If there’s one rule of thumb in real estate that you’re likely familiar with, it’s location, location, location. But during these more challenging times, it’s important to add a 1a, and maybe even a 1b – long term, and local. There is no shortage of superficial headlines and clickbait-oriented content predicting impending doom, bottoming out and real estate bubbles. It’s true, there are clearly some short-term challenges – namely, declining sales and even prices, juxtaposed rising interest rates, inflation and other economic challenges. That’s why it’s paramount during times of any uncertainty to view housing over the long term. Historically, there aren’t many investment classes that outperform real estate over a period of, say, five to seven years. If you’re part of the active adult demographic and are fortunate enough to have benefitted from years of homeownership and value appreciation, you likely know that better than most homebuyers. Take, for example, the latest from the Toronto Regional Real Estate Board (TRREB). “Home sales have been impacted by both the affordability challenge presented by mortgage rate hikes, and the psychological effect wherein homebuyers who can afford higher borrowing costs have put their decision on hold to see where home prices end up,” says TRREB President Kevin Crigger. “Expect current market conditions to remain in place during the slower summer months. Once home prices stabilize, some buyers will re-enter the market despite higher borrowing costs.” While TRREB focuses mostly on the resale market, this is a pretty succinct and accurate summary of current overall conditions. The other key point is that real estate is local – hyper local, in fact. It’s easy to interpret headlines assessing the “Canadian housing market” (of which there really is no such thing) as negatively widespread. But what’s most important to you is what’s happening in your market. When you buy a home or condo, you don’t buy a national market. You buy one property, on one street, in one neighbourhood, in one city and region. Forget the national headlines. Examine what’s happening in your market and economy. And on those scores – looking long term and local – Ontario, the GTA and Toronto are all well-positioned.

GTA MARKETS HOLDING THEIR OWN AS HOME PRICE GROWTH SLOWS ACROSS CANADA Home price growth across Canada is slowing due to short-term challenges, but GTA markets are still among the best performing in the country. According to the Royal LePage House Price Survey for the second quarter of 2022, the aggregate price of a home in Canada increased 12.1 per cent year-over-year to $815,000. On a quarterly basis, the aggregate price of a home in Canada decreased 4.9 per cent in the second quarter, after reaching record year-overyear highs in Q1. This is reflective of softening home prices in markets that saw exceptional price growth during the pandemic. The second quarter of 2022 is the first quarter in more than three years (since Q1 2019) to post a quarter-over-quarter decline in home prices. Royal LePage is forecasting that the aggregate price of a home in Canada will increase 5.0 per cent in the fourth quarter of 2022, compared to the same quarter last year. The forecast has been revised downward from the previous quarter following more aggressive than expected interest rate hikes by the Bank of Canada, resulting in an expected temporary drop in demand in parts of southern Ontario and British Columbia. “Some of the heat that was driving the market cooled during the quarter, as rising interest rates, coupled with economic uncertainty, undermined consumer confidence and pushed buyers to the sidelines,” says Phil Soper, president and CEO of Royal LePage. “We have significantly reduced our outlook for 2022, however home prices are still forecast to end the year higher than 2021 and well above pre-pandemic norms. “Following record price gains across the country, numerous markets in southern Ontario and parts of Greater Vancouver – specifically those that saw some of the highest
14
Active Life | July 30–Oct. 8, 2022
price appreciation over the last two years – experienced a second quarter decline. I expect this highly unusual downward movement in home values will be short-lived, as the country’s chronic housing shortage has not been resolved.” Soper adds that barring a sharp increase in the inventory of properties for sale, which seems unlikely given our exceptionally low level of unemployment, growing population and low rate of mortgage default, the second quarter produced most of the price declines expected in this cycle. The national median price of a single-family detached home rose 12.4 per cent year-over-year to $859,500, according to the Royal LePage National House Price Composite. The median price of a condo increased 12.2 per cent to $589,000. “We don’t expect to see much movement in housing values through the balance of the year,” says Soper. “Canada is experiencing strong growth in household formation, so positive economic news, such as a signal that rates have reached a level where inflation can be managed, should trigger a return to rising property values. The small percentage of consumers who purchased properties at 2022’s February/March peak will have seen a short-term decline in the value of their homes, but there is little doubt they will soon make up that lost ground.” Royal LePage cautions to policymakers who may see growing inventory as a sign that Canada’s housing supply crisis has become less urgent compared to election periods when Canadians from coast to coast expressed concern and sought action to improve the supply of housing. “Although demand has temporarily weakened, Royal LePage is concerned
that this short-term reprise from rapidly rising home prices may cause decision makers to shift their attention to other issues, thinking Canada’s housing supply crisis can wait – it cannot,” says Soper. “The current market correction will create pent-up demand. A growing domestic buyer pipeline, coupled with the need to house hundreds of thousands of new Canadians, threatens to far outstrip the tepid pace of new home construction.” GREATER TORONTO AREA
The aggregate price of a home in the GTA increased 12.8 per cent year-over-year to $1.16 million in the second quarter of 2022. On a quarterly basis, the aggregate price of a home in the GTA decreased 8.1 per cent in the second quarter, after reaching record year-over-year highs in Q1. This is the first quarterly decline in the region since Q1 of 2018. Broken down by housing type, the median price of a single-family detached home increased 10.5 per cent to $1.4 million, while the median price of a condominium increased 17.3 per cent year-over-year to $738,800 in the second quarter of 2022. In Toronto, the aggregate price of a home increased 11.7 per cent year-over-year to $1.2 million in the second quarter of 2022. Singlefamily detached homes increased 9.3 per cent to $1.6 million, while condos increased 6.8 per cent to $742,600. Royal LePage is forecasting that the aggregate price of a home in the GTA will increase 3.0 per cent in the fourth quarter of 2022, compared to the same quarter last year. The previous forecast has been revised downward as a result of softening demand due to aggressive interest rate hikes by the Bank of Canada.

