning that Sevenoaks council has not needed to cut services as a result of government funding reductions. Cabinet Member for Finance Brian Ramsay said: “It is essential we protect frontline services in the face of cuts in government funding.”

An outdated Tesco in Sevenoaks town centre has been given a revamp. Previously it had been the only store left of its kind still using a design from 1978, but now it has been completely renovated and converted in to a brand new Tesco Metro. To celebrate the new makeover, Tesco has donated £1,000 to local charity The Hospice in the Weald.

Youths secure victory Young Sevenoaks swimmers performed admirably at the Antwis Trophy home gala, winning many key events. First places went to Cameron Davies (backstroke) and Caitlin McLoughlin (breaststroke). The ten-and-under girls also achieved first places for the medley events and The Sevenoaks’ Freestyle Squadron took first in the final race of the evening. A great night overall for these young swimmers.

The Chancellor delivered his Budget last month in tough economic times. There is no doubt that things haven’t been easy for Britain’s families or businesses since we came into office. But what remains the same after two and half years is that this Government’s dedication to tackling our country’s problems is unwavering. We have a three point plan. Firstly, dealing with our debts requires that we stop spending money we don’t have. This is difficult but we are doing this in a way that protects the things most important to us – such as the NHS and pensions. If we don’t get our debts down now we are simply shifting the burden to our children to pay and wasting billions on interest payments. Secondly, we need to help businesses, particular SMEs, create the new good jobs the people of this country want. This is what I’m working on in my

department: cutting tax rates to make British business competitive, slashing red tape, and making Britain the place companies want to invest in. Thirdly, we need to make it possible for those who aspire to work hard to do so. That’s why we capped welfare payments, took millions of people out of tax – the increase in the tax-free allowance this April is worth £450 to basic rate taxpayers – put families on the lowest energy tariffs and froze council tax bills. We want people to feel that the Government is on the side of those who aspire. There are no miracle cures or easy choices. It’s a long road, but we are on the right track and making progress. It was totally by chance that Danny Miller came to be the Unit Manager for the Sevenoaks division of St John’s Ambulance. While working for them at Brands Hatch in 2008, he just happened to walk in to a meeting related to the failing division and walked out as its new head. At the time the Sevenoaks branch had only six members and wasn’t at many events; in the four and a half years since then Danny has helped them get to 50 members, and in 2012 alone they were at 170 events across the south east. Danny says: “it is the unit who are the heroes and we can always use new members.” He also wishes to thank all the people who have donated money to St John's, as without their help the organisation could not exist. 140,000 people die every year due to a lack of proper first aid training; joining St John's is totally free and can save lives. n In addition to being featured at many events across the south east, St John's has a regular meeting at their offices near Bat and Ball station every Wednesday between 7.30 and 10pm.

Richard Grieve Actor Richard Grieve discusses playing a transexual in Priscilla Queen of the Desert: The Musical, coming to the Assembly Hall Theatre, Tunbridge Wells this May. How did you start out as an actor? I finished high school, then decided to go to the National Theatre Drama School in Sydney to study theatre. Then when I graduated I went in to the Sydney theatre circuit. So I’ve been doing it for about 24 years now, and you know... I’m still alive [he laughs].

Did anything in particular draw you to Priscilla Queen of the Dessert? Well it’s just such an iconic piece, as well as having an Australian connection. Obviously it was made famous by the film and when they discussed turning it into a musical I felt I had to be involved. Initially I was asked to play the role of Tick, with Jason Donovan playing Bernadette but when he left they asked if I would take on that role instead. How is playing Bernadette different to playing Tick? It’s completely different, providing a whole other angle on the story for me. Bernadette is a post-op transexual whereas the other characters are drag queens. This does provide some challenges in that I spend the whole production in high heels with a wig and corset [he laughs], which becomes quite a physical challenge; restricting your movements. Do you have a favourite moment in the musical? I don’t want to give too much away but I particularly enjoy performing the song ‘McArthur Park’.

