who’s the boss?
when HGTV Magazine asked me to guest-edit this issue, my first thought was OMG, yes! This really is my dream job, because magazines are my happy place. Of course, I love TV shows (after all, I have one), but on screen, home reveals happen in the blink of an eye; on social media, they go by even faster. When you read a magazine, you have time to sit with beautiful photographs of a space and learn about the design. For detail lovers like me, finding all that inspiration and info in one place is a treat. (I always read the editor’s letter, too, because who doesn’t love hearing about all the cool stuff that happens behind the scenes? I can’t believe I’m writing one right now!)
As I started planning this issue, I kept thinking about what an opportunity and fun challenge it was. I’m super competitive, so I wanted to knock it out of the park. I’m going to use another sports metaphor because I’m so excited for fall football season: In all games, and in my life, I always leave my heart on the field. Whenever a door opens even the tiniest amount for me, I squeeze my whole body through and give it my all—which explains why I decided to buy and totally renovate a house in six weeks for the cover story. We could have photographed an older project of mine, but that wouldn’t have been nearly as exciting as finding an old A-frame (in Arrowbear, CA), gutting it, and turning it into my dream cabin just in time for our press deadline! Take a tour on page 55.
The rest of this issue is packed with my favorite things, including faux plants, great-looking safety glasses, and Ree Drummond’s caramel apples, plus design ideas from some of my HGTV buddies. We even took a spin around my hometown of Huntington Beach, CA, on the prowl for houses with the best curb appeal. I hope you find as much joy and inspiration in this issue as I did.

This was a first for Austin, TX, architect Tim Brown, whose client suggested a slide as a way to connect a space between kids’ rooms and the laundry. It’s made by a company that supplies slides to firehouses. Now the whole family loves it, says Tim. “They even use it as a laundry chute!”

1 Heat oven to 425°F. Place pie crust in 9-inch glass pie pan as directed on box for One-Crust Filled Pie.
2 In large bowl, beat eggs with wire whisk. Stir in remaining ingredients until well blended. Pour into crust-lined pan.
3 Bake 15 minutes. Reduce oven temperature to 350°F; bake 40 to 50 minutes longer or until knife inserted near center comes out clean. Cool completely, about 2 hours. Store in refrigerator.

SKULL CANDLEHOLDERS
1. Using a drill and a ⅞-inch hole saw, drill a hole in the top and bottom of two 5-inch plastic skulls (some already have bottom holes).
2. Spray-paint one skull silver and one gold. Let dry.
3. Roll museum wax into a 1-inch ball and use the wax to plug the hole on the bottom of each skull, leaving extra wax hanging out of the holes.
4. Place the skulls on your surface—the extra wax on the bottom will help steady them. Put a taper candle in each skull, pressing it into the wax. Remove the candle when it burns to a few inches above the skull.

SPIDER WREATH
1. Place different-size plastic spiders in a cardboard box and prime the tops with spray primer (we used Zinsser Cover Stain Oil-Base Primer); let dry. Flip over and prime the bottoms, then repeat with neon green spray paint.
2. Drape faux spiderweb onto a geometric wreath and hot-glue it in a few spots to keep it in place.
3. Hot-glue the spiders onto the wreath. Hang one from the top using a piece of white string.

1. Trim branches (ours are manzanita, but you can use branches from your yard) to fit a cylindrical clear glass vase. Spray-paint some branches black. Let dry, then spray-paint them with a glitter-effect topcoat; let dry.
2. Attach fake crows to some of the branches—we used ones with wire on their feet.
3. Spray-paint the interior of the vase black. Let dry, then place the branches inside.

