y relationship with colour started at a young age. When I was 13 years old, my mother gave me a $200 gift to spend however I wished to make over my bedroom. That gift would form the foundation of my relationship with colour and its positive effects on my mood.
I chose a palette of turquoise and purple, and proceeded to budget my funds to purchase new bed linens, a small desk lamp and a simple purple mat to go beside my bed.
The process taught me early on that feelings in a space can be greatly transformed using colour, patterns and textures. This experience is my earliest memory of the magic I could yield by injecting positive energy in a room through design, and forms the basis of my successful career as a creative entrepreneur.

LOOKING TO renovate?
The most crucial step you will take when planning your home renovation is choosing the builder that’s right for you and your project.
Renovations take time. People in the industry often reference the builder-client relationship to that of a marriage — you are both in it together, for the long haul. When choosing your professional team, the top three key points noted by professionals alike include:
1. Communication. You must feel comfortable discussing personal requirements for your home to ensure you are happy with the end results.
2. Transparency between your team and you. This helps to ensure budgets are maintained, and your vision is achieved.
3 Find a ‘connection.’ The lead person you hire will be ‘married’ to you for a while. It is important to be able to relate to one another.
WHERE DO YOU FIND THE PROFESSIONALS?
Sourcing professionals can be fun.
1. Check out new builds and renovations in your neighbourhood.
2. Reach out to your local Homebuilder Association Vancouver (HAVAN) for its list of vetted professionals at havan.ca/directory
3. Attend home shows. Two upcoming home shows in
Metro Vancouver include the BC Home + Garden Show, March 16 to 19 (look for HAVAN Ambassador signs at builder booths), and HAVAN’s Home Design + Reno Show, April 1 at VanDusen Garden. This boutique show offers 20-plus award-winning builder/renovators and designers for you to connect with. It’s a great resource for design inspiration and connections to build and renovate.
MAKING YOUR DECISION
Once you have identified two to three companies you feel comfortable with, you will want to meet with each one individually, ensuring you and your family are prepared to discuss your project plans in detail. It is also a good idea to have a list of questions related to the contractor’s business prepared in advance. Some topics to discuss:
• References. Don’t hesitate to call the contractor’s previous clients. Also, ask about their current projects.
• Experience. Hire someone with the expertise required for your specific project (for example, are you raising your house, renovating a heritage home, building a new infill home?). Ask about past work and if they have projects in your neighbourhood. Building bylaws vary between municipalities, and local knowledge is essential to getting your permits processed in a timely manner.
• Continuing education. Building technology, construction techniques and design considerations continue to evolve. It is reassuring to know
your contractor keeps up-to-date on industry advancements as they relate to the building code and options available for your project.
1. Accreditation. This varies by professional group.
• Builders are required to be licensed. Verify their license with the BC Housing licensed builder registry.
• Renovators do not require licensing, so look for a professional dedicated to improving their industry knowledge.
• Architects are regulated by the AIBC. It is the Architectural Act and the BC Building Code that will determine if you require an architect for your project. Not all home projects require an architect. Check with AIBC.ca
• Certified building designers/interior designers are not regulated by one governing body like an architect. Various professional designations include Certified Residential/Building Designer (ASTTBC), Registered Interior Designer (IDIBC), and Interior Designer, noting the term interior designer is not regulated by any governing body; anyone can call themselves an interior designer.
• Only hire a renovator or interior designer who carries liability insurance for themselves or their firm. Ask to see paperwork, check credentials and references, and always get it in writing.
• Professional affiliations. Ask if the contractor is affiliated with professional associations such as the Homebuilders Association Vancouver (HAVAN).
life+style wanderlust lifestyle
by ALY VELJITravel is life, travel is style.
interior designer,
When I am designing living spaces, I always want to ensure they not only look great, but also are comfortable, inviting, and really have a mix of furniture styles with a lot of patterns and textures. These are spaces where people spend a lot of quality time entertaining, hanging out and making memories.
The goal is to make these spaces look effortless and curated over time.
When I was asked to design a collection for Urban Barn, I was so excited to infuse inspirations from my travels. I have always found that travelling inspires me in so many ways and really influences how I design not only my client’s spaces, but my own personal space as well, hence calling the collection
Wanderlust. I also knew that I wanted to create pieces that worked together for a cohesive look, but also ones that worked on their own.
I have come to be known for mixing furniture styles in my interiors, and this collection is a true reflection of that. A mix of mid-century, modern, traditional and everything in between is showcased in this collection.

Price is a critical aspect of your renovation project. What will it cost to do the job you want? Alternatively, how far can you go on a set budget?