What would you like to do after Priscilla? I have been involved in musical theatre for quite some time, so I would like to explore more traditional theatre. Perhaps something classical by Noel Coward or even Shakespeare. Priscilla: Queen of the Desert is playing in the Assembly Hall Theatre, Tunbridge Wells from Monday 6 May to Saturday 11 May. Nigel Taylor of NJT Accountancy discusses the awareness of investing in property in the UK and abroad

any of our clients are looking to reinvest surplus funds into buy-to-let property here in the UK but before jumping into the unknown, you must at least do your homework! UK In the UK, buy-to-let mortgages are on the increase due to poor interest rates on savings; the return on bricks and mortar seem to be a far better prospect. Two revenue streams appear from this type of investment: in the short term, profits from any rental income less allowable costs, and further down the line capital gain on the sale of the investment. If you are a landlord then you must notify HMRC immediately, who will ask you to fill in SA105-Property Income Form, once your tax year is complete. This return will be filed together with your self assessment each year to assess how much tax you are due to pay. Apart from furnished holiday lettings, an individual’s income from property is treated as an investment income, rather than trading income. This means that different rules apply to the relief of losses, and individuals cannot treat the income as eligible for pension contributions. Allowable costs associated with your investment property are property repairs, maintenance, interest on your borrowings, legal and professional fees, insurance and other allowable property expenses such as property management fees. If your property is let as furnished then you can claim on an annual wear and tear allowance of 10% for gross rents received.

ABROAD Investing overseas has its own perils, but these can be avoided. Simply by purchasing a second home in Spain, you are liable to pay Imputed Property Tax on an annual basis, irrespective of if you are renting the property or not, which many Spanish holiday homeowners are unaware of. On an annual basis a Form 210 needs to be filed in Spain, although, if not completed nonresidents go for years without being detected. The problem arises when they come to sell their property. It comes as a surprise to many who sell their holiday homes that their return is adjusted accordingly due to tax arrears, fines and interest owed. In this case, the seller is obliged to pay 3% of the sale price to the tax office, which is only recoverable by the non-resident seller when they are up to date on taxes including capital gains tax on the sale and, increasingly, the Form 210 tax. This may then require multiple tax returns to be submitted. Income generated from the rental of their property will be taxed at source in Spain but can be reclaimed under the double taxation relief agreement between HMRC and La Agencia Tributaria (HMRC equivalent in Spain). Pre-Nuptial Agreement is a document signed by parties before they marry which sets out how a couple would wish to share their individual and jointly owned assets, should they subsequently separate. Most people who enter into these agreements do so simply to try and avoid the inevitable distress, uncertainty and expense which can arise in the event of separation. The Agreement enables the couple to determine their future, rather than leaving this to a Judge to decide, and reduces the prospect of lawyers being instructed to enter a costly battle at the expense of the family both emotionally and financially. Taking a very broad approach, if you answer yes to any of the following questions, it would certainly be sensible to at least obtain specialist legal advice about your circumstances: • Are you the wealthier party in the relationship? • Are you marrying later in life and consequently have savings, pensions or investments that you acquired sometime before you and your intended met? • Have you been married before and do you have assets arising from that separation which you

