With classic good looks, five rambling floors and a pretty walled garden, the house has plenty of historical interest It was divided up at some point in the past and Greg has one half ‘It ’ s a bit of a lump,’ he laughs It was built in 1804 by Daniel Asher Alexander the architect notable for Dartmoor and Maidstone prisons and is on the site of the old Royal Naval Hospital in Stonehouse, Plymouth Back then, it was used as accommodation for the senior officer looking after the hospital, hence its name: Admiral’s House ‘There is enormous satisfaction to be

taken from actually creating something with your own hands,’ says Greg, ‘and knowing that what you ’ re doing is protecting and saving a beautiful heritage building It sounds daft, but the old girl really has a personality and everything I’m doing is breathing life back into her ’

efore buying my first house, I had absolutely no interest in DIY,’ admits Greg Penn, the brains and brawn behind Admiral’s House in Devon, his second labour of love after a Victorian terrace in Darlington, County Durham He adds: ‘I never thought I’d be any good at either the practical stuff or the design It’s surprised everyone who knows me!’

Looking at Greg’s handiwork , it ’ s hard to believe The charismatic Yorkshireman has spent the past three years bringing the Georgian house back to its former grandeur and documenting it on Instagram As a real passion project, it ’ s still a work in progress, with different rooms in various stages of renovation His account @manwithahammer is a hub of inspiration for anyone considering a house refurb His feed is full of beautifully styled pictures featuring period detailing, intricate patterns and eclectic finds What ’ s more, his detailing of his DIY is always honest ‘I’m broadly self taught,’ he says, ‘though my folks have renovated previously, so were an excellent resource Plus, I’m convinced there’s nothing you can’t learn from YouTube ’

He immediately set to work creating a bedroom and a bathroom on the lower ground floor. ‘The house didn’t really have a functioning loo at first,’ he recalls, ‘and there was about six months of flushing it with a bucket!’ Since then, he has completed three more bathrooms, four bedrooms and a ‘party room ’ , working mainly across the first and second floors ‘I would like to have started at the very top,’ he admits, ‘ but the roof needed

Greg’s plan to tackle the work himself, however, would end up saving him thousands, as a property of this size and age could easily swallow endless sums of money and then some And it ’ s not just his handiness that has proved invaluable a particularly savvy way of sourcing by scouring the internet for secondhand finds has also helped to keep the budget in check

Purchased just before the pandemic, the house had languished for some time on Rightmove ‘I’d been lusting after it based on the online listing for about six months, despite not being able to afford it,’ he says ‘I fell in love once I saw it and made a very low offer that was still, in theory, more than I could afford I panicked a bit when it was accepted While it ’ s heartbreaking to see our heritage so neglected, there’s no way Admiral’s House could have been my home if it hadn’t been in such disrepair, as it would have been far more expensive ’

What about that party room? A vision in green, with a high ceiling, original fireplace and classic archway, it simply begs for raucous soirées to be thrown by its host ‘This room actually came about thanks to social media,’ explains Greg, ‘when interior designer Anna Hayman got in touch after seeing its bare bones in a picture I posted and really wanted to do something with it I was planning on this being one of the last rooms I tackled, to be honest, but I couldn’t resist the chance to work with her Anna’s style is quite different to my own, so it really does feel as though you ’ re entering a separate place, almost like visiting your favourite cocktail bar It ’ s a room for parties and entertaining ’

Greg reveals that he shops online as he’s flat out with the renovation, so searching in the evening suits him better than trawling stores at the weekend. ‘I love old pieces and the character they bring to a room But adding new elements and not being afraid of mixing and matching periods and styles helps to stop things from feeling too formal,’ he says Indeed, there’s something incredibly relaxing about the way Greg has styled each of the bedrooms, creating cosy and inviting spaces for himself and his guests

To bed And what bedrooms they are more akin to those in a boutique hotel than a private home, furnished with chic but comfortable pieces ‘I really wanted them to be full of character and in keeping with the rest of the house without feeling like a museum, ’ says Greg ‘Due to the scale of the building and the light that floods in, I can really embrace pattern and colour and make them feel inviting I’m lucky to have plenty of space for people to stay, hopefully making them feel comfortable enough to use it as a base for exploring Devon and Cornwall ’