Determining the cost of a small project is usually fairly simple. On larger projects, it often happens as a series of discussions between you and a renovator as you develop the vision and fine-tune the plans for your home.
On some projects, it may be a good idea to hire someone to develop the design and the plans first as a separate job. Many renovators offer a full range of services, including design and plans development. Alternatively, you may choose to work with a designer or architect and then tender the actual work to renovators.
“Guesstimates”
Experienced renovators can sometimes offer an educated opinion or price range on the spot, based on similar jobs they have done in the past – for instance, a per-square-foot estimate for additions or basement recreation rooms, or a rough cost estimate for upgrading your bathroom. This can be helpful upfront to make sure that there is a realistic fit between what you would like to do and the budget you have in mind.
However, be aware that the cost of a project can vary greatly, depending on many factors, including the current condition of your home and the types of products you want to use.
Bids or estimates
For all intents and purposes, bids and estimates are the same, if written down – a renovator’s offer to perform your renovation for a specified price, based on a detailed description of the work to be done.
It will specify materials, products, labour, subtrades and so on, with accompanying costs. A written offer is legally binding and becomes part of the contract between you and the renovator, should you accept it.
Make sure that you provide each renovator with exactly the same information; otherwise you will not be able to compare bids. This information may include plans, ranging from simple sketches or diagrams to full construction drawings needed for projects that involve altering the structure of your home.
Specifications are detailed descriptions of the materials and products you want to be used in your project.
How many bids should you get? There are no hard and fast rules. On
large projects, it is not uncommon for homeowners to interview several renovators, check their references and previous projects, and then choose one company to work with throughout the whole process, including developing plans and budgets as well as doing the actual work.
In the end it comes down to trust and confidence – trust that you have chosen the right renovator for the job, and confidence that you will get what you want.
Don’t get caught by the unexpected
Even the most experienced renovator cannot always predict the hidden challenges in your project. Dangerous electrical wiring from a previous renovation, rotted wood due to old leaks, lead flashing under the old roof shingles… these are just some of the problems that your renovator may uncover once the work gets underway.
Unpredictable problems can mean additional costs beyond the contract price. It may be a good idea to set aside a small portion of your budget as a contingency fund. Also, talk with your renovator – what are their recommendations?

Viva Magenta
Exuding vim and vigour, Pantone’s colour of the year is Viva Magenta (18-1750), a bold shade from the red family symbolizing joy and strength. When incorporating this shade into your lifestyle, think of pops of magenta in a statement piece of furniture or throw pillows, an oversized sweater or a swipe of magenta on the lips à la ‘90s style.
“In this age of technology, we look to draw inspiration from nature and what is real. Pantone Viva Magenta descends from the red family, and is inspired by the red cochineal, one of the most precious dyes belonging to the natural dye family as well as one of the strongest and brightest the world has known. Rooted in the primordial, Viva Magenta reconnects us to the original matter. Invoking the forces of nature, it galvanizes our spirit, helping us to build our inner strength.”

Afireplace can set the tone in a room and provide a beautiful focal point in which to relax and unwind in a cosy atmosphere. It provides instant ambience. Is a fireplace on your wish list this year? One type of fireplace you should consider is a zero-clearance design. The convenience, customization, and flexibility offered by a zero-clearance fireplace are unparallel for many reasons. One of the most significant advantages is that it is a premanufactured metal firebox that is entirely self-contained and insulated, which keeps the outside of the fireplace from getting too hot, protecting the materials surrounding the unit. That means it doesn’t need to be located a distance from combustible materials. But wait, there is more. Consider these four benefits of this type of fireplace.
INSTALLATION
Since a zero-clearance fireplace has greater framing and finishing flexibility, it can be designed to match your room, instead of your room matching the fireplace. In addition, a zero-clearance gas fireplace does not require a chimney or hearth because it utilizes direct-vent technology. The fireplace can simply be vented through an outside wall or roof. This flexibility, combined with a large variety of size options, allows you to add the warmth of a fireplace to a bedroom, living room, den, basement, second storey — just about anywhere in your home.
FINISHINGMATERIALS
Zero-clearance fireplaces allow you to use virtually any finishing material, including wood, wallpaper, and marble, to
City Series CST60 Gas Fireplace
City Series CP60 Gas Fireplace
turn it into the focal point of any room. With zero-clearance fireplaces you can also hang TVs and artwork directly above the fireplace without fear of damage.
CUSTOMIZATION
In addition to the variety of finishing materials available, you will also have many choices in customizing the look of the actual fireplace itself. Multiple options for faceplates, interior panels, and log sets are just a few choices you can make in creating the perfect fireplace look for your home.
