We hesitate to sound like a broken record, but once again, good news for the new home and housing industry overall bears repeating.
Last issue we highlighted the positive developments that were finally taking place in real estate. As early as February, we could see there was relief on the horizon for housing supply, interest rates, inflation, government policy and other issues that had been causes for concern.
In anticipation of spring, usually “busy season” in real estate, there was a growing number of reasons to feel optimistic. A pause in interest rate hikes from the Bank of Canada (BoC) – and anticipation of a drop as early as spring – and growing pent-up demand, signaled that homebuying conditions were becoming increasingly favourable.
Now, a number of sources are reporting very positive results. Royal LePage says the aggregate price of homes in the GTA rose 5.2 per cent year-over-year in the first quarter of 2024, and 4.8 per cent on a quarterly basis – including 1.4-per-cent growth in Toronto year-over-year. Even better, the realty firm forecasts GTA home prices to rise 10 per cent in the fourth quarter.
In terms of housing policy, both the provincial and federal government have announced major programs to address the housing supply shortage – including a highly anticipated Housing Plan that Ottawa included in Budget 2024.
One caution, perhaps, came from the Bank of Canada’s interest rate announcement on April 10, when BoC again held its overnight rate at five per cent.
With no announcement scheduled for May, this sets the stage for June 5, for what many experts believe will be the Bank’s first rate cut since its last hike in July 2023.
By then, we could well be deep into a frothing housing market in the GTA, with new and resale home sales and prices returning to healthier levels.

MARCH STATS SHOW OPPORTUNITY FOR NEW-HOME BUYERS: BILD
GTA new home sales in March extended the slow start to 2024, with all three months of the first quarter having set record lows for new home sales, according to the Building Industry and Land Development Association (BILD).
There were 1,125 new home sales in March, down 16 per cent from March 2023 and 66 per cent below the 10-year average, according to Altus Group, BILD’s official source for new home market intelligence.
“GTA new homes sales for March came in at a record low as buyers remained on the sidelines,” says Edward Jegg, research manager with Altus Group. “Builders have responded with fewer new launches until sales begin to recover.”
Condominium apartments, including units in low-, mediumand highrise buildings, stacked townhouses and loft units, accounted for 601 units sold in March, down 38 per cent from March 2023 and 73 per cent below the 10-year average.
There were 524 single-family home sales in March, up 38 per cent from March 2023 and 51 per cent below the 10-year average. Single-family homes include detached, linked and semi-detached houses and townhouses (excluding stacked townhouses).
Total new home remaining inventory decreased compared to the previous month, to 19,508 units. It included 16,318 condominium units and 3,190 single-family dwellings. This represents a combined inventory level of 13.5 months, based on average sales for the last 12 months. This remains one of the highest inventory levels for new homes seen in the last decade and, when combined with the decrease of 16 to 18 per cent in the benchmark price since the peak in 2022, this provides a unique buying opportunity for prospective newhome buyers. With ample choice due to high inventory levels, purchasing a pre-construction home today will allow buyers to lock in a price now, while benefiting from lower interest rates that may be on the horizon, when they close.
“While the current situation is very beneficial for prospective new-home buyers, it is a period of increased
jeopardy for builders and developers that is becoming more critical with every passing day,” says Justin Sherwood, senior vice-president of communications and stakeholder relations at BILD. “At the very time when builders should be ramping up production, they cannot, due to a combination of high interest rates, elevated construction costs and slow demand. This is becoming a very concerning situation and persistence of these market conditions risks future housing supply.”
Benchmark prices increased in March for single-family homes and for condominium units compared to the previous month. The benchmark price for new condominiums was $1.05 million, down six per cent over the last 12 months and 16 per cent from the 2022 peak. The benchmark price for new single-family homes was $1.5 million, down 11 per cent over the last 12 months and 18 per cent since the 2022 peak.
INDUSTRY APPLAUDS FEDERAL HOUSING PLAN ANNOUNCEMENT
The Building Industry and Land Development Association (BILD) applauds the federal government for its recent housing supportive announcement and notes that the top-up of $400 million to the Housing Accelerate Fund and $6 billion for a new Housing Infrastructure Fund is exactly what is needed to support housing all Canadians.
“Challenges surrounding existing infrastructure and building new infrastructure, particularly water and waste-water, have created significant development bottlenecks in the Greater Toronto Area,” says Dave Wilkes, president and CEO of BILD. “This commitment by the federal government to invest in critical infrastructure is vital to unlocking housing supply to meet Canada’s rapidly growing population, enabling more homes to be built and will help address the housing affordability crisis.”
The conditions in the federal government’s announcement that municipalities must commit to implementing a three-year freeze on increasing development charges will also assist in further addressing affordability. For years, BILD had been signaling that increasing development charges are contributing significantly to affordability challenges for new owners. Added costs from fees, taxes and charges from all levels of government, add 25 per cent to the cost of an average single-family home in the GTA, and are therefore driving up housing costs. Freezing development charges will stop the upward trajectory of these costs and provide relief to new-home buyers.
BILD says it has urged all levels of government to prioritize investing the critical infrastructure that is needed to get shovels in the ground to build new homes to meet the ever-increasing demand. Coupled
with the provincial government’s housing infrastructure investment announcement in late March, BILD acknowledges the tremendous commitment from the federal and provincial governments to enhancing housing-supportive infrastructure, particularly water and wastewater. It is exactly this type of support and infrastructure that is needed to meet Ontario’s housing objective of building 1.5 million homes by 2031.
BILD says it looks forward to learning about additional measures to address housing supply and affordability, as further details of the federal government’s Housing Plan are released.
On the resale side, the Toronto Regional Real Estate Board (TRREB) calls Canada’s Housing Plan is a historic commitment to addressing the housing crisis that is projected to unlock 3.87 million new homes by 2031.
TRREB is among the industry voices calling for governments to step up and make it easier to build more homes people can afford in the Greater Golden Horseshoe. Canada’s Housing Plan delivers funding and support that will help provinces and local governments end exclusionary zoning, freeze development charges, and build housing enabling infrastructure.
“TRREB is pleased to see that Canada’s Housing Plan commits to helping future homebuyers achieve their dreams through extending mortgage amortizations for firsttime home buyers and increasing the home buyers’ plan withdrawal limit to $60,000 for an individual or $120,000 for couples,” says Jennifer Pearce, TRREB president. “These are important changes that will help keep the dream of homeownership within reach for individuals and families.”
TREBB says it also welcomes the plan’s commitment to provide
funding to build affordable rental units that meet everyone’s needs, including students and seniors, as well as leveraging under-utilized public lands to increase housing supply across the country.
TRREB says it encourages all levels of government to take a “Team Canada” approach to solving our housing affordability crisis.
“Finding an affordable place to call home cannot be a partisan issue that divides us,” says Pearce. “We must unite to meet this historic housing challenge.”