There’s still plenty to keep Greg busy The beautiful oval entrance hall needed more work ‘After that, I’ll turn my attention to the room I’m most excited about: the kitchen,’ he says ‘It ’ll have a big Aga, a whopping island for people to gather around and doors leading out to the roof terrace overlooking the gardens ’ Clearly, Greg isn’t one for sitting back and taking it easy

idden deep in the Gloucestershire countryside is a secret world, more Nordic than Cotswolds, where poplar forests surround a vast string of lakes Threading its way through the water is a slender ribbon of land where James Edmondson’s newly built home blends seamlessly into its tranquil surroundings It ’ s hard to imagine that just a few decades ago, this idyllic nature reserve was an industrial moonscape of gravel pits

By 1993, what had once been pits mined for motorway gravel was designated a Site of Special Scientific Interest and became home to the family’s holiday cabin business, comprising eight idyllic log houses dotted around the lake

Staying onsite throughout the build (in a smaller cabin nearby) allowed James to respond as the project developed One of the living space ’ s most striking features, a hand built Cotswold stone wall spanning the length of the entrance hall, was a last minute addition, made possible when he unexpectedly sourced some local stone The geometric tiles in the main bathroom were originally meant to reach up to the ceiling before James realised he loved the ‘unfinished’ look

Although keen to capitalise on the panoramic lake views with floor to ceiling windows, James kept the house’s eco credentials always in mind The building is completely airtight, with every detail carefully considered to maximise efficiency ‘The kitchen gable window is due south,’ he says ‘I asked that the main

After a brief spell as a city banker, James returned to manage the site in 2 013 and has lived and worked on the reserve ever since His house, finished in October 2 02 0 (after a 14 month build), marries cutting edge eco technology with the rustic aesthetics and traditional craftsmanship close to his heart Keen for the house to look ‘ like an old building from day one ’ , he opted for rough sawn oak frames rather than the usual planed finish, and had a clear vision that he wanted to create ‘something that looked like two old farm buildings that had been joined together ’

James’s father Anthony began the site’s rewilding in the 1980s ‘ When he bought it, there wasn’t much growing here,’ explains James ‘It was just scrub He planted more than 50,000 trees, large areas of wildflowers and all the reed beds, which are now colonising large areas of the lake ’

James made a cardboard model ‘ back of the envelope stuff,’ he says modestly, but in fact near identical to its present incarnation and, with the help of oak frame specialist Border Oak , made the model a reality The two interlinked barn like structures create a separation between the family’s own living space and bedrooms in the larger barn, and guest accommodation and a snug in the smaller barn

side walls and roof extended out a couple of metres, so when the sun ’ s high it doesn’t hit the solar glass and overheat the house, but in the winter when the sun is lower, it warms the house up naturally ’

Although they relish the site’s seclusion, James and Sophie in fact share the lake with an abundance of wildlife There is a constant thoroughfare of wild birds, from migratory geese to elusive bitterns, and a family of otters, the escapades of which the couple enjoy watching from the bedroom window ‘There are so many fish here that the otters aren’t going anywhere for a long time,’ says James Even dog Ranulph (named after the explorer but ‘much less brave!’) has acquired a taste for fishing and spends hours gazing into the water

James sees himself as a custodian, sowing the seeds for a rewilded landscape that will develop with the generations ‘The walnut tree at the back of the house was planted the day I was born,’ he says, ‘and we planted the strawberry tree outside the kitchen when our daughter Aubrey was born ’ The house, like the lake it sits on, is already steeped in family history, yet fresh with new growth

Solar panels rise out of the reed beds opposite the house and move with the sun to provide most of the site’s electricity, while heating comes from a ground source heat pump and 800 metres of submerged glycol pipes ‘Normally people would have to dig trenches to install these,’ explains James, ‘but we could just lay the pipes on the bed of the shallow lake, where a heat exchange process occurs It ’ s a very efficient way of heating all the holiday cabins and the house ’