EFFICIENCY
Zero-clearance fireplaces have much higher efficiency ratings than traditional open masonry models. Because the system is direct vented, it uses outside air for combustion, keeping the warm air in your home. With old masonry fireplaces, much of the heat produced is lost up the
chimney. The completely sealed firebox of a zero-clearance gas fireplace prevents cold air from entering your home like it would with an open masonry fireplace so, even when the fireplace is not in use, it helps keep more heat into your home and lower heating bills.
If you’d like a zero-clearance fireplace in your home, visit your local Regency dealer. Because every installation is unique, working closely with your dealer can ensure you find the right size unit for your home, while also getting the look you desire. In addition, they will carefully check the location where the fireplace will be installed to ensure all specifications can be met and that venting can be run safely and correctly.

Colour queen

When designing an open-concept space with colourful pieces, it’s important to consider the flow and sightlines in the rooms from various angles, ensuring that the entire colour palette works in harmony.
Get the look
Add the magic of colour to your home. For some inspiration, here are my top three tricks to achieving a luxurious colourful look in any space.
Use a pattern as the jumping-off colour palette in your room. Art, a rug or accent pillows are the perfect accessories to use as the basis to your vibrant room scheme.
When designing an open-concept space with coourful pieces, it’s important to consider the flow and sightlines in the rooms from various angles...
Incorporate painted furniture pieces to add character and warmth.
The custom pink settee that sits like a reigning queen in the entrance gives visitors a sneak peek into the vibrant pops of colour that awaits them as they pass from room to room. The watery hue is echoed in the rich blue custom velvet sofa that forms the basis of this welcoming seating area. I opted for an oversized coffee table that proudly displays a mix of books, candles and my client’s colourful collectables.
Consider slipcovers as a budget-friendly alternative to colourful custom upholstery.

It’s not all gloom and doom for 2023 — there is some light to help you get through what is anticipated to be a challenging economic time. We combed through the trend diaries and noticed an overarching theme in mind.
This year is all about celebrating your authenticity and focusing on sustainability, paving the way to establish new connections within the spaces in your home and most importantly, with your loved ones.
Whether you are looking to spend this spring decluttering, choosing to refresh your space or renovating and making major changes, why not plan ahead and enhance your interiors with what we have discovered?
Freedom of expression
Functional maximalism is taking centre stage this spring, allowing you to express yourself fully through colour, texture and
material, all the while helping with your daily rituals. Multisensory touchpoints infused in a space — for example wallpaper, incorporating a bold couch with rich colour schemes, or mixing pieces from the past and present — will be ruling our interiors with a focus on high-low design in the home. It’s a pared-back design, with the classic and the timeless taking a back seat to usher in an era of expressionism and individuality.
Buckle up, spring is fast approaching and with it, the excitement to usher out the old and bring in the new
Furniture fundamentals
It was in 2020 that we began to see a shift in the furniture and decor industry. Manufacturers and designers began to dive deep into recreating furniture collections, blending clean lines, elegant shapes, and materiality, pushing the boundaries of what we have been acustomed to see over the previous years.
In 2023, there has been an upswing, with different eras expressed through modernity. Working with rich velvets, bouclé, hair on hide, mohair and vegan leather, the trends are predicting that this industry is going to continue to shift and elevate in design and functionality, while making these pieces approachable.
We have loved and lived with bleached woods, but we are noticing that designers and manufacturers are veering away from the Scandi influence and beginning to use darker, richer tones. Everything from walnut to black mango wood, wood veneer and rich marble, we are loving all the moody vibes that this trend is giving. All you need is one statement piece that will be the conversation starter at a dinner party or barbecue you will host this spring.
Tantalizing tables
The devil is in the details and yes, our dinnerware, silverware and serving ware will have its moment. Form, uneven organic shapes, rustic textures, and warm woods converted to sculptural serving essentials are all designed with one goal in mind — to intentionally spark some gleam when serving your most coveted foods and recipes. An inexpensive way to refresh your space and decor, this spring’s trends enable you to create a delightful tablescape to reflect the freshness and vibrance of the season and celebrate a new and exciting year ahead.

Sometimes, the best ideas happen when challenges arise. Did you notice during the pandemic that there was a shift in what we wanted out of our homes, jobs, and lives?
Faced with lockdowns, isolation and a changing world, many set out to carve a way of living for themselves and their families.
Designer Rebecca Hay turns a pandemic purchase into a dream destination up north
For designer Rebecca Hay’s client, the pandemic gave them the idea to purchase a cottage that would allow them to spend more time together up north, surrounded by nature and a beautiful lake.
