JELD-WEN’s Northern Tri-Pane Collection windows provide unparalleled performance for your home

WINNING WINDOW’S

A

by SARA DUCK

re you contemplating an update on your home’s windows this year? You may be surprised to learn that replacing your dated windows is a good investment that offers a strong return on what you spend. Not only will you increase the curb appeal of your home but replacing your windows with energyefficient ones can reduce your energy costs, too. As a trusted brand in the Canadian building products industry, JELDWEN is one of the world’s leading manufacturers of reliable windows and doors. JELD-WEN’S new Northern Tri-Pane Collection boasts some serious performance benefits. Here is a breakdown of what makes these windows stand out from the rest.

Did you know? Tri-pane windows from JELD-WEN are designed with more robust frames for increased durability.

1

SUPERIOR EFFICIENCY The exterior pane insulates the interior panes, which helps reduce home heating and cooling costs.

24

RENO + DECOR |

JUNE/JULY 2022

TRI-PANE versus DUAL PANE Why tri-pane windows outperform

dual pane:

33

per cent more low E coating means superior UV resiliency.

50

per cent more insulated air space means reduced condensation and increased efficiency.

50

per cent more glass-fill significantly increases thermal performance. Every Northern Tri-Pane Collection window is specifically designed with a more robust frame designed to accept a triple-pane insulated glass unit that enhances performance and durability.

2 3 ENHANCED HOME COMFORT

The extra air space between each pane acts as a second layer of insulation. The interior panes reduce radiant heat and condensation, allowing for more cold-weather humidity and eliminating dry, winter air.

EXTERIOR NOISE REDUCTION The interior panes reduce exterior noise and increase interior noise attenuation, creating a quieter, healthier environment.

tip JELD-WEN is a recognized leader in manufacturing energy-efficient products and has been an ENERGY STAR Partner since 1998. Linen is a durable natural fibre derived from the flax plant and has been around for more than 6,000 years. (It was used to preserve mummies in Egypt!) This sustainable fibre can wick away moisture, making it an excellent fabric for bedding. Linen is also naturally antibacterial, so it is a great choice for window treatments and accent pillows. In addition, the fabric is synonymous with summer and can give you that outdoor feeling indoors all year long.

WHAT WAS THE INSPIRATION BEHIND THIS POWDER ROOM RENOVATION? As the last untouched space on our main floor, I wanted this small powder room to go above and beyond. I believe powder rooms are meant to be a little over the top, so I said yes to pink tile, yes to gold accents everywhere, and yes to a space that brings my family joy every time we walk into it.

Lifestyle blogger and designer Candace Alongi of The Minted Mama creates a pretty pink powder room abounding with sparkle and style

FAVOURITE DETAIL? Lighting makes or breaks a space for me. I used a larger version of the chandelier in another room in our home and loved it so much that I also decided to install it here. The matching sconces were an absolute must, and together they added just the right amount of luxe and glamour to the powder room.

BIGGEST CHALLENGE DESIGNING THIS SPACE? Selecting the paint colour! Believe it or not, there are hot pink walls beneath this beautiful grey hue. The lesson learned is to keep ‘wow’ factors to a minimum, especially in a small space. The tile wall delivers such a significant impact on its own, that it doesn’t need anything else to compete with it.

WHAT ADVICE DO YOU HAVE FOR HOMEOWNERS WHO ARE AFRAID TO USE PINK IN THEIR DESIGN PALETTE?

WHAT ARE THREE KEY ELEMENTS TO DESIGNING A BEAUTIFUL AND FUNCTIONAL BATHROOM?

Balance out this overtly feminine shade with bold elements that anchor the space and make it welcoming to all. Also, start small if you’re nervous about introducing it on a larger scale. Begin with pieces that don’t feel like a commitment, such as throw cushions, artwork, or a beautiful vase.