CURRENT MARKET CONDITIONS TO REMAIN OVER SUMMER: TRREB Current somewhat challenging GTA resale market conditions are expected to remain through the summer, according to the Toronto Regional Real Estate Association (TRREB). Higher borrowing costs continued to impact home sales in June 2022. Sales totalled 6,474 – down by 41 per cent compared to last year’s strong result. The number of transactions was also down compared to May 2022, but this is often the case due to the seasonal nature of the market. The average selling price, at $1.14 million, remained 5.3 per cent above the June 2021 level, but continued to trend lower on a monthly basis. The MLS Home Price Index Composite benchmark was up by 17.9 per cent year-over-year, but also experienced a month-over-month dip compared to May. Annual price growth was driven more so by less expensive market segments, including townhouses and condominium units. “Home sales have been impacted, by both the affordability challenge presented by mortgage rate hikes and the psychological effect wherein homebuyers who can afford higher borrowing costs have put their decision on hold to see where home prices end up,” says TRREB President Kevin Crigger. “Expect current market conditions to remain in place during the slower summer months. Once home prices stabilize, some buyers will re-enter the market despite higher borrowing costs.” While the number of transactions was down year-over-year, the number of new listings was little changed over the same period. This has provided for more balance in the market, resulting in a more moderate annual pace of price growth.
“Listings will be an important indicator to watch over the next few months. With the unemployment rate low, the majority of households aren’t in a position where they need to sell their home,” adds TRREB Chief Market Analyst Jason Mercer. “If would-be sellers decide to take a wait-and-see attitude over the next few months, it’s possible that active listings could trend lower as well. This could cause market conditions to tighten somewhat, providing some support for home prices.”
“Our region continues to grow because we attract people and businesses from all around the world,” says TRREB CEO John DiMichele. “All of these people will require a place to live, whether they choose to buy or rent. Despite the shorter-term impact of higher borrowing costs, housing demand will remain strong over the longterm, as long as we can produce homes within which people can live. Policymakers at all levels need to make this their key goal.”

DYSON SUPERSONIC THE ULTIMATE HAIR DRYING EXPERIENCE
GREG GAZIN
Whether you’ve just handed over a fortune to your hairdresser, or just striving to always look well-groomed, you’ve likely wondered how all that much pampering, particularly the drying part, damaging your hair. If that’s the case, you might want to gift yourself or others the ultimate grooming gadget – the Dyson Supersonic hair dryer. Dyson… Dyson? The vacuum cleaner people? A quick peek at the calendar, and no it’s not April – so
18 Active Life | July 30–Oct. 8, 2022
it’s no April Fools gag. The Dyson Supersonic hair dryer is a real thing. In fact, the dryer incorporates some of the similar technologies Dyson is known for in its family of high-tech vacuums and fans. And while the vacuum can clean your flooring and carpets quickly and efficiently without damaging the surfaces, the dryer cares the same way for your hair. Dyson’s digital V9 motor generates the airflow by spinning at a whopping 110,000 rpm. Then, using Dyson’s Air Multiplier technology found in its series fans, allows even this small hair dryer to stream an ultra-fast high pressure jet of controlled air onto your hair.
To protect your hair’s shine, an intelligent processor is built right into the dryer head. It regulates the heat, measuring the air temperature a whopping 50 times a second. A negative ion generator also charges the particles in the air to avoid that annoying static one would expect from such a whirlwind. The result? Your hair can be dried in a hurry with precision and without that overpowering heat that causes irritation to your scalp and damage, in particular, to dry and brittle hair. For those who have ultra-fine hair or a sensitive scalp, a gentle air attachment can further protect those sensitive areas by gently diffusing the air. Your hair will still be dried
reasonably fast, but through a gentler and cooler air flow. The beauty of this model is even with an intelligent processor, you still have full control of your hair drying experience. There are three precise speed settings and four precise heat settings ranging from 100 Celsius for fast drying, down to a 28 Celsius “Cold Shot” to set your hair once it’s styled. While yours truly is happy just to have hair to be able to dry, four additional styling attachments are included for the look you want: The Flyaway attachment, which allows you to hide flyways under your longer hair; Styling Concentrator, which focuses a high-velocity blade of hair in one area, while leaving the rest untouched; Diffuser, that gently flows around curls while reducing frizz; and a robust Wide Tooth Comb for styling textured hair. All attachments easily attach magnetically and offer 360-degree rotation. A selection of short step-by-step mini styling guide videos illustrating the use of these attachments are available on Dyson Canada’s website to help guide you to get the exact look you want. There is also an optional array of accessories, such as brushes and stands to further suit your styling needs. The Dyson Supersonic is engineered to work with a variety of different hair types. And as no head of
hair is truly the same, perhaps a little trial and error might be needed to find the right setting for you. It’s easy to handle, measuring 9.6 in. high by 3.8 in. long by 3.12 in. wide, and weighing only 1.8 lbs. It also comes with a nine-ft. cable so you can use it anywhere. Dyson Supersonic hair dryer ranges in price from $549.99 to $599.99, and comes in a variety of different colour combinations, including nickel/copper, iron/fuchsia, fuchsia/ nickel, blue/gold and a special red/ nickel model. While you might think this is more than you’d expect to pay for a hair dryer, think of what the hair dryer you have now can do and the cost of your last trip to the salon. You can find the Dyson Supersonic hair dryer at most major retailers, with a special limited-time offer, which includes a specially designed presentation gift case available exclusively through Dyson Canada.