Hay was enlisted to completely refresh the dark interiors with minimal construction and maximum decorating. “My
clients are busy working professionals with three young children,” says Hay. “The space needed to be familyfriendly but still have an elevated, comfortable look.”
Hay chose a neutral palette of white with hits of blue and green, echoing the lake and trees surrounding the property. Natural wood details can be found throughout the cottage’s
design, along with stone and brick accents that were part of the cottage’s architecture. “The look feels cottagey but without being too rustic,” says Hay.
The stunning kitchen was refreshed by removing some cabinetry and valances, repainting the remaining cabinets and island, and adding new hardware and window treatments.
“The kitchen is one of my favourite rooms in this cottage. I love that my team and I were able to completely transform the room without a major reno,” says Hay.
The space needed to be family-friendly but still have an elevated,
Additionally, Hay saw the opportunity for a bonus space by creating a loft area above the entrance of the cottage, which was previously a two-storey open space. This offered an additional sleeping area for guests and served as the kids’ new playroom/game space.
“I added warm textures with grass cloth material and layered in different textures and colours with blue furnishings, a continuation of the look found throughout the cottage,” says Hay. The loft also includes a nifty
window seat/pullout bed that marries functionality and style. “The window seat is perfect for curling up to read while also serving as an additional bedroom for guests,” explains Hay.
For Hay’s clients, a pandemic idea turned into a purchase of a lifetime.
“My clients were never cottage people, but the pandemic changed that,” says Hay. “Now they have a beautiful oasis up north to enjoy whenever they want.”

waste, cleaner air and the preservation of nature. Here are five ways you can start living a greener life.
climate change
and the Earth’s well-being are on the minds of many people.
Eco-friendly renovations
Are you planning a home reno this year? Why not incorporate sustainable touches? For example, flooring options such as bamboo and cork are renewable resources that have less of an impact on the environment compared to hardwood. Energyefficient appliances can help reduce energy waste, lower natural gas and water use while saving your household money. And paint with no or low volatile organic compounds (VOCs), and eco-friendly wallpaper creates less waste while being made, and can cut down on airborne toxins.
Conscious shopping
Thinking twice about purchases enables you to be mindful of what you really need to buy. Being mindful can lead to better purchasing decisions. For instance, with a bit of research (hello, world wide web!) that amazing marble coffee table you’ve been swooning over may be available gently used at a fraction of the price. Buying used items helps reduce carbon emissions and saves on resources such as water and energy. If buying used isn’t an option, then why not buy locally? Supporting small businesses helps keep the community thriving and minimizes carbon emissions, not to mention a more personalized shopping experience as well.
Compost it
There are so many benefits to starting a compost. Not only does it keep food waste from being put in plastic bags that end up in landfills, but adding compost to your soil and yard is rich in organic nutrients, reducing the need for pesticides or synthetic fertilizers. Composting can save you money and helps the environment. It’s a win-win!
Pause on plastic
Did you know that one million plastic bags end up in the trash every minute? And that plastic makes up 80 per cent of all marine debris. Shocking, right? There are simple things we can do to reduce our plastic use. Whether you are buying food or shopping for clothing, bring a recyclable tote along. Using a reusable shopping bag can decrease reliance on plastic bag production and protect the environment from plastic pollution. In the kitchen, why not substitute your plastic wrap for beeswax wrap? Beeswax is better for the environment and more breathable than plastic, ensuring your food stays fresher for longer. And, of course, cutting down on plastic bottle use is a must. With a little forethought, having a stainlesssteel reusable bottle with you will cut down on the need to buy plastic when you’re in a pinch.
Upcycle, sell, or donate
Furniture can take up a lot of space in a landfill. Do you have a piece of furniture you want to shift? First, ask yourself, can this piece be upcycled? With a new coat of paint and cool hardware, you can transform a dated piece of furniture into a one-of-a-kind statement piece. If upcycling won’t work, you could sell the piece on accounts such as Kijiji or Facebook Marketplace. And, if selling is a nogo, give a new life to that piece of furniture by donating it to places such as Value Village. Remember, someone’s trash is another person’s treasure.

The numbers behind a well-decorated space
tip:
The ideal gap between seats should be between three ft. and 10 ft., and the gap between the sofa and coffee table should be about 16-in.
Measure by measure
by SARAH ST. AMANDI’m going to let you in on a little design secret. Besides knowledge and a knack for creating stunning spaces, an interior designer uses simple math when decorating. To create a room with that certain je ne sais quoi, interior designers use measurements to ensure a room looks balanced and beautiful. In this article, I
break down four areas where accurate measurements play a role in the overall harmony of a well-decorated interior space.