1. Step out of your comfort zone and create an eye-catching focal point. 2. Use materials that can stand the test of time (even with repeated use by little ones). 3. Be sure there is plenty of storage to hide all the essentials you don’t want anyone to see!

ho says you must have a large backyard to enjoy the outdoors? Jaclyn Genovese, luxury interior designer and founder of Spaces by Jacflash, re-vamped this small backyard in Yorkville into a luxurious and functional living space. So, how did she do it? Genovese and her team started with their client’s existing dining set and swapped their old red umbrella and seat cushions for

rich, warm grey and charcoal-toned ones to make the setting feel more sophisticated. “We opted for neutral and organic colours to create a peaceful, low maintenance oasis,” says Genovese. Luxury living doesn’t always mean breaking the bank. Her team mixed an inexpensive IKEA rug with a streamlined, luxurious Restoration Hardware sectional, then paired the sectional with textured woven cushions. A cement

fire pit that doubles as a coffee table was placed in the space to create a cosy atmosphere. And, as a final, unique touch, a once empty area of the backyard was filled with a modern, customwood shed installation and Dynasty Toronto enhanced the space with potted plants. Genovese agrees that accessories are the key to bringing any space together. “A rug, cushions and various plants and planters bring life to any

The final result is a sophisticated and stylish retreat that her clients will enjoy for years to come. For more design inspiration from Spaces by Jacflash visit: spacesbyjacflash.com

Storage

This kitchen is all about storage, which is a key aspect to any well-designed kitchen. The upper and lower cabinets allow for items to be stowed away discreetly while the glass cabinets offer the ability to showcase practical and personalized items such as longstem glassware and vases.

2

Bold countertops and backsplash

There is no doubt that the backsplash and the countertops in this kitchen make a dynamic design statement. Keeping these two elements the same creates a cohesive yet ‘wow’ factor look.

3

Contrast Although this is a white kitchen, Ovadia creates dimension and contrast by adding the right amount of black and a hit of shine with gold details throughout the space. The herringbone wood flooring adds warmth and texture to the area, mirroring the soft gold touches.

Unexpected colour Think a white kitchen is boring? Think again! Designer Dvira Ovadia created a light kitchen bursting with visual interest and functionality. R+D breaks down the key details that make this cooking space a masterpiece.

4

To finish off this stunning cooking space, Ovadia adds a pop of muted red in the openconcept dining area. This unexpected infusion of colour adds dimension and a playful element to this kitchen. For more design inspiration visit dvira.com

accessible renovation

Free

g n i l e e wh by MARLENE EISNER

Interior designer Cynthia Soda worked with the team at HGTV’s Holmes Family Rescue to fix a previous poorly done reno and turn a house into a beautiful and functional home for a couple and their wheelchair-bound son

A

few years ago, when Iwan and Ivona decided to start a family, they sold their small downtown condo and bought a fixer-upper in the suburbs. They hired a contractor to start some renovations, which were poorly done, but before they could have them fixed, Ivona became pregnant. Three months after their son Noah was born, he was diagnosed with cancer, which left him left unable to use his legs. The earlier renovations had left chipped and broken tiles and uneven floors, which make it difficult for Noah, who is now five, to get around the main floor in his wheelchair.

Challenge #1: The floors OOO The biggest challenge was to provide a seamless experience for Noah in his wheelchair. That meant replacing all the floors. “I wanted a flooring that would suit the whole main level from front to back, for it to be attractive, tough and durable, and be a smooth transition for Noah’s wheelchair,” explains Cynthia Soda, owner and principal designer of Soda Pop Design Inc.. Soda chose Gemtec’s Hardwood Masterpiece white oak DaVinci from Twelve Oaks, an engineered hardwood floor

that is waterproof, child- and pet-friendly, has a durable wood core and comes with a lifetime residential warranty. “It looks and feels like wide-plank solid wood but the core is a dense rubber with a laminated back and a fused veneer

top, so there is no way water can get in,” she says. This is an important detail because the wheels of Noah’s wheelchair are often wet coming inside from out of the rain.