STAYING FIT FOR AGING ADULTS
AGNES RAMSAY
Speaking from experience, as we age, it can be more and more difficult to work a regular fitness routine into your lifestyle. One would think it would be an easier time of your life to do so, after all. Perhaps you aren’t working anymore, the kids are grown up and moved out, and maybe you have downsized and have less maintenance to do. And still, the days, weeks and suddenly months, can seem to go by very quickly with promises of starting a fitness routine lingering in the fall air. First and foremost, it is important to understand why fitness is so important. I’m not talking about staying in shape necessarily, but staying fit, or perhaps the better term is physically active. Physical activity makes you more capable of performing day-to-day tasks safely. It can improve your mood, help control or prevent conditions such as heart disease, osteoporosis and diabetes, and give you energy and help with balance. In fact, it is no secret that falls can be lethal for aging adults due to head trauma, internal bleeding or complications from a bone fracture. Fractures often lead to hospitalization, causing immobilization and risks of respiratory and other serious potentially fatal infections. Although you would think knowing the downsides of inactivity would be enough to force us all to get off the couch, the reality is you need to find your why. And it doesn’t have to
20 Active Life | July 30–Oct. 8, 2022
be fear motivated; it can be looking and feeling great, sleeping better, decrease in brain fog, ability to play with grandchildren or a pivotal birthday coming up. Generally, experts recommend four types of exercise for older adults. And remember, don’t start any new workout routine without discussing with your health care provider first. Endurance: Brisk walking, jogging, dancing, indoor endurance equipment such as elliptical, stationary bike, treadmill Strength (make sure you use proper form): Lifting weights, resistance bands, body weight exercises Balance: Stability boards (be careful and have something to hold on to just in case), tai chi, yoga or simply standing on one foot Stretching/flexibility: Yoga or a simple stretching routine HELPFUL HINTS
Find a workout buddy. Whether a walking partner or a virtual yoga class, a workout friend can take many forms. This will encourage you to show up and makes it more fun –
and as we know, time flies when you are having fun. Just make sure your partner can keep up to your pace, given that brisk walking is important to obtain all the benefits. Schedule it. Make it a priority. For example, many people choose to do a stretching and stability routine first thing in the morning while they wait for their coffee to brew. Monday and Thursdays are mid-morning resistance band workouts, and Tuesday and Fridays are walking with a friend. Do what you like. In each of these modalities, pick something that is enjoyable for you. This will ensure you stick with it. Find your why and find your fit, and enjoy the fruits of your labour with all your new-found energy. JESSE ABRAMS Going into the summer, the Canadian housing market shifted and looks a lot different than it did a few months ago. In both June and July, we saw rate hikes to the current level of 2.5 per cent, with inflation and the cost of living steadily increasing, and the hot housing market finally cooling. In fact, just over the month of May, the average home price in Canada dropped almost nine per cent. While there are many factors at play here, what do all of these changes mean for Canadian homebuyers? 1. LESS COMPETITION
When rates were at their lowest of lows, we saw greater demand from investors and buyers with an influx of bully offers and relentless bidding wars. This drove prices and competition even higher among buyers and, in some cases, caused many to overpay for their homes. As rates tick back up and the cost of borrowing increases, these buyers will likely take a step back and think twice before making a purchase. As a result, more homes will be available on the market for longer. 2. SMALLER MORTGAGE
The sirens that come with most rate hike announcements automatically make us think this is bad news – but it’s not as disappointing as you may think. Although a rate increase of two to five per cent will increase your monthly payments at this moment in time, it will reduce your mortgage balance at the end of your five-year 24

term, bringing you one step closer to being mortgage-free. For example, here is the difference in your mortgage principal at the end of your five-year term today versus a few months ago. While monthly payments do go up quite a bit, the down payment is lower, and at the end of the fiveyear mortgage term the remaining principal is much lower, which means monthly payments will be lower in the next term. So, if you are a buyer that can carry the increased monthly payments, it may be beneficial with prices expected to drop. 3. MORE TIME
When competition is high in the market, many homebuyers often feel the pressure to rush into a decision that may not be the best one. With everything slowing down, buyers have regained a lot of their power. They now have more time to search for a home and visit multiple properties, while ensuring all their boxes are checked. This goes for their mortgage, too. With more time on their side, buyers can shop different lenders and get a greater sense of the options and features available, saving them time, stress and, in some cases, thousands of dollars. 4. MORE OPPORTUNITY
In highly competitive times, sellers look for fast, “clean” sales. In the
interest of time, these often exclude conditions such as financing or inspection conditions. In a buyers’ market, these conditions can be used as tools to ensure you’re getting a home you can afford – and one without any skeletons in the closet. A financing condition is a clause added to a purchase, where buyers generally add a five- to 10-day condition that allows them to buy it with the option to pull out if they can’t get a mortgage. With the lower demand and reduced competition we’re currently seeing, it’s likely sellers will be more inclined to accept these conditions in order to close the sale. With all this in mind, the most important consideration for any buyer is that they can afford to make their monthly payments and down payment, regardless of what’s happening in the market. Although inflation and rising rates can make the future feel uncertain, one thing you can do as a homebuyer is to continue budgeting and living within your means as we weather this temporary shift in the market. IN CONVERSATION WITH...
SHAUN LEVY VICE-PRESIDENT, FINANCE AND OPERATIONS FLATO DEVELOPMENTS BY WAYNE KARL
If you’re looking for a new-home builder known for constructing quality homes, the housing industry in the GTA and surrounding area is blessed with many of them. If it’s also important to you that such a company develop complete communities, not just build houses, and give back to the community in meaningful ways, well, you can’t do much better than Flato Developments Inc.
In our 2022 Builders’ Annual, you said you saw 2022 still as a year of homebuying opportunities for new-home buyers. With recent developments (inflation, rising interest rates…), how would you characterize things now? We see a levelling out for a few months, and it will be very challenging for new-home buyers, especially first-time homebuyers. However, due to short supply, we still foresee strong demand outstripping supply. What new-home buying opportunities does Flato have in the pipeline? We have new projects coming online where there will be exciting opportunities for buyers. We plan
Edgewood Greens
26 Active Life | July 30–Oct. 8, 2022
to launch a new project called GreyStone Village in Owen Sound, a master-planned community with singles, traditional towns and backto-back towns, commercial buildings and rental apartments. Another project that may come this year is the new phase of Carriage House in Dundalk, with singles and towns. A few more projects are planned down the pipeline. What is it about your company or projects that differentiates you in the marketplace, that you’d like to stress to prospective buyers? Flato is a community builder; we build communities. The projects we focus on are all master-planned communities, which include multiuse products, such as residential, commercial, and adult lifestyle rental buildings. We do not just look at the homes we build, we look at the potential growth of the communities. We offer different products to make sure people can live, work and retire in the community. Flato also supports all different types of charities, activites and events in the communities where we build to make sure we are deeply involved there. A recent example is the Fleming College campus in Lindsay, where we donated $1.2 million to support the education in the area. How is your company addressing the affordability issue? Flato always strives to increase affordability for homeowners. We always offer a unique and affordable bite-sized monthly payment structure

up to closing. Flato has offered a new cashback incentive, where firsttime homebuyers can use deposits towards equity in their homes. The company has come up with an innovative first-time homebuyer’s program at its Edgewood Greens community in Dundalk to specifically address this issue. How did this program come about? In consultation with our agents and buyers, Flato has been focused on addressing the needs in the market. While today’s market might be accessible to those who already have built up equity in an existing home, saving for a down payment is a difficult task for first-time buyers. It’s an issue that concerns us deeply at Flato Developments, which is why we’ve collectively brainstormed and
innovated a first-time homebuyer’s program in our Edgewood Greens, Dundalk, community to specifically address this issue. The overall framework of our first-time homebuyer’s incentive involves you needing to invest less money up front, and making gradual, bite-sized payments up till the time of possession, to keep that hard-earned money in your savings account longer. We will also be offering cash back at multiple junctures in the process, providing you with extra cash infusions that can be used toward some of your future down payments. By the time this interview publishes, we will have wrapped up the provincial election, and housing supply and affordability were central parts of all the major parties’ platforms. What are your views on how well government can influence change in these areas?
