By the time you read this issue of Active Life, the provincial election will have passed and we will have re-elected the Conservatives, or chosen to go in a new path with a new premier. However Ontarians voted, it’s clear that housing will be part of the province’s agenda for years to come, and rightly so. If you’re in the active adult demographic, you’re likely to have benefited from years of homeownership, and are now in a position to downsize, rightsize, or otherwise to move to a community that truly suits your lifestyle. Some of the most pressing issues facing the housing industry in Ontario – namely supply and affordability – may not affect you too directly. But they absolutely do impact the homebuying wishes and abilities of your kids, grandkids and other future generations. Indeed, the issues matter to them, to you, to all of us. And regardless of whether your chosen candidate won on June 2, or how you felt about the various party leaders’ proposals to address the housing issues, the conversation will continue. It matters. For further context, see our Western View column on page 26 in this issue. Mike Collins-Williams, CEO of the West End Home Builders’ Association (an area, by the way, which is home to numerous active adult communities), explains the extent to which these issues are hurting all of us. “One-and-a-half million homes,” he writes. “That’s how many homes need to be built over the next decade, just to keep up with Ontario’s expected population growth. At our current rate, we are simply not building enough to keep up with that demand.” The numbers – not just the amount of homes we need to build, but the price growth that has resulted from our housing policy to date – are staggering. And they affect us all. Meanwhile, if you’re in the market for a new home in an active adult community, there are some real gems available in various areas in the province, as content in this issue illustrates. So, enjoy your new-home buying experience. You’ve earned it. And, hopefully, as the housing industry challenges are addressed, future generations can, too.

GTA NEW HOME MARKET SLOWS IN APRIL The GTA new home market showed signs of slowing in April, from the exceptionally strong pace of the past year, the Building Industry and Land Development Association (BILD) reports. Total April new home sales of 3,645 units were down 29 per cent from April 2021 though still six per cent above the 10-year average, according to Altus Group, BILD’s official source for new home market intelligence. Single-family homes, including detached, linked and semi-detached houses and townhouses (excluding stacked townhouses), accounted for 571 units sold, down 47 per cent from last April and 54 per cent below the 10-year average. Sales of new condominium apartments, including units in low-, mid- and highrise buildings, stacked townhouses and loft units, with 3,074 units sold, were down 24 per cent from April 2021, but 40 per cent above the 10-year average. It was the fourth highest number of condominium apartment sales for April since Altus Group started tracking in 2000. “The unpredictability in construction costs, the supply chain disruptions

and the strikes our industry is currently experiencing are expected to impact housing supply in the GTA in the coming months,” says Dave Wilkes, BILD president and CEO. “Combined with the factors affecting the larger economy, we are likely to see some volatility in the housing market in the months ahead.” “New condominium apartment sales are down from last year, but would have been viewed as robust in the pre-COVID world,” adds Edward Jegg, research manager at Altus Analytics, Altus Group. “The headwinds of rising interest rates and soaring inflation are starting to

act as a drag after an exceptional 16 months. Meanwhile, singlefamily sales continue to languish as affordability issues persist.” The benchmark price for new singlefamily homes in April was $1.78 million, which was up 28.1 per cent over the last 12 months. New condo units rose to $1.19 million, up 12.3 per cent over the last 12 months. Due to a number of new project openings in April, total new home remaining inventory increased, compared to the previous month, to 9,327 units, comprised of 7,936 condominium units and 1,391 singlefamily lots.

REALTORS CALL ON PROVINCIAL LEADERS TO SAVE THE DREAM OF HOMEOWNERSHIP Leading up to the provincial election on June 2, Ontario realtors were calling on all political parties and candidates to prioritize housing policies that will ensure future generations have a shot at owning a home. Released by the Ontario Real Estate Association (OREA), the 2022 Election Housing Platform: A Home for Everyone puts forward solutions to save the dream of homeownership in Ontario. “As of March, 10 out of 36 real estate markets in Ontario had an average home price over a million dollars, and six others are on the verge of breaking the million-dollar mark,” says OREA CEO Tim Hudak. “High prices are driving young families right out of the province to find a home they can afford. Ontario stands to lose its edge as one of the most attractive places to raise a family or start a business because of the runaway cost of housing. For a political party to win in June, they need to show voters they have the solutions for Ontario’s housing affordability crisis.” OREA’s platform offers eight bold solutions to address Ontario’s housing affordability crisis, including: • Doubling the Land Transfer Tax (LTT) Rebate for First-Time Home Buyers: To keep pace with the rapid increase to housing prices, the LTT should be indexed to inflation and doubled from $4,000 to $8,000. • Ending Exclusionary Zoning: Local zoning rules continue to hold back much needed starter homes that people can afford. The Province should use the Planning Act to implement as-of-right zoning in Ontario’s highest-demand urban neighbourhoods to allow for the building of duplexes, triplexes and

