LEARNING THE LINGO Most industries and specialized fields develop their own jargon, from business and corporate buzzwords to legalese and tech-speak. The housing industry is no different, bantering around words such as freehold, condo and modular homes. But what does it all mean? As you navigate through your new-home buying journey, you will eventually become familiar with the terminology frequently used among players in the field. To help get you started, in this issue we’ve included a firsttime homebuyers glossary. Check out page C2 to brush up on some industry jargon. Before you learn the lingo, you may still be conflicted as to whether you’re in the market for a newly constructed home or a resale. Everyone has their own needs and desires, and you will ultimately make your own decision. However, you may want to read NextHome editor Amanda Pereira’s take on why she and her partner chose a new build. As a result of this one-way migration, there’s a mix of young families, families with teenage kids and empty-nesters. Retirement homes are on the rise, as the senior population wants to be close to their children and grandchildren. Yes, “Farhaven” is far, but as residents say, it’s a drive you get used to. Within minutes you have access to the 416, 417

and the OC Transpo Transitway. There is also a Via Rail station on Fallowfield. Barrhaven is also only a few minutes from the Ottawa International Airport. With the new bridge connecting Strandherd to Prince of Wales, getting around the city has never been easier. Residents love Barrhaven because they never have to leave. A main commercial district lies along Strandherd Drive with big box and grocery stores, restaurants, a Costco and corporate buildings at Citigate. WHY WE BOUGHT A NEWLY BUILT HOME AND NOT A RESALE by AMANDA PEREIRA

When my partner and I first embarked on our journey towards homeownership, we spent the majority of our time walking in and out of open houses with his parents in tow. Sometimes, our shoes hadn’t had time to cool before our feet were back in them and we were scurrying out the door with our laces still undone. Open houses can be as exciting as they are stressful. Some homes just didn’t have the ‘wow’ factor we were looking for when navigating the resale home market. At the 14  New Home + Condo Guide  |   Sept. 28–Oct. 12, 2019

same time, the ones that did exceed expectations were asking top dollar. After seeing almost 50 open houses, we knew we needed to reassess what our priorities were when looking for our first home. MANAGE YOUR EXPECTATIONS

This is kind of obvious, but for me, it was a face-palm-worthy feeling when I discovered the number of people who forget about their self-imposed buying guidelines when they find the ‘one’. My partner and I had a budget in mind

when we were initially shopping for a resale home, but that quickly got thrown out the window when we set our sights on a barely livedin six-month-old townhome with gleaming white quartz countertops and expensive upgrades like a stainless steel undermount sink. We put in a conditional offer that was tentatively accepted. Types of home ownership You’re ready. You’ve made the decision. It’s time to start looking for a home to call your own. But where to start? And what does it all mean? Freehold, condo, semidetached – sometimes it seems as if the new-home market has a language all of its own. To help you better understand some housing terminology, with the help of the Greater Ottawa Home Builders’ Association (GOHBA), New Home + Condo Guide has compiled – and defined – frequently used newhome vocabulary to help you with your house hunting.

FREEHOLD

Freehold ownership means you own the land and house outright, with no space co-owned or comanaged with owners of adjacent homes. You are also solely responsible for the maintenance and upkeep of your property, and the property taxes associated with it. Detached and semi-detached homes, duplexes and townhouses are usually owned freehold. CONDOMINIUM

Condominium ownership means you own the individual unit you live in, and share in the ownership of

common spaces. Common spaces can be within the building (e.g. corridors and foyers), the grounds around the building, and any shared amenities (e.g. swimming pools, recreation rooms). You are responsible for the upkeep of your unit, including property taxes, and pay a monthly “condo fee” towards the costs of maintaining common spaces and amenities. You and the other owners of units within your building manage the common areas through an owners’ association. The association makes decisions about using and maintaining the common space and sets your condo fees.


