The journey hasn’t always been easy though, enduring a pandemic, four major recessions and property slumps. But regardless of conditions, we continue to live by the catch-cry, ‘we can take on any property challenge’, completing projects that have been too hard for others to imagine, finance, design and deliver.
We’ve had the knack of finding and developing abandoned, dilapidated, sometimes even contaminated sites. We revitalise them into communities for people to live, work and play.
We don’t just masterplan a community, we become part of the community. Placemaking is all about creating vibrant, attractive spaces for communities to thrive in and this is our expertise.
The key to our survival and growth is our ability to prosper and adapt in boom-and-bust conditions. We become conservative when necessary and expand to take advantage of improved market conditions.

Our legacy of visionary thinking
1960’S
The Walker vision began in 1964 as A&L Walker, a company started by Lang and his late father Alec. They specialised in quarrying, earth moving and excavation to deliver foundation materials for major infrastructure works.
Building on the success of their quarrying business, father and son diversified into property development with a clear investment strategy. It began with the purchase of some small, challenging housing lots from the Parkes Development, changing the configuration to create well-presented, landscaped and easy to build lots with driveways, attracting first time home buyers. The restructured lots sold for three times their purchase price.
Alec and Lang capitalised on this strategy which proved extremely popular with families looking for new, presentable neighbourhoods to call home. They acquired large blocks of land, to not only landscape, but also design houses, drawing on the experience of leading industry architects. Walker’s reputation for quality grew fast with homeowners seeking out our now famous quarter-acre lots.
1970’S
In 1973 A&L Walker became Walker Corporation and as the property development arm of the business continued to grow, the civil engineering and excavation business prospered with Lang acquiring two new quarries in Sydney and recycling all materials from the sites. At their peak, the sites generated 10,000 tons of road base each day which supplied many major infrastructure projects, initiated by councils and the Whitlam Government stimulus programs.
After decades of success, Alec retired and handed over the reins to Lang in 1978.
The company expanded its development business into Sydney’s Sutherland Shire, creating small-scale, strata titled industrial and commercial centres for small to medium-sized businesses.
In the late 1970’s, the company sold its three quarries, raising a large amount of capital to expand development into small apartment buildings and bigger industrial facilities.
1980’S
The diversity and scale of developments grew organically at a rapid pace, and in the early 1980’s we developed an eight-storey apartment tower in Cronulla. Shortly after, we expanded geographically into new states and sectors, securing a major earthworks and civil engineering contract to renew the runway at Brisbane Airport, Queensland.
Around mid-1980, we pushed the boundaries of our present capabilities with the creation of an ambitious 1,000 lot sub-division in Menai, Sydney.
We also acquired and rezoned 20ha of land at Mascot into the internationally recognised Sydney Airport Centre and constructed two office towers which became the national headquarters for Qantas.
By the late 1980’s we had diversified our portfolio to encompass industrial, commercial, and residential developments, together with civil engineering projects in Sydney, Melbourne and Brisbane.
1990’S
After two decades of property development and civil engineering, we sold a series of completed assets at the end of the 1980’s just before a severe recession hit in the early 90’s. As a result, we entered a new decade cash rich at a time when many in the industry were suffering due to high interest rates and subdued activity.
In 1993, a partnership between Macquarie Bank and Walker Corporation established The Industrial Property Trust of Australia, a listed entity. Their first capital raising amassed a huge $32 million for the Trust which is now majority owned by Goodman.
With a secure balance sheet and Lang’s aspirations to turn his big vision into reality, Walker itself, listed on the Australian Securities Exchange in 1994. At this stage, Walker had more than $2 billion worth of projects underway and the family holding held almost 50% of the public entities. Our new found backing saw us deliver some of our most impressive and iconic developments to date, in terms of scale and amenity.
We introduced a mixed-use approach for large-scale commercial, retail and residential developments. This proved to be a highly successful formula and we continue to have a strong reputation for delivering the best mixed-use developments today.