fourplexes on lots traditionally zoned for single-family housing. • Getting dirty money out of Ontario Real Estate: The government of Ontario should create an Ontariomade public beneficial ownership registry that would require home purchasers to identify themselves to land titled authorities to reduce instances of money laundering through real estate. “What used to be a GTA issue, is now a province-wide problem,” says OREA President Stacey Evoy. “Smaller, more rural communities are seeing rapid increases in housing prices unlike any other time in history. The housing affordability crisis will not fix itself. We are at a turning point and Ontario needs significant leadership

from the government to ensure more Ontarians can find a great place to call home.” Limited housing supply, pandemicrelated factors and changing demographics have resulted in skyrocketing housing prices across the province. Ontario home prices have tripled in the last 10 years, OREA says, but average household incomes have increased only 30 per cent. According to a recent affordability report from the National Bank of Canada, it would take 26.5 years – or 318 months – for a Toronto resident (making $195,000) to save a down payment on an average priced home in the city. MAJORITY SUPPORT EXPANDING INFRASTRUCTURE TO SUPPORT MORE HOUSING: POLL New public opinion research by IPSOS, released by the Building Industry and Land Development Association (BILD), demonstrates that 71 per cent of those surveyed agree with expanding municipal boundaries to enable more housing to be built at the periphery of GTA municipalities. Similarly, 78 per cent of those surveyed support the building of more roads and highways to support residents and growth in the GTA. “It is not a question of choosing between building more homes to accommodate a growing population and protecting the environment,” says Dave Wilkes, president and CEO of BILD. “While those opposed to taking the necessary steps to accommodate the GTA’s present and future growth like to present these as stark ‘either-or’ decisions, the reality is that with modern land development, building techniques and regulatory requirements, we know it is possible to balance both.” The survey found that less than half of GTA residents (44 per cent) are aware of the regulatory framework that governs the environmental aspects of building new homes and that only one-third of GTA residents (35 per cent) felt that building a new housing community is bad for the environment. When these groups were made aware of the regulatory requirements and industry environmental practices, more than a third were less likely to believe building homes harms the environment and this rose to over half when informed of the energy efficiency of new homes. “There is a clear disconnect between perception and reality,” says Sean Simpson, senior vice-president, Ipsos Public Affairs. “The majority of GTA residents clearly favour the

addition of more housing supply and transportation infrastructure. Of the minority who believe that building homes is bad for the environment, a large percentage (56 per cent) are not aware of the regulations and practices already in place to protect the environment, and many report that their opinion shifts when presented with the facts.” The research found that a majority of GTA residents (92 per cent) agree that we are in the middle of a housing affordability crisis. Four in five also agree that we are in the middle of a housing shortage crisis (81 per cent) and that we must balance environmental regulation with the need to build more homes more quickly (81 per cent). However, local opposition to adding housing supply within existing communities remains strong, with more than half (55 per cent) of residents opposing

the construction of a highrise condo within a half-km of their residence, and slightly less than half (47 per cent) of residents opposing a midrise building within a half-km of their residence. “There is almost unanimous agreement that the GTA is suffering from a housing supply and affordability crisis and that adding supply is the solution,” says Wilkes. “This must be done by adding gentle density in existing communities and enabling new, denser, more land-efficient development at the peripheries of GTA municipalities. “This research demonstrates to our leaders that the public supports the idea that growth and environmental protection can be balanced. By taking action now, a legacy can be created to meet the needs of a rapidly growing population and preserve our collective quality of life.”

The latest iteration of the Fitbit Charge series, the Charge 5 has taken health and wellness tracking up a huge notch. It’s been redesigned, maintaining for the most part the functionally of the Charge 4, its predecessor. It gets a new body and an entirely new look. Gone is the plastic housing, swapped for a still sleek and sturdy slightly thinner and rounder stainless-steel case. The greyscale touch screen and side button are a thing of the past,

replaced with a colour AMOLED screen which is twice as bright, and which you can now see much better in direct sunlight, and a plethora of new coloured watch faces. EDA STRESS-MONITORING AND ECG

