Governments… we count on them to provide leadership and do what is right for the masses. In the context of housing, this means, among other things, devising policy that makes sense.

Take, for example, the federal Prohibition on the Purchase of Residential Property by Non-Canadians Act that came into effect Jan. 1, for a period of two years. The purpose was to restrict foreigners from buying homes in Canada, to make more of the existing housing supply available to Canadians. Perfectly valid action, right?

However, as several homebuilding associations have pointed out, the Act actually risks making Canada’s housing supply crisis worse, not better. As written, the Act prohibits Canadian companies with more than three per cent foreign ownership from buying vacant land or farmland for residential development, or from purchasing properties with less than four units on them, thereby inhibiting assembling parcels of land for multi-unit construction.

Importantly, this legislation effectively cuts off access to foreign investment for new home construction (a routine occurrence, as in other industries), putting future housing projects at risk.

Builder associations across the country – the Building Industry and Land Development Association in the GTA, to the national Canadian Home Builders’ Association, and the Residential Construction Council of Ontario at the provincial level – are lobbying for amendments.

Turning to local housing policy issues, the City of Toronto recently tabled its Housing Action Plan 2022-26, which identifies a strong “made-inToronto, multi-pronged and transparent approach to increasing housing supply, choice and affordability for current and future residents.”

Again, this is a sensible, worthwhile and necessary initiative by government.

Trouble is, Toronto is currently without a mayor, given John Tory’s recent resignation, and residents will vote for a new city leader on June 26. In the coming weeks, as potential candidates throw their hat into the ring and map out their platforms, it will be interesting to learn where each of them stands on housing. Some are already saying they don’t necessarily agree with some of the changes proposed in the housing plan – leaving room for doubt about whether they have progressive views on such matters.

You know, the types of positions that will prevent a repeat of the recent federal overreach, and that actually help resolve, not complicate, the issues.

ONTARIO BUDGET TO HELP HOUSING SUPPLY AND CHOICE FOR HOMEBUYERS: BUILDERS

The 2023 Ontario budget tabled on March 23 is expected to help address the housing supply issue facing the province, according to homebuilder groups.

Entitled Building a Strong Ontario, the budget lays out important measures that will support more housing supply and choice across our province, the West End Home Builders’ Association (WEHBA) says. This fiscal plan invests in the future skilled trades workforce and commits to critical infrastructure needed for new housing.

“We warmly welcome the number the important investments within the budget aimed at filling labour gaps and supporting critical infrastructure, so we can deliver keys to more families, faster,” says WEHBA President Terri Johns. “The residential construction industry is encouraged by (the) budget because it means the provincial government recognizes the need to build a strong foundation to construct the 1.5 million homes we need over the next decade, essential to restoring housing attainability in Ontario.”

Investments of an additional $75 million for the Skills Development Fund (SDF) will make it easier for the province to build the skilled workforce of tomorrow. The Ontario Home Builders’ Association’s successful Job Ready program that helps introduce young people to rewarding careers in the skilled trades has been supported by the SDF in the past and we will continue to push for this support in the future.

In addition, an investment of more than $20 billion towards vital highway, transit and infrastructure projects will also create new links throughout the province, help connect people and underpin more

housing options. WEHBA also says it is pleased that the province is continuing conversations with the federal government on exempting the GST/HST on new housing and rental.

“(The) provincial budget takes important steps forward to help accelerate the delivery of housing supply in communities big and small across Ontario,” says WEHBA CEO Mike Collins-Williams. “Making it easier to get into the skilled trades and investing in crucial highway infrastructure will help make it possible for awaiting families to get the keys to their new home sooner and increase the volume and variety of housing options our province needs.”

The Residential Construction Council of Ontario (RESCON) also says it supports measures in the budget to clear long-standing backlogs at the Ontario Land Tribunal (OLT), request that the federal government provide HST relief for new housing projects, and move ahead with major infrastructure

projects such as Hwy. 413 and the Bradford Bypass.

