After five long months of waiting, the couple were handed the keys, and with no time to waste started work immediately, stripping wallpaper, ripping up carpets and removing gas fires But the

hat happens when you mix a property developer, accountant and their growing family on the hunt for a renovation project with a house that needs restoration? The answer is a perfect pairing that led Katie and Stuart Thorner to number 37, a tired 1930s detached house crying out for some TLC But it wasn’t love at first sight, and the couple initially dismissed the property as it needed too much work ‘However, we couldn’t stop weighing up the pros and cons, ’ recalls Katie ‘The potential was definitely there, especially once we realised how we could reconfigure it so we decided to take the plunge ’

challenges were more than simply cosmetic; the house needed a full heating system installed, and had to be rewired so four weeks after moving in, they moved back out. ‘Thankfully it was only for a week,’ Katie explains. We had no heating, a one year old and I was pregnant again!’

This stylish but practical space was created entirely by Katie and Stuart, who attached tongue and groove panelling to the wall then added MDF shelving and brackets from B&Q

If you’re lucky enough to have a large hallway or some extra space leading out onto your garden, then boot rooms are taking off in a big way. Transform a plain wall with vertical cladding, tongue and groove panelling or a bold rail and shelves in the same hue

The first room the couple tackled was daughter Annie Rose’s bedroom, where layers of old wallpaper had to be stripped and the walls made flush before panelling and new wallpaper could be added From there they went on to transform the playroom and create a room for the impending arrival of baby Pippa, before a double storey extension could begin. there a spare bedroom with guest bathroom, plus a restored living room, hallway, family bathroom, stairs and landing also emerged from the dust ‘We only knocked down one wall, and actually put walls up to separate rooms, ’ explains Katie ‘Stuart is very hands on and isn’t afraid to get his hands dirty, so completed as much as he could, such as knocking down the old extension A local builder then built the new extension for us, and Stuart’s contractors completed the rest of the works ’

a whole new way of living We also kept the dining area close to the garden to create an indoor outdoor connection.’ When it came to the interiors, Katie spent hours scrolling Instagram and Pinterest on the hunt for decorating ideas ‘We also found inspiration from hotels and restaurants that we have visited over the years, ’ she says ‘We made moodboards for each room, with a lot of them created before we had even moved in we just made a few tweaks here and there

time as a family is valuable,’ Katie explains ‘We also wanted a sociable space as we enjoy hosting so we had a very specific vision of how to make the house work hard for us. ’

The neutral kitchen, with its eye catching deep green island, has unsurprisingly become the new family hub of the home. I find it really hard to pick a favourite room, ’ says Katie. But I would probably choose the kitchen as that is where I spend the most time I really love to cook now! I also enjoy spending time in our formal living room as it’s so warm and cosy, plus I’m so happy with our en suite it’s just the perfect space to unwind ’

Looking at the finished result, it’s hard to believe that the whole house including the driveway and garden renovations has only taken three years to complete The extension build spanned three months and a further four months to finish internally, but the couple were lucky enough to avoid any hiccups or issues ‘Everything was plain sailing, Katie admits

After a whirlwind three years of renovating a house, having another child and getting married, Katie and Stuart are still keen to take on another renovation in the future ‘But for now, we both feel extremely lucky to live here, and sometimes pinch ourselves that this is our home,’ says Katie ‘We’ve worked so hard to turn an ugly house into a family home it just needed some character that was seriously lacking injecting back in ’

artin and Sharon Newman were living in London’s Soho when they invested in a weekend property a stone’s throw from the beach in the East Sussex village of Camber, famed for its three mile stretch of sandy coastline. After several years of reaping the rewards of their frequent coastal getaways, Sharon noticed that the ramshackle bungalow with a good size plot of land a few doors down was up for sale ‘The property was in probate, and with a large plot in a fabulous location, it was ideal for redevelopment,’ recalls Martin

In an unusual move, the couple decided to buy the property with some friends, knock it down and replace it with a pair of semi detached houses. ‘They had visited us a few times and had fallen in love with the area, explains Martin Unfortunately, however, the

purchase process wasn’t without issue There was a massive amount of interest, and initially the two couples lost out to a higher bidder, but the sale fell through a couple of months later ‘When the agent called me and asked if we were still interested, I said yes provided that we got it for the original asking price, which we did,’ says Martin