GTA TO LEAD THE WAY IN 2024 HOME PRICE GROWTH: ROYAL LEPAGE
Royal LePage is forecasting that the aggregate price of a home in Canada will increase 9.0 per cent in the fourth quarter of 2024, compared to the same period last year – with the Greater Toronto Area among the leaders in growth.
According to the latest Royal LePage House Price Survey, the aggregate price of a home in Canada increased 4.3 per cent yearover-year to $812,100 in the first quarter of 2024.
On a quarter-over-quarter basis, the national aggregate home price increased 2.9 per cent, an indication that sidelined buyers are rebooting their real estate purchase plans ahead of expected interest rate cuts.
“Consistent with our previous forecast, the market did reach a critical tipping point in the first quarter of 2024, when home prices bottomed out and began to appreciate again,” says Phil Soper, president and CEO, Royal LePage. “Clearly, more and more buyers are motivated by the need to get ahead of rising home prices, rather than adopting the strategy of waiting for mortgage rates to fall.”
Within the first months of the new year, the Canadian housing market has already recorded solid price appreciation and higher sales activity. Starting in July of 2023, the Bank of Canada has held rates steady through
six review periods. This has prompted many homebuyers to come off the sidelines in advance of what they expect will be a more competitive spring market that will drive home prices higher.
“Many consumers – particularly first-time buyers – who have the capacity to transact have accepted and adapted to the higher borrowing cost environment. Thus, the modestly-rising home prices we are experiencing today,” Soper says. “Once the central bank does make a move, and that first highlyanticipated cut to rates is made, even if it is only by 25 basis points, I expect we will see the price appreciation curve steepen upwards when the highly rate-focused crowd jumps into the market.”
The Royal LePage National House Price Composite shows the national median price of a single-family detached home increased 4.5 per cent year-over-year to $845,300, while condominiums grew 3.5 per cent to $591,900. On a quarterover-quarter basis, the median price of a single-family detached home increased 3.6 per cent, while condominiums rose 1.4 per cent.
“Given the strong start to 2024, the cadence of the market for the balance of the year points to a normally busy spring market that will lead into an uncomfortably busy fall. It is clear we are rapidly transitioning away from a buyers’ market and back to an environment where the seller has the upper hand,” notes Soper.
The aggregate price of a home in the greater regions of Toronto and Montreal are forecast to increase 10 per cent and 8.5 per cent yearover-year, respectively, in the fourth quarter of 2024, outpacing price gains in the city of Calgary, which was previously expected to see the greatest increase in home values this year.
GTA HIGHLIGHTS
The aggregate price of a home in the GTA increased 5.2 per cent yearover-year to $1.17 million in the first quarter of 2024. On a quarterly basis, the aggregate price of a home in the GTA rose 4.8 per cent.
Broken out by housing type, the median price of a singlefamily detached home increased 3.9 per cent year-over-year to $1.45 million in the first quarter of 2024, while condominiums rose 3.7 per cent to $733,600.
“The first three months of the year were busier than expected in Toronto and the surrounding regions,” says Karen Yolevski, chief operating officer, Royal LePage Real Estate Services Ltd. “Warm winter weather and the anticipation of tight competition once the Bank of Canada reverses course on part of its steep interest rate hike campaign have prompted some buyers who had been sidelined last year to reenter the market with a renewed sense of purpose.”
In Toronto, the aggregate price of a home increased 1.4 per cent yearover-year to $1.16 million in the first quarter of 2024. During the same period, the median price of a singlefamily detached home increased 3.1 per cent to $1.70 million, while condominiums rose 1.3 per cent to $714,900.