“Boosting our housing supply is critical to the economic well-being of Ontario, and I was pleased to see that in spite of the strong headwinds we are facing, the government is intent on meeting the 1.5-million target,” says RESCON President Richard Lyall. “With a massive skilled trades shortage looming, training the next generation of workers to build those houses is equally important. I applaud the government’s pledge to pump more money into the SDF and the Ontario Immigrant Nominee Program (OINP) to increase the number of skilled trades.

“The backlog of housing-related disputes at the Ontario Land Tribunal is also a concern of the residential building community and we applaud funds being set aside to streamline the process,” adds Lyall. “Meanwhile, we are pleased that Queen’s Park will ask the federal government to come to the table to discuss potential relief for new housing projects, something we have been requesting.”

WEHBA WINS NATIONAL HONOUR FOR TOP LOCAL HOME BUILDERS’ ASSOCIATION

The West End Home Builders’ Association (WEHBA) has been awarded the Home Builders’ Association of the Year Award at the Canadian Home Builders’ Association (CHBA) Leadership Awards.

This significant national industry recognition acknowledges the hard work, ground-breaking changes and strategic initiatives put in place over the past year. The award recognizes overall excellence from across the country by a homebuilders’ association for 2022, for delivering a strong and positive voice for the industry and for supporting the business success of members and their ability to provide affordability, quality and choice in housing for consumers.

In 2022, WEHBA finalized and approved a new strategic plan to guide the association for 2022 to 2024, and took bold steps through advocacy efforts, resulting in important public policy changes towards addressing the housing crisis. WEHBA also strengthened the member experience, pivoted its communication efforts, and managed to grow the membership and quality of services.

The association also significantly increased its community presence and involvement, through numerous community initiatives and by forming partnerships with organizations and institutions that share a similar vision and values.

“We are honoured to receive this prestigious national recognition and are grateful for the support and dedication of the WEHBA staff, members and partners,” says Terri Johns, WEHBA president. “We will continue our longstanding role as an advocate for the industry with various levels of government and we look forward to maintaining active engagement locally, provincially and federally.”

WEHBA member Tom Cochren of Thomas Cochren Homes also received national industry recognition, as he was named Member of the Year at the CHBA Leadership Awards, for his decadeslong contribution to the residential construction Industry. Over the past few years, the WEHBA has made major steps towards increasing

its marketing and advocacy efforts, substantially improving the membership experience and spearheading events and initiatives that support and benefit the local community.

WEHBA also received the top provincial and national honours for local homebuilders’ associations in 2019.

EXPLORING WHOLE BODY ELECTRICAL MUSCLE STIMULATION TRAINING

The fitness industry is full of the latest “quick fixes.” From vibrating belts, to ab rollers, pole dancing, toning shoes, the Thighmaster to vibration plates. From downright dangerous, to mostly marketing to being legitimate trends.

Having been in the fitness industry for decades, and with a history as a Registered Nurse, I have a heightened skepticism for fitness fads, but am willing to try anything that has a strong base in science and common sense.

Keeping muscles strong is extremely important, not only for sports, but for day-to-day functional living and overall health and well-being.

When I was introduced to Whole Body Electrical Muscle Stimulation (WB EMS) Training in 2013, I was intrigued but still skeptical that it could live up to the hype it was receiving in Europe.

After nine years and exponential growth throughout the world, I can safely say, WB EMS is a solution to the many limitations of traditional weight training.

The central nervous system (CNS) in our brain normally sends signals via electrical impulses to muscles in order for them to contract. It is a complex process, one that involves neurons, resting membrane potential and neurotransmitters. The appropriate amount of innervation achieves the desired outcome, whether lifting a glass of water, or running a marathon.

In the late 1700s, it was discovered that muscle can also be externally stimulated to contract by adding a small electrical charge over the muscle.

