HAPPY HOLIDAYS Once again, we are in the magical time of year when days are short and winter put its cold grasp all around us. December is a busy month with the holidays in full swing. Each year the Chamber is pleased and honored to light up Redmond and transforming Redmond into a festive place to shop, gather and enjoy the season. I hope you had the opportunity to come down to be a part of the Starlight Christmas Parade. The parade kicks off the season, packing the streets with wide-eyed children and people of all ages. The magic of the holidays come alive and I could not be prouder of our community. Seeing everyone come together to make the holidays happen, is truly amazing. The countless volunteers, the incredible people at Public Works, the Redmond Police Department, the parade participants and of course the hard working Chamber Ambassadors and staff. It takes a lot of work to bring the holidays all together. The parade still remains free thanks to sponsorship from the great people at Redmond Industrial Park! Creating the magic of the holidays is so much more than just putting on a parade and wrapping lights; it is about creating a sense of community and place where people are proud to call home. A place where people want to live, work and play. The parade is also good for business, generating awareness of local shops and packing restaurants following the event. We receive compliments from people who build their family holiday itineraries around the parade and all of the fun holiday activities. These activities are a big part of their traditions and make Redmond shine.

There are so many fun activities taking place all month long, right here in Redmond. Be sure to check out all the amazing Redmond Downtown events. I don’t know if its because I’m getting older or just enjoying every moment a little more, but the years seem to come and go faster and faster. I cant help but thank all of our Chamber members, the Chamber Board of Directors, our Ambassadors, and the many volunteers for their constant and ongoing support of the Chamber and Redmond community. The real joy and reason for the year going so fast is the amazing group of individuals I get to work with, Amanda Joe Luelling, Evelina Davidson and Connor Cubic you continue to make the Chamber a fun and rewarding place to be thank you for all that you do! To all of our Chamber members, to the many readers of the Chamber Business News, and the Redmond community, we wish you the happiest Holiday Season and all the best for a Happy New Year!

I hope you made it to the opening weekend of the Holiday Village Market, which is now in its 17th year! This event is a community favorite and brings a unique charm to Redmond’s downtown and Centennial Park. The Holiday Village Market will be open 2 more weekends December 1st -2nd and the 8th-9th from 10am to 4pm. I encourage you make this part of your holiday tradition and come explore all of Redmond. Santa of course will be greeting kids each Saturday of the market, from noon to 2pm at the Santa Kiosk near the town tree. Be sure to tell Santa what you want for Christmas and take lots of pictures. There will be plenty of vendors on hand to help you with Christmas shopping too and be sure to admire the Redmond town Christmas tree. A special thank you to Brian Wilson and Jonelle Smith-Wilson for donating the beautiful tree, the incredible prople at Vernam Crane Service for their precision lifting skills and giant crane and of course the amazing team from Redmond Public Works for getting the tree in place and helping decorate the tree.

the ranch

Crooked River Ranch History In 1910 while Theodore Rosevelt was President with the US population of 92,228,531 and Redmond Or. was a bustling community of 216 residents, a Hillsboro politician by the name of Harry V. Gates purchased the property from homesteaders, forming what was known for years as the Gates Ranch, that would evolve into Crooked River Ranch. The main ranch house, built by the Gates family and is still standing today, was constructed in 1916. Crooked River Ranch was officially registered in 1932. In 1961, the ranch was purchased by the Thomas Bell family and operated in diversified ranching as the E-Z Cattle Co. for ten years. In 1971, Crooked River Ranch was purchased by the McPhersons for development as a recreational site. Rezoned in the early 1980s to rural residential, the ranch has continued to develop into the residential and recreational community it is today. One of the first buildings McPhersons constructed was the CRR Clubhouse. Historical fixtures and furnishings from the famed Hoyt Hotel, in Portland, became part of the decor for the clubhouse at Crooked River Ranch. The Clubhouse was constructed near the foot of "Eyeball Hill" (now Chinook Hill), part of the main entrance road to Crooked River Ranch. The Portland Hoyt Hotel was a major drawing card for tourists to Oregon because of its lavish "gay nineties” décor during its heyday. Oregon lumber man Harvey Dick primarily provided the collection of those furnishings for more than a quarter century. The brash Gracie Hansen [19221985], known to provide shapely showgirls and acted as popular hostess for the Hoyt's showrooms. It is said that a lady dressed in saloon attire swung on a swing over the bar