Types of homes SINGLE-FAMILY DETACHED

A single-family detached home is one dwelling unit that stands alone, on its own lot. These are normally freehold. SINGLE-FAMILY SEMI-DETACHED SINGLE-FAMILY SEMI-DETACHED

A semi-detached home is a singlefamily home that is joined on one side to another home. It can offer many of the advantages of a single-family detached home but is usually somewhat less expensive to buy and maintain. These are normally freehold. ROW HOUSE (TOWNHOME OR TOWNHOUSE)

Row houses (also called townhomes or townhouses), consist of several similar singlefamily homes, side-by-side, joined by common walls. They can be freehold or condominiums. They offer less privacy than a singlefamily detached home, although each usually has a private outdoor space. These homes come in a wide range of sizes, configurations and price points.

CONDO TOWNHOMES

STACKED TOWNHOME

“Stacked towns” are usually twostorey homes stacked one on top of the other. The buildings are usually attached in groups of four or more. Each unit has direct access from the outside. They are usually condominiums.

CONDO APARTMENTS

A modular home is a factory-built, single-family home. The home is typically shipped to a location in two or more sections (or modules) and then completed. Any of the above types of homes could also be modular homes.

CONDOMINIUM (STRATA) APARTMENT

A self-contained housing unit located in a building that includes other similar condominium units. Condo apartments are built in a wide range of sizes, from bachelor

units to multi-bedroom suites. Each condo apartment includes its own kitchen and bathroom facilities, and often has its own heating and air conditioning system. Source: gohba.ca

MARNIE BENNETT For some first-time homebuyers, the decision comes easily. For others, the decision requires careful consideration. You may have concerns about financial obligations, the responsibility of upkeep or being “tied down”. Or perhaps, like some of my clients, you’ve been renting for 10 years, and dread the thought of writing yet another cheque to help pay off the landlord’s mortgage, but you’re worried about biting off more than you can chew. I’d encourage the fence-sitters among you to consider two overarching questions. Firstly, how strongly do you feel about owning your own home? While it’s possible to live perfectly well while renting a good space, many of us find that homeownership is important to our sense of comfort, security, financial

independence and identity. Certainly, there’s also a sense of satisfaction in watching your home equity (that is, the amount of the home that you own outright) increase with every mortgage payment. As a solid investment, a home is hard to beat. How many investments provide shelter and comfort to the investor up until the time of sale? Finally, there’s the big payoff – ultimately, you will own your home outright, and monthly payments will be a distant memory. That’s a luxury that renters simply don’t have. This brings us to the second, more crucial question: Can you afford it? Remember, your first home needn’t be a palace. Assuming that you’re steadily employed, and don’t plan to move again shortly, the purchase of a modest home or condominium is nearly always a smart move. You may even find mortgage payments surprisingly affordable

when set next to your rent. With mortgage rates still quite low, becoming a homeowner is available for everyone! Kiss your landlord goodbye and build your wealth today.

KEEP YOUR HEART OUT OF IT

If you’re the stoic and aloof type, this will be a moot point for you, but if you’re the kind who wears their heart on their sleeve, it can be hard to leave your emotions at the doorstep. This can cost you unnecessary grievance in the event the deal crumbles. I nursed a broken heart for nearly two weeks after our deal on the townhome failed. This could have been avoided had I not allowed myself to fall in love at first sight (and start planning where the Christmas tree was going to go.)

We have all fallen into the FOMOtrap (fear of missing out). You know, the one where you end up buying something you don’t necessarily want, but think you need. The same occurs in real estate: make sure your investment is made from a financially sound place and not because you want to keep up with the Joneses. WHAT IF I CAN’T FIND WHAT I’M LOOKING FOR?

exhausted to keep looking, too worn down to contend with other buyers and their bully offers, we popped into a new development’s sales office. This time, we were not only emotionally prepared, but mentally prepared. In fact, the sales agent turned us away three times before he would allow us to sign, which in theory, was a good idea as it forced us to keep evaluating our decision to buy a new home before committing to a deal that would be costly to get out of should we change our mind. In the end, our new-construction home provided us with exactly what we wanted, within our financial means. We were able to pick and choose which upgrades to invest in, all while creating a space we knew we both would love. While a resale would have given us the immediate move-in date we desired, it wouldn’t have provided us with the ability to customize it to our tastes.