Because this is exactly the same as what the CNS does, the body sees this as normal.

Flashing forward through much scientific research changing parameters and after hundreds of studies, safe and effective use of EMS on humans was accomplished.

WHAT IS WHOLE BODY EMS AND HOW IS IT ACHIEVED?

Even after years of preparing steak, fish or even chicken, do you still find yourself having to cut into your protein to make sure it’s cooked just right or well enough? Personally, even though I’ve used a typical thermometer, I think it’s due to a combination of its inaccuracy and perhaps some of my ineptness as a grillmaster.

Wading through the sea of gadgets, a good solution is Thermapen ONE by ThermoWorks. It’s an easy-to-use stand-alone hand-held thermometer, high tech on the inside but quick, simple, accurate and compact on the outside.

Thermapen ONE is a follow up to the Utah-based company’s highly successful Thermapen MK4. While looking virtually the same, it’s faster, even more accurate and with a longer five-year warranty period. While it may seem counter-intuitive that the ONE designation comes after four, the ONE refers to the speed at which it will give you a reading, one second and with accuracy within 0.3 degrees C (0.5 F). For comparison, the MK4 gives you an accuracy within 0.4 degrees C (0.7 F), but it requires two to three seconds for a measurement.

Now a second or two may not seem like much, but, for example, if you’re trying to ensure proper cooking for multiple burgers using a single thermometer, every second

counts. It can also save your skin if you’re reaching into a scorching 450-degree oven.

At first glance, Themapen ONE resembles an oversized pocket knife, measuring 6.1-in. wide by 1.7-in. high by 0.74-in. deep and weighing a mere 0.25 lb. (115 g). The hidden 4.9-in. coated probe with a narrowing tip folds out and can extend straight out, up to 180 degrees. The oneeighth-in. (three mm) tip on the probe shaft houses a micro-thermocouple sensor, which is actually what measure the temperature.

It has a waterproof body, a large easy-to-view 6.1- by 1.7-in. rotating LCD display with an adjustable built-in backlight light sensor that adjusts to the ambient lighting, so you can see it on a bright day or at night when its dark.

You can also toggle between Celsius or old-school Fahrenheit temperature scales, set the readings to show increments of either one-tenth or one degree, and set the sleep function to engage from 10 seconds up to 180.

The battery, a single 1.5V AAA, comes preinstalled and is rated to last up to 2,000 hours. Of course, results will depend on use and how often the backlighting kicks in. There is a lowbattery indicator and the unit is smart enough to automatically reduce backlighting to preserve battery power that when the battery is low.

With the picturesque Niagara Escarpment as the backdrop, it was important to, as much as possible, maintain a landscape setting that was harmonious and welcoming for those fortunate enough to call Windfall home. It was important to leverage the abundant natural areas that existed on the site and create a trail system that promotes strong connectivity for waking or cycling throughout the community and beyond. We are very much focused on providing opportunities for an improved lifestyle in all our communities.

What is your target buyer demographic for these developments – active adult buyers who may be retiring and moving north from around the GTA, weekenders who also own primary residences in Toronto…?

When we begin planning a project, of course it is important to envision a place where people will want to live. However, we don’t focus too much on target demographics. We know that if we take our time to work through details on how people will live and interact in our communities,

we will be successful. Many of our Windfall homeowners have come from the GTA, some of which reside at Windfall full time, and yes others currently as a second home.

Presumably, many of these buyers would care a great deal about the environment, and therefore things such as Green features and energy efficiency might be high on their must-have lists. How has Georgian addressed this?

We consider all elements of our homes, the building envelope, mechanical systems, indoor and outdoor environment and choose materials that will contribute to a more energy efficient home.

Wellness is also sure to be on their wish lists. What features does Windfall have that cater to these buyer needs?

Fun active living is easy when you are surrounded by so many opportunities. At Windfall, wellness isn’t just a buzzword, it’s a lifestyle. World-class skiing, golf, boating on Georgian Bay, dining and shopping in historic downtown Collingwood, and of course the onsite sauna, pools, gym, trails are available for the residents to use just outside their door.