The house continues to evolve ‘Everything we buy is typically made from natural materials, normally a muted colour, and as a result it all tends to go together fairly cohesively,’ says James Family heirlooms most notably uncle Simon Edmondson’s 1991 painting The Lotus Eaters, which takes centre stage in the hallway mix with concrete look porcelain flooring and rustic wood from the reserve ’ s storerooms

The interiors were inevitably inspired by the nature reserve around them, with an earthy palette, rustic textures and vintage finds ‘Having the luxury of being able to store things on site definitely helped us to collect pieces that we could then work rooms around,’ says James ‘ We were picking furniture for years before we moved in ’ The large antique kitchen table, for example, was bought long before the foundations were even laid ‘when we saw it, we knew it was perfect, so moving that into the house finally was quite momentous’

house in March 2 02 0, it was made up of a poky downstairs and three small bedrooms Their move coincided with the pandemic and the resulting lockdowns, but rather than prove a hindrance, this allowed the couple time to understand what they wanted from their new home Six months later and with their creativity unleashed, Lee and Phil decided to embark on a massive renovation project

The decision to settle in Poppleton came naturally, as Lee is originally from Blackburn and he wanted to be closer to his daughters’ school in York When the couple bought the

aving renovated a boutique hotel in Andalucía and founded Bert & May, an artisan encaustic tile company, Lee Thornley’s decision to settle down in an unassuming three bed in suburban North Yorkshire might have seemed surprising to some But it was precisely the challenge of working with an entirely inconspicuous property that drove both Lee and his partner, Phil ‘I was determined to prove that you can take something a bit average and transform it into something really interesting,’ explains Lee ‘Our vision was to create a cool space out of what most people would consider uninspiring ’

They enlisted the help of York based Mass Architecture to assist with reimagining the property Working with the firm, the couple decided to build a two storey extension, increasing the size of the upstairs bedrooms and opening up the main living space downstairs They also added an annexe in the garden to provide them with a private bedroom suite

elements, such as the secondhand furniture in the living room, the reclaimed wooden floorboards, which are used throughout the ground floor, and the rustic dining table, which is made from antique wooden shutters

while also creating a relaxing atmosphere in keeping with the way the couple like to live While Bert & May’s bold tiles are used throughout, alongside other strong pops of colour, these more daring design choices are balanced with earthy colour palettes, wooden surfaces and cosy textures Keen to make sustainable decisions, Lee wanted to create a home that the family could enjoy living in for the long term, without having to make further alterations

Every detail has been carefully selected, right down to the light fittings for these, Lee opted for Corston brass light switches and plug sockets, which will stand the test of time and age beautifully The couple also carefully considered which brands to buy from, taking note of their eco credentials and selecting furnishings with longevity in mind Lee also incorporated vintage and recycled

The expansive open plan kitchen, dining and living area is the heart of the home, and here Lee has created a calm, pared back feel Flooded with natural light, this vast space is perfect for entertaining, but the couple have also fitted in a cosy seating area, where two low slung 1950s armchairs face a woodburner Wood panelling and a rug help to bring warmth to this intimate spot, which has the added benefit of views of the garden through the large bifold doors

atie and Ed Loveday met in north London, married in Hampstead and lived together in a flat in nearby Crouch End ‘ We loved everything about the area, ’ says Katie ‘The green space, charming high street and welcoming community But when our first daughter Betsy was born, we realised we desperately needed more space and couldn’t afford to buy anything decent locally ’

This meant they had to make the difficult decision to leave the area, and within a couple of months had moved and taken on a big renovation project in east London, with a loose plan to return one day ‘It was a head over heart choice,’ says Katie ‘I will never forget Ed saying that if we got this right, our next step on the ladder could be a move back to north London ’

The couple had bought at the right time and four and a half years later, during which period they completely renovated the property, house prices in the area had soared, giving them enough profit to think about a move back