CHALLENGES AND OPPORTUNITIES IN THE GTA CONDO MARKET
BEN MYERSAs we approach the midpoint of 2024, halfway through the decade of the 2020s, it’s a fitting time to reflect on the thoughts and questions emerging during this period. With the decade
commencing amidst one of the most significant public health crises in recent memory, it was inevitable that it would greatly impact the real estate overall, and the residential housing markets. Let’s use this backdrop, along with the multitude of events it has spurred, as a focal point to delve into the present dynamics of the GTA condo market.
New condominium apartment prices and land values often move in
unison, but that started to change in 2021 and 2022 as the costs to build and government fees reduced the maximum amount that developers were willing to pay for land. The bigger influence over the last 18 months has been the rise in interest rates and the decline in new condo price growth expectations. As a result, lenders are re-evaluating the types of loans they’re willing to offer and the terms in which they offer

them, prompting a re-examination of development strategies by developers. The early result has been fewer land sales, project launches and construction starts, which will lead to a supply deficit in three to four years. Rates, fees and costs are exerting significant pressure not only on future development prospects but also on ongoing projects that have already commenced sales. A recent news report highlights the trend, stating that “Residential development projects nationwide are facing a
growing risk of receivership. Elevated interest rates, escalating construction costs and delays, combined with a sluggish real estate market, are all factors contributing to the heightened financial strain experienced by these projects,” according to industry experts.
Lauren White, who serves as the executive vice-president at CBRE, shared insights during a recent appearance on the Toronto Under Construction (TUC) podcast. White emphasized that many receiverships can be attributed to mismanagement, particularly the failure to fully comprehend the length and intricacies of the development process.
During a recent discussion on the Toronto Under Construction (TUC) podcast, a panel of GTA lenders shed light on the challenging landscape faced by new condo projects. In 2023, only five out of the 32 new condo projects launched in Toronto managed to sell more than 65 per cent of their units, a benchmark often necessary to secure construction financing. Consequently, 27 projects are grappling with the need to extend their land loans. The stark reality is reflected in the low sales figures of only 13,000 condos sold in 2023, significantly below expectations. As a result, a considerable portion of these 13,000 units may never come to fruition, with my firm, Bullpen Consulting, estimating that perhaps only 6,000 of those launched units actually commence construction this year.
In the short term, condo prices are flat or declining, reducing the number of investors and buyers overall, leading to more developers looking at building traditional rental apartments.
During a TUC podcast, Devon Cranston, president of Cranson Capital, highlighted the implications of low construction starts in 2024 (due to slow pre-construction condo sales) for future project completions in 2027. This anticipated shortage is expected to drive up rental rates significantly. Cranston emphasized
that for those with a forward-thinking approach, the current period presents an opportune time to invest in rental properties.
The market dynamics and external forces are shaping the GTA condo and rental markets, unveiling a landscape both challenging and ripe with opportunity. In 2024 we’re feeling the lagging negative impact of the pandemic, rising interest rates and construction costs, leading to fewer condo project launches. Slower sales and lukewarm buyer interest has ushered in a period of introspection among developers and lenders, prompting a re-evaluation of strategies and loan offerings. The consequence of today’s uncertainty will be a looming supply deficit projected in the coming years. Developers remain flexible, with a shift towards traditional rental apartments. Buyers and developers must pivot to meet the evolving needs of the market. The forecast for 2027 anticipates a scarcity in completed projects, setting the stage for a surge in rental rates. It may be hard for many retail investors to think about what the market will look like in three years, but hesitant buyers will miss their opportunity, as rates are not expected to stay this high forever.