Georgian also has Braestone in Horseshoe Valley, quite a unique community. What, if any, features or learnings from that community have been duplicated at Windfall?

Although the amenities are quite different at Braestone, the common theme is the promotion of neighbourliness and community, active living and a connection with the beautiful natural landscapes that exist on and around both communities.

What’s next for Georgian Communities?

We have two new communities we are planning to launch this year. Victoria Annex is proudly located in one of Collingwood’s most soughtafter neighbourhoods. This boutique infill will consist of just 19 units, including a transformed 19th century schoolhouse, an inspired new coach house, and luxury single and semidetached homes tucked closely to the downtown core.

Craighurst Crossing in the heart of the quaint village of Craighurst, rich in charm and history and

perfectly located two minutes to Hwy. 400 and less than 15 minutes to Barrie. Craighurst Crossing’s first phase will offer just 58, minimum 50-ft. lots, set in one of the most desirable woodland nodes within the community. A thoughtful collection of modern farmhouse-style bungalows and two-storey homes will be distinctive and timeless.

And what about Mike Parker? What do you get up to in your spare time? Beyond spending time with family and friends, I have trail running races coming up this year that I’m currently

training for. I completed my first 50K in Saskatchewan last September, and have two more planned for this year in Ontario.

Of all the things you’ve been able to accomplish at Georgian, what stands out as a highlight?

Over time, we’ve assembled a very strong team that is supportive of each other, and although we’ve had success, we are an inspired group who all feel like we are just getting started.

LONDON THE FOREST CITY GETS A BOOST FROM ‘GREEN’ ECONOMY

It’s rather fitting that London, Ont., known as the Forest City for its balance of city and nature, is about to get a serious economic boost from a major Green project in a neighbouring community.

Not that this locale of more than 530,000 residents – good enough for Canada’s 11th largest city – needs a helping hand from outside sources. Indeed, it’s had its own longstanding strength in the education, healthcare, manufacturing,

financial services and information technology industries.

But the local economy is about to get a major boost: In March 2023, Volkswagen, Europe’s largest automaker, announced that subsidiary PowerCo will establish an electric vehicle battery manufacturing facility in St. Thomas, just 27 km away. The plant will directly employ more than 2,000 workers, but auto sector experts suggest suppliers and related

industries could create another 5,000 jobs in the region.

It stands to reason, then, that London, a city boasting millions of trees, almost 500 parks and more than 330 kms of trails, will likely be among the beneficiaries of a project expected to spur economic growth while supporting clean energy.

Meanwhile, the healthcare and education sectors remain steadfast, with the University of Western Ontario and Fanshawe College, and

Victoria, University and St. Joseph’s hospitals among the top employers.

Strong economic performance comes partly from a good natural location at the junction of Hwys. 401 and 402, connecting it to Toronto, Windsor and Sarnia, with additional easy access to border crossings at Detroit-Windsor and Port Huron-Sarnia. Locally, the city is well served by local bus and train stations, as well as the London International Airport.

LOCAL LEADERSHIP

London elected new leadership last fall, as deputy mayor Josh Morgan became the city’s 65th mayor with more than 65 per cent of the votes, after incumbent Ed Holder retired.

And like many municipalities in the province, housing is a major issue facing London. In February, Morgan tabled the City’s Housing Pledge, which laid out its plan to accelerate the supply of 47,000 units by 2031.

To meet this ambitious target, the City will develop a Housing Supply Action Plan in partnership with sector stakeholders including local and regional developers, homebuilders, infrastructure builders, real estate sector representatives and public sector agencies and private businesses that build housing.

