CONDO LIVING AND THE SINGLE LIFE If I were writing this editor’s note 10 years ago, the headline would likely read ‘Condo living and the single woman.’ Back then, condos were seen as a sweet and affordable alternative for single women who desired to be homeowners, but didn’t feel safe in a single-family home, or want the lawn work and maintenance that went with it. These days, however, the condo lifestyle is an attractive choice for singles from all walks of life, regardless of gender. Still affordable, they offer an easy, lock-and-leave lifestyle. Many have 24-hour concierge service for added security. In Ottawa’s booming new-home market, there are so many options from which to choose: Urban flats, mid-rise and highrise buildings, stacked townhomes and more. But don’t take my word for it. Industry expert, Marnie Bennett, lays it all out in her column on page C6. Read what she has to say and then you can decide if a new condo, and the lifestyle that comes with it, is in your future. SHARED GOALS FOR PROPERTY IMPORTANT FOR MILLENNIALS: REPORT According to a report by Beyond the Bricks, the majority of Canadian Millennials (61 per cent) feel anxious about buying a property – so much so that shared financial (39 per cent) or property (33 per cent) goals were more important than looks when considering a potential future partner for daters. As well, this cohort is more likely to say they had stayed in a bad relationship due to property (16 per cent) than Canadians on average (six per cent). The report is based on an HSBCsponsored annual global survey of close to 12,000 adults in 10 countries, including 1,077 adults in Canada, exploring attitudes to homeownership. More than half of all Canadian Millennials feel overwhelmed about buying a property compared to one in five Baby Boomers. The applications, land surveys, 10

fees and contracts associated with the mortgage process were the biggest source of tension for all age groups in Canada (25 per cent), although this was most pronounced for Millennials (33 per cent). However, once they got past the stressors and found the right partner, 68 per cent of Canadian Millennials said financial considerations drove their last house move. The top two reasons were getting more house for their money (25.5 per cent), or a lower cost of living (23.4 per cent). Interestingly, 14 per cent said the biggest source of tension was accepting money from their parents to purchase a home. “The anxiety Millennials (and others) feel is justified. Close to 70 per cent of Canadians own their home but less than 30 per cent do so without a mortgage. It’s

good to be a little nervous about the biggest purchase you’ll likely ever make. But you shouldn’t be overwhelmed,” says Barry Gollom, senior vice-president of retail banking and wealth management products and propositions at HSBC Bank Canada. OTHER FINDINGS INCLUDE:

Ŕ To afford their new home, 30 per cent of Canadians were more likely than their global peers to cut back on day-to-day spending; 20 per cent on major expenditures like car purchases and luxury items; 29 per cent cut or curtailed their social life. Ŕ Globally, respondents similarly cut back on major expenditures and socializing but 35 per cent (versus six per cent) were far more likely to delay having a child and 11 per cent were far less likely to cut back on day-today spending than Canadians.

Despite the excitement of getting handed the keys to your new condominium, many new purchasers of new development condominiums are surprised to find out that title to their property may not be transferred at the same time. New construction condominiums in Ontario have two closings: The interim occupancy closing, and the final closing. INTERIM OCCUPANCY CLOSING

When you buy a new development condominium, you may be required to take possession before construction is complete on some of the units or after completion 14

but before registration. This is called interim occupancy and it is governed by the Condominium Act (the “Act”). As buildings are ready for occupancy, the builder will advise you of your interim occupancy date. Once the interim occupancy date arrives, you must take occupancy. However, it is important to understand that you don’t own the unit until final closing; you are in effect a tenant in your soon-to-be-owned unit. Ownership can only be transferred if the condominium has been registered on title, which

occurs once the majority of units are occupied. Interim occupancy periods can be a few weeks or a month, or up to years. All is dependent on the completion of construction, and occupancy depends on how quickly construction is complete on all units. INTERIM OCCUPANCY FEES

During the interim occupancy period, you must pay your builder or seller an interim occupancy fee, whether you move into the unit or not. …continued on page 16