MUNICIPAL ACTION TO TACKLE HOUSING

JENNIFER PEARCEThe dream of homeownership is slowly slipping further out of reach for countless Canadians. While all levels of government play a role in addressing this housing crisis, much of the responsibility lies with municipalities to expedite the construction of much-needed housing supply with the financial support of the provincial and federal governments.
The Greater Golden Horseshoe (GGH) needs more homes, fast. Innovative solutions are critical to unlocking the potential for accelerated housing builds. The emergence of modular and prefabricated housing is an opportunity to expedite the building process, but developers face regulatory challenges. Modular construction is a faster and costeffective option that will help Ontario meet its housing targets. Introducing much-needed density into areas with underutilized infrastructure is critical to help restore affordability. By streamlining the process, cutting red tape and embracing standardized designs, municipalities can pave the way that meets the demands of a growing population.
A major contributor to the rising cost of housing units are development charges and taxes which add up to 31 per cent to the price of a home, and are passed down directly to homebuyers and renters.
There is also a need to relieve the stress test on mortgage renewals for uninsured mortgages. While the new
Canadian Mortgage Charter is helping address this concern for insured mortgages, most homeowners still face the uncertainty of unaffordable mortgage renewals. The City of Toronto and other GTA municipalities must advocate for changes to the Charter to ensure homeowners have access to fair and competitive mortgage rates.
Zoning restrictions, angular plane requirements and restraints on maximum unit allowances, are limitations that reduce the amount of housing that are built on a given piece of land. Taking advantage of pre-approved standardized designs for garden suites, multi-unit and midrise housing can give major cities across the GGH new opportunities to increase housing supply.
A notable win coming out of the recent Ontario budget is a commitment to develop an attainable housing program, which will include investments in modular construction. While there is more that can be done to support municipalities with their efforts to reach municipal housing targets, this is a step in the right direction.
The federal government has committed to provide more funding to provinces and municipalities as part of the 2024 Federal Budget through the recently announced investment of $6 billion to the Canada Housing Infrastructure Fund for increasing housing supply. Financing for new purpose-built rentals as well as investment to stimulate the uptake of modular and factorybuilt construction techniques are promising. TRREB encourages the provincial and federal governments to work together and implement policies that better equip municipalities to build housing and access funding.

It is well known that homeownership is the dream of most Canadians, both home grown and immigrants. Nowadays, however, with home and condominium prices the way they are, that dream can be difficult to transform into reality. Certainly, people are finding ways to save for down payments, whether it be using part of their RRSPs, qualifying for government programs, turning to parents or grandparents for help, buying jointly with friends or relatives… the list goes on. If none of those is an option, the logical solution is to rent before buying, and currently, there is more demand for rental accommodations than there are options in the GTA.
Today’s condominium investors are helping to lessen this demandexceeding supply situation. Investors realize that tenants enjoy many benefits of living in a condominium. Convenient transit-friendly locations, beautiful amenities, retail/commercial venues on the ground floor, and in general, lowmaintenance living… there are plenty of condo lifestyle perks.
There is, however, a certain stigma to renting, which is disheartening –and unnecessary. Remember that most of us who own homes rented before we could afford to buy. Plus, there are many perks to renting, beginning with not having to save a large down payment. Typically, a security deposit of a month’s rent is required. Then consider the fact that
when you rent in a condominium, you have all those wonderful amenities at your doorstep. Your insurance costs are far lower, and you don’t have to pay property taxes or worry about repairs.
In addition, potential renters need to know that recently, Prime Minister Justin Trudeau announced that in the latest budget, his government introduced a new “renters’ bill of rights” to protect tenants in Canada. Included in this legislation will be a national standard lease agreement, the ability for tenants to negotiate their rents, a $15-million fund for provincial legal aid organizations that help tenants fight landlord abuse such as unfairly rising rent payments, plus a change in federal rules so that making rental payments on time will be considered in renters’ credit scores to help them purchase their first home. The latter will also diminish the stigma of renting versus owning. This is great news, especially for those who may be hesitating.

and Hong Kong. Toronto is heading in that direction, and owners are discovering that tenants can be just as responsible and pleasant as other owners. Families who rent understand that they can provide a wholesome, healthy lifestyle for their children in a condominium. Some buildings even feature indoor and outdoor children’s play areas.
Your financial situation will undoubtedly determine whether you can afford to buy a house or condo, or need to rent instead. When renting translates to low maintenance, convenience and resort-style living in a condominium, keep in mind that the benefits are priceless.