Government needs to speed up the process and issue permits in order to address the shortage of supply. In addition, government needs to address the lack of trades and open immigration to bring in people who can work in the industry. If you had the opportunity to speak directly to the Premier of Ontario on this topic, what would your advice be? I can’t speak for the premier, but I do know that he or she would do all in their power to help address the chronic shortages in the construction industry. Flato is doing some great things in Dundalk and other locations. What’s next for the company? Flato has exciting developments coming in Beeton, Lindsay and Owen Sound. flatogroup.com
on a personal note Who or what is the biggest inspiration for what you do? Nelson Mandela, as his spirit of forgiveness resonated with me. We can all be more helpful and forgiving in our day to day lives. How have you adjusted your life as a result of the pandemic? For example, putting more emphasis on wellness, new hobbies or interests… I am definitely getting good use out of my Peleton bike, which I acquired during the pandemic. I quite enjoy being able to work out at home. What’s on your reading list these days? Jeffrey Archer, A Prisoner of Birth, and Phil Knight’s story about building Nike.

DIVIDE AND CONQUER HOW TO MAKE THE MOST OF YOUR PERENNIALS
MARK AND BEN CULLEN
Want to save money? Want your perennials to look good and perform better? It’s not far off, but fall is the perfect time to lift and divide most of them, providing, of course, that they are mature enough. You’ll end up with more plants than you started with (the money saving part), which is perfect if you are starting a new flower bed. Or 28 Active Life | July 30–Oct. 8, 2022
give the extras to friends, family, local horticultural societies or schools. Many gardeners prefer to divide their crowded perennials in the fall versus spring. Dig and divide perennials early enough in the season that the plants will have enough time to get their roots growing well in the new location. Our rule of thumb is to allow at least six weeks in the new location before the first hard frost. HOW TO DIVIDE PERENNIALS
Plants are usually divided for one or two reasons. First, the plant has outgrown its given space, or secondly, it is fully mature and
needs rejuvenating. This becomes noticeable when the centre of the plant begins to deteriorate. Identify the plants that are overgrown, and dig them up. We like using a good quality garden fork as it minimizes root damage. If you have only a spade or shovel, they will work, too. Make sure that you sharpen your tools with a grinder or use a gardener’s file. Drive the fork into the ground around the entire plant, without pushing down on it too much. The idea is to cut some of the roots before levering the root mass out of the ground. After you have completed the
circle one time without using leverage, do it again only this time push down on the fork/spade, ripping and tearing roots as you go. By the time you have completed your second pass around the plant, chances are pretty good it will lift easily out of the ground, often with a “pop.” Take your time. Once you have the plant – roots and all – out of the ground, decide how many divisions you wish to make. After you have divided the plant in halves, do it again, dividing it into quarters. If it is a big plant, divide it again. Now you have several wedges ready to plant. If you can’t plant them right away, place them in a shady spot and water them thoroughly. Keep them wet until you can plant them or give them away. When you plant your new divisions, use good quality soil (triple mix works nicely) and water them well. WHAT PERENNIALS ARE SUITABLE FOR DIVIDING?
• Mature plants • Fibrous or fleshy roots systems • Out-of-bloom and dormant If you’re feeling nervous about lifting and dividing, these plants are easily divided: Yarrow, astilbe, bellflower, coreopsis, evening primrose, phlox, monarda, veronicas, peonies – and the extremely popular hosta – divide well this time of year.

ADVICE | LEGALLY SPEAKING
EVERYTHING YOU NEED TO KNOW ABOUT
BUYING A COTTAGE JAYSON SCHWARZ, LLM and GREG DUBECKY, JD
The crackling and scent of burning wood at the campfire as the kids roast marshmallows, the loons calling into the night as the stars sparkle overhead. Sauntering down to the dock or boathouse for a relaxing morning by the lake with your golden retriever, a coffee and a book. A rite of passage of our youth, a seasonal pilgrimage, a dream retirement home or simply a respite from the bustle and density of city life – cottage life inhabits an almost sacred place in the cultural psyche of Ontarians. And with the run-up in cottage values throughout the pandemic, regardless of where this market is headed for the foreseeable future, it’s an asset that’s costlier than ever, and one that may come with some issues unanticipated by those accustomed to dealing with their real estate in the city. Issues that bear some consideration, and perhaps proactive planning. Let’s consider some basics: What constitutes a cottage can really run the gamut. It could be a humble cabin or a lavish modern construction. It could be a condominium townhouse or an apartment condo in a resort. It could have water frontage – more on that in a moment – or reside in a landlocked retreat in the woods. Looking deeper, the land could be on a plan of subdivision, just like your home in the suburbs, or it could be on a plan of survey. It could be connected to municipal water and sewage, or on a well and septic. Does the building have a foundation in the
30 Active Life | July 30–Oct. 8, 2022
ground? Is it winterized, and is there all-season access to the property? What are the practical legal implications of all these details, and more? The following is only the tip of the iceberg. Buying a cottage requires speaking to your lawyer before you make an offer, so you cover off all of the exigencies. Here are a few: SEPTIC
If a new building or expansion of an existing structure will be on septic, such systems need approval from the Ministry of Natural Resources or the municipality. Ensure that your Agreement of Purchase and Sale contains a condition on septic health. Septics need to be scaled to service the buildings they are connected to, and there needs to be the space in the appropriate type of ground for them. WELL
Does the property you’re eyeing have a well? Aside from whether there’s adequate safety testing to determine if the water is potable, if that well is supplying multiple properties in the area, there may be conflicts between pipeline easements and Ontario’s Planning Act. There are costs and considerations associated with the upkeep and approval of all these systems. Is it a four-season cottage? Whether a cottage you’re putting an offer on is winterized, and has a foundation in the ground, could impact lenders’ willingness to offer financing to close the purchase. Can you remove the shoreline vegetation to make way for a dock? Was the dock that exists built having obtained the appropriate federal and provincial permits, or is there a risk you will be asked to remove it?