Challenge #2: The kitchen OOO The smallish kitchen needed to be updated and, as mentioned, the tile floor was a mess and a danger for Noah in his wheelchair. A lot of thought was given to choosing materials that were durable to withstand knocks and bangs from the wheelchair, and ensuring the overall design would be barrier-free to allow Noah to participate in kitchen activities. “The client had mentioned to me they would sit Noah on the counter when he wanted to help cook. I thought about what they wanted to do and how to keep him safe, and went with a countertop and Invisacook by Ciot,” explains Soda. “The technology is safe, cold to the touch and takes up no space. It actually looks like there is no cooktop on the counter because the Invisicook is installed underneath the countertop. Plus, the benefit of the induction cooktop is that it doesn’t get hot so he could sit anywhere on the countertop and not get burned if it’s off, plus it saves space.” Other kitchen adjustments included continuing the tile finishes on the back of the island to reach the floor, dropping one end of the counter to desk height so Noah could food prep or do homework, and installing appliances such as a pull-out microwave drawer at an accessible level.

Challenge #3: Noah’s bathroom OOO The main floor bathroom is also the family’s primary bathroom, so the aim was to make it accessible but not look like a hospital setting. Renovated to accommodate Noah’s needs, there were a lot of little details to consider, including working with a critical clearance zone of a five-foot turning radius for the wheelchair, enough room to accommodate the length of the grab bar located at the right of the toilet, and three-feet of clearance to get in and out of the shower. It was those critical clearances that determined the size of the overall space. “Other factors we had to think about was how high the countertop should be, what would be the slope required when Noah washed his hands in the sink, and even a tilted mirror so he could see himself,” says Soda. And since he uses a different wheelchair for when he showers, the roll-in shower was designed with a half wall to hide the wheelchair when not in use. “For this family, not having the equipment visible all the time was thoughtful and considered his needs, but it also didn’t have to be seen all the time.”

cedar hedge Growing and maintaining a

by MARK & BEN CULLEN

One of the most asked gardening questions we get is: Is it OK to trim my cedar hedge now?

C

edars (Thuja) are one of the most versatile evergreens in Canada, with very few areas in the country where you cannot grow at least one variety of cedar.

When can you trim? The truth is , you can trim a cedar hedge almost any time of the year. However, we recommend the spring and autumn.

Most cedar trees will grow relatively consistent throughout the growing season. Spring pruning allows you to shape the plant before it pushes a flush of new growth. From late in the summer until early fall, cedars will

PRUNING TIPS

1

3

When pruning, always shape the bottom of the hedge wider than the top. This allows even exposure to sunlight and helps to keep the entire cedar hedge looking thick and healthy. If your hedge has been ignored for several years, you can still bring it under control by removing up to one third of the foliage each year until it looks the way that you want it to, but be prepared for the appearance of bare wood for a couple of years as the plants fill in. A cedar hedge will live for 30 to 60 years depending on the variety and its location.

PLANTING CEDARS

1 2 3 4 5

6 push new growth if there is moisture in the ground and the temperatures are not too high.

Is it true that cedars attract mosquitoes?

What kind of cedar makes a good hedge?

No, this is not true. Cedars get this reputation from growing naturally in low/wet land where mosquitoes tend to breed. It is the environment that breeds mosquitoes, not the cedars themselves. What is true, is that cedars are your best bet for a fast growing, evergreen hedge in most parts of the country.

In central and Maritime Canada, the native White Cedar (Thuja occidentalis) is the most popular to use as a hedge. It is inexpensive and is often dug from native plantations, almost bare root. It generally doesn’t grow for a year or two as it puts down roots in the soil, but when it does grow, you can expect up to a metre of new growth each year. Expect the first flush of growth in year three. We recommend Brandon cedars for Prairie gardeners and Emerald cedars for the B.C. coast and lower mainland.