Every day, I meet intelligent, independent and motivated single men and women who are no longer waiting for the perfect partner before settling down: They’re taking the reins. These men and women come from every age bracket and all backgrounds. Some are young and just starting out, while others, with a wealth of experience behind them, are looking for a place to call their own after a change in their career or marital status. Thankfully, dated notions about being single have gone out the window. There’s no denying that financially, double-income purchasers have an advantage; most singles aren’t prepared to spring for a giant house complete with a giant mortgage. But the great news is that the Ottawa market is just popping with incredible condominium options. New condos of every description – traditional, open-concept, townhome, loft-style – are available at a variety of price points. Many of today’s condos put an emphasis on features that may have been overlooked by builders in the past – smart technology, for instance, chef-inspired kitchens and beautiful spa-like bathrooms. Security is a major concern these days for many people. Condominiums can provide this in varying degrees, from buzzer

systems to security cameras to a 24-hour concierge service, depending on one’s personal comfort level. In accordance with monthly condo fees, amenities may range from basic to over-the-top. Party rooms are another popular amenity. By reserving these spaces for special occasions, a homeowner needn’t feel they can’t entertain in large numbers because their unit is a compact one-bedroom. After a long day at work, most of us would rather not scoop leaves from the eavestroughs. A lot of single women and men are drawn to condos for the maintenancefree, and lock and leave lifestyle it offers. Finally, condos tend to be situated in vibrant neighbourhoods and attract people with similar

lifestyles. After all, “single” isn’t a synonym for “isolated”. Condominium living offers the comfort of knowing you’re surrounded by neighbours and, at its best, provides a sense of genuine community.

The monthly interim occupancy fee is based on: The interest (calculated on a monthly basis) on the unpaid balance of the purchase price at the prescribed interest rate (set out in the Act and Regulations thereto); estimated monthly municipal taxes for the unit; projected common expense fees for the unit. DELAYED OCCUPANCY

Construction can sometimes be unpredictable and this could result in delays in condominium development projects, and you may be unable to move into your unit as expected or close within the time frames set forth in the Agreement of Purchase and Sale (“APS”). Your APS must include a Tarion Addendum that sets out important dates for your agreement, including your occupancy date. These are set out in the statement of critical dates. 16

You need to determine when you are buying whether you are buying with a Firm or a Tentative Closing Date. There are two addendums available from Tarion: READ THEM CAREFULLY, as they set forth exactly what can happen and what delays can accrue if any. Delays can affect financing, accommodation notices, budget, etc. In this market, you need to be prepared to deal with the results if an extension occurs. If the builder complies with Tarion, you will have no remedy to compensate yourself for the inconvenience or the additional expense. The consequence of these delays can be quite upsetting. I recommend that everyone buying a new home prepare himself or herself when they make the original offer and continuously thereafter, for

extensive delays and that way, you face no surprises. Remember, most builders want to give you what you contracted for and will work with you to achieve mutual satisfaction. In closing, please use your lawyer to the fullest extent, and remember, only your lawyer can give you legal advice.

RN: Net Zero homes are available now, however, the issue is that they are not mass-market enough yet, meaning there is a price premium for their high level of performance. But as the knowledge of how to build a NZ home becomes more widespread and the specialized products within that home become more common, the price difference will become less and less. We have larger production builders who are working on offering Net Zero homes on that mass scale. By reducing the amount of energy it takes to heat or cool a house, a builder can make it more green for homeowners. Think about it for a moment. I hope you got the correct answer, which is D. Paying the interest only on a line of credit will leave you with that debt forever. Unfortunately, according to a report by the Financial Consumer Agency of Canada, for many Canadians, their knowledge and use of home equity lines of credit (HELOC) is putting their well-being at risk. Some standout findings by the report are: Ŕ Most respondents used their HELOC as planned, but one in five borrowed more than intended. Ŕ Most scored less than 50 per cent on their knowledge of HELOCS. Ŕ The results also show that more than 25 per cent surveyed made mainly interest-only payments on their HELOC. But, 62 per cent of those interest-only payers expected to repay their HELOC in full within five years, 26

an overly optimistic result considering more than three million Canadians holding a HELOC owe an average of $65,000. Shannon Lee-Simmons, fee-only Certified Financial Planner and author of Worry Free Money; the guilt-free approach to managing your money and your life, says HELOCS can be difficult to manage for some people. “I find that they can spiral during the maternity leave and daycare years when incomes take a hit and expenses skyrocket,” says LeeSimmons. “Families tend to have to dig themselves out of that for some time once daycare is over. I often say the only financial goal young families need during those

very expensive years is to try to not go into debt or as little as possible so that when the daycare expenses are gone, you can put that money towards savings.” If you’re struggling to pay off your debt, reach out to a nonprofit credit counsellor or Certified Financial Planner in your area.