Next, they set about finding an architect and getting plans drawn up Looking at previous planning applications in the area, they could see which had been approved and which architects seemed to have a good relationship with the planners, and that’s how they met Rob Pollard of RX Architects After obtaining all the necessary planning permissions, the couples met up with three contractors, opting for local firm Consider It Done ‘We used the team for the construction and the interiors, and both houses were fitted out at the same time,’ explains Martin. ‘The base build was a fixed price that we split between us, and

then the internal costs were more flexible the houses are the same externally but quite different inside ’

There were some tweaks to the plans at the start to reduce costs, with the couples working with Rob to reduce the spend without compromising on quality When we saw the initial pricings, we had to pick ourselves up off the floor before going back to the drawing board!’ admits Martin ‘Using more wood than steel meant we were able to go with a concrete raft rather than piled foundations, and of course, there were other changes why spend £80 per square metre on flooring when, with a bit of shopping around, you can reduce it to £35?’

headache for the couple was that they needed to sell it to fund the final stages of the new build ‘We sold at the height of summer, and ended up having to rent a number of holiday lets in the meantime, so the costs were huge,’ Sharon explains ‘Moving into our new home was such a relief ’ What now stands in place of the original bungalow is the pair of semi detached houses a stunning, boxy structure featuring Siberian larch and white brick on the exterior, selected to withstand the often harsh coastal conditions Deep overhangs have been used to prevent overheating in the heavily glazed living areas, and the building is raised above ground level to maximise the views towards the dunes, which can be enjoyed from the mirroring south facing balconies

The Newmans’ property downstairs features an open plan kitchen/dining/living room, utility space, home office and loo On the first floor, there’s a main en suite bedroom with a balcony and dressing room, a separate toilet and a south facing living room and balcony, with two further en suite bedrooms on the third floor. The beach style garden at the rear leads on to a communal area with vegetable and herb beds, which are maintained using a sustainable grey water irrigation system ‘I really like having the open plan layout downstairs we pretty much spend most of our time there,’ says Sharon ‘I also love the big windows because it makes the place so light ’

instead moved into the heart of the city, but with a tiny courtyard garden, was always desperate for more outdoor space ‘I put my house on the market and it sold straight away, ’ says Kate ‘Then I saw that this place was for sale again, and just had to go for it. I can’t help wondering if I’d been waiting for it all along ’

At some point in its past, the Victorian villa had been carved up into seven bedsits, and had later been returned to a family home ‘They had done a good job but there were tell tale signs, such as sliced coving, gnarled floorboards and inconsistent features, and those were the sort of things I was mentally preparing myself for,’ explains Kate

However, big old houses have a habit of producing big old headaches, and Kate soon discovered more pressing problems ‘The boiler was ancient, which was noticeable moving in during winter, but the roof had also leaked, and that had caused damp to spread across the entire front elevation, she says ‘Fixing it

It was such a messy job that Kate and her sons, Jake and Billy, moved in with Kate’s parents initially, returning for a second spell when work on the kitchen mushroomed, leaving them with little more than a basic utility beyond a dusty building site for almost 10 months ‘The plan had been to just live with the existing kitchen, but it didn’t work,’ Kate explains ‘The room was dark and north facing, cut off at the end of a corridor and needed integrating into the house.’

For Jo and her family, the design process was an enjoyable one Firstly, Jo shared all the ideas and inspiration that she had been collecting with their Wren designer, Adam ‘ As much as possible I wanted symmetry,’ she explains. ‘I also wanted to incorporate a mirror to give a greater sense of space ’

Jo and Adam went about creating a plan together, finding clever solutions to maximise storage, including large drawers and a pull out corner unit, and settling on the Infinity Plus Milano Elements design in Metallic Night Matt for the units, with copper profiles and a Quartz Cement Lux worktop.

ituated in the village of Little Plumstead in Norfolk, the 1970s bungalow that midwife Jo Iddamalgoda and her husband John bought in May 2021 had been empty for a while, and was in desperate need of some TLC. But the couple saw its potential, and quickly decided it was to be the forever home for them and their sons Dan, 21 and Jake, 17

When it came to the installation, Jo and John arranged for it to be done by a family friend

‘I’d imagined something modern and sleek in a dark matt colour, with handleless units and lots of storage space to keep clutter off the surfaces,’ she explains Jo drew a lot of inspiration from social media and researched various kitchen companies before eventually finding Wren ‘It was through a friend’s recommendation, and as soon as we walked through the door of the Norwich showroom we knew we’d found the partner we were looking for’

Adam came up with so many clever ideas that we wouldn’t necessarily have thought about, and as we were working with an empty room, seeing the 3D renders also really helped us to visualise the space ’