‘ With the arrival of Margot in 2 017, we decided we needed a three bedroom property at the very least, and spent the next six months trying to buy a beautiful Edwardian house,’ says Katie ‘In the end, it went to sealed bids and we lost out, but this made us even more determined Eventually, we found a three bedroom 1930s house within our budget that had been a family home for 55 years The previous owners had made a few changes, or as the estate agent described them, “improvements”, but these, along with the general maintenance, were of a poor standard it was a big renovation job, but by that point I’d have bought a caravan if it meant the possibility of returning to the area ’

The property had high ceilings and well proportioned rooms, but it hadn’t been modernised in any way ‘The separate living and dining rooms were dark , with dated decor and old, musty carpets,’ explains Katie ‘Original floor to ceiling cupboards dominated the space in the dining room and the brown galley kitchen felt depressing, with no

As the walls came down during the renovation, so did the period features. Now, ceiling roses, coving, skirting, picture rails and fireplaces have been reinstated, and original floorboards sanded back ‘Making the most of the space we had was vital,’ says Katie ‘ We’ve had bespoke cabinetry built into the alcoves and after a few Zoom consultations with kitchen companies, opted for handmade cabinetry instead of

The pandemic delayed everything and building materials were in short supply, but in May 2020 the renovation began The family temporarily rented nearby to keep an eye on things and maintain a normal routine for the girls ‘ We learned from our previous renovation how awful it was living on a building site,’ recalls Katie Over the course of eight weeks, the house was gutted and two internal walls removed to connect the downstairs rooms The 1930s back windows and doors were replaced with aluminium ones the full width and height of the ground floor, leading out to a newly raised patio with steps down to the garden New sash and case windows were fitted, cast iron radiators added in each room, and the house fully rewired and replastered

mod cons and a leaking lean to at the back made from brick and brittle corrugated plastic However, we had enough renovation experience to know that with some creative thinking this could all be changed ’ The family moved into the property in the summer of 2 019 and started to work with a local architect, drawing up plans for a three metre rear extension with a large open plan kitchen/diner and a loft dormer for an extra bedroom and bathroom

The owner was keen to have a mid century style space with a Brazilian moder nist air It had to feel like a boutique hotel, with every cor ner thought about and having a function My co designer Mariana aimed for a stylish look that’s cosy and comfortable We were lucky that our client gave us pretty much free rein with our designs

Initially, Sam aimed to bring a sense of intrigue by erecting tall trellis to separate the patio from the middle garden ‘But I wanted to appreciate the whole outdoor space from the kitchen window, so instead I created a waist height boundary and an archway,’ he explains This divided the area while preserving the views, which are framed by star jasmine in summer, the scent of the white flowers wafts over the sun trap patio, a lovely spot where the couple enjoy watching the sun go down

It’s now six years since Sam and his partner Andrés, a logistics manager, moved to their 1920s three bedroom terraced house in Forest Hill, south east London At the time, the west facing rear garden was a rectangular strip of lawn and patio ‘Many mature apple and pear trees run through neighbouring gardens we think there was once a large orchard here plus at the end we have a borrowed landscape of a row of lime trees that creates privacy,’ explains Sam

From even the briefest glimpse of Sam Jarvis’s garden, there’s no mistaking the plants he loves most ‘ While working on a Caribbean island, I used to gravitate to the rainforests rather than the beaches, drawn by the lush plants and their extraordinary shapes and colours,’ explains Sam, who works in marketing ‘Recreating this look in my own garden makes me feel, in some small way, as if I’m back on Guadeloupe ’

The next problem to address was the lawn’s tendency to become waterlogged and muddy between the raised beds ‘I needed a path, but was unsure how it should traverse the space, ’ recalls Sam He consulted a local garden designer who suggested a curving forked path, providing

The house is light and airy, with large kitchen windows overlooking the nine by 12 metre plot that, Sam felt, demanded a beautiful view. ‘The garden was a perfect blank canvas, so it became my big project,’ he says His previous gardening experience was planting a couple of balcony window boxes overlooking a busy Brixton road: ‘I’d never heard of “right plant, right place”, nor many plant names, but I knew I wanted to create

