CONSTRUCTION
Now that your block of land is registered and after Walker Corporation and Council have approved your building plans, construction of your new home can commence.
tip
1. Make sure your builder does not damage the verge while construction is taking place. If damage occurs, this will result in a penalty.
2. You will need to ensure your stormwater and driveway are completed before moving into your home.
RIVERLEA COMMUNITY SEWAGE SCHEME
Everything you need to know about your new connection
Your community is served by a Vacuum Sewage System. Vacuum systems have been used in thousands of towns around the world, providing real environmental benefits. These systems are very efficient but require care to keep them working well from initial connection through to operation. Ensure your builder has lodged an application and paid fees to SA Water on your behalf before you connect.
CONNECTION
‘Porta-loos’ or temporary toilet facilities must not be connected during the home construction phase - the land owner/home builder will be liable for any waste removal costs.
A traditional gravity system will be connected from your house to the sewer connection at your front boundary - it is imperative that the underfloor pipework is kept free of any debris during construction.
The land owner/home builder will be liable for any costs for the removal of debris if it enters the vacuum sewer system outside your boundary.
COMMISSIONING
A booking must be made with Walker Corporation before the first flush - the pits will then be commissioned in conjunction with the Vacuum Sewer Station which will incur a fee of $300.
It is the land owner/home builder registered plumber’s responsibility to ensure that the connection conforms to all SA Water standards and codes of practice, performing any required alterations.
The commissioning operator will wash down the gravity line to ensure there’s no rubbish/ construction material - if clear the operator will accept the house connection.
If it has failed, the land owner/home builder will be required to pay for any rectification or removal of debris.
LOOKING AFTER YOUR ‘LOO’
To ensure the efficiency of your system do not place solid objects, such as metal, plastics and textiles down the ‘loo’.
If you place certain hard objects in the ‘loo’, they can become stuck in the retention area. Larger objects will fill up the bottom of the chamber and smaller objects may become stuck in the valve.
If your waste disposal system emits a whistling or rattling noise, please immediately contact Walker Corporation.
Remind your builder to minimise disruption to neighbouring residents, particularly those who have already moved in, by:
º Ensuring your home, driveway, and fencing are completed before you move in.
º Minimising noise and adhering to any restrictions set out by the City of Playford.
º Avoiding the use of adjoining lots, verges and streets to store building, excavation materials or vehicles.
HOW TO KEEP YOUR NEIGHBOURS HAPPY DURING CONSTRUCTION BEFORE YOU MOVE IN
º Always disposing of rubbish or builder’s waste in a covered bin. Dumping on adjoining lots or in public spaces is not permitted.
º Keeping streets clean at all times and clear of building materials, waste and construction vehicles.
º Landscaping all garden areas in public view (including the front verge) within 3 months of moving in.
Before you move into your home, make sure you have connected all the necessary services, including:
º Gas
º Electricity
º Communication
º Postage - if you are in a stage of the project that is not fully completed, you may need to organise a mail redirection or PO Box in the short term. The Virginia Post Office has put in place some arrangements for this transition including 6 months free redirection or a reduced fee for a PO Box. You need to visit their physical store to access this pricing.
º NBN (internet) – we recommend you engage with an internet provider during the construction phase in the lead up to completion as this can sometimes take several weeks to get connected. You can liaise with your builder to confirm relevant connection numbers. View the NBN Connect Kit here: www.nbnco.com.au/ content/dam/nbnco2/2018/ documents/NewDevs/sdu-connectkit.pdf
tip