Its two largest enhancements by far are the EDA sensor, which measures your body’s stress response and its ECG capabilities, a test that measures the electrical activity of your heart. The former measures stress by monitoring even the most minute changes in the sweat glands of your fingers through a simple two-minute test. The latter, a 30-second test, records electrical signals and looks for signs of AFib – atrial fibrillation – an irregular heart rhythm that might necessitate a conversation with your doctor. It already has a built-in heart rate sensor that measures your pulse 24/7. You can optionally set up monitoring to alert you if your heart rate goes outside a desired range. While many factors can affect your heart rate,


a high or low heart rate may be an indication of a heart condition that requires medical attention. Beyond heart health, the Health Metrics dashboard in the Fitbit app offers a holistic view of other key wellness metrics. These include your breathing rate, variations in your skin temperature and SpO2 , a measurement to estimate your blood oxygen saturation level while you sleep. Active Zone Minutes can also alert you to a target heart rate during a workout. With the Premium app, you can also track long-term trends and personal ranges. Some of the other new features include a Water Lock, so the screen will not illuminate, wasting valuable battery power when in the water, an Always-on mode if you want to continually monitor your stats while working out without the display turning off. Other features added to the Charge 4 model in 2020 and still present in the Charge 5 are builtin GPS functionality added to keep track of your location-based workouts, the ability to save your data, navigate through adventures in real time, share the journey with friends and family and, on occasion, even leave your phone behind. And Sleep Mode turns off notifications and disables the screen, so you’re not disturbed at night. Fitbit never sleeps, but it can keep tabs on you when you do. Ever wonder how much deep sleep, light sleep, REM sleep or how much time you’re awake during the night? The app tracks that. A lifting of the wrist quickly displays the date and the number of steps taken. Tap it again and see your

heart rate and again for the distance travelled today, calories you’ve burned and more. A quick swipe gives easy access to a stopwatch and a battery indicator that gives a visual and a percentage of battery life remaining, so you know when it’s time to recharge. What you see and when will, of course, depend on which of the more than 20 virtual watch faces you select from the companion app. FUNCTIONALITY BEYOND HEALTH AND WELLNESS

From the app’s dashboard, you can set fitness goals, track workout routines and embark on new challenges. The app offers weight and nutrition guidance and tools, and measures your hydration. You can also use it for some of your daily work or home-related activities. ALARM ALERTS AND MESSAGE CAPABILITIES

Functions of the Fitbit I’m now hard pressed to do without. and you might be too, are alarms, alerts and messaging capabilities. While you might think of these as redundant smartphone features, having them built in is a definite plus – especially if your phone isn’t handy. Alarms are handy for more than just a morning wake-up. They can be used to alert you of an appointment or perhaps a reminder to take medications. And instead of a loud racket disturbing the entire household, your Fitbit will gently vibrate to notify you. And it has a snooze button as well. Fitbit can also be configured to receive notifications. It will vibrate and, with a quick glance, you’ll see calendar alerts, text messages and who’s calling your phone. This can be extremely handy, especially when pulling out your phone is inconvenient or just not a good idea, You’re also able to accept or reject a phone call – of course, there’s no mic or speaker to take the call. If you

have an Android phone, you can also use your Fitbit to send back quick auto-replies. And finally, another handy feature is FitBit Pay, enabling you to make contactless payments from your wrist – if it’s supported by your financial institution. (There are only a select few in Canada). Battery life is rated at seven days without recharging. Results will depend on many factors, including display use and GPS connectivity, amongst others. I’ve been typically getting about four or five days. This is just an insight into some of the vast number of features and benefits of the Fitbit Charge 5. There is also a full array of accessories and a wristband to suit any taste. If you want to step up your health and wellness gig with a little added functionality and are not necessarily in the market for a full-fledged smartwatch like a tablet shrunk down to fit on your wrist, then the Fitbit Charge 5 is certainly the charm regardless of age or level of activity. It is important to note that these types of devices are designed for general wellness, and certainly not a replacement for proper medical attention. DEFYING AGE DON’T LET THE NUMBER OF YOUR YEARS DEFINE WHAT YOU CAN OR CAN’T DO