ACCESS
Is the road to the cottage private? Does it provide year-round access? There could be zoning questions, and there could be additional maintenance fees to maintain winter access. Are you depending on an easement on a neighbouring property to access your own? Is that easement on title, or is it just “how things have been done” between the previous set of neighbours? Is there a hydro easement that wouldn’t appear on title running through that ideal patch of land on which you were planning a new structure? Only your lawyer can guide you through these issues. As you can see, there are many reasons to involve a lawyer who is experienced in the ins of outs of rural recreational properties, in your planning before you purchase or sell. TORONTO CONTINUALLY RANKED AMONG TOP CITIES IN THE WORLD
BARBARA LAWLOR
Every year, the city of Toronto is considered among the top in the world in a variety of surveys. Recently, the cloud-based access control system organization Kisi found Toronto among the top economic hubs around the globe for supporting work-life balance. Toronto ranked 19th out of 100, and it is easy to understand why. The study focused on the categories of city livability, work intensity, society and institutions, and Toronto shines in all of them. City livability includes parameters such as culture and leisure, safety, outdoor spaces, wellness and fitness. Toronto is home to world-class cultural, sports, dining, shopping and educational venues, as well as a generous coverage of parks and greenery – all within walking, biking and public transportation distance. Toronto also continually ranks among the safest major cities in North America. Another consideration in this category is perceived happiness, which is evident in the number of pre-pandemic and reawakening festivals across the city celebrating life here. Society and institutions looked at healthcare, COVID support, access to mental healthcare, inclusivity and tolerance. Toronto boasts some of the world’s finest hospitals. We are also a multicultural city, where all cultural backgrounds are embraced. And work 32 Active Life | July 30–Oct. 8, 2022
intensity has to do with, among other things, the ability to work remotely – and didn’t the pandemic put that parameter to the test? This Kisi ranking comes hot on the heels of Toronto being named by MovieMaker magazine as one of the top places to live and work in the film industry. In fact, Toronto ranked second, which is up 10 spots since last year. The list is based on surveys, production spending, tax incentives, additional research and personal visits when possible. Even during the pandemic, the film industry remained robust in Toronto, thanks to collaboration and cooperation among employers, governments, unions and guilds concerning health and safety. Production volume here grew 10 per cent year over year for the three years before COVID made its appearance. Toronto is home to numerous sound stages and highly skilled film crews. This ranking is a testament to the City working with the industry and the arts to create outstanding film content. Another of Toronto’s many accolades was ranking first out of 15 major global cities in the 2021 Bloomberg Women and Cities study. This study looked at safety, mobility, maternity, equality and wealth. In all these hubs of commerce, Bloomberg used publicly available data, as well as a survey of at least 200 women in each location. In addition, senior women in finance and industry were asked to share their personal experiences. In North America alone, Toronto, beat out New York City and Los Angeles. The study also pointed out that around the world, women

would benefit from more mobility through transportation infrastructure, something the City of Toronto is working on. In a nutshell, in this world of challenges brought on by the pandemic, the war in Ukraine and rising inflation, it is still a privilege to live and/or work in Toronto. ADVICE | WESTERN VIEW
WHY WE SHOULD RETHINK MINIMUM PARKING REQUIREMENTS IN PLANNING FRAMEWORK
MIKE COLLINS-WILLIAMS
Hamilton and Burlington need more housing, but minimum parking requirements are holding us back. Right now, cities require that those building new residential properties include a certain minimum of parking. WEHBA is asking you to rethink whether minimum parking requirements are truly in the best interests of our cities, or whether free market forces can provide the city with the parking it needs without the costs associated with a mandate. FREE PARKING HAS HIGH COSTS
Both underground and aboveground parking structures are expensive. Depending on the soil conditions, number of underground layers and the water table, a single parking structure in our city costs anywhere from $30,000 to $100,000, depending on if it is above or underground. These costs are significant and ultimately passed onto homebuyers and renters, which directly undermines the goals of affordable housing. DEMAND FOR ALTERNATIVE TRANSPORTATION
Transit, autonomous vehicles, car sharing, bikeshare and apps such as Uber and Lyft are increasing in demand throughout Hamilton and 34 Active Life | July 30–Oct. 8, 2022
Burlington. This reality, combined with the fact that requirements for parking often exceed market demand, means that parking becomes expensive wasted space with ongoing maintenance needs that could have been put to better use. OTHER BENEFITS OF ELIMINATING PARKING REQUIREMENTS
Eliminating the parking requirements has other benefits aside from reducing housing costs, including: • Walkable neighbourhoods: Current demands for hardscaping make neighbourhoods less walkable. Freeing up this parking space across the city adds density and makes everything you want closer to your home. • Reduced car-dependency: People who are moving into a new building have a choice about whether they should bring their vehicle. If they have other transit options they need nearby, they may choose not to keep their vehicle. This, in turn, helps increase demand for these very services. • Encourage medium density: Small- and medium-sized housing projects will be more affordable and simpler to build when the parking requirements are eliminated. This will help increase housing supply and lower costs.
to meet demand for parking without incurring the negative impacts. When parking is not mandated, private businesses and homebuilders are able to assess market demand for parking and decide if that is the best use for their space or financial resources. Edmonton removed parking minimums in July 2020, and has yet to experience any adverse effects from that decision. If parking is scant, the potential for parking space becomes more valuable, and motivates builders and private companies to offer parking. When there is too much parking, those businesses will instead make better use of the space. This flexibility benefits everyone, not just the people who live in buildings with more parking than they need. JOIN WEHBA IN MOVING THE NEEDLE
We’re advocating for the city and the provincial government to completely remove minimum parking standards. We also hope to share possibilities for builders and developers to reduce the amount of unnecessary parking. Stay tuned for more information on parking reform in Hamilton and Burlington.