wish to protect in the event of separation? • Have you children from a previous relationship whose financial future you wish to secure? • Have you received, or might you receive, an interest in a Trust or inheritance that if you and your intended were to separate, you/your family would feel unhappy about sharing with them? • Do you own an interest in a business which you would be reticent to share with your spouse should you separate? ven when allowing for the Dickensian connections of Rochester, or Canterbury’s associations with Geoffrey Chaucer, there are few towns in Kent that can boast a literary pedigree to rival that of Sevenoaks. From John Donne’s poetic preaching in St Nicholas’ Church to the Sackville West’s at Knole House the links that Sevenoaks has with some of history’s most renowned writers and poets are well established, and something that the town, quite rightly, prides itself upon. A quick glance over the last century, however, reveals a number of popularly overlooked figures for whom Sevenoaks was no less vital, or indeed inspirational, and one such figure is Edwardian poet, novelist and tramp W H Davies. Born in Wales in 1871, Davies cuts an unusual literary figure, and it is his life, as much as his poetry, that has garnered critical interest. George Bernard Shaw termed him one of the most singular and eccentric personalities in all of English literature and Davies’ life is littered with extraordinary and unlikely events. In 1893, longing for a poetic career but tired of his provincial life in Wales he set out for America where he began work as a ‘professional hobo’, drifting through the southern United States, begging and taking seasonal jobs. Though he ultimately intended to save enough money to return to England and establish himself as a writer, he more often than not ended up drinking his wages on “wild sprees” with his fellow tramps. While his experiences in the south furnished him with a range of exciting anecdotes (which he later collected in his first published novel The Autobiography of a Supertramp) it was an untenable style of living and, in 1895 (after lying in swamp in Memphis for three days, malarial and unable to

meet the team Emily Jackson was a nurse who cared for young children with hip disease. As funds grew her brother designed Emily Jackson House which was originally opened in 1902 and the home today boasts many of the original features from this period Emily Jackson House is a 56-bed nursing home for frail elderly clients and clients suffering from dementia, owned by Barchester Healthcare. They employ over 70 members of staff, many of whom live locally. Vine caught up with them for a chat

Alison Butler, General Manager What is your role at Emily Jackson? My role is basically to manage the daily operations within the home and ensure that residents experience exceptional service and person-centred care. What is your ‘caring ethos’, what do you think is the most important part of nursing? I like to make Emily Jackson feel like a home from home, really. I enjoy getting to know and caring for the residents and their families. I’ve got two daughters who often visit the home and spend time with the residents, which I think really adds to the family feel.

Mary Skinner, Head Chef Describe your typical day? Well, I start the day early tending for my horses before coming to in to the Emily Jackson House kitchens to create mouth-watering meals for our residents, their families and friends. I like to encourage the residents' families to share meals with them whenever possible, as I think it is really important. What is your favourite part of The job? Probably the cake making. I love to make really special cakes to celebrate significant occasions in the lives of residents and staff.

Basically organising social events for residents, though I also greet people in reception, ensure all of our staff get paid and oversee the housekeeping team. What is your favourite thing about working for Emily Jackson House?

Andy Holland, Maintenance Engineer What does the job involve? Basically I ensure that the home is safe and sort out all problems, big or small, with the minimum of disruption; from touching up paint to bleeding radiators, all the little things that keep the place running. I also drive the Emily Jackson mini bus!

I love to help with organising functions, and we have had some brilliant days out and memorable occasions while I have been here; Tea at the Ritz, A Trip on the Orient Express, Quiz Nights, our annual Pantomime and Christmas Day visit to Santa. It’s a really exciting and varied role.

What is your favourite part of the job? Probably the people, I am always chatting with the residents about the latest football match or my plans for the garden and our lavish window boxes.

A: A good night’s sleep is a luxury few of us experience on a regular basis. Whether it’s your children, the family pet or work keeping you up, there is rarely an opportunity to achieve a deep, uninterrupted sleep. The result of this is that we miss out on one of the most important aspects of recovery, something that is further exacerbated if you are someone who trains frequently (which you all should be!). Sleep plays a vital role in achieving fat loss, with most people requiring as much as 8 hours per night. Having enough sleep and following a strict bedtime schedule every night will have a positive influence on hormone and neurotransmitter activity, which is responsible for fat storage and energy usage in the body. Sleep deprivation can have a direct effect on glucose metabolism. It increases our risk of insulin resistance, which can lead to a rise in fat storage and inflammation. By losing out on just a single hour of sleep per night your body will react to the stress by releasing the hormone cortisol in larger quantities. Elevated cortisol levels can be responsible for increasing an individual’s appetite and for enhancing fat storage, which I am sure none of you want! It is also responsible for muscle tissue breakdown (this lowers your ability to burn fat) and decreased immune function. A lack of sleep is also likely to have an impact on your cognitive ability at work. One study (DeVore, E. et al) found the following: • Women who slept five hours a day or less had lower average cognitive scores than women who slept seven hours per day • Women whose sleep duration changed by more than two