Years ago, a client told me that she and her husband had decided to sell their home where they had raised their children, invested time, energy and finances into making it “perfect,” including a beautiful sunroom where they enjoyed morning coffee, evening reading and looked out on lovely, low-maintenance perennial gardens. Her reply when I asked why genuinely shocked me. At 60, she was anticipating that they would no longer be capable of doing the upkeep and was especially worried that they soon would not be able navigate the stairs. I get it. Downsizing makes sense. Why have unnecessary space requiring upkeep, or perhaps you physically cannot, or finances are tight. But what I was noticing was a trend to what I have termed “anticipatory disability.” Neither my client nor her husband were physically incapable, but were anticipating that they would become “less able.” The truth is, many of us do struggle with physical limitations. Bad backs, knee issues and arthritis are realities of aging. Both my husband and I have some of each. However, it is essential to continue to work your body to keep muscle tone. My mother never stepped foot in a gym. Her workout was managing the home and gardens and walking everywhere. Her body was strong to her last breath at 99. A year-and-half ago, my husband and I moved from a suburban home

to a sprawling century home on almost an acre, when I was 59 years of age. It was a dream for me. I love century homes, and had always wanted one that had good bones, so I could give it new life. I’ve wanted to grow my own veggies, to be in nature with outdoor activities a step away, to have room to host our friends and family. Before moving, much of my time was spent at my computer for work. My physical and mental health was starting to struggle. I know that studies strongly support being outside, as it can lead to significant health benefits, including improved blood pressure, boost in mental health and decreased cancer risk. I wanted to be somewhere that was conducive to promoting this lifestyle. So, I’ve built raised gardens boxes, moved dirt, gravel, furniture, run countless times up and down the three level of stairs, planned and executed renovations inside and out, and hosted many family and friends. Is it all rainbows and butterflies? Of course not. And when it gets to be too much, we will move.

In the meantime, I am still working, so I take breaks and get outside almost every day. That is why they make raincoats and down jackets. Even if I don’t feel like it, I tell myself I’m only going to weed the one garden bed, or walk around the block; once I’m out, it always amounts to more. Consequently, I am mentally stronger than I ever have been, and physically I feel decades younger. My time in front of the computer is also more productive, so it is a win-win. To be clear, I’m not advising you to do this. It’s not your dream (and always remember, not to start a physical program without the approval of your family doctor). I am only saying don’t let the number of your years define what it is you can or can’t do. Don’t let fear hold you back. After all, we told our children they could be anything they wanted to be. Maybe building a garden box isn’t your journey, but walking your local trail system is. Start today. Even if it’s just one small step at a time. Start slow and build it up. If your knees are a problem, stay on a flat surface and wear a brace. Go at an easy pace to start, but slowly push yourself and know that the reward of conquering a physical or mental fear is just as rewarding now, as it was so many years ago.

With the housing market showing no signs of slowing, investment properties are a great way to take advantage of the upside. Whether you are buying an investment property with a partner, family, friends or on your own, it’s critical to have a succession plan. There are many different ways to purchase investment property. You may buy it alone, with a spouse or with friends. It may be your decision to use an investment vehicle such as a corporation, limited partnership or trust. The impact of how you proceed will have ramifications with respect to income tax payable on income earned from the investment and capital gains, should the property be sold or posthumously on your estate if something should happen. Are you buying with your partner as joint tenants, so if something happens to either, the survivor gets the property tax-free? Are you buying with a friend as tenants in common, so upon death, your estate receives your portion? Are you buying through a corporation, and if so, have you done a separate Will for personal property to exempt those shares from probate or administration? Is the 24

property in a family trust, and upon your death, nothing happens, as the other beneficiaries continue? As you can see, the process is not easy. The way you structure your investment portfolio is critical to your family and your future. It’s important to retain the right lawyer and accountant tax advisor. Get someone who looks holistically at your situation, and is proactive in advising you on the best route to follow. FOREIGN PROPERTIES

With much of the world reopened and people looking to travel again, a condo in Aspen or Miami, or a beach house in Mexico could be both a fun and profitable venture. It is important to understand how to protect your foreign investment. If you own property in a foreign jurisdiction, having an Ontario Will might not be sufficient. Not all foreign jurisdictions will recognize such a document as valid. The rules are different in every jurisdiction. It’s always best to play it safe and speak with a professional in the jurisdiction where you are buying the property, to ensure your investment will be

distributed the way you intended. In some cases, it might be enough to simply have a second Will covering only your foreign assets. It is important, though, that if you have multiple Wills, they are professionally drafted so that they are coordinated with each other, and neither revokes the other. No matter how or where you purchase your investment it’s important to have a team that can advise you. Your lawyer should be able to quarterback your transaction and make the process of finding foreign estate and tax advice, and closing your deal, as dreamy as your new vacation rental.

