A Nest
for Guests
Style at Home contributor Karl Lohnes shares his tips for creating a welcoming guest room
The best guest rooms emulate a hotel experi ence in that they are functional, welcoming and designed for comfort Think of what a guest might need, like extra blankets, a place to stash their suitcase, and little touches, too, like water on the night table Double duty furniture like an upholstered storage bench gives you a spot for guest linens and your guest a place to sit
Guest rooms are great for overflow storage when not in use, but don’t go overboard and hog all the space! Here, the top two dresser drawers are left empty for guests, while the bottom drawers hold out of season clothes
“You can be a bit more free in your decorating, since guest rooms aren’t used as much as other parts of the house.”

ROOM for all
The Home Office
“I really like the idea of a multifunctional room that’s an office during the day, but serves other needs after work hours,” says designer Jacinthe Leroux She likes wall beds that, although not a new solution, are enjoying a renaissance thanks to improved models that suit all budgets and styles “Some even house super practical stor age for the duvet and pillows,” she says, adding that if you go this route, leave the centre of the room unobstructed so you don’t have to move heavy furniture to access the bed In Jacinthe’s design, she added wallpaper in the niche, so that when the bed is lowered there’s a surprise of colour and pattern that also visually acts like a headboard Additional add ons could include LED lighting or a mirror
SOLUTION 1
No guest room? No problem
Designer Jacinthe Leroux’s ingenious floor plans will help you make your guests feel right at home in a space you already have.
Living Room
When you don’t have a separate extra room, guests often end up sleeping in the living room But if you frequently host visitors from out of town, it’s worth the expense to create custom solu tions to make the space more comfy Jacinthe designed a fantastic two level living room that includes a concealed bed, which rolls out from under an elevated platform “This type of layout is easier to build than it looks,” says Jacinthe “It’s the flooring that will be the biggest expense The combo sofa/bed platform can be made with rela tively inexpensive materials, such as plywood, and then you add a real mattress on top ” Another plus of this solution is that the new two level floor plan transforms the room into a multifunctional space for the homeowner on a daily basis, as the upper level makes an ideal office area or reading zone
If you don’t have adequate ceiling height for a second level or you live in a rental, a top quality sofa bed is your best friend Test it in store: Does it open and close easily? Is it comfortable to both sit on and lie down on? Add a cushy mattress topper and high quality bedding, and guests will feel cared for and comfortable

STYLING TIPS
• Cushy pillows make wooden benches and chairs extra comfy, and add pattern and colour
• Don’t be afraid to mix dish patterns Use varying shades of one colour to tie your table setting together
• Keep flowers simple, especially if you are crunched for time
Try sprigs of greenery, berries or all one type of flower
• Hang a mirror to reflect light and visually expand a small dining room
• Choose low floral arrangements for formal dinner parties
For buffet style dinners, a large pitcher full of flowers on a sideboard makes a statement