hours – up or down – had lower cognitive assessment scores than women whose daily sleep patterns did not change significantly Helpful tips • Establish a consistent sleep schedule and be strict with it. So if your favourite TV series is on at 10 – record it! If you do this for just one week you should begin to notice a difference. • Adopt an early bed, early rise sleeping pattern. Research has shown that by doing this you are more likely to have a positive effect on body composition and overall health. Try to avoid going to bed after 12, even if you have nothing planned for the next day. • Keep the room you sleep in as dark as possible. Sleep is dependent on a hormone called melatonin which is light sensitive. Even the smallest amount of light can disturb your sleep as it breaks down the melatonin. • If you can take a nap during the day, do so! • Turn off your computer/TV/ phone at least 30 minutes before you go to bed and replace it with reading a book. • Bear in mind that sleep is like a continuum; your body requires a consistent sleeping pattern on a daily basis. Vine takes a look around the historic and beautiful Court Lodge in Westerham, a Grade II listed property that is now on the market

he history of Court Lodge in Westerham is one of the richest and most varied of any house in Kent. By turns home to monks, artists and noblemen, it is now back on the market. And in spite, or perhaps because, of its great age the lodge still feels every inch a home. Court Lodge has passed through many hands in its considerable history, and retains period features from almost every era. Though a hall has stood on the plot since before the Norman Conquest, the current Court Lodge was built during the ownership of the Abbots of Westminster in 1450, with any sound timbers from the original hall and monastery being incorporated, as was the style at the time. The prayer room (now a study) which stands off the drawing room is a beautiful reminder of the building's first purpose. Original Elizabethan linen fold panelling remains in the stairwell and a stunning inglenook fireplace from the reign of William and Mary is the centrepiece of a spacious lounge. Court Lodge also features the charming arts and craft details of Victorian architect and artist Mackay Hugh Baillie Scott who bought the house as a wedding gift for his daughter Enid. Small and distinctly Victorian aesthetic detail can be found throughout the house carved into pillars and beams, though Baillie Scott stopped short of complete renovation stating that “no architect, least of all himself, could hope to compete, nor want to compete, with the beauty of old buildings”. Unlike the majority of listed houses, however, Court Lodge has managed to retain this wealth of period detail and yet, simultaneously, keep a warm, bright and comfortable air. It is both historical and homely, imposing and intimate. This is in part due to its highly sensitive restoration which has allowed period details to sit alongside modern improvements that are still very much in keeping with the house’s character. Thus Court Lodge’s downstairs bathroom has been decorated with replica tiles from a 13th-century monastery as a functional nod to the house’s original use, and a section of the Bayeux Tapestry is tiled above the AGA as a reminder that once the entire Hundred of Westerham (on which Court Lodge stands) belonged to Harold the Second. It is these small touches that help to keep the character and history of the house alive while still keeping it, on some level, modern. Fully glazed throughout, with underfloor heating, surround sound television, and beautifully fitted contemporary bathrooms, Court Lodge needs no further work and is ready – in short – to welcome another occupant to its long list of historical luminaries. START YOUR OWN ALLOTMENT

f you don’t have much of a garden then renting an allotment is the way to go. A great place to start is the Sevenoaks Allotment Association, who offer a wide range of plots for reasonable prices. When picking an allotment the first thing you need to consider is its size. Think about what you want to grow and decide how much space you’ll need before you start looking. This should prevent you ending up paying for space you won’t use or even worse not have enough room to grow what you wish to. Next you need to consider how close it is to your home. Although it may be appealing to get a cheaper plot which is farther away, you want it to be close

enough that getting there isn’t a chore. You’ll need to check your crops regularly and if getting there is a trek than your allotment may get neglected. One of the most important things to consider is access to a water source. If water is not easy to get than you will need to bring your own each time. You also need to consider the quality of the soil and whether there are any weeds; these will require extra work. When you’ve chosen your plot and got a fair price, it’s a good idea to start planting as soon as you have cleared the plot of any weeds, to prevent further weeds from growing. Happy planting!