What’s your assessment of the GTA housing market these days?
There are more signs of things heating up, returning to the typical spring market rush, at least on the resale side… The challenges on the development side are a little more chronic…
The Toronto housing market is in an interesting spot right now,
it’s showing both resilience and progression. The market has been slow since last year when prospective buyers started putting off plans to purchase homes as the Bank of Canada held rates steady. However, projections of interest rate cuts later this year could revive it.
This potential for increased affordability could also inspire a renewed wave of buying activity. Currently, the GTA housing market is showing subtle signs of heating up, similar to the typical springtime buzz the market is used to. Toronto, specifically, is experiencing an uptick in home prices, surpassing the growth seen in the broader GTA, highlighting a persistent demand for alternative urban living options.
On the development side, we’re facing a range of long-standing challenges from supply chain to policy. Another challenge is the decreasing construction productivity and quality that have affected buyer sentiment and purchase motivations. Devron’s recent survey highlights the
public’s desire for quality in condo construction, revealing that 93 per cent of residents are dissatisfied with their current options and demanding better standards.
Looking ahead, the market trajectory seems positive, and will likely continue to be shaped by broader economic trends, new policies and demographic shifts.
How much have the last couple years, with higher interest rates and other factors, affected your business? For example, delaying launches or altering pricing or product strategy…? While the industry has been navigating a challenging economic climate, we’ve remained resilient. Our approach has been focused on developing residences that truly meet the needs of today’s homeowners. While these economic factors present challenges, our approach has always been to stay proactive and responsive – making strategic decisions that not only address
immediate market conditions, but also position us for sustainable growth. When times become difficult, we doubled down on our purpose to create higher quality homes that have better value for Torontonians.
Your vision is to create homes that enhance the lives of residents, and buildings that contribute to the communities you develop in… What are some examples of how you’ve done that with current or existing projects? South Station seems like a project that might be quite transitional for the neighbourhood.
South Station is specifically designed to thoughtfully enhance the Weston neighborhood, with a focus on top-tier design from the inside out. Strategically located near major transit lines, the development will improve residents’ access and connect them to the broader GTA.
This underscores our commitment to building communities that truly enhance their surroundings.
Similarly, our latest project 101 Spadina, located in the heart of the city, will offer residents unparalleled access to urban amenities while drawing inspiration from the history of the surrounding neighbourhood. Its design incorporates sustainable building practices and communityfocused features, including a new public park in partnership with the City of Toronto that will provide valuable greenspace for residents and the community alike.

You also mention you’re dedicated to reshaping the perception of condo living and shaping the future of urban housing in Toronto and GTA. How do you foresee the next five years, in this regard? And beyond that?
Looking ahead at the next five years, reshaping the perception of condo living in Toronto and the GTA is about cultivating a sense of pride and belonging for those who choose condos as their homes. It’s about demonstrating that condos are not a compromise but a preference.
Historically, the perception of condo living has been incredibly poor and people have become accustomed to low standards.
According to our recent survey, almost four-in-five GTA residents (79 per cent) believe most Toronto
condos are cheaply made. However, we’re committed to changing this narrative. With 101 Spadina, we are not just creating a building, but changing the experience of condo living for generations to come. The goal is to reimagine these spaces as complete homes, where the focus extends beyond physical walls to the overall lifestyle they enable.
Overall, in the next five years and beyond, we want Toronto’s condos to be seen as the heart of urban living – vibrant, sustainable and integral to the city’s identity. Torontonians deserve more from the condo landscape, and we are committed to offering better options and hope for prospective homeowners.
How important is architecture and design in your projects?
Architecture and design are central to every project we undertake at Devron. This should go beyond aesthetic appeal and influence how residents interact with their living space and the surrounding community.
We believe the design of a building impacts not only its residents but also the urban landscape and the city’s character – an element that GTA residents are concerned about. In fact, our survey found 59 per cent of GTA residents feel that current condo offerings in Toronto are lagging compared with other major Canadian cities in terms of interesting and exciting designs. Therefore, our architectural choices are made with a keen awareness of their long-term implications for the cityscape and the lifestyle of the people who will call these buildings home.
Architecture and design are the vehicles through which we deliver on our promise of quality, sustainability and livability. They are fundamental to achieving our vision of creating spaces that resonate with individuals and contribute positively to the communities we serve.
What are some of the trends that influence functionality and comfort in today’s condos, and how are they changing?
Today’s condos are increasingly influenced by trends that prioritize both functionality and convenience, reflecting the diverse needs and desires of urban dwellers. A significant trend is the design of multi-functional spaces within condos. With the rise of remote work, there’s a growing demand for living areas that can be interchangeably used as workspaces. This has led to the creation of adaptable design layouts, so residents can maximize their space without compromising on style or comfort. Another trend is the shift towards smart home technology, which allows residents to easily control various aspects of their home environment. Sustainability is also shaping the way condos are being designed, with a focus on energy efficiency, the use of eco-friendly materials and the incorporation of greenspaces. As these trends continue to develop, more condos will be developed with residents’ well-being and functionality in mind.