PUMPKIN GARLAND
1. Paint about 40 foam mini pumpkins in various sizes with a small flat brush and craft paint in green, orange, yellow, and pink. (Our pumpkins came with gold stems.)
2. Cut a piece of fishing line about 125 inches long. Thread one end on a 6-inch upholstery needle. Knot the other end, leaving a 5-inch tail. Put a blob of hot glue on the knot— this will keep the pumpkins from sliding off.
3. Thread the needle through the top part of each pumpkin to string them, grouping them by color and mixing up the sizes. Tie another knot at the end, leaving a 5-inch tail. Trim any excess fishing line, then use the tails on each end to make loops for hanging. (We folded our garland in half to make two strands.)

how bad is it to let your kid take a handful of candy from a house when trick-or-treating?
One of my go-to parenting tips is to pick your battles, and I say this one isn’t worth it. The point of trick-or-treating is to get as much candy as possible, right? Of course, if the homeowners are standing there holding the bowl and saying “Please take one,” you should probably regulate. Otherwise, let kids have at it—it’s Halloween!

how bad is it to put up a fence without telling your neighbor?
Well, it’s not very neighborly. You want open communication, especially about changes you make that will affect others. I’d absolutely give my neighbor a heads-up. They might want to check their survey to be sure the fence isn’t encroaching on their property, and—bonus!—maybe they’ll even offer to share the cost.

how bad is it to rewire a light fixture yourself?
I see a lot of this on my show, and it’s scary— wires connected incorrectly are a huge fire hazard. Plus, most people don’t have a full grasp of how electricity works. Even if you shut off the lights and the breakers, you could still be electrocuted. Save yourself time (and risk), and call a licensed electrician to do the work for you.

There’s a time and place for being precise, and there’s a time and place for just throwing stuff up there. I do both in my house! If you’re trying to create a grid where all the frames are uniform, then measurements matter. But if you’re going for an irregular look, you can start by putting up one print and then building from there, no ruler required.
As long as you’re filling a small nail or thumbtack hole, this is a great hack—we use it on set all the time. Just make sure you have white toothpaste, not the gel kind. Squeeze a little on your fingertip and push it into the hole, then smooth it out and let it dry. If your wall isn’t white, put a bit of the wall paint on your finger and tap it on the dry toothpaste, like you’re applying concealer. It’ll be like that hole never happened!
This depends on how many kiddie/dog gates you want to buy, because you’ll need them! Floating stairs are cool, but they’re dangerous for small children. You have to know your kids—if they aren’t big explorers, and you’re prepared to use gates and be hyperaware of little ones’ whereabouts, it could be OK.
Your filter is designed to keep allergens, dust, and other particles from getting into the air you breathe, “so if your filter is dirty, your air will be, too,” says Darcy Lee, an HVAC expert at American Standard Heating & Air Conditioning. Most filters are easy to swap out on your own. You should clean or change them every 30 to 90 days—more often if you have allergy issues or pets.

There’s a photo from my old show Hidden Potential that still gets tons of clicks and likes on Pinterest and Instagram. What’s baffling to me is that it’s just a photo of a sign with house numbers! For years, fans have asked me where I got it, and I always laugh because I made it myself. Turn the page to see how you can create your own. —Jasmine
STEP 1 Bring your house numbers to a hardware store and have a piece of plywood cut to a rectangle that fits them with a little room to spare on all four sides.
STEP 2 Lightly sand the wood to make the edges and corners less sharp.
STEP 3 Dip a paintbrush in primer (I like KILZ); dab it on a paper plate to remove excess before applying to the wood. Make the coat thick but don’t cover all the wood. Let dry.
STEP 4 Once your primer has dried, apply wood stain with a rag. The parts of the board without primer will soak up the stain, and the primed parts will get darker. Wipe off excess stain. Let dry.
STEP 5 Attach your house numbers to the plywood per the manufacturer’s instructions. (I used a drill and a rubber mallet.)

I overhauled the exterior with a new porch, door, window, and paint (Black Fox by Sherwin-Williams).
For years, I’ve been dreaming of fixing up an A-frame in the mountains. My husband, Brett, and I weren’t actively house hunting, but I had an alert set for houses that fit our criteria: close to a lake, commutable from our home in Huntington Beach, CA, and never-before renovated (because I have to do my own thing!). When this 1,085-square-foot cabin in Arrowbear popped up on my phone, I couldn’t stop thinking about it. Then HGTV Magazine called and asked me to guest-edit this issue. They wanted to feature a new project of mine— the perfect excuse to buy the place! Renovating it in time for the photo shoot deadline was a real hustle, but I’m obsessed with how the house came out. We call it Hazel’s Cozy Cabin, after our daughter, and I’m pumped to show you around! —Jasmine

materials you might find on a nature walk The fireplace mantel is reclaimed wood, and the surround is architectural stone veneer by Eldorado Stone; I also used it on the walls in the dining area and kitchen. A veneer is cast from molds of real stone, and I always wanted to try one on a large scale! The curved lines on this sofa (from my shop) help the space look more open.
The wood ceiling feels so organic and special. It took four days to sand down, and now it’s gorgeous.