One-and-a-half million. Read that again. One-and-a-half-million. That’s how many homes need to be built over the next decade, just to keep up with Ontario’s expected population growth. At our current rate, we are simply not building enough to keep up with that demand. “We must dramatically increase housing supply and variety, to ensure everyone has a fair shot at attaining a home that works for their needs,” says Bob Schickedanz, president of the Ontario Home Builders’ Association. “Now is the time for political parties to commit to fixing the endless process, regulation and restrictions that have made it impossible to build more homes at the rate we need.” The numbers are staggering – and not just home prices. Ontario’s Ministry of Finance projects the population will grow by 2.27 million

people over the next decade, leading to approximately 910,000 net new households, primarily couples planning on having children. Of those households, it’s estimated that 195,000 of them will live in highrise units, while the rest will live in all other home types, at a time when Canada has the lowest amount of housing per population of any G7 country. Those are needs for 10 years from now, but if we look a decade back, the average price of a home in 2011 was $329,000. Today, you have to reverse the “9” and the “3” for an average 2022 price of $923,000. That’s a 180-per-cent price jump, while the average income has increased by only about 38 per cent. One can only imagine what it will be in another 10 years if we don’t build more housing, starting right now. “We won’t be able to regulate or tax our way out of this shortage; we’ll only be able to build out of it,” Schickedanz says. And he means not just detached homes for single families; it’s townhouses, duplexes and triplexes, so that we have the right mix of homeownership. Building more homes for the future will mean voting and governing to change red tape laws today, particularly around zoning regulations. For example, in medium-sized cities such as Hamilton and Burlington, a huge percentage of land has zoning restrictions limiting housing options to only singledetached homes. Combine those zoning rules, the average price

increase gaps between homes and wages, and it’s no surprise that between July 2019 and July 2020, 60,000 people left Toronto and Peel Region for other parts of the province, driving to qualify for family-friendly housing that met their needs. Now prices have increased in those areas outside of the GTA, as well, and with demand only growing, all parties need to have housing as their top priority. “If you go back five years, about 100,000 people have left the Greater Golden Horseshoe to find homes elsewhere, and here is where the housing crisis affects everyone,” Schickedanz says. “Migration like that affects everything – employment, labour availability, the buying power of locals who are pushed out of the market.” The OHBA says the provincial election campaign marks a critical point in the crisis. All parties must show not only how they will increase supply to get those million homes built, but also that it is the right mix of housing, which will require addressing those outdated red tape regulations. FORT ERIE GROWING IN SIZE AND STATURE by WAYNE KARL

When people think of the Niagara Region, the images and places that most likely come to mind are the Falls, of course, and popular towns such as Niagara-on-the-Lake, Grimsby and St. Catharines. A little further down the recall list, perhaps, might be Fort Erie – but those days may be over. Some, in fact, call the town of 32,901 a hidden gem. Indeed, Fort Erie is one of the fastest growing

communities in the region, with a 7.1-per-cent population gain over the last five years, and a correspondingly high level of residential and commercial development. Like the Niagara Region itself, Fort Erie is blessed with a great natural location – essentially a peninsula within a peninsula, surrounded on the south by Lake Erie, and to the east and north by the Niagara River. Fifty-five per cent of the population

of the U.S. – including Buffalo, basically a kilometre away right across the river – and 62 per cent of the Canadian population is within an 800-km radius. Key among the attributes is proximity to the Peace Bridge, North America’s second busiest international land border crossing, and international crossings in Niagara Falls and Queenston/Lewiston are just minutes away.


Fort Erie is comprised of a number of hamlets, including Crystal Beach, Bridgeburg, Ridgeway, Stevensville, Douglastown and Black Creek, and boasts a rich history and blend of rural and urban living. Crystal Beach is a particularly popular lakefront community, so named for its clear waters, and the site of a former wellknown amusement park that was a favourite for both Canadians and Americans from 1888 to 1989. Indeed, the lake and river serve as a natural playground for yachts, sailboats, powerboats and other watercraft. The ultimate result of all of this appeal is unbeatable potential for business and lifestyle choices in Fort Erie – the latter explaining why the town swells in population by about 10,000 in summer, as seasonal residents flock to beachfront properties. There’s also plenty of landbound appeal here, with more than hectares of parkland, 33 parks, 45 kms of recreation and nature trails, numerous waterfront parks and access points, playgrounds and splash pads, sports fields and conservation areas. And downtown at Crystal Beach, the Summer Waterfront Concert series begins July 10 this year.