1 Heat a large, heavy based saucepan over a medium heat When hot, add the pancetta to the dry pan and leave it to cook for a few mins, until the fat has rendered and the pancetta is crispy Add the pine nuts and cook for about a minute, until they are a light golden colour Remove the pancetta and pine nuts from the pan with a slotted spoon and set aside to drain on kitchen paper Leave the fat in the pan

3 Brush both sides of the aubergine slices with olive oil and season them with salt Place in an even layer on a baking sheet lined with baking paper, then bake for 15 mins, before turning them over and baking for a further 15 mins. Remove the slices from the oven and, when they are cool enough to handle, cut them into half moons Set them aside and leave the oven on 4 To make the béchamel, melt the butter in a medium saucepan over a low heat When melted, add the flour and cook it out for a couple of mins, stirring to combine Next, add the hot milk and stir continuously to avoid any lumps forming Cook the sauce gently for 20 mins, stirring all the while, until smooth and thickened, then mix in the parmesan and check the seasoning Leave to one side

3 Bring a large saucepan of salted water to a boil Add the tagliatelle and cook for 2 mins less than the packet suggests, then using tongs transfer the pasta to the pan with the mascarpone mixture. Add a ladleful of the pasta cooking water and stir through the parsley Mix everything together with a wooden spoon and cook for 1 min, adding another ladleful of cooking water if the tagliatelle feels a little dry Toss the pasta so it’s coated in the sauce

2. Add the mushrooms to the pan over a medium heat Fry until the mushrooms have released their liquid and become syrupy, then add the garlic and thyme and fry for 2 mins more Add the lemon juice and season with salt and pepper Reduce the heat down to low and stir in the mascarpone

1 Preheat the oven to 200°C/400°F/Gas mark 6, then heat 1 tbsp of the olive oil in a non stick frying pan over a medium heat Once hot, add the onions, courgettes and season well with salt Cook for 20 mins, until soft 2. Heat another tbsp of the olive oil in a separate saucepan, then add the garlic, frying for 30 seconds

5 Mix the aubergines, courgettes, onions and tomato sauce together in a large bowl and check that everything is seasoned well Use the remaining olive oil to oil a baking dish, then place a layer of lasagne sheets in the base. Add one third of the vegetable mixture in an even layer, then top this with one quarter of the béchamel sauce Repeat this twice more, then finish with a layer of lasagne sheets and a final layer of béchamel sauce 6. Sprinkle the top with some more parmesan, then bake the lasagne for 35 mins, until the pasta is cooked and the top is golden. Serve with a little extra grated parmesan on top, if you like

5 Serve the risotto in warm bowls sprinkled with some freshly ground black pepper

With a slotted spoon, take out the cooked duck legs and set them aside on a plate. With a pair of disposable gloves, carefully pull off all the duck fat and pick off the meat from the bones, then place the separated meat back into the casserole, discarding the bones and fat Mix the duck meat in with all the cooking liquid and vegetables then taste and season Replace the lid or foil and return

But it was difficult to work out where to move the bath to, because of the position of the built in cupboards and the door way It’s the one room in the house that I really struggled with Even though it’s a huge space, because I wanted to put a shower where the existing bath was, I just couldn’t envisage where the tub was going to go The other difficulty was where to put the radiator because of the lack of wall space so, in the end, I went to City Plumbing and they designed a few layout options for

George Bradley, practice director at Bradley Van Der Straeten, proposed building a full width single L shaped rear extension to replace the four existing add ons This freed up space around the staircase and provided a corridor between the dining area and a new separate kitchen Enclosing the staircase with birch plywood made it possible to walk from the front door to the back of the house through the hall, or around the stairs

Adding a new extension has opened up this London terrace to embrace the rich colour of its urban garden

One day the couple arrived on site to find a nice surprise the new kitchen was in place. ‘Our builders, Optimal Build, hadn’t mentioned it because they wanted us to have a wow moment,’ says Richard The project is now looked back on with pleasure ‘We knew exactly what we were getting from the architects,’ says Gareth ‘They told us what the job involved, what needed to be done, and what ever ything cost. Our job was to make sure we could find enough money down the sofa to pay for it!’

A year after Gareth Williams and Richard Sorger bought their home in 2007, the financial crisis hit, the property market collapsed, and the couple had to bide their time before making any significant improvements, including opening up the ground floor ‘We’d bought at the top of the market so had to wait until we had the funds to do anything,’ recalls Gareth Ten years on, they had some savings and the seeds of a plan for their house, which has rooms on either side of a central entrance hall ‘We wanted to be able to walk all the way around the staircase downstairs and have a kitchen and a dining area with garden views,’ Richard explains
