MARCH 2018 - Spring is the season for fresh starts, renewal and most of all, getting outdoors to enjoy Metro Vancouver’s gardens and parks that are beginning to awaken with colour. This year, those sentiments are even more vital considering the cold winter weather that saw neighbourhoods dusted with snow. Now that winter has loosened its grip, the real estate market is also experiencing a sense of vigour, according to the most recent statistics from the Real Estate Board of Greater Vancouver (REBGV). January 2018 marked a 19.4 per cent increase year-over-year in residential home sales, totalling 1,818. Things are looking particularly rosy for families considering selling singlefamily dwellings, which continue to lead the Metro Vancouver market. “Demand remains elevated and listings scarce in the attached and apartment markets across Metro Vancouver,” said Jill Oudil, REBGV president. However, market trends are leading pricing. “Buyers in the detached market are facing less competition and have much more selection to choose,” Oudil added. Overall, fewer properties are on the market compared to last year, with 0.2 per cent decrease (6,947 compared to 6,958) since December 2017. Again, demand is driven by property type. BRITISH PROPERTIES WEST VANCOUVER An immediate sense of serenity takes hold when you cross the threshold of the Upper Levels Highway into West Vancouver’s storied British Properties. There are no street grids or concentric circles in this community that’s draped across the mountain. Instead, roads undulate along the natural topography that’s studded with stately edifices fronted by gardens of rhododendrons, Japanese maples and dogwoods. Some areas are more manicured with lush lawns and sleek architectural elements, but untamed natural beauty adds to its allure. At every turn are unfettered and peek-a-boo views of mountain, city and sea—the crowning glory of the quiet environs. The Baden-Powell trail cuts a straight path above the curving rows of single-family residences nestled within the pristine surroundings. Hikers, joggers and dog walkers alike amble portions of this 48-km trail that traverses the North Shore. It wends east through Capilano River Regional Park and west across Brothers Creek to Horseshoe Bay. But by November 1938, again with funding from the Guinness family, the Lions Gate Bridge provided a lifeline to the city, connecting car traffic to West Vancouver. In the same year, a playful proposition was added to the mountain village. The Capilano Golf & Country Club was the vision of A. J. Taylor, a Vancouver entrepreneur who initiated the purchase of its 160 acres of land from the Guinness family. Members can revel in its history as they tee off in this pocket of rainforest and unwind in the grand Tudor clubhouse that was built in 1939. A quick drive down the hill is Hollyburn Country Club, which recently completed a $15 million expansion, offering 25 tennis courts, state-of-the-art fitness facilities and services such as personal training and child-minding. Similarly, Park Royal Shopping Centre continues to reveal expansions and sustainable enhancements such as electric vehicle-charging stations. High up on the mountainside, the secluded neighbourhood continues to evolve and embrace diversity. British Pacific Properties is setting forth a new vision, densifying neighbourhoods with mixed-used villages and semi-detached homes. The area will open up once again, ushering in a new generation of families who will continue to write the neighbourhood’s colourful story.

COAL HARBOUR VANCOUVER Anyone strolling with a cup of coffee down the scalloped seawall from Stanley Park towards Canada Place would pass in front of the village of glass towers and townhouses. They would notice playgrounds, cyclists, grassy parks, an exercise class through the window of the Coal Harbour Community Centre, harbour planes taking off and ship traffic crossing the inlet. They might be surprised to learn that this area, Vancouver's first major experiment in downtown living, was an audacious plan. Up until the late 1980s when the area was owned by the Canadian Pacific Railway and used for railyards and shipping, it was hard to imagine that one day people would want to live there. Coal Harbour, which stretches along Burrard Inlet from Cardero Street to Burrard Street, was a pivotal point in Vancouver's history. The name itself speaks of another time (coal was discovered here in 1862), but the idea of creating a livable community on former industrial lands was totally new. The transformation began with the development of the Canada Place pavilion for Expo 86, a unique structure built to resemble the five sails of a ship. Marathon Developments, the real estate development arm of the Canadian Pacific Railway, planned the 80-acre site with the City of Vancouver, and incorporated many design elements that ensured the area could be enjoyed by residents and visitors. City planners worked hard to protect the waterfront views, creating corridors at the ends of all the north-south streets. Parks and green spaces were also protected throughout the neighbourhood, and other uses including hotel, office, retail, and services were included in the plan. Aiming to create a neighbourhood feel and interest along the street level, planners mixed in an assortment of lowrise townhouses along with the condominium towers.

Coal Harbour, which was built in three phases, proved an immensely popular experiment. The residents who work downtown in the Financial District, along Georgia and Burrard Street, found that they hardly ever needed to use a car. Within walking distance are the shopping areas of Alberni Street (a niche of high-end brands such as Prada, Escada, DeBeers, Burberry, and Louis Vuitton), the department stores Nordstrom and Holt Renfrew, and the retail strip of Robson Street. Restaurants are plenty and close at hand, including Cardero's, an upscale seafood pub which feels like a ship, located in the marina with views of Stanley Park and Burrard Inlet. At the other end of the seawall is the Cactus Club, a West Coast-inspired design which also offers stunning waterfront views. Coal Harbour also offers recreational facilities at the community centre or at the Steve Nash Fitness World. Those who prefer to exercise outside can walk, run or cycle the seawall, all the way around Stanley Park, English Bay, Olympic Village, Granville Island, to Kits Beach. Directly to the east of Coal Harbour is Gastown, which is carving out its own character as a destination for home design stores, local restaurants and pubs, and unique clothing boutiques. Travel throughout the city is easy, with the two skytrain lines starting out at Waterfront Station and the Vancouver airport is an easy 20-minute ride away. Coal Harbour offers all the conveniences of daily life, but with its stunning mountain and waterfront views, mix of old and new architecture, and variety of restaurants, it never feels ordinary.