for a long-term home with space and amenities to raise children, and downsizers who want to maintain an active urban life without the burdens of maintaining a larger property.
The diversity of this demographic is reflected in the design of 101 Spadina, which offers a variety of unit sizes and community spaces to cater to different needs and preferences. It’s about creating a place where different life stages can find comfort, convenience and community.
If you could advise the province, or even Ottawa, on housing policy, what would you suggest they do, both now and over the longer term?
My suggestions on housing policy would be to closely align with strategic priorities that we aim to uphold within Devron projects, which emphasize well-built, environmentally responsible and community-focused developments.
To tackle issues that the country has been facing surrounding housing supply, fostering more collaboration between all levels of government and developers to streamline the development process could allow for faster completion of high-quality, sustainable housing projects to meet urgent housing needs.
What’s next for Devron Developments, in terms of residential development?
Looking ahead, our trajectory is promising with several well-built, sustainable projects on the way.

THE IMPORTANCE OF PREPARING A WILL
ROBIN HAMMOND, JD AND JAYSON SCHWARZ, LLMMany people think that they don’t need a Will because they own their assets jointly, or because they don’t have much.
But a Will is not just about financial transactions, it is also about how you leave your affairs for your loved ones to manage without family conflict. Who will care for your minor children if you die? You may think this is an easy answer, but you might be surprised to find that your siblings or parents or in-laws all feel entitled to raise your children. But if the issue is guardianship, why am I talking about a Will?
Having a Will that names your preferred guardian can prevent court battles over custody of children. In a dispute over guardianship of minors, the wishes of the parents are considered to be very important. As a formal legal document, a Will has a lot of persuasive power, or weight, as evidence of the parents wishes in the event of a dispute. In the eyes of the court, it is definitely stronger than a “she said/she said” argument about what other people say the parents wanted.
Another issue that can arise without a will is that your common law spouse will not have any automatic rights to your assets when you die. Without a Will, the only thing a surviving common law spouse can do is find the money to make a court application a part of the estate. And you can bet that the deceased’s family will contest that application
because, if successful, it would reduce the automatic inheritance of blood relatives when there is no Will.
This is why common law couples must have Wills if they want to save their surviving spouse the time, money and aggravation of trying to get any financial support at all, and so that they can leave something for their spouse when they die.
And one more issue to think about: If you don’t have a Will, you don’t get to choose the person who will step into your shoes and make decisions about your estate. That’s right, your estate trustee will be your closest blood relation as determined by law, regardless of your actual relationship with that person. In addition, if you’re an Ontario resident and you die without a Will, it’s expensive and sometimes impossible to have a nonresident of Ontario be your executor So, your executor might be an even more distant family member.
If you care about who will look after your children when they’re grieving your loss, if you care about family harmony, if you care about the financial security of your common
law spouse, and if you care about how your hard-earned estate is managed after you die, you absolutely need a Will.
When it is time to have a Will and Powers of Attorney prepared, please don’t try to do this yourself or have a lawyer who does incorporations try to help you. Check around and find a lawyer who focusses on Wills and estates and will be capable of providing the proper advice on how to structure your affairs. This can be one of the most important documents you need to prepare in your life. Protect yourself, your spouse, your children and ensure what you want gets effected when it needs to be.

The spring housing market in Canada is finally beginning to show signs of life. With rates held steady once again in an effort to stabilize the market, there is optimism that the warmer weather will bring more activity. Adding to this optimism, the Canadian Real Estate Association reported an increase in new listings and sales at the end of March into April, signaling a potential upturn as we head into the
spring season. For first-time buyers, this might be an opportune time to make a grand entrance into the market once and for all.
WHAT CAN FIRST-TIME BUYERS DO TO PREPARE THIS SPRING?
1. Budget beyond purchase price If you’ve saved for your down payment – that’s great news. However, heading into the spring, you’ll want to make sure you’ve budgeted beyond the purchase price of the home. For instance, closing costs, which make up 1.5 to 4,0 per cent of a home’s purchase price, need to be taken into account. There are