Major projects delivered included the Finger Wharf at Woolloomooloo, Rhodes Peninsula, King Street Wharf, Broadway Shopping Centre and student accommodation Unilodge in Ultimo as well as in student housing in Melbourne, Brisbane and Adelaide.
By the end of the busiest decade to date, Lang had sold his shares to Australand Holdings Limited to focus on running his private company – McRoss Developments Pty Ltd, while reserving the rights to reuse the Walker Corporation name after January 2003.
2000’S
Commencing the decade in a position of strength – having resumed total control of operations, we continued to thrive through a mixture of organic growth, procurements and divestments; starting with the acquisition of Hope Island Resort in Queensland, which today houses more than 2,000 families in luxury, resort style living.
In the early 2000’s, Walker completed a diverse range of projects, beginning with the reformation, ownership and management of the landmark heritage building – Broadway Shopping Centre.

As our expertise and experience evolved, Lang continued to seek out more diverse and challenging projects and continued to push the boundaries of what had previously been achieved. His ambition was the catalyst for the largest private development in Australia – the transformation of the Rhodes Peninsula in Sydney’s inner-west, known today as Rhodes Waterside.
With a pipeline of over 20 projects across retail, commercial, residential and industrial, Lang decided to sell $1.45 billion worth of assets to Mirvac in 2006. This provided the capital for further expansion of our portfolio during the Global Financial Crisis (GFC), placing us in an advantageous position and laying the foundations for international expansion. In 2007 we commenced a major mixed-use masterplanned community in Malaysia, Senibong Cove. Situated across 213 acres, this waterfront land in Johor Bahru will eventually comprise 25,000 homes.
TODAY
Walker Corporation is playing a critical part in helping Australia power out of the pandemic, with a $30 billion pipeline of infrastructure projects. Our $3.5 billion Parramatta Square will welcome over 40,000 people a day to our premium office spaces and our spectacular retail and restaurant experiences.
The same experience is being felt in the heart of our four towers in Collins Square in Melbourne, where we are adding two additional commercial towers comprising over 140,000m2, with an end value of $2.5 billion. This will bring the total value of our Collins Square Assets to over $6 billion dollars.
Our growth in South West Sydney continues to surge with 15,000 lots ready to be delivered in Appin. This will be a community of interconnected villages with an abundance of nature reserves on its doorstep, as well as being just 20 minutes to some of the Illawarra’s beautiful beaches. The adjoining business technology park will provide thousands of jobs for locals, with 7 integrated schools providing quality education for families.
Riverlea, South Australia’s $3 billion largest masterplanned community, continues to break sales records with families in love with our lifestyle by the lakes, which is just 30 minutes’ drive from the Adelaide city centre. This is an incredible placemaking journey which will eventually see over 42,000 people living in 12,000 new homes.
Walker Corporation’s vision will make Festival Tower and the surrounding Plaza the most iconic place in Adelaide. This will be a grand urban transformation creating a world class public square with all the infrastructure and transport connections. Festival Plaza will be activated like never before into a buzzing mixed-use precinct with beautiful restaurants and shops. Australia’s most liveable city will boast the most liveable Plaza and we welcome Flinders University as a tenant of this urban transformation project. In Maroochydore we are delivering a $3 billion masterclass in urban transformation as we turn an old golf course into an incredible new CBD which will play an integral role in the Brisbane 2032 Olympic Games and be a beacon to new business for the entire Sunshine Coast region.
The wheels are in motion to link Brisbane to Maroochydore City Centre with a passenger rail link that brings unbridled connectivity and convenience. Maroochydore CBD continues to grow rapidly as the Sunshine Coast’s central hub for business and commerce and spectacular buildings like our 50 First Avenue will add another dimension of sophistication and class to the city centre.
In Johor Bahru, Malaysia, we are overseeing three major projects with 45,000 dwellings including luxury waterfront and golf course living, all a short journey from Singapore with the new Rapid Transit System linking to Johor Bahru in just 20 minutes, including immigration.