When the temperature dips, nothing beats curling up by a fire in a room that exudes coziness Melanie Hay, designer of this elegant but relaxed open concept space, shares her advice on decorating for warmth
Comforting
THOUGHTS
NO MUSS, NO FUSS This liv ing room is elegant enough for entertaining, but there’s nothing that’s too delicate, fussy or hard to clean Spills can be wiped from most sur faces; pillows are washable or easily replaced; and, with a toddler in the house, almost nothing is breakable “When you come home, you want to be able to relax, kick off your shoes, put your feet up and not have to worry about the furniture,” advises designer
Melanie HaySOFT & SOOTHING Earthy, natural tones and textures make a room feel instantly familiar, cozy and inviting Take your colour cues from nature cinnamon, terracotta, stone, wood, sand, mossy green, even sky blue Texture is also key to this room’s comfort: the nubby feel of the throw and rug; the comfy upholstered armchairs; the subtle veining of the coffee table’s marble top For a final touch, piles of toss cushions in a spectrum of earthy colours bring even more texture in materials like velvet, silk, cot ton, linen and wool
MILLER
A COLOURFUL LIFE “Don’t be afraid to put colour on your walls I’ve come to realize there are a lot of nuances in colourful walls,” says Melanie In this case, the choice of painting the upper walls in a sophisticated linen shade with a slightly darker greige for the wainscot and woodwork raises the pro file of the trim and imparts a romantic old world feeling Says Melanie: “It also helps to bring the whole room together, even though there is a lot going on here ”
LAYERS OF MEANING Think in terms of layering Melanie tossed pillows and a nubby throw onto the sofa; devised soft but neatly proportioned treatments for the windows and sliding door; and added layers of lighting “You need overhead lighting, but shaded lamps for different areas are important, too, for task lighting and to create zones,” she says “A second chandelier over the dining table would have been too much, so we added wall sconces instead, which makes the dining area feel like its own space ”
the beginning, visualize how you want the space to feel and use that vision to guide every decorating decision you make.”
BLUE MOOD
Is there any colour more calming than blue? We love how light blue walls evoke a far off horizon, perhaps where sea and sky meet Blue is ideal in a bedroom, of course, but we think a living room painted pale blue is the perfect place to relax with a good book Here, we’ve warmed the scene with woodsy elements and added touches of black that pop in the soft palette for the right mix of modern and serene
NOVEMBER
RE S TOR ATIVE MOMENTS
As the days grow shorter, we can feel the weight of winter descending For some, that’s a struggle But consider that November also ushers in nature’s restful season. Our current love affair with interiors rich in texture and draped in soothing earthy palettes is in sync with this month’s quiet mood Light the candles, brew a cup of something warm and snuggle up Make time to read, rest and reflect It’s only natural!

ALL ABOUT OPENING UP RATHER THAN KEEPING EVERYTHING ENCLOSED AND BOXY.”
THIS PAGE Eva wanted to capitalize on all the light flooding in through the giant windows, so the emphasis in the main living area was on keeping things open and uncluttered, with lots of white punctuated by black and accents of leather and wood The fireplace wall is a natural focal point “We wanted to create an asymmetrical look on either side of the fireplace,” Eva explains Ceiling height storage behind black doors keeps clutter out of sight; on the other side (opposite top left) is a dry bar and a place for art and display pieces The hearth is finished in millwork with a delicate reeded texture

ABOVE Space is at a premium in the principal bedroom, so each piece serves a particular function Rather than night tables, a built in wall unit features recesses on each side for holding a book or reading glasses Touch latch doors on cabinets below the recessed areas provide even more built in storage Slim hanging pin lights with bright LEDs replace bedside lamps
RIGHT The floating vanity table has a central section that lifts up to reveal a large lighted mirror and storage for lotions and potions The three sided fireplace adds to the spa like feel of the room From the bedroom side, the transparent feature allows long views to the far end of the ensuite; from the bath side, light from the bedroom’s windows pours in
OPPOSITE Soft white draperies reduce light and add a little privacy when guests are visiting, since, on this side the second floor bedroom is open to the living room below Eva opted for an upholstered bed “Not only do they make a nice contrast when there are a lot of hard surfaces like the built ins behind the bed, but they’re practical,” she says “There’s less risk of bruising your knees or toes ” The chaise at the end of the bed makes a nice perch from which to gaze out and contemplate the view

BELOW Guests (and there are plenty of them!) arrive via the home’s old meets new entryway “Sure, the sconces, mirror and floor ing are brand new, but adding this antique credenza and armchair warms the space and makes it more welcoming,” says Lindsay
RIGHT Lindsay opted for a woodsy wildlife patterned wallpaper for the main floor bathroom “It was a pricey endeavour, but so worth it because it gives that room so much personality,” she says Equally com pelling is the black and white penny round tile floor The custom vanity was fashioned from a reclaimed beam
“The wildlife wallpaper in the main floor powder room is our way of having a little fun.”