For history buffs, there are few better attractions in Ontario than Old Fort Erie, built on the river’s edge in 1764, and pivotal in the War of 1812. A visit to this historical site will take you back in time, with tours, musket demonstrations and the annual Siege of Old Fort Erie re-enactment, during which British, American and First Nations soldiers depict Niagara’s important role in the war. But it’s not all about the past in Fort Erie, as more and more people from the GTA and elsewhere in Ontario are learning of the town’s appeal as a homeownership destination. And developers are delivering in kind. Silvergate Homes, for example, is building Harbourtown Village, a limited collection of single-family homes and townhomes at Erie Beach. 4 SIGNS IT’S TIME TO REFINANCE YOUR MORTGAGE

The days of record-low interest rates are almost behind us and you’re probably wondering what the impending rate hikes will mean for you and your current mortgage. With inflation and prices rising across the board, you’re likely seeing your monthly expenses inch higher, too. If you’re looking for ways to access additional funds, pay down some debt or lock in a lower rate while they’re still available, it might be time to consider refinancing your mortgage. A mortgage refinance occurs when a homeowner breaks their mortgage before the end of their term (such as year three of their five-year term) to secure a new one. Or, if at the end of their term, they decide to change their mortgage, such as by borrowing more or increasing their amortization period. This can be done with your current, or a different one altogether. Most homeowners will look to refinance for any of the following reasons: TO LOWER YOUR MORTGAGE PAYMENTS

With prices of fuel and food rising, you have likely noticed a spike in your monthly household spending and are trying to budget better as a result. One way to take the burden off your monthly expenses is through a mortgage refinance. Doing this allows you to change the terms of your mortgage contract and increase the length of your amortization, which can help to lower your monthly mortgage payments. 32 Active Life |   June 4–July 30, 2022

For example, let’s say you have 14 years left on your mortgage with a balance of $593,000 remaining. If you want to lower your monthly mortgage payments, you can simply increase your amortization to 25 years. At a 3.7 per cent fixed rate, this will reduce your payments from $4,527.87 to $3,032.68. This saves you $1,495.19 per month and increases the amount of interest you pay over the remainder of your mortgage term.

THE BEST TOMATOES ON THE BLOCK

Tomatoes are the most popular garden vegetable in Canada, by far. They are easy to grow just about anywhere there is heat and sun. There is a huge variety of tomatoes to choose from, 36 Active Life |   June 4–July 30, 2022

in colours ranging from white, yellow, orange, red, green and purple. We grow a lot of tomatoes and several different varieties each year, including some heritage varieties. Our favourite include Sweet Million cherry tomatoes, which work well in containers; Big Boy, a good mediumsized, disease-resistant tomato; and any of the big juicy beefsteak hybrid tomatoes. If you are planning to preserve tomatoes for winter use,

you must grow some Roma or San Marzano paste tomatoes. If you have your tomatoes planted, keep in mind that the care you give the plants early in summer will determine the quality of your harvest. HeRe is ouR Recipe foR THe besT TomAToes oN THe block

1. Buy short, stocky plants with dark green foliage (no yellow leaves and no root bound in the pot).


2. Plant in the ground once the temperatures are warm – a minimum of 20 C. 3. Fill a large, half bushel sized hole with triple mix (one third topsoil, one third peat moss and one third compost or composted cattle/steer manure). 4. Plant the tomato up to the second set of real leaves – deeply. And push the soil firmly around the main stem of the tomato to give the soil and plant contact. New roots will develop along the stem, producing a stronger plant. 5. Water using a compost tea solution (take an old pillowcase half filled with compost, drop it in your rail barrel and leave it there for 24 hours). Or fertilize with your favourite tomato food. Keep in mind that tomatoes are heavy feeders. Follow directions on the fertilizer package or continue to water with compost tea. You really can’t go wrong with the stuff. 6. Stake in mid-June, using a spiral aluminum stake. No tying, no fuss.

Timing is everything – get to this job before the tomatoes begin to bloom, as staking will double your crop as a result of getting them off the ground. Staking your tomatoes reduces the risk of diseases and insects. Getting tomato plants off the ground will double the volume of your crop. 7. Apply Green Earth Bordo Copper Spray in July to prevent the number one enemy of healthy tomatoes – early blight. Bordo Copper Spray is a copper fungicide which is mixed with water. Use it on fruit trees, ornamentals and vegetable crops to control leaf spots, blights, anthracnose, downy and powdery mildew and black spot. 8. Prune tomato plants by rubbing out the growth that occurs in the axel of a stem, where the leaf stem meets the main stem of the plant. Do this early to channel energy into blossom and fruit production. 9. Pick often. Do not allow fruit to remain on the plant until it rots, as this will promote disease and

lessen the plants ability to produce more fruit. Tomatoes like plenty of sun – a full eight hours a day, in fact. They also like heat and shelter from the wind. Water at least twice a week for the first six weeks or so, more frequently if the weather is hot and dry. Harvest often and eat fresh. There’s nothing like it!