Second, it’s leverage. Spring is likely to bring more buying and selling activity and thus a more competitive market. Not wanting to compromise, we aim to create a magazine-worthy look in our homes. When designing a space, many of
us look to fabrics and colours as our inspiration. But why not look down and get inspired by your floors instead?
Flooring is one important aspect of your home that should not be overlooked. Whether you notice or not, flooring can make a large impact to the overall aesthetic of your
space. When it comes to the more permanent finishes in your home, such as flooring, it is important to find materials, styles, and colours that suit your functional needs, while complementing your style.
For several years now, we have witnessed a huge expansion in flooring products, colours and
finishes. We are all familiar with traditional hardwood and engineered. Traditional hardwood, due primarily to the installation method, is not a customary option for condo living. Engineered wood, on the other hand, can be a great option for condo flooring. Much like natural hardwood, engineered wood floors add wonderful warmth and elegance to a space, but with the added benefit of being lighter in weight for condos.
The trend has moved away from the cooler, grey-toned wood to soft natural warm tones, rich walnuts and a resurgence this year of rich, deep colours such as espresso. While the lighter tones are a perfect neutral foundation that integrates well with anything from a more minimalist, organic style to traditional; these warm yet darker tones can create a sense of luxury, drama and sophistication.
Technology has expanded and now more than ever, the “faux” options of flooring look more and more like the real thing, and can also be a less costly option for your home. They are not only highly durable with waterproof options, but beautifully texturized to appear natural looking while being low maintenance.
Laminate, which has been around for quite awhile now, is a hard surface flooring that is manufactured using material such as medium- or highdensity fibreboard which forms the core. Luxury vinyl, on the other hand, is a soft surface flooring product that is flexible. It comes in a variety of installation options, providing not
only a great look but comfort, as well. Luxury vinyl is available in an abundance of fantastic options that have the look of wood, stone or other natural material.
Vinyl composite core, on the other hand, combines the best features of laminate and luxury vinyl. Boards are rigid planks that click together like laminate but are constructed from a water-resistant vinyl composite material that gives them the flexibility of vinyl flooring that can be installed anywhere – even bathrooms and laundry rooms. By using longer, wider boards for your flooring, irrelevant of the product type, you are not only creating a more contemporary feel that draws inspiration from European design, but it can also give the optical illusion of making your space appear larger; especially if you continue the same floor throughout your entire space. This is especially alluring in smaller spaces such as condos, so don’t be afraid to think big in your flooring selection.
While on the topic of “wood” floors, we should not forget parquet as an option. Parquet flooring is pretty much a mosaic of wood pieces combined to create a pattern.
The most common patterns for parquet are basketweave, diagonal and herringbone. Parquet flooring was trendy in the 1970s and 1980s, however, we have seen a resurgence in recent years. The modern version of parquet is a classic, luxurious, “Euro” look for flooring that is durable and affordable.
Flooring often does not get the attention it deserves, and though it may seem a bit unconventional to imagine that flooring could, in fact, be the root of the designs for your space, with today’s flooring options, it’s definitely possible. Your floors are a core part of your home, setting the stage for your design and decorating. Beautifully worn, 100-year-old floors tell a story of their previous life while still inspiring a vibe of eclecticism and current design trends. Herringbone floors feel elegant, sophisticated and well-curated. Warm toned, wideplank floors can create an inviting and cosy vibe, while the lighter blonde tones can convey a more contemporary feel.
Whatever style, texture and colour of flooring you have, it undoubtedly has inspired the look and feel of your home.