Be patient

7

Mark your line with a string or garden hose to get the hedge straight. Dig a trench 1/2-metre wide and 1/3-meter deep. Back-fill the bottom of the trench with triple mix (1/3 topsoil, 1/3 peat and 1/3 compost). Stand your cedars upright in the trench before piling the remainder of the triple mix on their roots. Once the cedars are lined up straight and you have added the remainder of the triple mix, step firmly on the soil as you plant, making contact between the soil and the roots of the new trees. Water thoroughly and stake every two metres with a T-bar or two-inch by twoinch stake, using heavy gauge wire to secure them in place. Most important! Don’t be too ambitious when choosing your new cedars. New trees about one metre high will establish much more quickly than large, two-metre high specimens, unless the large trees have been nursery grown.

Your cedar hedge will grow and mature into a thing of beauty as time passes, and you attend to the annual trimming (yes, only once a year will do the trick). Plus, you will have an investment that grows in value each year – unlike installing a fence.

trend expert

outdoor living trends by BILHA KANGETHE

I

f we had to choose one word to describe outdoor living post-pandemic, it would be “reawakening.” During the last two years, our backyards have shifted from sporadic weekend barbecues, parties and warmweather grilling, to invaluable real estate that can function as an extension of our indoor spaces. In line with that “reawakening,” the production of furniture, decor and accessories has evolved to cater to this expanded functionality. Trends for summer 2022 are focused on all-year-round entertainment, durability, ultracomfort and styles geared to giving a nod to the ultimate backyard getaway, while bringing all our indoor luxuries to our outdoor spaces.

Petaluma LANTERNS. crateandbarrel.ca

LOVE AT FIRST LIGHT Lanterns are our favourite go-to accessory when styling outdoors. Constructed from everything from rattan to ceramic and modern porcelain finishes, lanterns are now available in multiple sizes and silhouettes for all styles. Set the tone to your evenings with these lovely pieces, and watch the sun go down in style and elegance.

GLAM IT UP Accessories and decor are taking centre stage and adding the glam we need to take our entertaining experience to a new level. Mimicking finely crafted ceramics, refined wood-grain patterns, ceramic glazed finishes and joyful pops of colour that are fun to mix and match, melamine dishes and carefully crafted acrylic glassware are serving it up outdoors so we can get excited for all our cocktail parties, and achieve an elevated barbecue experience. Indoor/outdoor area rugs hand-loomed in a polyester fibre are great for durability and infused with fade-resistant properties. Geometric, minimal and neutral, a luxe boho vibe or graphic coastal stripes, they cater to our styling needs.

he Manitoba Home Builders’ Association recognized the best renovation projects undertaken in Manitoba over the past year at the MHBA’s annual RenoMark Renovation of the Year Awards. This year, entries were featured in seven different award categories – Additions, Kitchens, Bathrooms, Exteriors, Whole House, Outdoor Structure and Basement. Each project nominated for the RenoMark Renovation Awards is a stunning display of what professional renovators can do in terms of updating and upgrading your home. This year’s Award winners were announced at the MHBA’s Renovation Awards Night Reception on May 19, 2022. The full awards video can also be viewed on the MHBA’s YouTube page. This year, 49 different projects by 10 outstanding MHBA RenoMark renovators were nominated for awards. Each entry consisted of before and after photos, blueprints and drawings, a detailed description of the work done, design details and any additional information that might contribute to this comprehensive package. Judging was done by a panel of judges who reviewed every entry in every category. Everybody has been spending more time at home over the past year. As we do, many are taking this as a great time to get that home renovation project underway. Whether it’s something that they have been longing to improve in their kitchen or a bathroom that