PRINCE EDWARD COUNTY WHERE IT’S ALL ABOUT LIFESTYLE by WAYNE KARL
Ah, the lifestyle… If lifestyle is an essential part of your new home community search as a member of the active adult demographic, Prince Edward County should be high among your potential destinations. For it’s all about lifestyle in this municipality of 24,735 in southern Ontario, between Toronto and Kingston, whose mantra is partly to “Be more County.” Indeed, the tourist board encourages newcomers, among other things, to “slow down. On roads, through a meal or through the day.” To “spread friendly vibes by doing the neighbourly thing,” and to leave “parks, paths, shorelines, forest floors and waterways better than you found them.” 36 Active Life | July 30–Oct. 8, 2022
Who wouldn’t love to make such pleasantries part of your daily life? Long known as a place for summer visits and vacationing, with burgeoning wineries and culinary destinations, and outdoor activities among the attractions, Prince Edward County is undoubtedly rising the lists of many new home seekers. A single-tier municipality comprising the population centres of Picton and Welington, as well as communities such as Bloomfield, Carrying Place, Hillier and Mountain View, Prince Edward County is technically an island in Lake Ontario with deep roots in farming and agriculture, waterway trade and unique natural features surrounded by 800 km of shoreline.
Today, artists, farmers, wineries, chefs and other creative types ply their wares, with each little hamlet boasting their own local specialties. Then there’s the Sandbanks, the world’s largest baymouth barrier dune formation. And like so many quaint, little towns throughout the province, Prince Edward County is also home to festivals, including the Prince Edward County Chamber Music Festival, Music at Port Milford Chamber Music Academy and Festival, Classical Unbound Festival, the PEC Jazz Festival, and other events. Then, of course, there’s the local theatre. The Regent, a communitybased not-for-profit located in Picton and dating back to 1918, is the County’s only purpose-built cinema and live performance venue, hosting movies, concerts, live-streams and podcasts. real performance
For all the discussion about declining prices in Ontario, unique, soughtafter locations such as Prince Edward County are holding their own. According to the Quinte & District Association of Realtors (QDAR), which captures Prince Edward County’s statistics, for June 2022, average prices in the County increased 7.6 per cent to $789,426, from $733,389 in June 2021, Historical performance is even more impressive, with prices rising from about $320,000 in 2012, to $500,000 in 2019.
“It is safe to say that MLS home sales have come back down to earth following two years of record setting monthly gains,” says QDAR President Valerie Miles. “Having said that, we seem to be faring well when compared to other markets in Ontario. Although down from the record-setting total from last June, sales totals were fair to middling last month.” neW home developments
New home developers are beginning to take notice of Prince Edward County. Kaitlin Corp., for example, is introducing Cork & Vine, a community offering a mix of singlefamily homes and townhomes. Singles include bungalows, bungalow lofts and two-storey models, ranging from two-bedroom 1,167-sq.-ft. to five-bedroom 3,420-sq.-ft. elevations. Towns vary from bungalows to two- and threestorey models, ranging from tworoom 1,214-sq.-ft. to four-bedroom 2,546-sq.-ft. homes. Then there’s Lakeside Landing Wellington from Royalcliff Homes, with eight two-storey, semidetached homes, and four detached two-storey or bungalofts on a cul-de-sac, framing a waterfront parkette. The community also offers a premium collection of five exclusive, waterfront two-storey or bungaloft homes with walkout basements and extra deep lots on Lake Ontario.

from $140 per month, the grass is cut and snow shoveled, providing you with more time to do the things you enjoy most. The community produces its own drinking water sourced through reverse osmosis, and no need for septic tanks, as Shelter Cove owns a state-of-the-art water and wastewater plant, and the residents benefit from the convenience of natural gas. Currently under construction is a residents-only club house, which will feature more than 5,000 sq. ft. of on-site amenities. In addition, there is a large outdoor swimming pool, extended walking trails, private
marina and dog park, with plans for future amenities. An abundance of amenities surround Shelter Cove, including supermarkets, healthcare, hospitals, golf courses, quaint towns and boutiques, as well as a variety of restaurants and service clubs in nearby Port Dover and Simcoe. PRICING WITHIN REACH
Prices are very affordable at Shelter Cove. Lots range from 65 ft. to more than 100 ft., with premium forest, waterview and open space lots still available. and tranquil evenings by the lake at Shelter Cove.

THE RESIDENCES AT CENTRAL PARK A NATURE-INSPIRED COMMUNITY FOR THOSE WHO ENJOY AN ACTIVE LIFESTYLE The Residences at Central Park – a 12-acre, mixed-use, master-planned community envisioned by Amexon Development Corp. – will soon rise at the east end of Toronto’s Bayview Village neighbourhood on Sheppard Avenue. Designed to be a vibrant, environmentally sustainable community, Central Park is a nexus between the urban and natural worlds. Residents enjoy proximity to a range of urban conveniences, and have direct access to the East Don Parkland’s sprawling, forested ravine that embraces the property in lush nature. “Central Park is a nature-inspired upscale community unlike anything else in Toronto,” says Jason Shiff, executive sales manager. “Central Park will be a quiet oasis in vibrant urban su rroundings, where outdoor lovers are going to be able to immerse themselves in nature all year long. 46 Active Life | July 30–Oct. 8, 2022
“The ravine is part of the Don River Valley parklands, where there’s a network of walking and cycling trails to explore, that lead all the way downtown. Residents can enjoy outdoor pastimes to the fullest, like hiking, biking, birding and crosscountry skiing. And the community is connected, with the Leslie subway station and the relocated Oriole GO station right at your front door. Getting around the city, the GTA and beyond will be incredibly convenient.” Bayview Village Shopping Centre is just down the road, with a variety of shops and services, ranging from restaurants to lifestyle and wellness. Yorkdale, Fairview Mall, golf courses, parks and other destinations are within easy reach, with immediate access to public transit, Hwy. 401, the DVP and the 404. “We took a lot of time and care planning the look and lifestyle potential of Central Park,” Shiff adds.