“The plan will be developed through a three-pillar approach that will ensure a foundation of financial sustainability, an enterprise-wide system that is resourced to increase planning and approval requirements,

and a shared accountability model that will set out clear metrics for each of the City’s key partners that will be monitored and reported to Council,” Morgan outlined. “Our plan will also incorporate the critical contributions that the creation of new affordable housing units makes in achieving greater housing affordability across our community. As such, London’s existing commitment to build 3,000 new affordable housing units by 2026 will be incorporated into the Housing Supply Action Plan.”

HOUSING AFFORDABILITY

Also like many municipalities in Ontario, the housing market has performed atypically over the last year. Generally favourable for its much greater affordability than larger markets closer to the GTA and Hamilton, pricing has been feeling the squeeze.

According to the latest Royal LePage House Price Survey for the fourth quarter of 2022, the aggregate price of a home in London decreased 8.1 per cent year-over-year to $637,700. On a quarterly basis, the aggregate price of a home in the region decreased 1.8 per cent; the third consecutive quarterly decline. This data includes both resale and new build transactions.

Broken out by housing type, the median price of a single-family detached home decreased 8.2 per cent year-over-year to $652,500, while condos decreased 7.7 per cent to $378,900.

“As is typical during the final weeks of (2022), London home showings and sales slowed,” says Adam Miller, broker and manager, Royal LePage Triland Realty in London. “We have seen a healthier number of properties coming online as of late, providing buyers with more choice. Homes are also sitting on the market longer –about 30 days on average – which is a steep increase from a year ago. I expect inventory will keep growing at a steady pace as spring approaches, but this will be dependent on the trajectory of interest rates.”

Miller notes that higher borrowing rates in 2022 were largely responsible, as buyers and sellers paused to assess the market. The rental market remains hot, as sidelined buyers opt to delay their purchasing decisions amid rising rates and re-evaluate their home buying budgets. Once inflation comes under control and interest rate increases subside, he anticipates that consumer confidence will improve.

“The spring market will likely be healthier compared to last year, with more balanced and less competitive conditions,” he says. “Should interest rate changes plateau in early 2023, it will bring rapid, positive change to the incoming spring market as consumers feel a sense of stability.”

Despite such short-term market challenges, developers continue to bring new home offerings to the London area.

USE THESE PERENNIALS TO ATTRACT BUTTERFLIES AND HUMMINGBIRDS

When Mark designed the garden around his new home, he wanted to “bring the wildlife to the house” by planting lots of perennials right up to the residence that would attract hummingbirds, songbirds and butterflies. We can report that the plan worked, and his family now enjoys the results. But attracting the right kind of wildlife to your yard and garden requires that you plan your plant purchases carefully.

Here are some of our favourite perennials for this purpose. Not coincidentally, all these perennials are terrific garden performers that provide showy blossoms for an extended period of time. Note that growing Zone 2 is Edmonton, Zone 3 Thunder Bay, Zone 4 Ottawa/ Montreal and Zone 5 Barrie.

FOR SUN:

• Foxglove Camelot Lavender. Zone

4. All foxgloves (digitalis) will attract hummingbirds to your garden, but not all of them will bloom as reliably in the second year and for as long as this variety. If you enjoy hummingbirds (and honeybees), you will surely enjoy the extremely

• Blanket Flower Arizona Sun (Gaillardia). Zone 2. In a sunny position in the garden, you can’t keep this hardy perennial down. Showy, three-in.-wide single blooms feature mahogany red with bright yellow petal edges. Prefers well-drained, infertile soils (in other words, sand-based soils).

FOR PARTIAL SUN/SHADE:

• Coral Bells Marmalade. Zone 4. The benefits of growing Coral Bells (Heuchera) are becoming so widely known in Canada that we know some gardeners who have dedicated whole gardens to the species. They tolerate a half-day of shade, thrive in full sun, bloom for several weeks, lend themselves to cutting for indoor use, and never seem to be bothered by insects or diseases. The chartreuse leaves of Marmalade attract lots of attention during the entire growing season, while the soft coloured flowers bloom for up to seven weeks. Great for hummingbirds.