For over five decades, Walker has pushed for environmentally sustainable sourced materials as part of our developments, recently earning the highest possible Green Building Council accolades for both completed 3 & 4 Parramatta Square. A high percentage of construction materials by cost at Parramatta Square are made up of sustainable products, derived from recycled content or environmentally declared products.
Specifically, 95% of all steel is sourced from a responsible steel maker and 95% of all timber used is certified by a forest certification scheme. Walker promotes practices that minimise waste to landfill during construction and throughout ongoing operations.

THE LARGEST PRIVATE DEVELOPMENT IN AUSTRALIA’S HISTORY
Rhodes Waterside shows just what can be done with vision, optimism, patience and the expertise to tackle a large toxic, former industrial waterfront site.
One of our most challenging projects to date, we identified Rhodes as a growth area and created a masterplan for the entire peninsula. We initially transformed the east side into a business park before acquiring the western side and developing the residential and retail elements, today known as Rhodes Waterside.
Rhodes was part of Sydney’s industrial heartland since the early 1900s. In the 1930s sites were purchased for chemical manufacturing, with CSR, Allied Feeds, Berger Paints and Union Carbide operating plants for the next 60 years. As a result, the bay and the 22ha Rhodes peninsula became heavily contaminated with heavy metals and dioxins, the most toxic man-made chemicals on the planet. You would not have wanted to live there 25 years ago.
But that’s where Walker’s skill and expertise in Urban Transformation excelled to turn this industrial site into a thriving, bustling Sydney community which tens of thousands of people call home today.
This 15 year Rhodes project, was completed in 2015. Designed by leading architects, the construction is spread over 22 ha, with 3,000 mixed density apartments and town houses, three A-Grade commercial towers and a 50,000m2 shopping centre. The sheer scale of the project saw us sell off super lots as development progressed to fund future construction.
The key to the success of the site has been its ‘mini city’ mixed-use approach, attracting local workers, residents and shoppers with easy access to the Millennium Park and the refurbished Rhodes Railway Station.
The Wharf - Woolloomooloo
A GREAT URBAN TRANSFORMATION
From local eyesore to international landmark destination. If we were asked to choose a single project that represents our philosophy to see the potential in everything, this would be a finalist.
The wharf had 60 years active service as a wool processing port and major hub for immigrants and sailors, but fell into disrepair and dereliction in the 1970s. The NSW Government decided in 1987 that demolition was the only option.
People were opposed to losing the wharf but nobody really knew what to do with it until we stepped in, acquiring the wharf in the early 1990s.
Our vision was to restore the dilapidated structure and heritage elements, creating new amenity for residents, tourists and locals.
From 1996 to 1999 we invested $300 million revitalising the wharf as a dynamic mixed-use development, featuring apartments, hotel, retail, restaurants, marina, commercial space and a car park. This sensitive renovation has attracted many awards, acknowledging our technical ability to preserve and re-construct the major structural elements of the wharf, while meeting the challenge of construction over water.
King Street Wharf
DERELICT WHARF TO THE PULSE OF DARLING HARBOUR
King Street Wharf is a glowing example of our passion, enthusiasm and know-how to transform a challenging, dilapidated waterfront site into a thriving tourist destination and public realm for people to enjoy.
The once lively industrial centre of Sydney, Darling Harbour including King Street Wharf, was a former maritime trading destination until after the Second World War when coastal trade disappeared and the once bustling industries were in decline.
King Street Wharf soon fell into disrepair and remained neglected and an eyesore for decades, until the late-1990s when the Government announced the rejuvenation of the harbour in preparation for the Sydney Olympic Games in 2000.
The completed project encompasses thriving retail, cafes and restaurants, 375 apartments forming two towers and a low rise building on Lime St, 114 serviced apartments at Medina Grand, a hotel and commercial buildings, which today house KPMG, Macquarie Bank and American Express.
King Street Wharf is the pulse of Darling Harbour, providing direct access to Barangaroo, one of Sydney’s most visited destinations. The wharves welcome crowds of tourists on ferries, charter and cruise ships.