“It’s going to redefine how residents live, work and play.” The award-winning Central Park Common is at the heart of the community – an artfully landscaped, three-acre urban park, where residents can gather and connect along pedestrian-friendly streets lined with bike paths, casual dining venues, fountains and reflecting pools. Year-round programming will offer a range of outdoor activities, including a farmers’ market and iceskating rink. Central Park will elevate an active lifestyle – residents will have use of 55,000 sq. ft. of fitness, wellness, leisure and social amenity space, offering something for all ages. The Park Club will be home to indoor and outdoor saltwater pools, a stateof-the-art fitness club, half-court basketball, a screening room/theatre, recording/media studio, event space, piano/wine lounge, kids’ club, guest
suites and yoga studio. Among the leisure-inspired amenities will be rooftop Zen gardens, barbecue areas, ice-skating rink, bowling alley, golf simulator, hobby studio, and pet daycare/grooming facilities. Working from home will be made easy in the spacious 5,000-sq.-ft. co-working space, featuring smart technology, meeting rooms, hot desks and a business centre. The community itself will feature an array of outstanding shared amenities, retail, restaurants and services – including on-site daycare. Environmental sustainability is high on the priority list, and Central Park will be built to Amexon’s Green Development Standard, incorporating an array of industry-leading Green features, including solar panels that supplement the building’s energy needs, and Green roofs that reduce energy consumption. Central Park is the first large-scale project of its kind in Canada to include EV charging stations in all parking areas. There will also be on-site auto-share and bikeshare options available. Amexon enlisted an awardwinning team to craft a development
destined to become a local landmark. CORE Architects’ artful exterior for the residential condominiums is in harmony with the natural surroundings, with facades displaying an organic leaflike design. “We wanted to break away from the conventional,” says CORE’s Deni Poletti, “to express a harmonious coexistence between sparkling glass and nature. It was important to be respectful of the tower’s natural setting above the East Don Parkland.” The visionary design features an elegant, hotel-inspired, port-cochere providing an inviting sense of arrival, with an artisan-designed fountain, original art installation and lush landscaping by renowned Cosburn Nauboris Landscape Architects. Sophisticated suite and amenity interiors continue a contemporary vibe, with modern features grounded in natural materials and earthy colours. “We were really inspired to create something new and fresh,” says Dan Menchions of II BY IV DESIGN. “We want these spaces to evoke the allure and comfort of nature, with detailed features and finishes that unite a love of the outdoors and creative living.”
The community will eventually encompass more than 1,500 suites, ranging from one- to three-bedroom plus den layouts, in sizes from 439 to 1,200 sq. ft. Prices begin from the $700,000s. For a true appreciation of Amexon’s superior design and meticulously detailed craftsmanship, visit the must-see, 10,000-sq.-ft. all-glass presentation centre at 1200 Sheppard Ave. E. Spectacular gallery-like surroundings include kitchen, bathroom and walk-in closet vignettes that display many of the high-end appointments that come standard here. Amexon Development is one of Toronto’s most prominent and innovative real estate developers, building its reputation as a multiaward-winning firm by delivering superior-quality properties. The Residences at Central Park is a world-class residential destination that sets new standards in the condominium industry. For further information visit centralparktoronto.com.

IT’S ALL ABOUT HOW YOU MOVE WHEN YOU LIVE IN
CORK & VINE After a peaceful stroll into town to enjoy a fresh brewed Americano and homemade brioche, you head over to Wellington Park, which overlooks Lake Ontario. Then maybe you visit Wellington Beach for a morning swim. Unless, of course, you have a boat moored at Wellington Marina, and decide to sail or motor over to Sandbanks Provincial Park. That’s the lifestyle that awaits when you live in Kaitlin Corporation’s new Cork & Vine neighbourhood in Wellington, Prince Edward County. A place where your biggest challenge won’t be where to move (Cork & Vine, of course), but rather how you move once you’re living there. Why Prince Edward County? Thanks to its temperate climate, since the early 2000s, the area has emerged as Ontario’s fastest growing wine region, with 35 wineries and counting. These in turn have attracted a bevy of restaurants, boutiques and shops that serve up many of the same great experiences as Niagara, Collingwood or Muskoka, albeit in a calmer, more peaceful setting. Cork & Vine is just a short walk to everything in downtown Wellington, but is also adjacent to quiet country 48 Active Life | July 30–Oct. 8, 2022
roads, where it’s not uncommon to see cyclists spending the afternoon riding between wineries, art galleries and the shops of local artisans. And on Saturdays, checking out the local farmer’s market. There’s also the protected 49-km Millennium Trail that is connected to Cork & Vine and runs right through
Wellington all the way to Picton, that you can walk or bike on. This multiuse trail also doubles as a popular cross country and snowshoe route during the winter months. Similarly, Sandbank Provincial Park is just 20 minutes down the road, with its three beaches and famous sand dunes, offering 10 kms of groomed cross
country ski trails for Nordic skiing after the mercury drops. Of course, there may be days when you’re content just to stay on the home front at Cork & Vine, and take advantage of such (currently proposed) onsite amenities as a ninehole golf course, a clubhouse, pickle ball courts and lawn bowling greens. The first phase of Cork & Vine includes a mix of single-family homes (36- to 50-ft.) and townhomes. Singles include bungalows, bungalow lofts and two-storey models, ranging from two-bedroom 1,167-sq.-ft. to fivebedroom 3,420-sq.-ft. elevations. Towns will vary from bungalows to two- and three-storey models, ranging from two-room 1,214-sq.-ft. to fourbedroom 2,546-sq.-ft. homes. HOW TO CREATE AN
OUTDOOR OASIS by LISA ROGERS
Now that the summer is upon us, we’re all itching to get outside, head to our little outdoor oasis and raise our faces to the sun. Just because you live in a condo or townhome, doesn’t mean you can’t have a lush, beautiful garden. Anyone can have a gorgeous garden right on the deck or terrace with a little pre-planning, some fundamental principles and great looking containers. 52 Active Life | July 30–Oct. 8, 2022
ASSESS YOUR SPACE
Figure out how much room there is, and the type of exposure – higher floors on a condo create different planting zones, because they are more exposed to harsh sun and wind. Check with the nursery to see which plants are hardiest under whatever conditions you have. Calculate the amount of sun – and whether it’s morning or afternoon sun – to determine the type of plants.