needs updating, Manitobans have been investing into their homes during the pandemic. Many of us love our neighbourhood and love our house, but we also discovered that we need change. Maybe the colours and styles from 10 years ago just don‘t cut it today. You may feel that traffic flow and entertaining guests is encumbered by a bevy of walls and rooms and it’s time to open things up. Maybe there’s a reason no one goes down into the basement anymore. Or maybe you need more room for a growing family. An addition is like creating a whole new living space; a whole new lifestyle for your family without the hassles associated with moving. If you’re considering a renovation, look to the standards and practices of a professional RenoMark renovator. MHBA renovators follow the highest professional standards in Canada. The Code of Ethics and tips on what to look for when hiring a renovator can be found at the Manitoba Home Builders’ Association website at www.homebuilders.mb.ca. The MHBA website has great tips, videos, and a full listing of our renovator members by visiting and clicking the “Renovating your home?” button. On the following pages, you will see some amazing projects completed by MHBA RenoMark Renovation of the Year award winners. Look carefully and then envision your next renovation project for your home. Hire a RenoMark renovator and your renovation might just end up being featured as the Renovation of the Year.

he weather is finally warm after a long, cold, snowy, not to mention slow and wet spring thaw. After these long grey months, many people wish to be surrounded by colour. The question designers are often asked is, ‘how do I introduce this into my home?’ In theory, the desire may be strong, but when it comes to actually implementing the scheme, many people decide to go with neutral colours instead. Why are most people apprehensive to use colour?

People fear that: • Purchasing a piece of furniture in a colour may go out of style. • They will grow bored of their colour selections. • They could be making the wrong decision. • Using too much or too little colour may not achieve their desired look. Colour can affect your mood and emotions. It has the potential to incite cheerfulness, excitement, calmness, and even refresh the mind. We use colour every day to express ourselves, whether it is through our clothing, make-up, or hair colour. This approach can be transferred to our homes with research, careful planning and the boldness to allow yourself to express your colour infused personality into your home! The first step is to begin researching current interior design concepts and ask yourself which ones you relate the most to. The following are some interior design concepts to start your brainstorming.

Vintage Embrace the past where vintage textiles are repurposed and retro period pieces are used. Take comfort in worn surfaces and different sheen 60

levels. Together they emphasize the diversity in design. Use timeless colours, heritage fabrics and rugs.

Modern Vintage Take a bright and fresh approach to an interior that appreciates the past, but is refreshed and seen in a new light. Clean lines paired with character pieces create a timeless vision in your home.

Understated elegance A subtle palette that utilizes soft colours paired with high contrasting textures and finishes. Light warm wood tones combined with soft notes of cream, blue, green, and greys are used in a restrained aesthetic. Shells, glass, crystal, marble, granite with subtle washes of metallic are often used. The palette speaks of quality.

Biophilic interiors Inspired by the beauty of Mother Nature, this pallet contains natural shades paired with nature, greenery, and natural light. This centers on how we experience a space and

our connection to nature. It often explores sustainability in our furniture and how we can eco-manufacture them. Interiors relate to the outdoors with the use of soft tones, wood, natural stone, and textured surfaces inspired by nature.

MiniMalist This is a backdrop that embraces white, soft grey, charcoal, and black. Space is the canvas with notes of contrast, carefully crafted with pops of colour. Interior spaces center on the idea of reductive design elements to rid the space of unnecessary ornamentation and decoration.

discoVer yoUr style! Start by creating a portfolio of images from resources like the internet, magazines, show homes, or any space you love. Examine the colours in the space and think about how the space makes you feel. Is it serene, stimulating, formal or informal, cozy or open? Then, make a list to help determine what best reflects your family and lifestyle.