Desired for its vibrant dining and entertainment centre, it now attracts over 1,000,000 visitors each year.
Broadway Shopping Centre
RESCUED AFTER YEARS IN SYDNEY’S ‘TOO - HARD’ BASKET
The original face of Australian retail, the once-glorious ‘Model and Moxham’ sister buildings on Broadway had become tired and dilapidated by the early 1990s. Retailers had been gradually relocating to the busier CBD area and when Grace Bros finally closed its doors on Broadway, many assumed the now empty buildings, with their distinctive clock towers and globes (originally water-filled to drive the hydraulic lifts), would be lost to history. The renewal and reinvigoration just seemed far too expensive and complex, versus the rewards.
After several other developers had failed to make the sums add up, we secured the development rights in 1995. Working to Lang Walker’s original vision for the site, we emptied the internal structures, leaving the regal facades intact.
In one building we engineered 43,000m2 of retail space, over 125 specialty stores, a 500-seat food court and a 12-screen cinema complex.
The redevelopment has breathed new life into the surrounding area and has been fully embraced by the community. Positively impacting the region, the reactivation of the shopping centre caused neighbouring property values to leap over 200 percent. Once again, the spectacular facades of the Broadway Shopping Centre are recognised as the western gateway to the city.
We started UniLodge on Broadway with 650 student apartments offering convenience, safety and security. The self-contained, furnished studios and loft apartments have private bathrooms, kitchenettes and are purpose-built for student needs. When you’re not out and about, there are great facilities to enjoy on-site like a swimming pool, spa, student lounges and a rooftop BBQ area.
Urban Transformations
Parramatta Square
REDEFINING THE CITY OF PARRAMATTA
One of the largest urban renewal projects in the country, Western Sydney is already in love with our $3.2 billion Parramatta Square redevelopment, which is transforming the heart of the Parramatta CBD into a vibrant, cosmopolitan, mixeduse commercial precinct where people can work, study, shop and relax.
Walker was chosen by Council as master developer for its vision to create a bold, world class square, seamlessly linking with heavy and light rail, metro, buses, ferries and the West Connex.
Parramatta is the second oldest city in Australia and the site of the nation’s first Government House, which is still standing to this day. Parramatta Square has been a community hub at the centre of Parramatta for over 230 years. It was once part of a natural valley, managed for tens of thousands of years, by the local Burramattagal clan of the Darug Peoples.
Indigenous and European history and culture were carefully preserved, with dozens of artifacts found during excavation, now on display in our lobbies.
The 70,000m2 4 Parramatta Square, tenanted by Property NSW, is the first and only building in Parramatta to achieve a 6-star Green Star - Interiors rating as well as a 6-star Green Star - As Built rating. The result provides not only carbon emissions reduction, but also increases comfort and wellbeing benefits to the 5,500 government workers housed in the tower, at capacity.
The 40,000m2 3 Parramatta Square, anchored by NAB and home to high-class restaurants CicciaBella and LilyMu, has also achieved a 6-Star Green Star – Design & As Built rating, the highest rating possible under the Green Building Council of Australia’s assessment framework.
Parramatta Square was able to achieve an astonishing 92% recycling rate across all construction and demolition waste for its first two towers, which was taken to a state-of-the-art materials recovery facility.
Tower 3, features the largest floor plates, exceeding 3,000m2, spread across 16-storeys while Tower 4 provides the crucial link to the Parramatta railway station and the greater CBD.
The centrepiece of Parramatta Square, Towers 6 and 8 combine to become what will be the largest office tower in Australia. The 55-storey Tower 8 brings the total Walker development site to 230,000m2 of premium grade commercial floor space, housing over 40,000 workers on completion. The wider Parramatta Square precinct features the 26,000m2 University of Western Sydney Campus (known as WSU) educating more than 10,000 university students a year.
This major project will see Parramatta City rival Sydney’s CBD, with over $11 billion to be invested city wide in buildings and infrastructure.