Lighting
Lighting is important in every room for its function, esthetic and ambience, and when it comes to a ceiling fixture,
the correct proportions are the key to achieving a desired impact. To determine the appropriate size of your ceiling fixture, measure the length and
width of the room in feet, and add those numbers together. That sum, in inches, represents the ideal diametre of your light fixture. For example, a room that measures 15 ft. by 20 ft. would require a light fixture measuring 35-in. across.
Seating
Seating — and how it is spaced — is a factor in virtually every room in some capacity, but in the living room, it’s everything. The sofa is the
centrepiece of a living room. Standard sofas measure about 84-in.-long and 38-in.-deep, but they can range from 72-in. to 96-in.-long, suited to smaller and larger rooms, respectively. The seat height of most sofas and armchairs is 18-in., so keep this in mind when choosing side tables and a coffee table, which should be about two-thirds the length of your sofa. When positioning your seating, give each piece enough breathing room.
pro-tip
Pay attention to the suspension height of light fixtures. If it hangs above a table or counter, the gap between the bottom of the fixture and the tabletop or countertop should be approximately 30-in. to 36-in. Otherwise, the space between the bottom of a light fixture to the floor should measure between six and seven ft.
pro-tip
Leave a gap of 12-in. to 24-in. between the edge of the rug and the wall.
Area rugs
A rug forms the base of a furniture grouping, such as a living room sitting area or a dining room suite, so these measurements should be factored into the design plan from the beginning. If a room has one express function, such as a dining room, then the rug should be chosen relative to the size of the room and should accommodate the entire furniture grouping to create a cohesive look. If the area rugs are for a large, open-concept area, sketch out a floorplan and layer in all the individual “zones” that are planned for the space, such as the sitting area, the reading corner, the television area, the office nook, and so on. Adding rugs to these areas acts as a visual anchor and helps define them within a large, open
tip:
It’s best to hang single artwork at eye level, with 60-in. from the centre to the floor being the magic number.
space. Each area rug should be large enough to accommodate the furniture grouping related to that particular area, with about eight inches of rug peeking out from beneath furnishings.
Art
Artwork provides visual interest and dimension to a space. When hanging artwork, consider the size and scale of the piece. I love to place large pieces over a sofa or console and group smaller pieces in corners.
If you’re hanging your art above furniture, it can be four to six inches above the piece. If the art is going above a sofa or console, the piece should be approximately two-thirds the width of the furniture. Lastly, think about layering art. This is especially effective in places such as the kitchen, pantry or in a bookshelf vignette.
If you follow and play by these rules you will for sure create a great stylish place to call home.

by JAMIE BANFIELD • photos MARTIN KNOWLESKitchens have often been considered the heart of the home. Whether this is due to it eating up a significant portion of your decor and design budget or because it’s such a multi-purpose space, tailoring a kitchen entails a well-thought-out design approach.
Tricks of the trade such as choosing the right colours, mixing textures, and contrasting shapes
and finishes can add depth and timelessness to your space. We’ve broken it down into easy-to-follow strategies to help you add personality to your kitchen.
Colour choice
Choosing a colour — or colours — for your kitchen may seem straightforward, but many people are hesitant to include a non-neutral
colour in their food prep and eating space. While you may feel safe to stick with the trends, you don’t have to be afraid to go for a bit of boldness.
A helpful rule is to consider what colour means, the emotions it evokes, and the atmosphere you want to create. Consider playing with natural colours for an easy transition from neutral tones. Natural colour palettes offer more range and make a statement without being too busy.
For example, in this kitchen, the bold teal cabinets complement the warm walnut wood of the island. The former is a nature-inspired huntergreen reminiscent of old cottages and the harvest. Combining this blue-tinged hue with the rest of the space provides a touch of traditional character in a modern design.
A good rule to follow when it comes to design is that if you go for a bold choice, such as these dark teal cabinets, soften it. Ensure pieces of the design call to each other and are cohesive. To ground the space and brighten it up, using white for the countertops, backsplash, and hood fan brighten the space to make it feel larger.
A combination of traditional and modern design marries the stainlesssteel appliances with gold hardware and plumbing. Pops of black in the light fixtures and open shelving gently lead the eye and maintain a flow with the rest of the design.
Texture and tactile elements
Playing with texture is a surefire way to add depth and warmth to your kitchen. Envision how the materials will feel as you use them. Small details, such as the knurling on the faucet, bring character and depth to a space by utilizing a frequently neglected element: touch. Too often,
designing a space relies solely on visual elements but adding texture in the right places does wonders to elevate a room.