excited about this transformation. The counters are quartzite, which is denser and more durable than marble, so we can really throw down while we cook and not worry about staining. The natural hickory cabinets complement the living room ceiling.

or Selin Zalma and Siddhesh Karmali, home is where the fun is. “Most people take life too seriously—my husband and I included,” says Selin.
“We wanted our house to remind us to have a good time.” The couple, who has two young sons, found the perfect blank slate in a newly renovated 1,400-squarefoot apartment in the Park Slope neighborhood of Brooklyn, NY. Before they moved in, Selin and Siddhesh called their friend Rozit Arditi, a designer Selin knew growing up in Istanbul. Together, Selin and Rozit spent months poring over wallpaper samples, hunting for ways to liven up the apartment’s stark white walls. “It wasn’t a chore at all—the patterns we looked at were really fun,” says Selin. One by one, they covered each room in an eye-catching print that would make the whole family smile.

when Maggie York met her now husband Adam in 2006, he was renovating his family’s century-old Illinois farmhouse. She ended up falling for both of them. “I’ve always had a passion for older homes, and the fact that Adam was fixing up the place himself was so impressive,” she says. She soon joined him, honing her design skills as they updated the 2,400-square-foot structure. “The house had good bones, but it needed a lot,” says Adam, who lived there as a teen. They worked with a contractor to open up the floor plan while keeping original features like oak flooring and beadboard ceilings. “When you live in a home that’s been special to so many people, preserving the history matters,” says Maggie. Now, 16 years later, the Yorks have four kids and thriving careers (Adam started a sustainable farming business on the property; Maggie o cially became an interior decorator)—and the house is as glorious as ever. “The coolest thing is to watch my kids run around just like I did,” says Adam, “and to know this place will always be theirs.”

first renovated this space in 2009, they went with off white cabinets; Maggie recently painted them Pure White by Sherwin-Williams. Polished nickel accents, including pendant lights from Visual Comfort and drawer pulls from The Home Depot, are timeless and fitting for a farmhouse. Maggie salvaged the mantel from the living room fireplace and had it outfitted with hooks from Target to hold shopping bags. She displays her ginger jar collection on top.

dining room Everyone wants to linger at the table (from RH) thanks to the cushy chairs: Maggie reupholstered her old ones with performance fabric from Thibaut. “I wanted to sink in with friends and have a drink without moving to the couch,” she says. She loves the coastal vibe of the Serena & Lily chandelier so much, she put one in the living room, too.

Adam’s grandparents added this big, open room to the house in the 1970s. Maggie brightened it up with a mix of old and new pieces, including a coffee table that’s meant for outside. “I love mixing wicker with upholstery,” she says. The blue couch was a vintage score; Maggie had the slipcover made in an easy to clean fabric, then she added tape trim and bullion fringe. “I don’t want to sacrifice style just because my kids have chocolate on their faces!” she says.

The design decisions here started with a botanical wallpaper from Lulie Wallace. Maggie painted the other three walls in matching Sherwin-Williams paint (pale turquoise is Finley’s favorite color), then added custom drapes from Merinda Studio and pink bedding. “I love the pattern on pattern on pattern,” says Maggie.

The couple’s oldest son inherited Adam’s childhood bedroom—and his style. “He’ s an all-American farm boy,” says Maggie, so she went for classic pieces like a caned headboard, woven Target chair, and Cailíní Coastal wool rug.