• Coral Bells Palace Purple. Zone 4. Mark grows a group of Palace Purple at the very front of his perennial border nearest the road. They attract so much attention there that it is not unusual for pedestrians to stop, stoop and look at the name on the tag. This popular Coral Bells (Heuchera) variety is larger than average and maintains it’s deep,

dark coloured foliage all summer long, even in a sunny location. The flowers are equally dark – adding a sense of mystery to any garden.

BEST FOR SHADE:

• Hosta Guacamole. Zone 2. While any hosta that blooms will attract their share of hummingbirds, this larger-than-average hosta (Hosta) outperforms most perennial plants in the Canadian garden. Guacamole matures quickly to its full 50-cm size, adds drama to a shady garden with its wide light green leaves and bears creamy white flowers for an excessive four to six weeks in June through July.

• Bleeding Heart Luxuriant. Zone 2 Mark discovered this improvement to the traditional Bleeding Heart (Dicentra) a number of years ago, and has kept several growing near the forefront of his perennial border ever since. Luxuriant blooms for

such a long period of time you may wonder when it is going to run out of gas. Soft rose/pink blooms appear in mid-June and continue through September. Such a nonstop flowering perennial is hard to find. Combined with its winter hardiness, there is no equal in the shade garden.

There are, of course, many other butterfly and hummingbird plants that you can grow in most any Canadian garden, including Bee Balm (Monarda), Butterfly weed (Asclepias), joe-pye wee (Eupatorium), Pincushion flower (Scabiosa) and yarrow (Achillea). These are just a few of our favourites.

Many of us have been thinking of doing some redecorating but are not sure exactly where to start, or if we actually want to do an entire room or just enhance it. In the context of the living room or den, a good place to start is always the centrepiece – the coffee table.

HOW TO PICK THE RIGHT COFFEE TABLE

The design decision isn’t as intuitive as you may think. Here’s what to consider before you make your purchase. Choosing the right coffee table for your space seems simple enough: You walk into your favourite shop, pick a piece you love, go home and voila! But wait a few hours, reflect a little more and you may realize that you made the wrong choice. Like choosing the right couch, finding the right coffee table takes some larger considerations. Size, height and width all matter, as does scale and proportion. Does it have to be kid-friendly or storage-friendly? Does it fit your lifestyle or your room?

CONSIDER SIZE FIRST

Is there anything more awkward than an ill-fitting coffee table? One that’s too high or far too low? The general rule is that you should find a coffee table that is ideally standing at the same height as the cushions, or one to two inches. lower. If you go too far on either side of that equation, it will just look off and throw the whole space into question.

DON’T FORGET PROPORTION

Similar to the above sentiment, look for a coffee table that has the right length in comparison to the width of your couch. In specific terms, this means your coffee table should be two-thirds the length of your couch. So, for a 96-in couch, look for a coffee table that is 64 in. long. Also, think about distance, too: From the edge of your couch to the edge of the table should be 18 in. Why? You want it to be close enough to reach for your drink or put your book down, but far enough that you can stretch out your legs.

BALANCE YOUR STYLE

Find harmony between your couch style and your coffee table style. If you have a substantial couch in a solid block of colour, try pairing it with a “lighter” version of a coffee table that’s glass with a chrome frame. If your couch is more streamlined and smaller in frame, opt for a coffee table that has more weight to it, whether that’s a wooden piece or an entirely solid base.

FUNCTIONALITY

Do you have pets or children? Might be best to opt for a coffee table that

has an oval shape; no hard edges mean no possible injuries. Consider what the primary use of the table will be: Is it purely decorative, for storage or for entertaining purposes? All of that comes into play. Some tables come with shelves or drawers, others with materials that may stain if a wet drink or food is placed on it. Pick a piece that works with your lifestyle.