Think of the repetition of scale and how to unite different elements across the space. The countertops and the shaker-style cabinets here are thinner than what is traditionally used, which results in a more modern look. Behind the open-storage sheves, a modern take on the subway tile corresponds with the quartz countertops. As a nod to classic cottage kitchens, the quartz countertop perfectly emulates the marble used at that time (without the price tag).
Shapes and patterns
Don’t be scared to use larger shapes in a small space to create a grounded focal point. The diagonally cut wood on the island draws the eye into this
jamiebanfield.ca
kitchen. While the angled lines are more modern, the natural colour and texture bring back those traditional elements. Playing off the softer wood grain by repeating curves softens the modern details in the kitchen.
The tall cabinetry and arched open shelving reiterate the same curved detailing and contrast against the uniquely placed windows and Shaker cabinet doors.
These soft curves are echoed in the uniquely shaped tiles behind the
open shelving and keep up the same textural elements seen in the kitchen. The open shelves also allow for all the varied textures and colours of jars and bottles to act as decor to add warmth and personality to the space.
An enduring appeal
A timeless kitchen design utilizes natural elements for colour inspiration and texture. Paying attention to colour, texture, scale, and shapes ensures a space filled with personality.

by MICHELLE HOPKINSWhen interior designer Bryn Nicholson toured the 1992-era Whistler condo her clients had just purchased, she immediately understood what they wanted. The early-90s design style didn’t exactly land in the timeless category; it lacked style and was highlighted with multi-hued oak hardwood floors and choppy layouts. The 1,163-sq.-ft., two-bedroom mountain view condo hadn’t been
updated since it was built, so the finishes were also outmoded and visibly worn.
“It was very dated and the young couple, with two small children, wanted to use it as their ski getaway, but also be able to rent it out,” says Nicholson, founder of Bryn Maryanna Interiors Inc. “The couple had requirements; they wanted it to be warm, fun, mid-century modern, with elements of industrial chic and pops of colour.”
Nicholson’s first and biggest challenge was the timeline. The
clients took possession of the condo in October 2022 and wanted to spend the Christmas holiday in Whistler. That meant the renovations had to be completed within two and a half months.
Functionality a must
Because the condo would also be a rental when the owners weren’t using it, functionality was a key focus. Nicholson went with durable vinyl flooring throughout.
In addition, the owners needed more storage, so a wall of built-in cabinets with eye-catching black concrete countertops that ran from the fireplace to the dining room, was added.
“By using elements of black, it really grounds the space, adds drama and contrast,” explains Nicholson.
“Then, when you add lightcoloured floors and walls, it brightens up the room and gives the illusion of more space, which is important in a small condo.”
The main floor
The condo’s floorplan remained the same, but some of the interior still needed to be gutted and refreshed. The living room facelift consisted of contrasting shades of the basic colour scheme throughout the condo, with matching patterns and textures offering a cosy, invitingly chic appearance. The furniture was placed to balance all the element in the space. Meanwhile, the fireplace went from drab to dramatic by
framing it in with floor-to-ceiling concrete panels; an ode to industrial chic.
“We kept the fireplace insert and got rid of the mantel,” says Nicholson. “Now, it is clean, sleek and fits in seamlessly with the modern industrial look they wanted.”
Nicholson gave the kitchen the most dramatic transformation with a complete re-do. Swapping the old white cabinets for fresh, modern ones
and adding a new, small island with built-in microwave, resulted in a mountain-modern cooking space that’s chic for hosting guests and fully functional for crafting post-ski dinners.
Upstairs
The second floor is where the views come into play. Both bedrooms look out to a forested canopy of pine trees.
In these rooms, Nicholson didn’t want to detract from the stunning vistas, so she kept both palettes pretty neutral, opting for soft greys, navy blues, black and white.
“Because the condo will be rented, we had to go with a gender-neutral
look that ages well in the kids’ bedroom,” says Nicholson, adding all of the furniture was sourced locally. “It also had to appeal to adults, so they didn’t feel like they were in a kid’s room even though there are bunk beds (with storage).”
Wishes do come true
Walking in now, it’s hard to even imagine that the space ever looked
tired and drab. In the end, the clients got their wish and moved in for the holiday season. They told Nicholson they especially loved the living room.
“We definitely spend the most time there, and the kids love the window seat in particular. When the kids are in bed, there’s nothing better than throwing on the fireplace and watching a movie in that room... especially if it’s snowing outside. It’s very idyllic.”
Ready to retire? Explore this method to finance a home renovation
REVERSE mortgages
by ALISA ARAGON-LLOYDPerhaps you or a friend or family member have reached retirement age and dream about fixing up the family home to age in place or pay off debts so you don’t have to move.