Designer Samantha Pynn’s deep love of flowers inspires a perfectly pretty reno of her Toronto home
TEXT CHRISTY WRIGHT PHOTOGRAPHY VIRGINIA MACDONALD
FULL BLOOM
Blueberry Muffin, designer Samantha Pynn’s adorable kitty, likes to sit atop the dining room’s custom console, which houses vases along with linens from Sam’s HomeSense collection The wood doors mimic the pale oak flooring to strengthen the room’s airy, open look Samantha topped the console with the same porce lain she used in the kitchen for continuity The round table (a secondhand find) is a nice coun terpoint to the square space, while the velvet upholstered bench is a deliberate departure from the rest of the palette “I felt like I was going a bit safe with all the whites and linens, so I chose a velvety coral pink,” she says “It’s a gorgeous colour and I love how the floral artwork softens it a bit ”
COLOUR PLAY
“The kitchen counters and backsplash are showstoppers!” says Samantha “The colours are just so nuanced: sand, lavender, grey and soft white And the veining is just right not too heavy and definitely not faint ” Painting the lower cabinets deep purple grey is more than a perfect complement to the veining “Keeping everything all white would have felt too light This dark colour helps anchor the space,” says Sam The cabinets, with Ð inch frames, are a modern take on a classic Shaker style door and feature brushed gold pulls purchased from an all female owned business A caned front cabinet over the fridge is a warm and textured foil to stainless steel and a nifty nod to the dining chairs “My faucet is brushed nickel because I like to mix metals ”
“The tiny pitcher is from my parents’ Royal Doulton set. My father won it for my mother in a charity raffle when I was s even. It always makes me smile.”
FINE BALANCE
“I designed new panel moulding that my friend and contractor Janos Nagy masterfully installed on the living room walls,” says Samantha “It’s actually painted MDF but looks like it’s always belonged in the building ” As well as adding depth, the moulding informed the room’s symmetrical layout Deep, comfy sofas face off across a secondhand table given new life by replating its stainless steel frame in antique brass and painting the wood top Sculptural lamps lend a bit of edge, and the plum, rose and camel cush ions lighten the presence of the teak credenza The faux linen oatmeal drapes have a subtle plum under tone that tightens the mix of colours and textures “The room is set up for entertaining, but also lounging,” says Samantha “The sofas are so comfy It’s a great space to nap or read a book ”
“The new stacked crown moulding is one of my favourite details. It ’ s tricked many design friends who think it ’ s original.”
“I wanted my
tell, flowers make me
ROMANTIC FASHION
Samantha transformed the bedroom into a dreamy retreat with gorgeous hues, all fortified by lovely textures A zigzag rug imparts edge to the floral bedding from Sam’s collection, and the wood side table introduces an organic element The makeup vanity is an old piece she had refinished; its prettiness is played up by the pale pink mirror and lamp The tiny bath room is big on details but not too big! “Originally, I was going to go with black and white floor tiles, but they were too high contrast I’m glad I went with warm grey,” says Sam The tiled wall provides a neutral background that pattern pops against, and Sam makes the most of it “I wanted to be able to change the look of the bathroom with a different shower curtain and linens,” she says, adding that the brass and fun light bring “just a little bit of glam ”
THE ART OF LIFE
Saturated colours and a jaw dropping art collection give vibrancy to a contemporary new build
The dining area’s heirloom rug, from the owners’ previous home, informed much of the colour palette, including the chairs and the sophisticated hand dipped drapery “The rug’s pale brick colour is a nod to the room’s stronger reds and a transition to the softer corals and persimmons found in the living room,” says Beth Lowenfeld The kitchen’s energetic blue cabinetry picks up on the rug’s pattern and references Lake Ontario, which can be seen from the window