What is the character of your family home like? action oriented Your life is busy, bustling and you are always on the go, whether it’s partaking in sports or practices. You value a home full of fun and laughter. Vivacious active people are often attracted to oranges and reds or strong colours and strong contrasts.

oUtdoors and natUre You would rather be outside experiencing nature and when you are at home, a sense of peace and harmony is prevalent throughout. You enjoy a sense of contentment about yourself and those who surround you. Colour preferences may be towards blues and greens, or a composition of cool hues combined with warm coloured accents. Retreat colours could be a combination of neutrals using textural elements. Think rattan, textural fabrics and wooden pieces with pronounced grain patterns for visual interest.

what coloUrs are in yoUr fUrnishing?

Is there a piece of art that you love, or even a rug or a swatch of fabric? Consider the colours in the piece, then select a main colour with one or two accent colours that can be a part of the colour scheme.

Consider the colours in your existing furniture and decorations. These will influence your selections and how you apply this new scheme to your home.

rooM orientation Note how the sun shines into your space. Typically, north facing rooms do not have direct sun exposure so the light is softer. These rooms are often cooler and using warmer shades will balance out the space. South facing rooms see more sunlight and this could be an ideal space to play with darker colours.

floors and caBinetry

Are you imaginative and outgoing but also value introspection and privacy when you’re at home? Colours like yellow, pink, and even pastels can have an uplifting effect on moods and express liveliness and happiness. Alternatively, a low contrast, monochromatic palette, with variations of one colour, may also appeal to this group. It is likely that you may view your home as a combination of the above characteristics. By understanding your family dynamic and needs, you can determine the colour concept that best reflects your home and family.

If you are planning to replace your floors or cabinets, consider using a neutral colour as these tend to be costly upgrades. Using neutral colours will give your space a timeless appeal and takes into consideration that your taste may change before your budget allows for replacing. Use colour in easily replaceable items like cushions, vases, and other accessories. Don’t forget to remember that upholstered items will wear out and paint is an economical yet dramatic colour tool.

consistency Be sure to carry the colour scheme throughout the entire home. By using a different colour from your palette, you can create a different balance by playing with proportions. Colour has the ability to unify space and create harmony.

hierarchy Select a colour that you would like to use as the main colour. Then pick one or two accent colours and use them sparingly. If the colours are used uniformly in a space, they will compete with one another and create discourse.

accessories When it comes to choosing accessories, pick pieces that relate and enhance the overall scheme. Colour is an essential tool to communicate personality in your home. Now that you’re equipped with a guideline for colour selection, it’s time to express yourself using colour in your home!

Are you still unsure and feeling cautious? Call a designer! We are equipped with the ability to give constructive feedback and tweak as required. A consult can help you prevent making costly mistakes and meet colour with confidence!

EXTERIOR RENOVATIONS

I

enhance your home

f you live in an older house, chances are that you will want to update or replace cladding, doors and windows at some point. Exterior renovations can give new life to a “tired” home and reduce maintenance significantly. At the same time, you can improve the energy efficiency, security and general comfort of your home. When you are ready to begin planning, talk with a professional renovator to get ideas and a sense of cost. Make sure it’s someone who is experienced in exterior renovations and can offer you both sound technical advice and design assistance.

A new look

Maybe you simply want to update the appearance of your home, or maybe you want to transform it with a different look – now is the time to explore the possibilities. To begin with, there is a great selection of quality exterior cladding products – bricks, stucco and siding in many different materials, colours, sizes and styles. Renovators sometimes mix and match materials to create attractive, customtailored exteriors. Replacing your doors and windows can make a big difference to the overall appearance and brightness of your home. With the huge selection of windows and doors on the market, your best bet is to consult with your renovator: Which style, materials, sizes and types would work best? Can you add more windows? Should you increase the number of windows that open and close for a better airflow? Can you add a sidelight to your main doorway for a more welcoming entrance to your home?

The possibilities for upgrading or adding a porch, a deck, overhangs and decorative finishing touches are almost endless. Looking at other people’s homes and browsing through magazines is a good first step. Also, ask your renovator for suggestions. Experienced renovators can often see possibilities that you might overlook.