CHOOSING YOUR J M Interiors give some useful pointers on what to bear in mind when using colour in your kitchen

n Think about how much natural light your room has and how it might change through the course of the day. A lack of natural light is where the right colour choice can really enhance a room. n Be mindful of your property's period and be sympathetic to its architecture. Look if you can to enhance your home's features rather than overpower them with your colour choice. Too many colours can often have this effect. n Pick colours that you are naturally drawn to and feel comfortable with. You can save money on dresses by getting the bride’s gown second hand and asking bridesmaids and best men to wear clothes they already own. You get decent rings for about £50 from high street jewellers. Instead of a lavish party make the reception a simple dinner at a nice restaurant.

ffset Architects have built a reputation on completing architectural renovations with great speed and great skill and their latest project in The Weald area is no exception. Originally an outdated property with a large floor plan but a cramped interior, the house has been transformed, the emphasis now being placed on openness, space and light, and the results speak for themselves. The property owners were absolutely delighted with the renovation stressing the ease with which Offset increased the interior space and eliminated the need for extensions simply by reconfiguring the interior. They took out oppressive non-load-bearing walls to create a lighter and more open plan space and recladded their conservatory so that it became, in effect, an additional room. They were also keen to emphasise the guidance they received from Offset throughout the process and the deep trust that developed between them and how closely Offset liaised with builder, Design Realised, who were instrumental in bringing the plans to fruition.

PROTECTING THE PLANET

With Earth Day on April 22, Vine explores how you can prevent climate change

arth Day is an annual event, raising awareness of climate change and encouraging people to think a little greener. This year you can do a few simple things to help the planet, starting at home. One of the easiest things you can do is recycle as much as possible. All you need to

do is ensure that all recyclable products are going in the recycle bin. To make this less of a chore, place a second bin in the kitchen that is dedicated to recyclables. On average about 60% of the rubbish that ends up in the dustbin could have been recycled. Signage saying what can be recycled, which you can print out online, will help your family know what goes in which bin. You can reuse shopping bags, so that less are thrown away. If a plastic bag is broken beyond repair, many supermarkets have facilities to recycle

them in store. Alternatively you can buy the much stronger and long lasting ‘bags for life’ that most supermarkets provide for about 10p. At work you can also encourage responsible e-waste recycling, as opposed to throwing used electronics in to landfills. To reduce carbon emissions you can encourage car pooling, and walk or cycle short distances. In addition to items such as paper and cans which are largely recycled, there are places which recycle specific items. A scheme started by GlaxoSmithKline allows you to recycle your old inhalers at your local pharmacy. Landfill disposal of inhalers is harmful to the environment both in material waste and in greenhouse gas emissions should the gas canisters become pierced or crushed and the propellant released. Many of the old inhalers can be made in to new ones, any left

over gas is harnessed and used for fuel. If you want to get rid of your outdated video tapes, you can either send them to the ReCycling people or donate them to charity shops. Companies like Music Magpie do similar things for CDs and DVDs and will even give you money for them. Envirophone will take your old phone, also paying you, and safely recycle the phone if they can’t sell it on. ARD in action When a public utility attempted to install a water meter in Nursery Place, Chipstead, they found that all the drains had collapsed underneath the house. Subsidence had occured all around the house which had caused it to drop by several feet. This resulted in pipes pulling away from their rightful place. While more than one public utility took surveys of the drains, no one would take responsibility for the extensive damage and inconvenience (two out of the three toilets could not be used for weeks). Part of the kitchen ceiling collapsed due to water damage and the brickwork outside was no longer level or safe.