“THE OPEN, AIRY FEELING OF THE MAIN SPACES GAVE US LOTS OF OPPORTUNITY TO PLAY WITH LIGHT AND COLOUR IN UNEXPECTED WAYS.” Beth Lowenfeld
OPPOSITE Designers Beth Lowenfeld and Leah Shannon designed an ingenious installa tion of staggered glass panels that are suspended from the ceiling They obscure the view from the street into the home, affording a bit of privacy while acting like a colourful art installa tion “It’s our contemporary take on traditional stained glass,” says Beth “On sunny days, different colours cascade across the expansive ceilings and walls, which we intentionally kept bright and white to showcase the changing hues
porcelain backsplash
“We wanted something with movement that was evocative of the stone cliffs off the nearby lake,” says Beth “This slab offered the perfect mix of smoky blues, stony neutrals and rusty reds
THESE PAGES The architect’s chevron wood ceiling in the liv ing room inspired Leah and Beth to incorporate wall treatments of white oak veneer and mini slats The custom made furniture is clean lined but not über contemporary “The pieces have a softer, rounded shape that is in keeping with the owners’ love of transitional style,” says Beth The space is a favourite spot for both family and friends
“THE OWNERS ARE AVID READERS, SO WE ENSURED THERE WERE LOTS OF COMFY SPOTS TO CURL UP WITH A BOOK.” Beth Lowenfeld
The custom designed walnut veneer and white oak console offers easy access to books, a surface for charging devices, and a perch for beautiful Porta Romana lamps “We wanted an area to feature these,” says Leah “We love how they provide mood lighting and illumi nation for reading but don’t obstruct the view into the room
ABOVE & OPPOSITE Beth (left) and Leah in the home’s front entrance atrium, which features integrated bookshelves They staggered the artwork salon style throughout all three levels of the space, adding colour and interest that’s picked up in the patterned indoor/outdoor rug The white oak bench is a modern take on a traditional silhouette
RIGHT The lower level home office/library has a punchy tomato red sofa from the owners’ previous home The designers contrasted it with another intense shade of blue that makes the colourful art even more lively The custom cushions are a fresh contrast and were inspired by the palettes of the artwork
“IT’S AN OPEN CONCEPT HOME BUT THERE ARE STILL LITTLE COZY SPACES WHERE YOU CAN SECRET YOURSELF AWAY.” Leah Shannon

LEFT The guest bathroom delights with bespoke details, including a cus tom linen cupboard that’s finished with a variation of the slat design wood seen throughout the home The soft green tiles work well with the neutral wood, while the pendant light adds some whimsy “This design provides space for a guest to make themselves at home,” says Beth “And if, in future, a live in caregiver is required, this would be their bathroom
THIS PAGE The designers had found a showstopper floral fabric years ago and were waiting for the right place to use it “We just knew it would be per fect in the primary bedroom, so we used it for a quilt and pillows,” says Beth The hand dipped drapes recall those in the dining area but in a differ ent shade “They’re canary yellow like the sunrise that’s visible from the bed
RIGHT A fresh but subdued wall colour keeps the interesting fabrics and art work the stars “This paint colour is a favourite of ours,” says Leah “It’s the perfect blue green, but also quite neu tral and very watery, which seemed appropriate for the home’s lake set ting ” The designers chose art from the owners’ collection that would particu larly complement the room’s scheme Custom made bedside tables provide closed and open storage
“THE OWNERS HAVE A NATURAL INSTINCT FOR UPBEAT COLOURS, AND THEIR BRIGHT, SUNNY BEDROOM REFLECTS THAT.”
Beth Lowenfeld
“HANDMADE FOGO ISLAND QUILTS LAYER IN THE OWNERS’ LOVE OF THE EAST COAST.” Leah Shannon
BELOW Known as the home’s “multi purpose” room, this blue beauty acts as a meditation space and home office for one of the owners, as well as a guest room and play area for the grandchildren The built in daybed is flanked by more bookshelves A wall dressed in dreamy cloud print wallpa per fulfills the owner’s desire for a serene feel
RIGHT, TOP & BOTTOM Watery blue handmade tiles create calm in the pri mary bathroom, where a freestanding tub sits on soft blue penny rounds “The bathtub was a super important decision for this house,” says Leah “The home owners love to take baths and wanted something deep with a substantial edge to grasp and sit on for easier access in future ” The custom made vanity has an upper ledge that holds everyday items; it’s the same white oak used elsewhere in the house for thoughtful flow