which was enjoyed by the patrons. Bill MacPherson attended a fourday auction in 1972 in Portland at the Hoyt Hotel and purchased gaslights, the beautiful bar, and the ornate back bar. MacPherson installed the bar, back bar and beautiful entryway which includes stained glass windows on the main floor of the new clubhouse for operation as a "soda bar" for young people. The main bar, 24-feet long, originated from the famed Barbary Coast area of San Francisco. It survived the 1906 earthquake and fire. The back bar is from the mining town of Wallace, Idaho. In review, the main bar came from San Francisco and the back bar came from Wallace Id. before arriving in Portland, then on to Crooked River Ranch. The historical back bar includes a "perfect" mirror about 12 feet long. The two huge pieces, bar, and back bar, weigh nearly four tons. These items are still located in the lobby of the Clubhouse today which also houses the Administration offices. Crooked River Ranch encompasses approximately 12,000 acres of rural residential, recreational, and commercial property. Nearly 11,000 of these acres are privately-owned lots ranging in size from one to more than five acres. The rest of the acreage is enjoyed as common or community property with buildings owned by the association. Crooked River Ranch enjoys one of the lowest crime rates in the state. The Jefferson and Deschutes County Sheriff ’s Department provides police protection. Crooked River Ranch Rural Fire Protection District provides fire protection and ambulance services to the ranch. The district carries a Class 5 or a Class 9 fire insurance rating. The station is centrally located and manned by dedicated volunteer firefighters and Emergency

Medical Technicians under the current Fire Chief Sean Hartley. Crooked River Ranch Club and Maintenance Association is responsible for the ranch’s 1,000+ acres of community property. The association is managed by a ninemember board of directors and the current Ranch Manager Judy LaPora who oversees the daily operations. With the deeprooted history and natural beauty of this Central Oregon jewel called Crooked River Ranch, it is a beautiful gift to those residents and travelers visiting the High Desert to experience.

NOSLER INC’S REDMOND EXPANSION AND HOT TOPICS IN HOUSING TRENDS

Contributed by Mary Knight Recently, over 120 of Redmond’s community business leaders and neighbors gathered at the REDI News & Brews event at General Duffy’s Annex. The purpose of this event is to stir conversation about local factors impacting Redmond’s economic growth and to introduce Redmond citizens to leadership from a local manufacturing company with the goal of telling the REDI story and how we help foster growth in the community to prosper and thrive. The event was three-fold in nature. First attendees heard an update from REDI Director, Steve Curley, on economic development projects coming to Redmond. Next, attendees joined the discussion on housing development and market trends in the local area. The highlight of the event featured Mark Roberts Vice President/CFO and Zach Waterman Public Relations Director of Nosler, Inc. to learn more about the company’s large expansion in Redmond. Redmond’s Economic Development Project Pipeline So, what is happening with economic development in Redmond? REDI’s Director Steve Curley broke it down to Redmond’s economic strengths, weaknesses, and opportunities. The city’s strengths include 31 companies in the project pipeline of which 20 companies are growing, and 11 are coming to Redmond

from another area. This converts to 2,019 jobs and $441 million in capital investment dollars. Despite a gap in the workforce, Steve points out the workforce we have here is experienced and is not transient. The biggest challenge is infrastructure. The area needs shovel ready land with water, sewer and power which contributes to low housing availability and low industrial vacancy rates. Also, the need for childcare continues throughout Central Oregon, not just Redmond. But there is great news or rather opportunities as well. Redmond is situated to grow in the semiconductor industry to meet supply chain demand. The city is pursuing companies in this sector to support this industry. Over the next 2 – 3 years the city is investing $500 million dollars in public projects which include: the airport, wastewater management, public safety, library, and the hospital cancer center reflecting robust economic growth in the city of Redmond. And the question on everyone’s mind, will Wild Mikes Ultimate pizza start their project? The answer is yes, and they are ready to bring 114 jobs to the community. Nosler is also bringing 150 jobs to the community from their expansion, which is talked about later in this article. Housing – Development and Market Trends

Housing is a large topic of concern in the region. To provide some perspective, an expert panel included insight from Heather MacDowall, a broker with Windermere Real Estate, Tom Bennett, Construction Director with Simplicity by Hayden Homes, and Don Montagner, an appraiser with Beacon Appraisal group. The current median home price in Redmond is $506K. Heather said the current market includes more mature buyers who have sold previous homes and have dollars to put down on another. From the appraiser’s perspective, the biggest obstacle to increasing home pricing is low inventory. In the 90s, there was a 5–6-month inventory. Today there is only a 2–3-month supply. Looking into the crystal ball of the future, the panelists agreed central Oregon will still be a desirable place. However, Tom noted in the next five years we might see homes with smaller square footage and increased density of homes.

Nosler, Inc. Company Expansion The highlight of the evening featured a discussion with Nosler leadership Mark Roberts and Zach Waterman. Nosler is a third-generation family company that planted its roots in Bend in 1958. At the time, Bend was hoping to diversify its manufacturing industry profile from the mill and timber industry decline. Because of the outdoor sport lifestyle, Nosler was the perfect fit. In 2005, the company expanded its inventory line to include projectile bullets, custom brass, ammunition, and bolt action rifles. Having outsourced its brass manufacturing, in 2014, Nosler acquired 60 acres in Redmond and brought its brass manufacturing in house. Mark touted how easy it was to do business with the city of Redmond and expand. The expansion plans include a new 80,000 square foot building. The expansion is expected to create 150 new jobs, keeping Nosler’s “Quality First” standard of care.