Many people, as they reach age 55+, realize they have miscalculated the expenses associated with retirement, such as property taxes, rising energy and utility bills, and the overall cost of living, which seems to get higher every year.
If you’ve been living in your home for many years, do not want to sell and move and would prefer to renovate it to meet your needs as you age, consider a reverse mortgage to free up some funds.
So, what is a reverse mortgage?
The good news is that if you are a senior, you don’t have to leave the family home if you consider a reverse mortgage, a specialized financial product for people 55+ who own their own home. It lets you stay in your home while benefiting from the value you have built up in that property over the years. Compared to a regular mortgage, a reverse mortgage can offer substantial monthly cash savings, so you have all the income you need to live the retirement of your dreams.
Let’s explore how you can benefit from a reverse mortgage.
REGULAR MORTGAGES REQUIRE YOU TO PAY A LENDER. A REVERSE MORTGAGE PAYS YOU!
If you and your spouse are 55 or older and you own your home as your principal residence, you may be eligible to receive up to 55 per cent of your home’s current appraised value in cash. The specific amount you will receive is based on your age, your spouse’s age, the location and type of home you have, and your home’s current appraised value. No matter how much you receive, you never have to make monthly principal or interest payments (until you move or the house is sold, at which point the loan will have to be paid back, with interest), so you get the money you need without reducing your cash flow.
THERE ARE NO INCOME, ASSET, EMPLOYMENT, OR CREDIT REQUIREMENTS.
Since the amount you receive is secured against your home, qualifying is easy and hassle-free, even if you are living on a very limited retirement income.
YOU CAN RECEIVE THE MONEY WHICHEVER WAY WORKS BEST FOR YOUR LIFESTYLE.
With a reverse mortgage, you can choose a single lump sum payment or as on-going monthly, quarterly, semiannual, or annual income.
You can even choose a lump sum to begin with, followed by on-going advances over time.
A REVERSE MORTGAGE CAN BE USED TO CLEAR UP ALL YOUR REMAINING DEBTS.
Maybe you still have a mortgage remaining on your house and the payments are cutting into your lifestyle. Maybe you have monthly credit card bills piling up. A reverse mortgage can be the ideal solution. In most cases, you can use the funds to eliminate mortgage payments and credit card debts, and still have enough left over so you can enjoy life more and not have to worry about money.
YOUR INCOME TAXES AND PENSION ARE UNAFFECTED.
As a retired person, one of your major concerns is how much you will be paying in taxes each year, since that can really affect your cash flow. Fortunately, the money you receive from a reverse mortgage isn’t considered income — even if it’s invested in an account or annuity with monthly withdrawals. This is because the home equity you are accessing has already been taxed since you purchased your home with after-tax dollars. Not only don’t you have to pay taxes on your reverse mortgage
proceeds, but it also won’t bump you up into the next tax bracket. And since it’s not considered income, it won’t affect your Old Age Security (OAS) or Guaranteed Income Supplement (GIS) payments.
IT’S ALWAYS YOUR HOME.
You will never be asked to move or sell your home to repay your reverse mortgage, as long as you maintain the property and stay up to date with property taxes, fire insurance, and strata fees. Your equity and estate are fully protected since the reverse mortgage amount can never exceed your home’s value. Sure, the equity in your home will decrease over the years as you receive payments, but your home’s value will likely increase even more quickly over the same period.
Generally, 99 per cent of homeowners have money left over when their reverse mortgage is finally repaid (when you move or die). On average, the amount left over is 50 per cent of the value of the home when it’s sold.
THE INTEREST ON YOUR REVERSE MORTGAGE CAN SOMETIMES BE TAX DEDUCTIBLE.
If you use the money you receive to make non-registered investments such as GICs and mutual funds, the interest costs on your reverse mortgage can be written off at tax time. This can help offset the taxes you owe on your income, RRIFs, or RRSP withdrawals.
Mortgage experts can introduce clients to all the benefits of a reverse mortgage. However, since they are not tied to any one lender or type of product, before recommending a reverse mortgage, they will do a thorough analysis of your situation, needs, and goals. Only then will they make an unbiased recommendation about which product is right for you. In most cases, that will be a reverse mortgage. But most mortgage experts also have access to innovative lines of credit and other home lending products that may better fit a person’s specific needs.
It’s estimated that one in two Canadian adults have trouble going to sleep or staying asleep. A staggering statistic, right? We all know that sleep plays a crucial role to support brain function and physical health. To encourage a good night’s sleep, it makes sense to create an environment that promotes a restful atmosphere.
Here are five simple and impactful ideas for creating a “dreamy” bedroom.