Energy efficiency

Replacing your siding presents the perfect opportunity to upgrade the insulation from the outside. Based on the existing structure, your renovator can suggest a number of different approaches, such as adding a layer of rigid or semi-rigid insulation or installing an air barrier to reduce leakage. An experienced renovator will also know what to avoid – for instance, trapping moisture between two vapor barriers. Your renovator can advise you on the right new energy-efficient windows to help capture the sun’s heat on the north side, block out sunlight and excess heat gain on the south side and to cut glare. Also check the Office of Energy Efficiency at Natural Resources Canada for helpful information on upgrading the energy efficiency of your home.

Security and safety

With today’s new products, it’s easier to secure your home. Exterior doors can be fitted with dead bolts and strong locks, and windows can be installed with solid locking mechanisms. Consult with your renovator about other measures you can take, such as bars on basement windows. If you have been thinking about a security system, this may be the most cost-effective time to install one.

Replacing your doors

and windows can make a big difference to the overall appearance and

brightness of your home.

Good lighting is also important to safety. Install lights wherever visibility is an issue – over entrances, along walkways and next to sheds or garages. A programmable timer or lights that are photo- or motionsensitive offer additional security when you are away from home.

Lower maintenance

One of the great benefits of today’s exterior building products and materials is low maintenance – no more summers spent scraping, sanding and painting siding, trim and windows. As you select the products and materials for your renovation, consult with your renovator to make sure you understand the maintenance requirements.

The little details

An exterior renovation is also your chance to add the touches that make life just a little easier – moving exterior taps to the right location, replacing taps with frost-free hosebits. and installing or relocating outside plugs. Take advantage of your renovator’s experience and ask for more suggestions.

getting started

Protecting your

home

S

by WAYNE SAGE

omeone is going to have to remind me why we live in this inhospitable climate, and it can’t just be the BDI and the Blue Bombers. The climate transitions we go through each year are like no other place on earth and our homes must be designed to function and endure through all these extreme conditions. Luckily, there has been a massive amount of research done (much of it by your provincial and national Home Builders’ Associations) and if operated and maintained properly, your home system is designed to work well through almost all conditions. At this time of year (this year more than most), we receive calls filled with panic and horror that the roof is leaking and water is coming into the kitchen, or that the basement is flooding and water is everywhere. Let’s talk about these two situations and what is likely happening. Your attic space is designed to function as an integral part of your home system and is not just a place to store grandma’s old trunk. Insulation and venting of these areas is critical to your home’s performance. What’s happening this time of year is that poorly vented or improperly sealed off insulated attic spaces have been building up moisture from your home all winter. It then forms as ice on the underside of your roof, and without adequate ventilation to take it away, continues to form all winter. Come spring, this ice begins to melt and like most things, takes the path of least resistance. This moisture usually finds its way onto the kitchen table through all those pot lights which were likely one of the culprits with unsealed vapour barrier. It is commonplace for this to happen As for your basement, water home maintenance is so critical here. Again, a more than adequate system has been designed where excessive ground water finds its way into your perimeter weeping tile and flows into your sump pit and is pumped out somewhere other than your neighbour’s lawn. Simple, but so many maintenance tasks must be done

to ensure that this system works properly. Make sure your sump pump is plugged in and working, that the discharge hose is clear and working and is taking pumped water far enough away from your home‘s foundation. Have you had your drain system cleaned out recently? These can clog and if water cannot get into the system, it will build up against your foundation wall and will yet again, find the easiest path of resistance into your home. Usually, it’s through those snap tie holes the home builder’s labourer forgot to seal because he wanted to go home early on a Friday afternoon. These are just a couple of the issues that can cause major problems. However, they are easy to address and will ensure that your beautiful home stays dry and is protected.

Wayne Sage is the owner and President of Harwood Design Builders, a multi-National and Provincial award-winning Winnipeg Design - Build contracting firm, winning 18 top five placements for best renovations in Canada, including a Best in Canada win.