However, moving beyond an all-white kitchen can open you up to a world of finishes, colours and inspirations that can see some of the current kitchen trends introduced into your space. Whether you add some dimension to your kitchen

with a patterned backsplash, an impactful floor tile, touches of coloured cabinetry or mixed metals and hardware, there are a multitude of ways to punctuate the simple allwhite kitchen. Another way to change up the allwhite vibe of your space is by using different shades for your cabinetry. There’s an almost infinite number of tones and shades of white, and moving to a warmer, earthier white can make all the difference in your kitchen. It could be the way to go for a more traditionally inspired space,


compared to a starker white which lends itself well to a contemporary style influence. As shown in the accompanying images, by using a much warmer white for one of our kitchen’s designs and punching it up with a great charcoalcoloured floor tile, we have added a bit of a modern feel to a more traditional setting. In contrast, a stark white kitchen with warm wood accents conveys a more modern space. Personally, I love the look of white mixed with wood accents. White oak has been increasing in popularity as a wood finish, and it pairs perfectly with white to create a great look that satisfies so many different styles and settings. You can easily introduce a wood feature in your kitchen with floating wood shelves, an island, countertop, wood inlay tiles for your backsplash, hardware or something as simple as barstools. Whichever way best suits your desires, you’re sure to see the end result is fantastic and feels much warmer and more inviting than an all-white kitchen. Today the movement is more towards a streamlined look that highlights simplicity, functionality and minimalism. Though the white-

on-white kitchen has waned in popularity, white cabinetry has not, and will always be timeless. Instead of dreaming of an all-white kitchen, think about shaking it up a little with the addition of colour appliances, a fun backsplash, wood accents or a punchy floor. MISTAKES YOU SHOULD AVOID by LISA ROGERS

When it comes to interior design, there aren’t any rules, per se, but there are a few suggestions that homeowners can take into account when designing or redesigning their homes. Interestingly, when we’re online, we’re bombarded with many trends and “must-have” decor that we’re being told to try in our spaces. Yet, we’re rarely given as much intel on what design, decor and decorations to avoid in return. Design errors can be expensive, so I’ve broken down some of the most common design mistakes I’ve seen (or heard of) in my career, and how you can avoid them in your interior designs. 50 Active Life |   June 4–July 30, 2022

ALWAYS MEASURE A ROOM

This is a cardinal rule, because it forces us not to make design decisions too spontaneously (such as buying furniture that is either too big or small for a room). Before making a purchase, I implore you to gather the dimensions of each piece first. Never rely on your eye to measure a space (it seldom works). Measure every nook and cranny in a room, and map out your area (patiently) before committing to anything. TOO MUCH FURNITURE

Just having the space does not mean you need to fill it up with furniture.


It makes a room feel cluttered, but it can be impractical, too. Filling a room with an overabundance of furniture, as well as accessories, can make the space feel much smaller and less functional. Easy tip: Take stock of a room you use most often in your home – such as a living room – and question which pieces you use and those that don’t serve a purpose beyond aesthetic appeal. Sell or donate any pieces that seem redundant. You want the space to be comfortable and spacious, and that requires, well, space. Too much furniture has the opposite effect. CHOOSING THE WRONG RUG SIZE

I love the transformational nature of rugs. They can create interest and beauty, and there are so many price points available that you can find the right price for you. It can be tricky knowing the right size of rug for your space. There are some general failsafe rules I’ve followed for years, and it’s this: Living rooms almost always need a carpet that’s either eight by 10 ft. or nine by 12. Anything smaller looks awkward and out of place. A rug should be big enough to fit (at least) two chairs or couch legs on it. Alternatively, you can go smaller in functional spaces, such as a kitchen, providing it serves the right purpose.