If there’s a lot of shade, you’ll be checking out impatiens, periwinkle, Hostas and hydrangeas; while geraniums, salvia, coneflowers and peonies are sun worshipers. To create pockets of shade, try planter boxes along the railing, letting the ivy trail and providing cover for plants below. CREATE A GARDEN PLAN
You want to enjoy the garden not just outside, but from every vantage
point inside, as well, so figure out the views to coordinate colours and feel. Alternatively, maybe your clean-lined modern interior would be great with a riot of colour to draw the eye outside. Keep proportion and ratio in mind, so vary the heights of plants by mixing tall plants such as palms or tropical trees with shorter bushes. Tall plants also create privacy from neighbours, as do trellises – but check with the condo board to see if you’re allowed to install those. Add a couple of comfy chairs and a small table, and you’ve created an oasis. Decide on a colour scheme – not only simple but beautiful and elegant, too, as it will restrain you from buying every plant at the store. Choose two or three plants and repeat them. It saves money in the long run and creates a unified look that is calming and easier to care for. CONTAINERS
They come in such a variety of sizes, they’ll help with the varied heights. Now in durable lightweight materials
that look like wood or stone, they’re easy to move around. And so easy – no mulch, weeding or digging. If you like a clean look, choose identical containers that complement simple plant colours, such as glossy green leaves and white blooms. If it’s a cottage-like effect you’re after, use anything – an old metal wash bucket for growing herbs, wire egg baskets for hanging planters, for those coral geraniums and pink begonias, lime green or silvery foliage. You can also use perennials in your containers – although they don’t spread quite like annuals, and if you’re in a condo you’re not likely to overwater them. In a large pot, place the tallest plant in the centre, and lower the heights as you move outward. For example, surround a tall tree or bush such as hibiscus or Mandevilla, with shorter transition plants and add trailers at the edge. Best money spent is on plants that spread – impatiens, portulacas, various ivy such as periwinkle and pachysandra – but leave enough room in the pot for them to grow. Otherwise they’ll die off after a month.
Bring out your indoor plants – they flourish outdoors in the summer as long as you keep an eye on sun exposure, which can burn them. Ideal are rubber plants, Schefflera and Christmas cactus. It’s also fun to grow a tomato or basil plant or two. There’s nothing sweeter than freshly picked cherry tomatoes, and with the basil and a little bocconcini and olive oil, you’ll have a delightful summer snack. When grouping containers, remember the three-five-seven principle – grouping in threes or fives or sevens. If you’re attaching pots to the fence, position at eye level; if they’re placed on top of the rail, you’ll see only the bottom of the pot when sitting down. And finally, do add some garden accents. There’s nothing like the sound of water burbling all summer, so add a water feature. Many of them are plug-in, and the water circulates within the feature. Add a fire pit while you’re at it – summer evenings can be chilly, though it’s also handy to have a basket of pashminas at the ready for wrapping around your shoulders.

STAR WARS STILL RELEVANT AFTER ALL THESE YEARS
BRUCE KIRKLAND
In this galaxy, right now through the 2000s, the Walt Disney Company is doing something miraculous. It continues to expand the Star Wars Universe without damaging the famed franchise’s reputation, or violating the spirit of George Lucas’ original trilogy from 1977 through 1983. While not every hardcore Star Wars fan agrees or accepts some of the Disney team’s efforts, the new spin-offs in the aftermath of the latest trilogy have enriched and even elevated the originals. This could not have been done – dare I say – by Lucas himself. His imaginative powers had peaked, then flatlined into fussiness as he occasionally commented on what Disney has accomplished since he sold Lucasfilm to the studio. The latest Disney creation is ObiWan Kenobi, a six-part mini-series that followed in the vapour trail of The Mandalorian and The Book of Boba Fett, both of which are due to produce more episodes. Next up, later in 2022, is Andor. This is Tony Gilroy’s prequel to the great theatrical film Rogue One (2016). All of these spin-offs are found on the Disney+ streaming service. None has been or will be seen in theatres. Among the television series, none was riskier than Obi-Wan Kenobi, directed by Deborah Chow. The story is set 10 years after the end of Star Wars: Episode III – Revenge of the Sith, Lucas’ last hurrah. It stars Ewan McGregor as a burned-out
66 Active Life | July 30–Oct. 8, 2022
and disillusioned Obi-Wan – an echo of the aging and initially bitter Luke Skywalker, played by Mark Hamill in the final theatrical trilogy. He only reluctantly agrees on a daring rescue of a kidnapped child, Princess Leia (played by a firecracker youngster, Vivien Lyra Blair). Obviously, by having McGregor reprise his Obi-Wan character from Lucas’ prequel trilogy from 1999 through 2005, Disney and director Chow are deliberately referencing the most divisive period in Star Wars history. Lucas was almost universally condemned for the storytelling in the theatrical trilogy, which was Episodes I through III in the Star Wars timeline. Critics trashed the actors for stilted acting – particularly Canadian star Hayden Christensen, who played Anakin Skywalker as he morphed into Darth Vadar. Let’s be blunt: The actors were caged in by the banal and sometimes stupid lines writer-director Lucas insisted on giving them because he was still stuck in his concept of a serial (a style of theatrical short from his childhood). Christensen now reprises his role as Darth Vadar and – in flashbacks to his pre-Darth days, when he is just turning to the Dark Side – as
Anakin. Chow’s triumph gives us two brilliantly staged light sabre battles, one between a young Obi-Wan and Anakin and one between a desperate and older Obi-Wan and an arrogant Darth Vadar. The results are so startling, dramatic and so good that the mini-series serves as a redemption for McGregor, Christensen, and the storyline that Lucas mishandled in the theatrical trilogy. Doing that really is a miracle in Hollywood terms. I celebrate it as someone who matured as an adult and a film critic while watching the earliest Star Wars movies. While the Obi-Wan Kenobi series is now complete, seeing it is making me eager for more installments of The Mandalorian (which is already brilliant) and The Book of Boba Fett (which is tons of exciting fun). Star Wars is still relevant. Bruce Kirkland’s career spans more than four decades, working for The Toronto Star, The Ottawa Journal and finally, as the senior film critic, for 36 years at The Toronto Sun. bruce.kirkland@hotmail.com