SUITE
dreams
by TRISHA ISABEY photos TREVOR COOPERTop tips to create a restful bedroom to promote a good night’s sleep
Lighting
Approach your bedroom brightness solutions in layers. First, start with blackout blinds or curtains. They come in a wide range of styles and budgets and will reduce light exposure, tricking your circadian rhythm into producing melatonin, which sends you to sleep.
Next, ensure your ambient light is suitable for the space. This refers to general lighting and includes natural sunlight and overhead fixtures.
Now, layer in your task lighting, focusing on specific “zones” in the room, such as your bedside table. LED lighting may be something to consider in your bedroom, as it can cast different shades in a space. Blue tones have been proven to be calming, setting the scene for a tranquil nighttime routine.
Bedding
When choosing your bedding material, natural fibres are the best. Consider linen, cotton, and silk, which are superior in look and feel. For instance, linen naturally regulates your body temperature, which is ideal for both summer and winter. And single-ply cotton sheets with a thread count of 300 to 400 are simply divine. Of course, these types of sheets will cost more, but trust me, they will be worth it.
Furniture
When decorating a bedroom, I like to include a few pieces that satisfy the esthetics and the function of the space. The first is an upholstered headboard. For those who want to sit in bed to read, watch television or plug away on their laptop, an upholstered headboard offers comfort, while lending a touch of luxury to the room.
Second, furniture with storage is essential. It’s hard to fall asleep when
your room is messy or cluttered, with no space to tuck things out of sight. Choose side tables with drawers, a dresser with ample storage space, and even a bed with built-in drawers on the bottom – all these items can contribute to a neat, tidy, and restful atmosphere.
Finally, we spend one-third of our lives in our bedroom, so having a mattress specific to our sleeping and physical needs is so important. When choosing a mattress, consider what position you sleep in and the firmness you need.
Area rugs
Area rugs not only add visual interest to a space but can also help absorb sound and add much warmth underfoot. Size matters when choosing the right rug for a bedroom. A rug that measures nine by 12 ft. is ideal, leaving an eight-inch gap between the nightstand and the rug. In a smaller bedroom, an eight-by-
10-ft. rug will work, with nightstands positioned directly on the rug. Leave at least 18-in. of rug peeking out at the foot of the bed. And, as a final rug reminder, select one that you can clean easily – natural fibres work well.
Room temperature
What does design have to do with bedroom temperatures? Remember, a room that is too hot or cold is not conducive to restful sleep. The ideal temperature for sleep is about 18.3C. A cool environment can help promote zzz’s. Look around the room. That heat-throwing fireplace looks lovely but may not be the most practical.
New fireplaces on the market can vent the heat outside or, better yet, into a different room. It’s also a good idea to invest in a smart thermostat, which lets you monitor the temperature via your smart phone or computer, ensuring your bedroom stays at the perfect temperature for sleeping.

GARDEN WORKS
by MICHELLE HOPKINS705 3rd St W, North Vancouver, 604.988.8082
The signs of spring will be here before you know it, so whether you’re thinking about enhancing your yard, porch, or patio, flowers and plants will add visual appeal and warmth. Gardening in pots is a convenient way to add bursts of colour and natural beauty to your environment regardless of how large — or how small — your space is.
“A pot can be used as a point of interest on a deck or at the centre of a courtyard or to help spruce up your gardens,” says Michelle Tornai, purchasing manager of pottery for GardenWorks, a gardening centre with multiple locations including this one on the North Shore. “Grouping pots in threes, in different sizes and heights, looks great and adds way more interest.”
Today’s pots are lightweight, contemporary and durable, perfect for West Coast weather. One of this type of pot at GardenWorks is Italy’s Emma’s Crescent Too line. Made of plastic, the pots come in both round and rectangular shapes. Another lightweight, weatherresistant pot made of natural stone
is the Ro-Cement, great for growing anything from vegetables to standard flowering blooms.
“Our most popular pots are the glazed ceramic pots from around the world,” says Tornai. “They are hand finished, so you get beautiful colours and gorgeous textures. If you are looking for another pop of colour in your garden or patio or deck, the glazed frost-resistant pots provide that.” This collection comes in stunning hues, such as navy-blue jeans, glacier blue, beet root, honey gold and metallic green.
Then, there is the Ficonstone Pottery collection. These versatile containers are made of a mix of fibreglass, cement, sand and stone powder, creating a natural rugged West Coast look. They come in two tones — cement and black stone — and in a variety of sizes and shapes.
Finally, a nod to terracotta pots, known for aging beautifully. However, because they are earthy and porous, they will crack if left outside during the winter.
“The terracotta is more muted rose rather than the traditional bright orange,” says Tornai. “Whatever you choose, be mindful to use the proper soil for healthy plants.”
