MAY 2016 - Spring has started its transition into summer a bit earlier this year as gardens burst into bloom and dinner parties flow outdoors on warmer evenings. With the longer days ahead, Vancouver has more time to shine as neighbourhoods hum with activity. The real estate market continues to look attractive this season too, according to the most recent statistics from the Real Estate Board of Greater Vancouver. In fact, sales records have been shattered once again, compared to last year. April 2016 sales were the highest ever for Metro Vancouver, representing a 14.4 per cent increase since 2015 and a staggering spike of 41.7 per cent above the 10-year sales average for the month. “Home buyer competition remains intense across the region,” said Dan Morrison, REBGV president

Today, glass condo towers and contemporary townhouses attract both growing families and dedicated urbanites to this revitalized wedge of the city that embraces its storied roots. In 1887, for instance, the Canadian Pacific Railway’s Engine 374 hauled the first transcontinental train into the city. This historic engine has been preserved at the 1888 post-and-beam Roundhouse Community Centre at the intersection of Davie Street and Pacific Boulevard. The Yaletown community converges at this arts and recreation centre, where kids can play basketball or join skateboard class while adults channel their inner artisans in the woodworking and ceramics studios. Steps away is Elsie Roy Elementary School and David Lam Park, a glorious green space with a playground—all facing the sparkling waters of False Creek. In the core of Yaletown, particularly on Mainland and Hamilton streets, distinctive architectural features serve as reminders of Yaletown’s heritage. During the 1980s, the area was rezoned, allowing for an appealing mix of buildings for residential, commercial and industrial use. Overhanging canopies and red-brick loading docks bring a character to this corridor where warehouses have been transformed into grand, loft-style residences. Original elements such as sweeping picture windows, fir flooring and brickwork have been retained, giving these city homes a New York City vibe. Many condos also enjoy that ultimate urban escape: rooftop decks with views of the city. Fine dining and casual haunts are literally on these doorsteps. Blue Water Cafe & Raw Bar lures people with its sustainable seafood served up in stunning surroundings. An amble away, the Opus Hotel also attracts neighbourhood denizens to sip inventive cocktails in its sexy new lobby bar. Coffee aficionados have ample choices for a jolt of java, like at longtime local chain JJ Bean and neighbourhood newcomer, Small Victory Cafe. Both offer street-facing patios for watching the city scene unfold. There’s little reason to leave the neighbourhood, but the Yaletown Station on the Canada Line (a legacy from the 2010 Winter Olympic and Paralympic Games) handily whisks people south to Vancouver International Airport and north to the waterfront. From here, it’s easy to take Harbour Air or Helijet to the islands, board a cruise ship to Alaska, or simply stroll the seawall to Stanley Park.