MATERIALS

Speaking of materials, there is a plethora of different varieties you can choose from, from woods to metal, marble and Lucite. Again, this depends on your overall room (and house) style. You want the coffee table to meld harmoniously with all

your other furnishings and not stand out like a sore thumb. Whether you favour contemporary or vintage, take a quick snap of your space to bring with you on your buying excursion. It will really help store clerks find the appropriate style for you, and you can also remind yourself of exactly how your space looks while out shopping.

CONSIDER MULTIPLE MINI-TABLES

Maybe a bit controversial for some, but sometimes a set of mini tables works better in a space than one larger coffee table. This is especially true of smaller spaces, because it offers a level of flexibility in terms of how you use the tables, and where you put them.

The spring market is around the corner, which means many buyers are gearing up to purchase a new home. At the same time, existing homeowners may find that their mortgage is soon up for renewal. Here are some key things to consider, whether you’re entering the market as a new buyer or navigating the renewal process.

IF YOUR MORTGAGE IS UP FOR RENEWAL

1. Shopping around different lenders can save you money

We’re always eager to get a second opinion when it comes to our cars or an airline ticket, and it’s even more important to do the same for our mortgages. More than 50 per cent of borrowers don’t consider shopping around for a mortgage when it comes time to renew. As a homeowner, it’s important to know that you’re not obligated to renew your mortgage with your current lender, and better options are available. By shopping around at renewal, you have an opportunity to save money not only with a lower rate, but with better mortgage features.

2. Consider prepayment privileges and penalties to save you money

By the time your mortgage is up for renewal, your financial situation and goals have likely changed since when you first bought your home. If you’re now in a position where you are able to pay down your mortgage faster because your income increased, or you’ve received a monetary gift

from a family member, you’ll want a mortgage that allows you to do this without penalties. If your goal is to be mortgage-free, you’ll definitely want to read the fine print and consider the prepayment privileges and penalties associated with your mortgage – as this can save you thousands of dollars down the line.

3. Pay off or consolidate debt and refinance before renewal

If you have a loan that you’re planning to pay off, it’s best to get that finalized before you renew your mortgage. If you find yourself in need of a loan, it’s wise to hold off applying until after your mortgage renews. Having outstanding debt or applying for a new loan could potentially make or break your chances of passing the mortgage stress test. Renewal time is a good occasion to determine if it makes sense to refinance your mortgage and potentially leverage your home equity to pay off your debts at a much lower rate.

IF YOU PLAN TO BUY A NEW HOME BUT YOUR MORTGAGE IS NOT UP FOR RENEWAL

1. Determine your affordability by getting pre-approved

Before you begin your home search, you will want to get clear on how much you can afford. A mortgage pre-approval is an excellent way to understand your home affordability, and can save a lot of time and stress throughout the buying process. It will help you set a clear budget and simplify your home search so that you’re not looking at homes outside of your price range. Although preapproval is not mandatory, it offers buyers a handful of advantages that ensure a positive buying experience.

2. Search for mortgage options outside of your bank

A common mistake many Canadian homebuyers make is that they will often go directly to their bank for a mortgage, without taking the time to explore other options. Believe it or not, Canadians are able to secure a mortgage outside of the big banks through other lenders such as credit unions or monoline lenders. These lenders offer strong mortgage products that may be more suitable to your needs and financial situation. Since mortgage products, features and terms vary from one lender to the next, shopping around is essential and will ensure that you lock in a mortgage that you’re completely confident in.

3. CMHC insurance is required for down payments less than 20 per cent

In Canada, the minimum down payment is from five to 20 per cent. If you’re a first-time buyer with a down payment in that range, you’ll be offered what is called a “highratio insured mortgage.” This type of mortgage requires you to pay CMHC insurance, which allows you to borrow up to 95 per cent of the purchase price of a home while protecting the lender in case your mortgage defaults. The cost of this insurance typically ranges between 2.8 and 4.0 per cent of your overall mortgage amount.