A small rug under bar stools creates a more inviting space to sit. NEVER FORGET LIGHTING

It’s surprising how little homeowners invest in thinking about lighting, and it’s one of the essential functions in a space, providing ambiance and overall comfort. My advice? Don’t opt for a singular light in one room and think you’re done – it’s jarring when light is washed over you from overhead. It’s unflattering and can give the feel of an interrogation room at times. Instead, try to layer your lighting. This means you decide on your central lighting – for your kitchen worktops, mirrors in your bathrooms, or light above your dining table. Then the idea is that you build around that with smaller lighting options, which sets the right vibe and creates ambiance. The possibilities are endless – table lamps, string lights, small pendants, anything that will highlight the areas in the room that may require some warmth. And never forget candles. They’re the most affordable and romantic way to set the mood. TAKE TRENDS LESS SERIOUSLY

We’re bombarded online and via social platforms with season after season of design and decor trends such as palm prints and wicker furniture. It’s easy to get caught up in the fray, and incorporate some of

those fun and unique looks into our own homes. Remember – trends are fleeting, and you don’t want to drain your budget with items that won’t stand the test of time. Never make a design decision flippantly. I always tell people that they need to live in their space before making big purchasing decisions, whether it’s a couch, bed or dining room table. You need to exist in your space to get a sense of how you live in it, and then you can decide what pieces fit your lifestyle and design aesthetic the best. If you still feel the pull of a trend like the most recent rattan craze, try it out in home furnishings. I love a rattan lighting fixture mixed in with a more modern, minimalist design. INVEST IN QUALITY FURNITURE

One important rule to remember – quality outweighs quantity. While it’s a challenge to live with less furniture, investing in high-quality pieces means they could potentially last a lifetime and, more significantly, they won’t go out of style. Take your time and shop with a critical eye. Buy the highest quality you can afford, and if you can’t at that exact moment, create a budget plan that means you can for the future. It may take six months to get that beautiful, oversized velvet couch you’ve been eyeing, but it’s surely worth the wait once you have it.

IN PRAISE OF

DAVID CRONENBERG BRUCE KIRKLAND

Except for a brief, unfortunate era when Canadian government grants fueled Hollywood copycat movies in the late 1970s and early 1980s, the Canadian film industry has never had a single voice or an acknowledged style. To clarify, we have never embraced an identity like the Neo Realism wave that energized Italian cinema after World War II – with evocative films that focused on the working class. Similarly, we have never launched what iconoclastic French filmmakers called La Nouvelle Vague – or New Wave – in the late 1950s. Nor even what those same French filmmakers dubbed Film Noir, while analyzing Hollywood cinema that inspired them. Instead, Canada has many voices, styles and our own set of iconoclasts who challenge conventions. None is more prominent, influential and fascinating than David Cronenberg. Now Cronenberg is helping to empower new generations of filmmakers that reflect the true nature of Canadian society with multiple voices, different cultures and a diverse set of values, pre-occupations and socio-political agendas. I say, hurrah!

Now 79, Cronenberg recently revived his film career with Crimes of the Future, which debuted at the Cannes Film Festival in May. After his 2014 film, Maps to the Stars, he told me definitively that he was retiring from filmmaking to write novels, which he did. But, directors direct, and he could not help himself. Crimes of the Future emerged to shock and intrigue audiences with another investigation of bodily horror and sensuality. Cronenberg also cannot help but help others. Before Cannes, the Toronto Film Critics Association (TFCA) awarded him our Company 3 Clyde Gilmour Award for his lifetime of contributions to Canadian cinema. I say “our” because I am a member of the TFCA in the emeritus category. The award is named for a pioneering Canadian film critic, now deceased. Clyde, whom I worked with at The Toronto Star in the 1970s, was diligent but conservative. He would have hated Cronenberg’s oeuvre, from his feature debut with Shivers (1975) through his breakout with Scanners (1981) and on to major work such as The Fly (1986), Dead Ringers (1988), Crash (1996) and even Cronenberg’s mature masterworks, A History of Violence (2005) and Eastern Promises (2007). No matter, Cronenberg got the award named for Clyde. It came with a $50,000, post-production services prize from Company 3 that Cronenberg could pass along to an emerging Canadian filmmaker. Cronenberg chose Kelly FyffeMarshall, known for her awardwinning, two-part short film, Black Bodies, which won the 2021 Canadian Screen Award for Best Live Action Short Drama. Cronenberg made it clear why the pay-it-forward prize is important:

“For me, this is a potent award to be giving because it specifically addresses the realities of postproduction, which means that a film has actually been made and is being completed. There’s nothing more exciting than welcoming a new filmmaker with a strong new creation, and that the Company 3 Award has contributed to that emergence in a substantial, professional way is especially satisfying.” For her part, Fyffe-Marshall reinforced the strength of new Canadian cinema: “Making an Indie film is often the only way to tell marginalized stories. But these stories, our stories, don’t deserve to stay on the sidelines. The success of When Morning Comes allows us to make ripples in the Canadian film landscape opening the doors for so many to follow.