“I need art everywhere,” says Pamela. She outfitted the bar area with a picture light from RH, then added some of her favorite pieces, like this collage from a local artist in the shape of D.C.
Pamela Gibbs admits she wasn’t much of a cook—until she overhauled her Washington, D.C., kitchen. “It’s amazing how much more you want to make things when you have a nice place to do it!” says the homeowner, who went from eating Chinese takeout nightly to searing her own halibut and hosting dinner parties. She bought the house in 2013 from the original owners, but it didn’t look like anything had been updated since the 1960s. “It was hard to move around the kitchen because of the choppy layout,” she says. She hired designer Kristen Mendoza to reimagine the space, which involved ditching the dining area in favor of an island big enough to accommodate all her friends, including her entire book club. Now Pamela, who leads a diversity, equity, and inclusion program for a federal government agency, will happily spend her whole day in the space she once avoided. “I never wanted to be in my kitchen before,” she says, “and now I never want to leave.”
Floor-to-ceiling cabinets from Elmwood provide tons of storage. “There are places to stash everything so that if last-minute company pops over, I can tuck away my clutter,” Pamela says.
A Monogram wine fridge holds more than 50 bottles. “I keep it stocked because my friends love wine, but I’m a Champagne girl,” says Pamela. “Luckily that fits, too!”
I wanted to keep things clean and simple so it felt relaxing to be in here.
Instead of choosing typical pendants, Pamela opted for a single two-light fixture from Lambert & Fils.
The designer used the same Carrara marble on the counters and backsplash— and continued it to the ceiling—to give the illusion of a larger space.

½ cup heavy cream
1 teaspoon vanilla extract
Kosher salt, to taste
1. Scrub the apples under hot water and dry well. Line a baking sheet with parchment paper. Melt the caramel bits with the heavy cream in a medium saucepan over mediumlow heat, stirring occasionally. Stir in the vanilla and a dash of salt until smooth. Turn the heat as low as possible to keep the caramel liquid, or turn it on and off as needed.
2. Stick a skewer or chopstick into the top of each apple. One at a time, dip the apples in the caramel, tilting the pan to coat them almost all the way to the top (the warmer the caramel, the better). Let any excess caramel drip back into the pan for a couple of seconds, or scrape the bottom of the apple along the side of the pan to remove the excess. Place the apple on the prepared baking sheet and quickly sprinkle with salt (there’s a small window of opportunity for the salt to stick!). Repeat with the remaining apples.
3. Refrigerate the apples as soon as they’re all coated. They will set up in about 45 minutes.

STRIPED GABLES add a fun twist to this Craftsman bungalow, a popular house style in Huntington Beach. Homeowners Blake and Lauren Orgill had white slats of wood laid over a black background to give the illusion of more detailed trim.
THE GRAY PAINT COLOR took the Orgills months to find. It turned out the perfect shade was on a nearby house: “We wanted a subtle, beachy gray. One day Blake called and said, ‘I found it!’ ” says Lauren. She knocked on the door and asked the homeowner the paint name. “She was so flattered.”

THE COMPOSITE SIDING is nearly 40 years old, but it gets a fresh coat of paint every few years. When homeowner Sheila Sijtsema inherited the cottage from her father, friends told her to sell it to developers because it was so dilapidated. “But I was up for the challenge,” she says. THE HOUSE STYLE is one of a kind. “We call it a postmodern industrial beach house,” says homeowner Mike Jennett. He and his wife, Kim, recently renovated and had new siding installed, which features horizontal planks on the bottom and board and batten on the top. “We didn’t want it to look like anything else in the area,” he says.
THE ROOF is black metal, which gives the house a modern touch and stands up to the elements. “The salty ocean air around here wreaks havoc on roofing, so we chose a material we knew would last,” says Mike.
SLIDING DOORS disappear into the wall when they’re open. This cool feature makes the patio and living room feel like one big space, says Mike. “It’s great when we have guests over.”

Architect Rudolph Schindler designed the first known A-frame in the United States in 1934, in Lake Arrowhead, CA—not far from Jasmine Roth’s cabin on our cover! The simple structure was relatively cheap to produce and became a go-to style for vacation houses.
A-frames are built with the outdoors in mind. They tend to be small, but they’re drenched with light from large windows and skylights, and they often have spacious patios or decks. They’re great in the winter, too: Snow slides right off the steeply pitched roof.