Collins Square
THE HEART OF MELBOURNE’S WESTERN PRECINCT
Collins Square is Australia’s second largest commercial mixed-use development. The precinct comprises 250,000m2 of commercial space, built above a 10,000m2 retail podium. It’s an entire city block.
Living up to our reputation for the love of heritage buildings, we are proud to have retained and refurbished the historic southern portion of the Goods Shed which was once the longest single building in Australia. Lang Walker AO recognised the potential for this site over a decade ago, with its prime location beside the new Southern Cross Station, apartment buildings and football stadium. The development forms a vital ‘bridge’ between Melbourne’s two major commercial centres, the CBD and Western Precinct.
Working closely with the Victorian Government, we opened the first two towers at Collins Square in 2012, closely followed by the third and fourth in 2014. The remaining two towers were finished in June 2016 and 2017.

In the process of our urban transformation, we restored the South Goods Shed, making sure heritage was preserved in the 3.2 billion dollar Collins Square precinct.
Our most recent heritage endeavour is to re-join the North and South Goods Sheds, after a large section was demolished in Docklands, to extend Collins Street.
Sustainability for us is about the revival of these heritage buildings so people can enjoy them as marketplaces, educational and cultural centres for future generations to enjoy.

BUILDING A NATURAL SENSE OF COMMUNITY
Main Drive Kew has a truly original story and shows that sensitive development can make best use of a unique site, while enhancing the character of the surrounding community. The site occupies 27 ha in the highly sought after Studley Park precinct, just ten minutes from Melbourne CBD.
The area was previously occupied by a former hospital, the nature of this task required the consideration of a range of heritage, community, planning, design and landscape factors, just the sort of challenge we relish.
We went to great lengths to create 281 new homes sympathetic to the botanical nature of the site, ensuring that the community housing integrated seamlessly and was indistinguishable from other homes in the new neighbourhood – supporting both inclusion and diversity.
Three of the historic buildings at the heart of the site were retained and restored, together with other European and Aboriginal Heritage items. As an older suburb, Kew has a rich population of mature trees. By incorporating 1,000 of them into the development, we’ve created the sense the site has been long established, despite the contemporary nature of the homes.
Parkland design was an integral part of the job, including a new spine park connection linking the greater suburb of Kew to the Studley Park/Yarra Bend River precinct. What’s more, there are only two developments in Victoria that use cutting edge green technology to produce raingardens. Originally a dilapidated prawn farm, Senibong Cove has transformed into a major waterfront development in the Johor Bahru area of southern Malaysia. Lang Walker AO first envisaged the potential for the 86 ha site in early 2000.
The forecast expansion of the population over the next 20 years has driven this investment. Just 6km from the border of Singapore, Johor Bahru is one of the fastest growing regions in Malaysia, with more than 3 million citizens expected to live in the area by 2025.
The Rapid Transit System (RTS) is now being built between Singapore and Malaysia which will carry 10,000 people an hour and over 300,000 passengers a day. The RTS will deliver a strong economic boost to the hotel, hospitality and tourism sectors in Johor. The RTS will make Johor a strategic link to Singapore and the link will lessen the population pressure in Singapore and will further integrate the two communities.
The success of the first stage resulted in the Government awarding us a further 150 ha of adjoining land in the straights of Johor Bahru to produce a further 8,000 homes, 16,000 in total.

This is such an exciting opportunity for Western Sydney because we are going to have a research building for highly skilled clinicians and researchers who can quickly take a health issue from the bed to the laboratory and back to the bed again, to find fast solutions.
The new Lang Walker AO Medical Research Building – Macarthur, due to open in 2023 is a $47.5 million worldclass medical education and research facility that will enable local researchers to address the region’s unique health challenges and improve health outcomes for the people of south west Sydney.
The Walker Family Foundation has donated $2 million to Western Sydney University for the Aspire and Excel scholarships programs for the less privileged which will help to give an excellent education to future professionals, doctors, nurses, teachers and judges.