TIPS FOR DECK AND TERRACE DECOR 14
by LISA ROGERSWe Canadians love our outdoor space – decks, terraces, balconies, and if we’re lucky, backyards. And no wonder. Even though we had a relatively mild winter, we are literally dying to spend more time outside and watch the flowers and trees come alive. And we want to stay out there – listening to the birds, the burble of a water feature, watching the sun set, connecting with friends and family.
As the pace of life quickens and as our house sizes shrink, the outdoors is literally the last frontier – and the reason why we’re spending so much more on making the back yard, or deck or balcony a destination oasis.
Out with the white plastic chairs and plexiglass tables, in with the fire pits and heaters giving us a much longer outdoor season, deep-seated sectional sofas, teak
dining tables and chairs, carpets and strings of lights. Outdoor furniture manufacturers have been eager to meet our need to linger outside with a wider range of furniture, with longer lasting frames, fabrics that retain their shape and water resistance, and cushion foam that stays comfortable.
HERE’S WHAT YOU NEED TO KNOW:
1. Plan out your space according to how you intend to use the deck. If you are a big reader or sun tanner, but don’t like eating al fresco so much, then give over more space to living room type furnishings, and tuck a small dining table, maybe with leaves, off to the side and out of the way.
2. Carefully check out materials. There’s teak or treated pine, as well as metal mixed with wood, solid aluminum, stainless and wrought iron. Of these, teak and aluminum last the longest, and are probably the most expensive. Teak you need to baby a bit, while aluminum just wipes clean.
3. Consider modular furniture – pieces that fit together as a sectional or stand alone as chairs – for flexibility. You can change the seating arrangement to suit the occasion or your mood.
4. Decks aren’t just for daytime. Small white lights are magical when strung from house to tree. Add candles around the edges of your deck or terrace – flameless ones are safer. An ethanol fire pit not only creates mood, but keeps feet warm, and the best thing is they can be moved around.
5. Music really adds to the ambience, not so loud your guests can’t hear each other or that the neighbours will complain, but as background.
6. As for styles, the sky’s the limit, and they can reflect your dream destinations, or they can reflect the decor of your home. Fancy a week in the Hamptons? Check out sectionals in whitewashed and weathered greys – made from resin wicker – with East Coast fabrics like navy and white stripes (in water repellant fabrics). Prefer life in a Park Avenue brownstone? Then wrought iron with deep charcoal cushions set amidst a row of boxwoods might be better for you.
7. Don’t forget the floor – wood flooring tiles are easy to install, and create an immediate room setting, especially with the concrete of a condo balcony. Add an outdoor rug to pull it all together.
8. There’s nothing like dining al fresco, and if you’re the type who likes tons of people over, an expandable table might be the best choice. Classic wrought iron tables look great and last forever but are pricey. There’s always teak, but it’s pricey, too, so check out the budget-friendly teak alternatives which work equally well. If your deck is on the small side, go for stackable dining chairs.
9. Stow outdoor dining essentials – bright coloured table mats and napkins, covered lanterns or candle holders – near the back
door or in a waterproof storage bench. Make sure to keep throws handy to ward off the evening chill.
10. An umbrella will shade the table from the sun and rain; one on a tilt arm can be adjusted to follow the sun all day. The new pergolas do the same and more, especially when fitted with a retractable canopy system, or screen in against bugs.
11. For privacy, especially on a condo balcony, you can create a privacy “wall” by positioning a row of evergreens in matching containers along the edges of your deck. You can also erect lattice or bamboo screening, then add wall mounted planters and a water feature for an instant retreat.
12. Depending on the space you have, hammocks are well worthwhile for the down time they afford –snoozing or watching the stars. Add colourful pillows and a sea of planters for a cosy destination.
13. Containers are the way to go for gardening. They come in all shapes and sizes and materials (remember that resin is lighter and therefore easier to move around). Depending on the direction they face, condo balconies are ideal for herbs and tomatoes but they need a lot of water, so make sure you have proper drainage. Tropical plants love sun and add a festive air to your deck – you can also bring them in come fall. If you have less direct sunlight, fill tall tapered containers with ornamental grasses for a clean, modern, minimalist look.
14. Just like inside, the deck is made livelier with the addition of some artwork, such as wrought iron grills, architectural salvage, window frames (with or without mirrored glass).

RENOVATIONS CAN HELP HOMEOWNERS AGE IN PLACE

Recent research indicates that given the choice, the majority of older Canadians would like to remain in their homes as they age. Planning ahead is crucial to ensuring you have the ability to age in place – in your own home and within your community. Is your home suited to doing so? There are many modifications, large and small, that you can make to your home so that it meets your changing needs as you age. Your best bet is to start by having a conversation with a renovator, who will be able to guide you. I encourage you to choose a RenoMark renovator. permits, as well as a minimum of $2 million in liability insurance.
While the entire home needs to support aging in place, bathrooms and kitchens are common areas where homeowners can begin thinking about modifications. Popular upgrades in the bathroom include raising the toilet seat and installing grab bars. Smooth transitions between floor finishes and slipresistant flooring can help prevent falls. A curbless or wheel-in shower provides easier access and more independence, as does seating in the shower and a hand-held shower head on an adjustable rod.
When it comes to the kitchen, the layout may need to be modified to allow for free, clear access. Faucets and appliances should be easy to operate. For storage within easy reach, you could speak to your renovator about installing drawers and upper cabinets that lower with a slight pull on a handle. Consider a varying-height kitchen island or counter to provide both seated and standing working surfaces.
Financial assistance is available to offset the cost of upgrades and renovations that increase accessibility. The Home Accessibility Tax Credit (HATC) offered by the federal government can be used to offset costs. More information is available from the Canada Revenue Agency at canada.ca.