The design process was very organic, prompted by a list of problems to solve ‘First was the lawn,’ says Sam, ‘which struggled to grow beneath the lime trees I covered it with a patio and shed surely everyone needs a shed!’ Next came the challenge of the heavy clay soil, so adjacent to the patio, Sam built two square raised beds and a low wall ‘ Without realising it, I’d created three separate garden “ rooms ” a standard garden design trick , ’ he notes

I’ve only now stopped moving things around, but I might move stuff again; never say never!’ Largely evergreen, the garden needs little maintenance, apart from wrapping the bananas and tree ferns in fleece over winter Flower colour comes from perennials, such as crocosmias, passion flowers, agapanthus, fuchsias, dahlias and cannas if the slugs can be kept at bay. ‘My cannas frequently look like paper doilies!’ says Sam. For long lasting, late summer colour, begonias are another firm favourite ‘I tend to avoid the gaudier ones in favour of the Bolivian varieties or ones with deep veined leaves,’ he explains Any weeds are largely stifled by dense ground cover from alchemilla, periwinkle and both wood and Japanese spurges: ‘I use the online RHS plant finder tool to thoroughly research what will best suit my conditions, and don’t buy on a whim it saves money and builds up your knowledge ’

two different routes to a bench at the end ‘That way, I completely lost the lawn, and the area between the curving paths became a bed,’ he explains At this stage, Sam plotted a grid across the garden with string and wooden pegs: ‘It helped me mark the new path on the bare soil with spray paint, and level the ground in preparation for the path’s foundations ’

One lesson Sam really took to heart is the importance of soil preparation and, after lifting the turf to prepare the beds and borders, he spent weeks removing rubble, junk , thousands of shards of glass and five tonnes of sticky yellow clay ‘I carried about 125 refuse sacks of clay through the house,’ he remembers ‘It was grubby, back breaking work ’ Next, he carried manure, compost and grit into the garden: ‘The time spent on prepping the garden and improving the soil is the best time you can spend in the long run ’

It was a second consultation with a garden designer that gave Sam the courage to paint the fences black ‘It makes the space look bigger, while also providing a perfect backdrop for the foliage,’ he says He is a fan of seeking professional help: ‘ When you ’ re new to gardening, learning from the pros is invaluable ’ He also did a weekend garden design course with Adam Frost, a presenter on BBC Gardeners’ World, and has found inspiration in his book RHS How to Create Your Garden ‘Adam emphasises the importance of understanding your space and living with a new garden for at least a year before undertaking a major transformation,’ explains Sam

Finally, he was ready to plant the main specimen trees palms, tree ferns, loquats, bananas and rice paper plants The design evolved through trial and error, but as Sam’s knowledge has increased, he’s replaced some plants and moved others: ‘It has all really filled out and

Tucked away in the Essex countr yside, an allotment taken on during lockdown has provided

love of gardening led Deanna Harding into a career as a freelance gardener, and she combines this with looking after the allotment she and her partner Matt took on a couple of years ago in the village of Messing in the Essex marshlands But for Deanna, it ’ s not just about growing produce she has a passion for dahlias and was given permission to set aside a quarter of the plot for cut flowers Now it ’ s jam packed with a profusion of these vibrant blooms, from the pretty and understated to the fabulous and showy

Thanks to her hard work and determination, she’s been rewarded with a spectacular display that really comes into its own when all the produce is coming to the end of the season ‘The best part,’ she says, ‘is going home with armfuls of beautiful bunches to give to my friends and family.’

When Deanna began, she tried growing dahlias from both seed and tubers, and soon noticed that although those started from seeds were initially much smaller, given time they would grow as large as the ones that began as tubers Dahlias are usually not too difficult to grow, but Deanna finds they do need some looking after Despite a protective boundary of poplar trees, the allotment can be windy, so she has to stake taller varieties to prevent the stems from snapping and any root movement And to protect them over winter, she lifts them after the first frost and keeps them indoors somewhere dry and dark but she is considering leaving them in the ground in future and taking a chance that they will survive
