FEBRUARY 2017 - Springtime is about renewal and ushering in a season of optimism as we put what was a tough winter for Metro Vancouver behind us. And while the unusual snowfall kept many of inside, those crisp days served as reminders spring is the time to focus on a fresh, new outlook. In the real estate market, 2017 got off to a calmer, quieter start, compared to the wild ride of 2016. “From a real estate perspective, it’s a lukewarm start to the year compared to 2016,” said Dan Morrison, president of Real Estate Board of Greater Vancouver (REBGV). “While we saw near record-breaking sales at this time last year, home buyers and sellers are more reluctant to engage so far in 2017.” Since records aren’t being shattered on the sales side, that means there’s opportunity for buyers who have previously been squeezed out of the market to edge their way in. For instance, the total number of homes currently listed for sale on the Multiple Listing Service® (MLS®) in Metro Vancouver is 7,238. But by November 1938, again with funding from the Guinness family, the Lions Gate Bridge provided a lifeline to the city, connecting car traffic to West Vancouver. In the same year, a playful proposition was added to the mountain village. The Capilano Golf & Country Club was the vision of A. J. Taylor, a Vancouver entrepreneur who initiated the purchase of its 160 acres of land from the Guinness family. Members can revel in its history as they tee off in this pocket of rainforest and unwind in the grand Tudor clubhouse that was built in 1939. A quick drive down the hill is Hollyburn Country Club, which recently completed a $15 million expansion, offering 25 tennis courts, state-of-the-art fitness facilities and services such as personal training and child-minding. Similarly, Park Royal Shopping Centre continues to reveal expansions and sustainable enhancements such as electric vehicle-charging stations. High up on the mountainside, the secluded neighbourhood continues to evolve and embrace diversity. British Pacific Properties is setting forth a new vision, densifying neighbourhoods with mixed-used villages and semi-detached homes. The area will open up once again, ushering in a new generation of families who will continue to write the neighbourhood’s colourful story.
